Well water can either add to or subtract from a home’s value depending on the system’s condition and the quality of the water. A well-maintained private well eliminates the monthly municipal water bill, a genuine selling point in rural areas, but documented contamination has been linked to property value declines of roughly 2% – 6%, rising to as much as 15% where concentrations reach twice the regulatory health standard.

A private well is not an exotic feature. The EPA estimates more than 23 million U.S. households draw their drinking water from one, and roughly 15% of Americans are on private supplies the Safe Drinking Water Act does not regulate. That’s why buyers have to do the testing themselves: in a USGS study of about 2,100 private wells, water from roughly one in five contained at least one contaminant above a human-health benchmark.

It does both, and which way it breaks comes down to documentation. A tested, maintained well on a rural property is value-neutral to mildly positive, because buyers in that market expect a well and value the missing utility bill. An untested well, or one with a failed test in the file, is where the 2% – 6% discount shows up. Appraisers and buyers both apply it, because neither can price a risk they can’t measure.

An EPA-published hedonic pricing study measured home prices after well testing revealed agricultural runoff contamination, and found a 2% – 6% depreciation that faded over time as the problem was addressed. Nitrogen contamination behaved differently: prices held steady until concentrations crossed the regulatory health standard, then fell sharply, with the study suggesting as much as 15% depreciation at twice the standard.

Put that on a real house. A $300,000 home in a rural Oakland County township with a documented nitrate exceedance could lose $6,000 – $18,000 of value on those percentages before anyone quotes a remediation cost.1 The treatment system that fixes it often costs a fraction of that, which is why the test belongs in your inspection period rather than after closing.

What to inspect and test before buying

Two separate orders, both placed inside your inspection contingency: a well system inspection and a water quality test at a state-certified laboratory. A standard home inspection usually covers neither, and a seller’s disclosure is not a substitute for a lab report.

What a well inspection should cover

  • The pump and pressure tank: Submersible pumps commonly last 10 – 15 years, and pressure tanks fail on their own schedule. Confirm the type, the documented age, and whether the tank holds pressure.
  • Flow rate and recovery: A yield test measures how much water the well produces and how fast it recovers after heavy draw, whether the house supports two showers and a dishwasher on an August afternoon.
  • Well age, depth, and construction: Ask for the well log. Depth, casing material, and whether the well is drilled or a shallow point well affect both water quality and replacement cost.
  • The wellhead and cap: The cap should be sanitary and sealed, and the ground should slope away from casing that extends above grade. Surface water reaching the casing is a leading cause of a bacteria hit.
  • Separation from the septic system: The inspector should locate the tank and drain field relative to the well, since lender setback requirements are measured, not estimated.
  • Treatment equipment already installed: A softener, iron filter, or reverse osmosis unit is a clue about what’s in the water. Ask why it went in.

What to test the water for

At minimum, test for total coliform bacteria, E. coli, nitrate, total dissolved solids, and pH, the EPA’s baseline annual panel for private wells. Then add what your region is known for.

  • Bacteria and nitrate: The two non-negotiables. Coliform indicates a pathway for surface contamination; nitrate signals agricultural runoff or septic influence and carries an infant health risk.
  • Arsenic: Naturally occurring in groundwater across large parts of the Midwest, including Michigan, and invisible without a lab test.

  • Iron, manganese, and hardness: Rarely a health issue, frequently a cost issue, because they’re what treatment equipment gets installed to handle.
  • PFAS: Worth adding where a state or local program has flagged groundwater nearby. Michigan runs a statewide PFAS response program with mapped sites of interest.

How lenders and appraisers treat a home on a well

Every major loan program finances homes on private wells, and none treats a well as a defect. What they do is defer to the local health authority, which means the county, not the lender, usually decides whether you need a water test.

  • Conventional (Fannie Mae): Where public water and sewer aren’t available, community or private well and septic facilities must be available and used by the property, and must sit on the subject site unless a legally binding access and maintenance agreement covers off-site facilities. There’s no blanket testing mandate, though a lender suspecting contamination can require a well certification.
  • FHA: HUD sets minimum separation distances for existing construction. Generally 100 feet from the well to the septic absorption field, 50 feet to the septic tank, and 10 feet to the property line, and will recognize a differing state or local standard provided it doesn’t allow less than 75 feet to the drain field. On water quality, HUD Handbook 4000.1 defers to the health authority with jurisdiction; where no state or local standard exists, the water must meet the EPA’s National Primary Drinking Water Regulations at 40 CFR Parts 141 and 142.2
  • VA: Potable water is a VA Minimum Property Requirement. On an individual water system, quality must meet the local health authority’s requirements, and where that authority has no standard, the EPA’s maximum contaminant levels apply. When a test is required, the certification is generally valid for 90 days unless the local authority says otherwise.3
  • USDA: The program most often used on the exact properties that have wells. An existing dwelling must meet HUD’s minimum property requirements, and the site must meet community standards for water and wastewater, including protecting the drinking water supply from the on-site septic system. Michigan is the most well-dependent state in the country by volume, so local rules matter more here than almost anywhere.

  • Nearly 1.12 million Michigan households are on private wells: That’s about 25% of Michigan residents, and EGLE reports roughly 15,000 new domestic wells drilled a year, more new household wells annually than any other state.
  • There is no single statewide point-of-sale rule: Michigan regulates wells and septic through local health departments, each under its own sanitary code. Several counties run point-of-sale programs requiring a well and septic evaluation before a sale can close, and others don’t. Call the county health department for the property’s address before you write the offer.
  • Test for arsenic, not just bacteria: EGLE and MDHHS recommend annual sampling for coliform bacteria and nitrate, arsenic testing every three to five years because it occurs naturally in Michigan groundwater, and lead and copper testing at least once.
