How Samantha got here
Samantha spent more than a decade as a stay-at-home mom raising three boys. She had worked in sales before that, but nothing in finance. What pushed her back into the working world in 2019 was not a business plan. It was being tired of sitting on the sidelines while the people around her talked about an industry she did not understand.
She got licensed in the middle of the pandemic. When Michigan shut down and testing centers closed, she drove to Ohio to sit the exam, finished the background check and fingerprinting, and came back with a license. She formed the LLC in 2020 and opened Align Lending in 2021 as a one-woman shop out of Waterford.
There was no family desk to sit at and no manual to inherit. She built the company’s process the slow way, by getting things wrong on live files and then writing down what worked, so she would never have to guess at the same thing twice. That habit became the training system every originator at Align now learns from, and it is the same discipline behind the articles on this site.
By the company’s third anniversary in September 2024, the one-woman shop had 20 loan originators, and Align had bought its own building that July. Along the way Samantha has recruited and trained 11 stay-at-home moms into licensed originators, people who, like her, wanted a real career without giving up the reason they were home in the first place.
What she believes about this work
Samantha’s view of the job is blunt, and it is the reason this Learn Center reads the way it does.
There are two kinds of people holding a mortgage license. The first takes orders: a lead comes in, they quote a rate, they send an application link, and they wait. When the borrower goes quiet, they decide the borrower was never serious. The second runs a consultation: they find out what the borrower is actually trying to do, they structure the file so it can be approved, they tell the truth about what it costs, and they keep following up long after it stops being comfortable.
The first has a job that disappears every time the market turns. The second has a business that survives it. Align is built to produce the second kind, which is why nothing on this site quotes you a rate and waits.
Why a broker, and why it matters to your file
A retail bank has one rulebook. When your file does not fit it, the answer is no, and there is nowhere else in that building to go.
A broker works with many investors, many rate sheets and many rulebooks. When a file does not fit the first one, the job is not to deliver bad news. It is to go find the rulebook that says yes. That is harder work, and it requires genuinely knowing the loan structures and products rather than having skimmed them. It is also the only honest reason to choose a broker over a lender with a national advertising budget.
Align Lending is a broker, not a lender. It does not fund loans and does not service them. What it does is put competing wholesale lenders in front of one application and show you the difference side by side. That is why this site never names a single “best” lender: the honest answer depends on your file.

How this Learn Center is written and checked
Mortgage content is a category where a wrong number costs a reader real money, so every article is written against a fixed editorial standard rather than to a word count.
- Primary sources only for rules and figures. Loan limits, program rules, caps, deadlines and statutory requirements are verified against the issuing body: HUD, the CFPB, the IRS, the Federal Housing Finance Agency, the Fannie Mae and Freddie Mac selling guides, the Bureau of Labor Statistics, the Census Bureau, and Michigan’s own statutes and agencies. Secondary summaries are not treated as authority.
- Every figure carries its source. Each article ends with a footnotes and sources block naming the issuing body and the period the figure covers, so a reader can check a claim rather than take it on trust.
- No competitor citations. Align does not link to other lenders or to lead-generation comparison sites. Where a figure exists only in such a source it is attributed in plain text, or the figure is dropped.
- No rate quotes and no predictions. Articles do not publish a current interest rate and do not forecast prices, rents or rates. Rates change daily; the site points readers to the Freddie Mac Primary Mortgage Market Survey and to a conversation about their own file.
- Michigan specifics are stated as Michigan law. Where a rule is state or local, such as transfer taxes, the Seller Disclosure Act, landlord-tenant requirements, MSHDA programs and licensing, it is cited to Michigan statute and identified as Michigan-specific rather than presented as a national rule.
- Not advice. The Learn Center is educational. It is not legal, tax or investment advice, and it is not a loan commitment or an offer of credit. Legal questions go to a Michigan real estate attorney, tax questions to a qualified tax professional, and loan terms are confirmed in writing on your own application.
Corrections are made in place when a rule changes or an error is found, and the article’s updated date is changed to reflect it.
