Buying a home in Northville Township

Northville Township is a charter township in northwest Wayne County, about 27 miles northwest of downtown Detroit and 20 miles northeast of Ann Arbor, home to about 31,500 residents in the Census Bureau's 2024 estimate. It is separate from the City of Northville next door: Northville Township split from Plymouth Township in 1898 and became a charter township in 1985, and it runs its own police and fire departments. Tenneco and the North American operations of ZF Group are based in Northville Township, and the median household income here is near $150,500.

What financing looks like in Northville Township

Redfin puts the median sale in ZIP 48168, the two thirds of the township south of Seven Mile Road, near $605,000 for the three months to September 2026, about 10% below a year earlier. A typical purchase therefore borrows far less than the 2026 conforming limit of $832,750, and most buyers here use a conventional loan. Jumbo depends on the loan amount, not the price, and comes in only when the loan itself is above that limit. Here that mostly means the larger homes around Northville Hills Golf Club, where Redfin's sales over the past year mostly ran from about $1.16 million to $1.34 million.

In Wayne County, FHA insures loans up to $541,287 on a one-unit home in 2026, high enough for the township's condo communities, where Redfin's recent sales mostly ran from about $206,000 at Northridge to $541,000 at Country Club Village, though the condo project itself has to qualify with FHA. Eligible veterans and service members can look at VA as well. For buyers who meet its rules, MSHDA's MI Home Loan has a price limit of $566,355, and its MI 10K down payment loan can put up to $10,000 toward the down payment as a deferred loan; both programs set income limits, so we check yours first.

In Northville Township the two school districts levy almost the same millage, so what changes a plan is the size of the loan, the association behind the home and whether the address is really in the township.

Know your taxing unit

Township or city: what a Northville address can mean for tax

A Northville mailing address can sit in the township, in the City of Northville on either side of the county line, or in Novi, and some township homes carry Plymouth addresses. Millage is Michigan Treasury's 2025 homestead rate for that unit and school district; the percentage is how much taxable value usually climbs once a home there changes hands, measured in our 2026 Uncapping Study.

Northville Township, Northville schools: 35.51 mills

About 88% of the township's land and 82% of its homes. Taxable value typically rises about 29% the year after a sale, wherever in the township the home is.

Northville Township, Plymouth-Canton schools: 35.18 mills

The band along Haggerty Road, Country Club Village included. About $32 a year less for every $100,000 of taxable value than the Northville schools side.

City of Northville, Wayne County side: 42.17 mills

The downtown the township surrounds. About $666 a year more per $100,000 of taxable value than the township, and a typical jump of about 42% after a sale.

Northville mortgage guide

City of Northville, Oakland County side: 39.97 mills

The part of the city north of Eight Mile Road. About $446 a year more per $100,000 than the township, with a typical jump of about 43%.

Novi, Northville schools: 34.52 mills

Part of ZIP 48167 north of Eight Mile lies in Novi, a little over half of it in Northville schools. A rate close to the township's, with a typical jump of about 32% across Novi.

Plymouth Township: 32.40 mills

South across Five Mile Road, where most of ZIP 48170 lies, in Plymouth-Canton schools. Typical jump after a sale about 35%.

The market

The Northville Township housing market

The typical home value in Northville Township is near $551,800, the median for owner-occupied homes in the Census Bureau's American Community Survey, which counts about 10,000 owner-occupied homes here. The median year built is 1993, so much of the stock is newer construction in subdivisions, with condos and townhomes as well. Homeowners pay a median of about $7,430 a year in property taxes, an effective property tax rate of about 1.35% of the median value.

By ZIP code

Northville Township's three ZIP codes

Seven Mile Road roughly divides the township's two Northville ZIP codes, and part of the southeast uses Plymouth's. Shares of homes come from the Census Bureau's 2020 block counts, sale figures from Redfin for the three months to September 2026, and the rest from the Census Bureau's 2020 to 2024 survey.

ZIP 48168, south of Seven Mile, near $605,000

About two thirds of the township's homes, and about 93% of this ZIP's homes are in the township, so its figures read closest to the township's own. Both school districts, Country Club Village, Edenderry, Northville Hills Golf Club and the newer west side. Typical home built in 1999, about 10% of households rent, owners' median estimate $582,600. Sale prices ran about 10% under the same months of 2025, and homes took about 23 days to sell.

ZIP 48167, north of Seven Mile, near $615,000

About 28% of the township's homes: Highland Lakes, the Northridge condominiums and subdivisions toward Maybury State Park and Eight Mile Road, all in Northville Public Schools. Only about a third of this ZIP's homes are in the township; the rest are in the City of Northville, Novi, Salem and Lyon townships and Farmington Hills, so the ZIP's median mixes several tax bills.

ZIP 48170, Plymouth addresses

About 820 township homes in 2020, roughly 6%, in a strip of the southeast near Five Mile Road and Hines Park, almost all in Plymouth-Canton schools. The mail says Plymouth, but the tax bill is Northville Township's. About 14% of this corner lies in FEMA's flood zone along the Middle Rouge River.

Where to look

A condominium community north of Seven Mile Road and east of Silver Spring Drive, counted on the township's assessing list as 694 attached homes on about 167 acres, with units dating to 1971 in the sale records. Redfin's sales over the past year mostly ran from about $244,000 to $292,000. Northville Public Schools; in its Census tract owners' estimates run mostly from about $185,000 to $281,000.

Northridge condominiums

Attached condos along Northridge Drive, just north of Seven Mile and west of Haggerty Road. The township lists four Northridge developments, Estates, Farms, Manor and Villas, with 343 units on about 64 acres, built from 1981 to 1988 by the sale records. Redfin's sales there mostly ran from about $206,000 to $244,000, below most of the township. Northville Public Schools.

Country Club Village of Northville

South of Six Mile Road and west of Haggerty, and in Plymouth-Canton Community Schools rather than Northville's. The township counts 485 attached condos, 23 detached and 36 site units across about 108 acres, built in three phases from 1989 to 1996. Redfin's sales over the past year mostly ran from about $450,000 to $541,000.

Northville Colony Estates and Whisper Wood

Subdivisions between Five and Six Mile roads east of Northville Road, built from the late 1960s into the 1980s. The school line runs through Colony Estates: Hickory Ridge Drive is in Northville Public Schools, White Haven and Rayburn drives in Plymouth-Canton. Redfin's sales across the two mostly ran from about $534,000 to $600,000; the tract's typical home dates to 1983.

Lakes of Northville and Northville Commons

Single-subdivisions on either side of Six Mile Road near Bradner Road, in Northville Public Schools. Northville Commons dates from the early 1970s and Lakes of Northville from 1979 to 1985, by the sale records, and Redfin's sales across the two mostly ran from about $602,000 to $725,000.

Edenderry

Between Sheldon and Beck roads north of Six Mile: Edenderry Hills, with houses from the late 1940s to about 1970, and Woods of Edenderry, built from 1996 to 1998. Redfin's sales there ran from about $811,000 to $2.1 million. In the Census tract nearly all homes are detached and owners' estimates run mostly from about $575,000 to $947,000.

Northville Hills Golf Club

Homes built mostly from 2002 on around the golf club, north of Five Mile Road on both sides of Sheldon. About four in five homes in its Census tract date from the 2000s, owners' estimates run mostly from about $549,000 to $950,000, and Redfin's detached sales in the club's subdivisions mostly ran from about $1.16 million to $1.34 million. The township's list adds two attached condo communities named for it, with 184 and 135 units.

West of Beck: Arcadia Ridge and Northville Ridge

The newest part of the township, along Johnson Creek between Beck and Napier roads, where the Census tract's typical home dates to 2005 and owners' estimates run mostly from about $465,000 to $893,000. The township lists 354 units at Arcadia Ridge and 804 across four Northville Ridge developments, from site condos to the 282 attached Terraces. Redfin's recent sales mostly ran from about $258,000 to $275,000 for condos on Morningside and from about $848,000 to $1.1 million for detached site condos on Johnson Creek Drive.

Associations, ponds, wells and flood maps

Nearly one Northville Township home in five is attached, and the township's assessing list counts about 36 condominium developments with roughly 4,100 units, from Highland Lakes' 694 attached homes to the site condos of Arcadia Ridge and Northville Ridge, where each house sits on its own site inside a condo project. Wayne County owns every public road in the township, and the township tells residents outside a platted subdivision to call their association about their street, so in most condo developments the association keeps up the roads. Dues count in your debt-to-income ratio. A fully detached unit is exempt from Fannie Mae's condo project review, while FHA and VA approve projects themselves.

Detention ponds come with many of those associations. Under Wayne County's stormwater ordinance the owner, usually the association, has to inspect and maintain each pond, and the township has inspected every one and posted the findings on its detention pond page. Before you buy into a subdivision or condo, look up its pond and ask the association whether any repair is already funded.

Most homes are on township water, bought from the Great Lakes Water Authority and drawn from the Detroit River, with wastewater handled through the utilities authority the township shares with Canton and Plymouth. Some homes still have a private well or septic system, which Wayne County's environmental health department oversees; on one of those, the water test and septic inspection go into the plan early.

About 4% of the township's land is in FEMA's 1% annual chance flood zone, mostly along the Middle Rouge River through Hines Park and along Johnson Creek, which FEMA's maps call Johnson Drain, on the west side. Wayne County's maps in force took effect on February 2, 2012. Lenders that are federally regulated or insured must require flood insurance on a building in that zone, so the address goes into FEMA's flood map at the start, and any policy is priced into the payment.

Here the association, its ponds and its private streets are part of what you buy, so we read them before the offer, not after.

Schools and commute

Schools

Northville Public Schools covers about 88% of the township's land and about 82% of its homes, by the Census Bureau's district boundaries and 2020 housing counts. The rest, a band along Haggerty Road between Five and Seven Mile roads that is widest near Five Mile, is in Plymouth-Canton Community Schools, and the line splits some subdivisions. The township's 2025 millage table puts the homestead total at 35.51 mills with Northville schools and 35.18 with Plymouth-Canton, so here the district changes enrollment far more than it changes the tax bill. Confirm the district on the parcel record either way.

Commute

The average trip to work for township residents is about 25 minutes, by the Census Bureau's survey (Census Reporter). I-96 and I-275 run together just east of Haggerty Road in Livonia, with exits at Six, Seven and Eight Mile roads, and M-14 branches off toward Ann Arbor just south of the township. From Six Mile and Sheldon roads, near the township hall, downtown Northville is about 1.5 miles away and Novi's civic center about 5 miles; Ann Arbor is about 19 miles, roughly 25 minutes without traffic, Detroit Metro Airport about 23 miles, around 30 minutes, and downtown Detroit about 27 miles, around 35 minutes. The township's 2025 financial report lists DRiV, ZF Group's North American operations, Aisin World Corporation of America, Cooper-Standard, Home Depot and the Northville Health Center among its largest employers, with HELLA, Tenneco and Mitsubishi Electric Automotive also on the list.

Michigan property taxes

Northville Township property taxes after you buy

The year after a Michigan home sells, its taxable value resets to half of the assessor's market value, so the seller's tax bill is not your tax bill.

In Northville Township, our 2026 Uncapping Study found taxable value typically rises about 29% the year after a sale. On a $550,000 home, near the typical Northville Township value, that is roughly $2,180 more in first-year tax at the local median homestead millage. We build your payment on that post-sale number.

Looking at a Northville Township address? Our Michigan property tax calculator finds that property's published 2025 millage and works out the tax to plan for after you buy.

In Samantha's words

County alone does not tell you much. We would never say you are in a particular county so here are your taxes. It does not work like that. We need the actual property.

Northville Township mortgage questions

If yours is not here, ask it on the call. There are no dumb questions.

Is a Northville address always in Northville Township?

No. ZIP codes 48167 and 48168 also serve the City of Northville, and 48167 takes in parts of Novi, Farmington Hills and Lyon and Salem townships too. By the Census Bureau’s 2020 counts about 93% of the homes in 48168 are in the township but only about a third of those in 48167, and about 820 township homes in the southeast carry Plymouth 48170 addresses. The municipality sets the millage, 35.51 in the township against 42.17 on the city’s Wayne County side in 2025, so I read it off the parcel record before we budget.

Northville Public Schools for about 88% of the township’s land and about 82% of its homes. The rest, a band along Haggerty Road between Five and Seven Mile roads, is in Plymouth-Canton Community Schools, Country Club Village included, and the line runs through Northville Colony Estates. The 2025 homestead totals differ by only about a third of a mill, 35.51 against 35.18, so we confirm the district on the parcel record for enrollment more than for the tax bill.

Redfin puts the median sale in ZIP 48168, the two thirds of the township south of Seven Mile Road, near $605,000 over the three months to September 2026, roughly 10% under the same months of 2025, and homes took about 23 days to sell. The range is wide: Redfin’s sales over the past year mostly ran from about $206,000 for Northridge condos to above $1.1 million around Northville Hills Golf Club. The Census figure of $551,800 is owners’ own estimate across 2020 to 2024.

Only if the loan itself is above the 2026 conforming limit of $832,750; the price of the house does not decide it. Most purchases here finance inside that limit. Jumbo comes up mainly with the larger homes around Northville Hills Golf Club and in Edenderry, where Redfin’s recent sales reached about $2.1 million, and it asks for stronger credit and more cash in reserve, so we plan for that before you shop.

Often, if the project qualifies. The township’s assessing list counts about 36 condominium developments with roughly 4,100 units, and FHA and VA each approve condo projects one by one. A detached site condo, like much of Arcadia Ridge and Northville Ridge, is treated differently from an attached one, and the association’s dues count in your monthly housing cost either way. We check the project, its budget and its approvals before you write an offer.

Some. Most of the township is on public water, which the township buys from the Great Lakes Water Authority, and on sewers that run through the Western Townships Utilities Authority it shares with Canton and Plymouth. The township says homes with a private well or septic system fall under Wayne County’s environmental health department. If the home you choose has one, we build the water test and septic inspection into the timeline and check what your loan program asks for.

About 4% of its land is in FEMA’s 1% annual chance flood zone, mostly along the Middle Rouge River through Hines Park southeast of the City of Northville and along Johnson Creek on the west side. The share is about 14% in the Plymouth 48170 corner and under 1% north of Seven Mile. Wayne County’s maps in force date to February 2012. If the building sits in the zone, a federally regulated or insured lender will require flood insurance, so we look up the address first.

Some, but less than a few years ago. About 38% of the township’s homes were built in 2000 or later, by the Census count, most of them on the west side, yet the township’s 2025 financial report shows 38 new residential building permits in 2025 and 20 in 2024, against 162 in 2018. A just-finished house is often taxed on the bare lot at first, so we plan the payment on the completed home instead.
