Where the 2027 limits stand

Not announced yet

FHFA sets the next year's conforming limit each November, and HUD follows with FHA limits. The new limits take effect January 1, 2027.

Some lenders already lend higher

Some wholesale lenders are already approving one-unit loans up to about $845,000 to $850,000, the amount they expect FHFA to set. Each lender picks its own number and can change it until FHFA publishes.

Between the two limits?

If your loan lands between $832,750 and those early limits, do not assume it has to be jumbo. Samantha can tell you which lenders will treat it as conforming today.
