For home buyers and homeowners
Jumbo Loans in Michigan
A jumbo loan is a mortgage for a loan amount above the conforming limit, $832,750 in every Michigan county in 2026. It depends on the loan, not the price: a home priced at or below that limit never needs one, and a larger down payment keeps a higher price under it.

Jumbo Loan
Key benefits
The Loan Decides It, Not the Price
A loan at or under the conforming limit is not a jumbo, even when the price is above the limit. The size of the loan is what counts.
Reserves in the Bank
Lenders usually want several months of full payments in savings after closing, sometimes far more.
A Closer Look at the File
Larger loans sometimes need a second appraisal, and every large deposit gets a closer look.
Jumbo against conforming: what changes above the limit
A jumbo loan is not a different kind of mortgage. It is the same mortgage above the county limit, where the government-sponsored buyers stop and the lender keeps the risk. Everything that tightens follows from that.
| What changes | Conforming | Jumbo |
|---|---|---|
| What makes it one or the other | At or under the conforming limit for the county. | One dollar over. In Michigan the limit is the same in every county, and it resets each year. |
| Money in the bank after closing | Often none required. | Reserves are expected, commonly several months of full payments, sometimes far more. |
| Typical down payment | Lower minimums, set by the program. | Higher minimums, set by each lender, and pricing usually improves as the down payment grows. |
| Paperwork depth | Standard income and asset documentation. | Deeper. Expect more years, more explanation, and scrutiny of every large deposit. |
| Appraisal requirements | One appraisal. | A second appraisal is sometimes required on larger loans. |
| Where it gets harder | Rarely property driven. | Unique, rural or very high value homes take longer because comparable sales are thin. |

Questions about this loan
If yours is not here, ask it on the call. There are no dumb questions.
What makes a loan jumbo in my county?
Any loan that exceeds the conforming loan limits set by the FHFA is considered a jumbo loan. In Michigan for 2026, that means a loan amount above $832,750 in every county.
Can I buy a second home or a rental with a jumbo loan?
Yes. Jumbo loans are available for second homes and investment properties, though guidelines may be stricter.
Is it genuinely harder to qualify for a jumbo?
Usually, and mostly in the paperwork. Expect more years of income history, statements for every account you plan to use, an explanation for each large deposit, reserves after closing, and on larger loans sometimes a second appraisal.
Do jumbo loans come with mortgage insurance?
Usually not. Most jumbo lenders build the risk into the down payment and the pricing instead of charging mortgage insurance, though some programs that accept a smaller down payment add it.
Do jumbo loans cost more than conforming?
Sometimes. Jumbo pricing moves with the market and the borrower’s file, so compare the Loan Estimates rather than assuming either way.
Where in Michigan do loans go above $832,750?
Most often in communities where many homes sell above that figure, such as Birmingham and Bloomfield Hills. Plan the tax line on a home in that range too. The year after a Michigan home sells, its taxable value resets to half of the assessor’s market value, so the seller’s tax bill is not your tax bill. The dollar change is largest on a high-value home. Estimate the tax for an address.
