1099 Income Loans in Michigan

Paid as a contractor, freelancer or gig worker? Your income can be documented through your tax returns or, with some lenders, through your 1099s. Samantha looks at both before you pick one.

The short answer

1099 Income Loans, in short

Fannie Mae, Freddie Mac and FHA generally review 1099 pay much like self-employment income: about two years of history, your tax returns, and the income left after the expenses on your Schedule C. If that number supports the loan you need, the agency route can cost less. If it does not, some non-QM lenders qualify you from the 1099s themselves, on terms that vary by lender.

Is it a fit?

Who it fits

  • You are paid on Form 1099-NEC, 1099-MISC or 1099-K for your work, with no W-2 from that client.
  • Your clients pay you well, but deductions shrink the income on your return.
  • You have a steady record of 1099 work, or earlier work in the same field.
  • You work for several clients or platforms and want all of it counted.

Who it may not fit

  • Your tax returns already show the income you need. Start with a conventional or FHA loan.
  • Your 1099 work is brand new, with no earlier work in the same field.
  • Your income dropped sharply last year. Every route looks harder at a falling trend.
  • You need the smallest down payment a program allows. Non-QM lenders can ask for more cash.

How it works

How it works

The agency route. These are each agency's rules, not Align's terms.

  • Fannie Mae treats anyone with a 25% or greater ownership interest in a business as self-employed and generally wants two years of history. One year can work when your latest returns show 12 months in the current work and earlier income at the same level in the same field (B3-3.5-01). Schedule C income is used with depreciation, depletion, business use of a home, amortization and casualty losses added back (B3-3.6-03).
  • Freddie Mac lets the lender treat 1099 pay for services as self-employed income, or as non-self-employed income when your latest Schedule C matches your 1099s, shows expenses under 5% of gross receipts after non-cash items and no cost of goods sold, and covers 12 months (Section 5303.1(e)).
  • FHA counts self-employment income after two years, or after one to two years with at least two earlier years in the same or a related line of work. It reads two years of complete personal returns, plus a year-to-date profit and loss statement once a calendar quarter has passed since your tax year ended. A drop of more than 20% means manual underwriting (HUD Handbook 4000.1, II.A.4.c.x).

The non-QM route. A non-QM loan sits outside the federal qualified mortgage standards, so each lender writes its own guidelines. A 1099-only program reads your 1099s rather than your tax returns. How many years it reads, and whether an expense factor comes off the gross, is set by each lender. Your income is still verified with third-party records (12 CFR 1026.43(c)(4)).

Before you apply

What to have ready

  • Every 1099 from every client or platform for the last two years
  • Signed personal tax returns for two years with all schedules, or consent to pull IRS transcripts
  • Proof of this year's earnings: platform statements, or invoices that match your deposits
  • A year-to-date profit and loss statement, if a calendar quarter has passed since your tax year ended
  • Statements for the accounts funding your down payment and closing costs
  • Proof of earlier work in the same field, if your 1099 history is under two years

Know the tradeoffs

Tradeoffs to understand

  • Deductions cut both ways. Every expense you deduct lowers the income the agency route counts. Talk with your tax professional the year before you buy; this page is not tax advice.
  • Short histories need backup from earlier work in the same field.
  • Non-QM can cost more. Pricing can run above an agency loan, and you can need more cash at closing. Compare full Loan Estimates.
  • Plan the exit honestly. A later refinance depends on your file at that time, so the loan should make sense on its own. On a home you live in, Regulation Z bars a prepayment penalty on a non-QM loan (12 CFR 1026.43(g)(1)).

Working with Align

How Samantha helps

"Just tell me the story. Then give me the documents." Tell me how you get paid and send me your 1099s and returns. I'll look at the agency route first, then compare non-QM options across multiple wholesale lenders and put them side by side. If waiting for one more year of returns makes more sense, I'll tell you that too.

Questions about this loan

If yours is not here, ask it on the call. There are no dumb questions.

Does a 1099 make me self-employed to a mortgage lender?

Usually. The IRS generally treats independent contractors as self-employed, and they report that income on Schedule C. Fannie Mae and FHA have no separate 1099 rule, so it falls under their self-employment rules. Freddie Mac also offers a contractor path for people whose Schedule C shows almost no expenses.

Plan on two for the agency route. Fannie Mae, Freddie Mac and FHA each allow a shorter history in some cases, generally at least 12 months and backed by earlier work in the same field. Non-QM programs set their own minimums. A few months from a second full year, timing can matter.

The agency route reads what you kept, not what you billed. Schedule C subtracts your business expenses, and the lender starts from that net figure, adding back some non-cash deductions such as depreciation. A 1099-only loan starts from your 1099 totals instead, which is why it can count more income when write-offs are heavy.

It is a non-QM loan that qualifies you from your 1099s and this year's earnings instead of your tax returns. Many lenders apply an expense factor to the gross total. No agency sets the rules, so the history required, down payment, reserves and pricing vary by lender. Federal ability-to-repay rules still apply.

It can. Fannie Mae reviews each income type under its own rules and recommends two years of history for each, accepting no less than 12 months when other strengths support it. A lender may leave new or uneven side income out and use the W-2 income alone. Mention both at the start so the documents match the plan.
