A Guide to Refinancing With Bad Credit
You can refinance with bad credit, and on a government-backed loan you may be able to do it without a credit score or a new appraisal at all. FHA’s Streamline Refinance asks for six payments on the loan you already have and 210 days since that loan closed, not a score. The VA’s Interest Rate Reduction Refinance Loan works the same way: the VA states that no appraisal or credit underwriting package is required for an IRRRL.

What you can’t do is pick your program freely. The loan you’re sitting on decides which door is open. An FHA loan opens the FHA Streamline, a VA loan opens the IRRRL, a USDA loan opens Streamlined Assist, and a conventional loan sends you down a different road entirely. Credit score sets your price on that road; payment history sets your eligibility on the others.
Learn what “bad credit” actually costs you on a refinance, which program your current loan unlocks, what to fix in the months before you apply, and whether cash out is realistic. If you want the wider view first, start with our Refinancing and Home Equity guide.
Key takeaways:
- Your current loan type picks your program: An FHA loan opens the Streamline after 210 days and six payments, a VA loan opens the IRRRL after 210 days from the first payment due date plus six consecutive payments, and a USDA loan opens Streamlined Assist after 12 months of paying as agreed.
- Payment history outranks score in every streamline program: A non-credit-qualifying FHA Streamline allows no more than one 30-day late in the six months before your case number is assigned, so the half-year before you apply matters more than any quick credit tactic.
- Pull your reports before you apply: All three bureau reports are free every week, and a credit reporting company generally has 30 days to investigate an error you dispute, the cheapest score improvement available to most homeowners.
What does “bad credit” mean when you’re refinancing?
There is no single number, and the most famous one just stopped being a rule. Fannie Mae removed the 620 minimum representative credit score from Desktop Underwriter for new loan casefiles created on or after November 16, 2025; DU now runs its own credit risk assessment instead of applying a score floor. Freddie Mac’s Refi Possible carries no minimum Indicator Score at all. That does not mean score stopped mattering. It means score moved from an eligibility gate to a pricing input.
Fannie Mae’s loan-level price adjustment matrix still prices cash-out refinances on a grid built from credit score and loan-to-value ratio. So the practical picture for a credit-challenged homeowner has three tiers:
- No score requirement at all: FHA Streamline, VA IRRRL and USDA Streamlined Assist are built around your mortgage payment record rather than a FICO cutoff. Individual lenders sometimes add a score overlay, which is exactly the kind of thing a broker shops around.
- Score-priced, not score-gated: Conventional refinances no longer die at 619, but 620 remains the practical floor at most lenders in Align’s network as an overlay, and pricing keeps improving as you climb toward 680 and 740.
- Outside the box entirely: Non-QM portfolio loans sit outside the qualified-mortgage definitions, though the federal Ability-to-Repay rule still applies to them. They exist for files that don’t fit agency guidelines, and they charge for it in rate and fees.
If your score is the only thing standing between you and a conventional refinance, our deeper look at refinancing with a low credit score walks through where each pricing tier begins.
Which refinance does your current loan open?
Start with the loan you have, not the loan you want. Every no-credit-check refinance in existence is a same-program refinance, which means you must already hold that loan type to use it.
| If your current loan is… | Your low-credit option | Credit score required? | New appraisal? |
|---|---|---|---|
| FHA | FHA Streamline Refinance | No, on the non-credit-qualifying version | Not required |
| VA | VA IRRRL | No credit underwriting package required by VA | Not required |
| USDA Guaranteed or Section 502 Direct | USDA Streamlined Assist | No credit report or DTI calculation required | Not required, except on subsidized Section 502 Direct loans |
| Conventional, income at or below 100% of area median | Fannie Mae RefiNow or Freddie Mac Refi Possible | Full underwriting; no Indicator Score floor on Refi Possible | Yes, with a $500 appraisal credit |
| Conventional, income above the limit | Standard conventional or non-QM refinance | Yes, and it drives your price | Yes, unless value acceptance applies |
Two consequences follow. You cannot streamline your way out of a conventional loan into an FHA loan, switching programs means full underwriting. And if your loan is FHA, VA or USDA, the fastest path starts with a payment history review, not credit repair. Our library of refinance situations covers the harder cases, including forbearance, modification and negative equity.
How do the three streamline programs work?
All three replace credit underwriting with a payment-history test, and all three require the refinance to actually help you. Here is what each one asks for.
FHA Streamline Refinance
The FHA Streamline turns on three seasoning clocks that must all have run out on the date your case number is assigned: at least six payments made on the FHA loan being refinanced, at least six full months since that loan’s first payment due date, and at least 210 days since its closing date.1 On the non-credit-qualifying version, the lender documents that you made every mortgage payment on the property within the month due for the six months before case number assignment, with no more than one 30-day late in that window.
HUD also requires a net tangible benefit, defined differently by loan type and by what happens to your rate and term. You cannot use a Streamline to move sideways. There’s no cash out, and the annual mortgage insurance premium follows you: on a term longer than 15 years, MIP runs 11 years when the original loan-to-value ratio is 90% or less, and for the full loan term otherwise. Program basics are on HUD’s FHA loan program information.
VA Interest Rate Reduction Refinance Loan
The IRRRL is the lightest-touch refinance in American lending: the VA states plainly that no appraisal and no credit underwriting package are required.2 Seasoning runs 210 days from the due date of your first monthly payment on the loan being refinanced, and the new loan can’t be guaranteed until the sixth monthly payment has been made.
Two guardrails protect you rather than the lender. The IRRRL must lower your interest rate or move you off an adjustable rate into a fixed one, and all fees and closing costs (excluding taxes, escrow and the VA funding fee) must be recouped within 36 months of the loan closing date. The funding fee is 0.5%, waived if you receive or are eligible for VA compensation for a service-connected disability, among other exemptions. See VA home loan and IRRRL program details.
USDA Streamlined Assist
USDA’s Streamlined Assist option requires that your existing loan closed at least 12 months before your application and was paid as agreed for those 12 months. In exchange, USDA drops the credit report and the debt-ratio calculation, and drops the appraisal for everyone except Section 502 Direct borrowers who received payment subsidy. The trade is a hard benefit test: the refinance must cut your combined principal, interest and monthly annual fee payment by at least $50, and the new interest rate must be at or below your current one.
What if your loan is conventional?
Two GSE programs exist specifically for lower-income conventional borrowers, and both are still active. Fannie Mae’s RefiNow and Freddie Mac’s Refi Possible each cap qualifying income at 100% of the area median income for your property’s location, allow loan-to-value ratios up to 97%, allow debt-to-income ratios up to 65%, and pay a $500 credit when an appraisal is obtained. Each may be used once.
Their payment-history tests are the part that matters here. RefiNow requires no missed payments in the past six months and no more than one in the past 12. Refi Possible requires that the loan not have been 30 days delinquent in the most recent six months, not more than once 30 days delinquent in the most recent 12, and never 60 or more days delinquent in the most recent 12. Refi Possible also requires 12 months of seasoning and, notably, carries no minimum Indicator Score. Both require a real benefit: an interest rate reduction of at least 50 basis points plus an actual reduction in your monthly payment.
Above the AMI limit, the remaining options are a standard conventional refinance priced to your score or a non-QM portfolio loan. Non-QM is genuinely useful for self-employed borrowers and recent credit events, and genuinely expensive. Because Align is a broker, we can place non-QM through portfolio investors most retail banks never touch, but we’ll tell you when waiting six months is the better trade.
What should you do before you apply?
Work the list in order. The first two items cost nothing and move the needle furthest.
- Pull all three credit reports first: Get your free official credit reports from the only federally authorized source. The bureaus permanently extended free weekly access, so there’s no reason to guess at what a lender will see.
- Dispute errors immediately: A credit reporting company generally must investigate within 30 days of receiving your dispute, then has five business days to tell you the result. Disputes filed after a free annual report get 45 days, and new information submitted mid-investigation can add 15.
- Protect the last six to 12 months of mortgage payments: Every program above tests it. One 30-day late can close the streamline door for six months, which is a far bigger swing than anything else on this list.
- Get revolving balances under 30% utilization: The CFPB advises keeping your credit utilization ratio under 30% because scoring models look at how close you are to maxed out. Paying balances down usually moves a score faster than opening anything new.
- Do your rate shopping in one window: The newest FICO scoring versions treat multiple mortgage inquiries in any 45-day span as a single inquiry, and inquiries from the 30 days before scoring are ignored outright. Older versions use a 14-day window, so tighter is safer.
- Gather documents before you’re asked: Recent pay stubs, two years of W-2s or returns, bank statements and your current mortgage statement. Streamlines need far less, but inconsistent numbers slow every file.
One thing to leave alone: the Home Affordable Refinance Program ended December 31, 2018. Any page still presenting HARP as a live option is out of date, and so is any advice built on it.
Can you take cash out with bad credit?
Sometimes, but never through a streamline. Every one of them is a no-cash-out product. Cash out means full underwriting, a new appraisal and a credit pull, which puts your score back at the center of the decision.
- FHA cash-out caps at 80% LTV: HUD reduced the maximum from 85% to 80% in Mortgagee Letter 2019-11, effective for case numbers assigned on or after September 1, 2019. FHA’s published floor is a 500 minimum decision credit score program-wide, but lenders in Align’s network generally overlay 580 or higher on cash-out files.
- Conventional cash-out has two clocks: Fannie Mae requires at least one borrower to have been on title for at least six months before the new loan disburses, and if an existing first mortgage is being paid off, that loan must be at least 12 months old measured by the note date.
- Score prices the whole loan, not just the cash: Because cash-out loan-level price adjustments come off a credit-score-and-LTV grid, a low score raises the cost of every dollar you refinance, not only the cash you take.
If the goal is a specific project rather than a pile of cash, compare the options in refinancing for home improvements first, a second lien sometimes beats resetting a low first-mortgage rate. If the property isn’t your primary home, the rules shift again.
How Align handles a hard refinance
Low equity, a credit setback or an unusual property can make a refinance look impossible at one lender and workable at another. Lenders add their own rules on top of the program's.

FAQ: Refinancing with bad credit
Here are answers to common questions about refinancing with bad credit.
What credit score do I need to refinance?
It depends on the program. Streamline refinances (FHA Streamline, VA IRRRL and USDA Streamlined Assist) set no score minimum at all, though individual lenders sometimes overlay one. Fannie Mae removed its 620 minimum from Desktop Underwriter for casefiles created on or after November 16, 2025, but 620 remains a common lender overlay on conventional files. Below that, non-QM portfolio lending is usually the remaining option. Our guide to refinancing with a low credit score maps the pricing tiers.
Can I refinance with no credit check?
Yes, through streamline programs on government-backed loans. A non-credit-qualifying FHA Streamline verifies your mortgage payment history instead of running full underwriting, and the VA states that an IRRRL requires no credit underwriting package. USDA’s Streamlined Assist drops the credit report entirely. You must already hold that loan type, see how the VA IRRRL works. Conventional and non-QM refinances always require a credit pull.
Will refinancing hurt my credit score?
Temporarily and modestly. The hard inquiry costs a few points, and the new account lowers your average account age. The newest FICO scoring versions count multiple mortgage inquiries within a 45-day span as one, so shopping several lenders does not multiply the damage. Scores typically recover within a few months of on-time payments on the new loan. Our refinancing guide covers the full cost picture.
Should I fix my credit before refinancing or refinance now?
If your loan is FHA, VA or USDA and the payment math works, a streamline refinance does not wait on your score, start there. If you need conventional financing or cash out, three to six months spent getting revolving balances under 30% utilization and disputing report errors often moves you into a better pricing tier. Compare that against your seasoning clock in our FHA Streamline refinance guide.
The bottom line on refinancing with bad credit
Refinancing with bad credit is possible, and on a government-backed loan it can happen without a score or an appraisal. The FHA Streamline needs six payments and 210 days since your last closing. The VA IRRRL needs 210 days from your first payment due date plus six consecutive payments, and requires no credit underwriting package. USDA’s Streamlined Assist needs 12 months of paying as agreed and must cut your payment by at least $50. Conventional borrowers at or below 100% of area median income have RefiNow and Refi Possible, both allowing up to 97% loan-to-value and 65% debt-to-income. Everywhere else, your score prices the loan rather than blocking it.
