What does preapproval actually involve?
We need to understand you and your financial picture. Income, assets, credit, employment, debts, the kind of property you are looking at. Then we need documentation that supports what we are using.
A real preapproval is not somebody asking you three questions and emailing you a nice-looking letter. There should be work behind it.
A prequalification is generally more of an early estimate based on what you tell somebody. A preapproval should involve a deeper review. And that is the one worth having, because the work gets done before your heart is attached to a house.
Sellers notice the difference. They are accepting your offer and taking their home off the market, so they care how solid the financing is.
