First-Time Homebuyer

You are not supposed to understand this yet

The most common first-time buyer mistake is waiting until you think you are ready before you ask any questions.

How do I buy my first house?

You do not need to earn the right to talk to a lender.

What a first-time buyer needs that a repeat buyer does not is context. Somebody who has done this before hears the word appraisal and knows what it is. A first-time buyer hears it and thinks, is that good, is that bad, am I supposed to do something.

Often what you need most is just knowing what is normal.

What do you actually need saved?

Most first-time buyers know about one of these and are surprised by the rest. You are not supposed to know this yet, which is the whole point of going through it. Fill in what you know, tick what you do not, and the pieces you have not accounted for are the useful part. Enter your own figures, nothing is sent anywhere.

This is arithmetic on numbers you entered. It is not a quote, an offer, a credit decision or a recommendation, and it does not evaluate your eligibility for any loan program. What any of these actually come to depends on the property, the county and the program. Align Lending LLC, NMLS #2041154. Equal Housing Opportunity.

What actually happens, in order

What does the process really look like?

First we talk. Then we gather the information and documents needed to understand the financing. Once you are comfortable and prepared, you are looking at houses with your agent.

You find one. You write the offer. If it is accepted, the loan moves into the property side as well, so there is documentation, title, an appraisal if one is required, underwriting, and anything else specific to your file. Then we work toward closing.

Through all of it the job is making sure you know where we are and what is coming next. Silence is what makes people nervous.

When it feels slow, it is usually because we are waiting on something. A document, an outside party, an answer, a condition. The actual work is rarely what makes a file feel slow. It is the gaps between things, which is why we would rather ask for something early than need it late.

What should I avoid doing before closing?

Do not make a major financial move without talking to your loan officer first. A new car. New debt. Changing jobs. Moving money around in an unusual way.

That does not mean you are forbidden from living your life. It means call before you do something major so we can understand whether it changes anything.

It matters because the loan is built on a financial picture. Change the picture halfway through and we may have to look at it differently. Sometimes somebody makes a move thinking it helps when they did not need to do it at all.

What this looks like in practice

The thing people do not think is worth mentioning

One of the hardest things is when somebody changes something financially and does not mention it, because they do not think it matters. They move money. Open something. Buy something. Change something at work. In their mind it is completely unrelated to the mortgage.

Then it shows up later, and now everybody is asking questions under a deadline.

So the rule we give buyers is simple. If you are thinking, I wonder if I should tell my loan officer about this, tell us. You are not bothering us. We would rather have the two minute conversation before something changes than the twenty minute conversation afterward trying to understand it.

Do not decide for us whether something matters. Ask.

Worked with Sam after being introduced through my realtor after a first time home buyer seminar. Overall very attentive and professional, especially given the strange market we're in at this time.

Where these rules come from

Questions people actually ask

If yours is not here, ask it on the call. There are no dumb questions.

What am I supposed to already know before I call?

Nothing. Bring your questions. You do not need to earn the right to talk to us.

Not really. The questions people apologize for asking are usually the most useful ones.

Talk to somebody. Not apply, just talk. Everything else gets easier once you know where you stand.

That is a reason to start earlier rather than a reason to wait. Some things take time to show up.

A prequalification is generally more of an early estimate based on information somebody provides. A preapproval should involve a deeper review. A real preapproval is not three questions and a nice looking letter. There should be work behind it, done before your heart is attached to a house.

A good seller and a good listing agent care about how solid the buyer is. They are accepting an offer and taking their home off the market, so they want to know the financing has genuinely been looked at. The quality behind the letter matters.

It depends on you. Typically we are documenting income, employment and assets, but a W-2 employee looks different from somebody self-employed, and somebody with retirement income looks different again. Rather than handing you a giant generic list, we work out what actually applies.

Underwriting scares people. They picture their file disappearing into a black hole. It does not have to work that way, particularly when the file is prepared properly before it gets there.
