Buying a home in Bedford Township

Bedford Township, in Monroe County, is home to about 31,914 residents in the Census Bureau's 2020 to 2024 American Community Survey (31,813 in the 2020 census) across about 39 square miles of land. Its two main ZIP codes, 48182 and 48144, also reach a few hundred homes in Ida, Whiteford, Erie and LaSalle townships, so the parcel record, not the mailing address, shows which unit's tax rates apply. Downtown Toledo is about 8 miles south in a straight line, and downtown Detroit is about 48 miles northeast in a straight line.

What financing looks like in Bedford Township

Owners' own estimates in the Census survey for 2020 to 2024 put the median Bedford Township home near $253,100, with a quarter of owned homes under about $174,900 and a quarter above about $344,300. Redfin's figures for the three months ending September 2026 split the township's two main ZIP codes: about $287,000 in 48182 (Temperance), flat against a year earlier, with homes going under contract in about three weeks, and about $345,000 in 48144 (Lambertville), up about 29%, a jump that rests on only a few dozen sales a month and says as much about which homes sold as about prices. By 2020 Census block counts the township holds about 93% of the homes in 48182 and nearly all of those in 48144, so those medians describe Bedford closely. A typical house here sits well under the 2026 FHA limit of $541,287 and far under the conforming limit of $832,750, so conventional, FHA and VA all fit. A first-time buyer who fits MSHDA's income limits can combine a MI Home Loan with its MI 10K, $10,000 toward the down payment, repaid on a sale, refinance or payoff or when you stop living there. MSHDA's $566,355 price cap is far above a typical Bedford sale.

The paycheck often comes from Ohio. In the Census survey, 6,978 of the township's 14,342 workers, about 49%, work outside Michigan. Michigan's reciprocal agreement with Ohio, in force since 1972, means Ohio does not tax a Michigan resident's wages, but Treasury's own bulletin says the agreement does not reach local taxes or independent contractors. The City of Toledo levies a 2.5% income tax on wages earned inside the city, residents or not. A lender qualifies you on gross income, while your budget runs on take-home pay, so look at what your Ohio employer actually withholds, and if you work in Ohio as an independent contractor, the agreement does not cover you, so expect a lender to review your returns from both states.

The ground under the house matters too. About 9,790 Bedford households are on the South County water system, which buys its water from Toledo, out of roughly 12,800 occupied homes, so about one home in four is off the public system, most of them on a private well. Township sewer covers most of the area south of Temperance Road and a strip along Lewis Avenue north to Samaria Road, and homes beyond it rely on septic systems. The Monroe County Health Department issues permits for new and replacement wells and septic systems, and we found no county or township rule that requires an inspection when a home sells, so order one yourself. About 540 homes are manufactured homes, most of them in Inverness off Lewis Avenue and Northtowne Meadows off Telegraph Road. The CFPB notes that when the buyer does not own the land under the home it is usually titled as personal property, which changes the loan and often costs more, so ask the community about its rules for a buyer before you write an offer.

About half of Bedford Township's workers have jobs outside Michigan. The Michigan and Ohio reciprocal agreement keeps Ohio's state income tax off their wages, but not Toledo's 2.5% city income tax.

The market

The Bedford Township housing market

The Census Bureau's American Community Survey puts the median owner-occupied home value in Bedford Township near $253,100, across about 11,212 owner-occupied homes, with a median year built of 1981. The typical home value in Bedford Township is near $253,000. Homeowners pay a median of about $2,759 a year in property taxes, an effective rate of about 1.09% of the median value.

Mailing towns

Four post offices, one township

Bedford Township has no city or village inside it, so every home is taxed by the township whatever town its mail names. Home counts come from 2020 Census blocks matched to Census ZIP code areas. The Redfin medians describe each ZIP code as a whole over July to September 2026.

48182, Temperance: about 64% of homes

About 8,560 homes, from the Government Center and Lewis Avenue east to Telegraph Road, south to the state line and north across the farm sections to Rauch Road. Bedford holds about 93% of this ZIP's homes, with the rest in Ida, Whiteford, Erie and LaSalle townships. Redfin's median sale was about $287,000, close to a year before, with homes going under contract in about 21 days.

48144, Lambertville: about 32%

About 4,250 homes, Secor Road and the west side from the state line north toward Erie Road: Maple Grove, Summerlyn, Shadywood, Canterbury and the older Lambertville streets. Nearly every home in this ZIP is in the township, a few dozen excepted in Whiteford Township. Redfin's median was about $345,000, up about 29% on a small number of sales.

48133, Erie: about 430 homes

Most of them in Northtowne Meadows and the streets beside it off Telegraph Road in the southeast, which carry an Erie address but sit in Bedford Township and Bedford Public Schools. The rest of 48133 belongs to Erie Township and Luna Pier, so its ZIP-wide figures say little about Bedford.

48177, Samaria, and the stragglers

About 100 homes around the Samaria crossroads use Samaria's own ZIP code. A few dozen homes at the west and north edges carry Ottawa Lake 49267 or Petersburg 49270 mail. Each is still a Bedford Township parcel, with the township's assessor and tax bill.

Where to look

Bedford Township neighborhoods

Inverness and Northtowne Meadows, by the state line

The township's two manufactured home communities sit between Lewis Avenue and Telegraph Road just north of the Ohio line: Inverness at 6230 Lewis Avenue, with its Scottish street names, and Northtowne Meadows at 6255 Telegraph Road with Deer Ridge and Forest Run next to it. Their two block groups hold about 540 manufactured homes, and the Census publishes no owner median for the Inverness group. Northtowne Meadows mail goes to Erie 48133, yet the Census geocoder places it in Bedford Township and Bedford Public Schools. Hickory Creek Park is nearby.

Willow Pointe and Oak Creek, Lewis Avenue to Telegraph

The southeast corner from Lewis Avenue to Telegraph Road (US-24), between the state line and Dean Road: Willow Pointe, Oak Creek, Tallgrass and Sandhill streets, with apartments and newer houses mixed in. About 535 homes, roughly a third of them in buildings of two or more units. Its typical home dates from 1992 and owner values run near $288,100 with a wide margin. About 37 of its homes carry Erie 48133 mail, and the few homes in the Mason Consolidated Schools district are at its far southeast edge.

Stonegate, Twin Lakes and Bedford Hills Golf Club

South of Sterns Road from Jackman Road to Lewis Avenue: Stonegate, Twin Lakes, Hidden Lakes, Muirfield and Bedford Drive around Bedford Hills Golf Club. About 1,060 homes, nearly all detached, with a typical home from 1992 and owner values near $280,600, one of the tightest Census margins in the township. A township special assessment for Stonegate ran on the 2020 through 2024 tax bills.

Tamaron and Lexington Place, Douglas Road south

Between Douglas and Jackman roads from the state line up to Sterns Road: Lexington Place, Princeton and Delaware lanes, Maplewood and Hickory Hill, with Tamaron Country Club near the Ohio line. About 815 homes, a typical one from 1991, and owner values near $241,200, with a Census margin of about $19,000 either way. Most homes carry Temperance 48182 mail, with a few dozen on the Lambertville 48144 side.

Maple Grove, Grey Estates and Captiva Lane

Secor Road to Douglas Road below Sterns Road: Grey Estates, Edgevale, Hidden Valley, Captiva Lane, Deer Creek, Valleybrook and Green Hills drives, beside Maple Grove Golf Course. About 940 homes, including about 135 attached condos or townhomes, the most of any block group in Bedford. A typical home from 1993 and owner values near $264,500. Deer Creek and the Captiva plats both appear on the township's list of special assessment districts.

Summerlyn and Little Streams, west of Secor

From Secor Road west to the Whiteford Township line, south of Sterns Road: Summerlyn Boulevard, Little Streams Trail, Twin Canyon, Creeksbend and Forest Valley, around Wildhaven Park. About 830 homes with a typical home from 1985. Owner values near $310,100, but the Census margin is wider than $100,000, so street sales tell you more.

Shadywood, Canterbury and Deerfield Woods off Monroe Road

Two block groups along Monroe Road and Adler Road from Sterns Road north to about Consear Road: Shadywood, Nottingham and Kensington on the east side, Canterbury, Deerfield Woods, High Oaks and Coachman on the west, with Monroe Road Elementary on Monroe Road. Typical homes from 1987 and 1979, almost all detached and owner-occupied, and owner values near $300,700 and $316,300.

Lambertville's older streets along Secor and Dean

The Lambertville streets around Secor Road between Sterns and Erie roads: Chapel Creek, Springbrook, Webster and Miller south of Dean Road, Lambert Drive, Timberlake and Parmelee Park west of Secor, and Waterford Drive and Galloway north of Dean Road. Three block groups with typical homes from 1969, 1965 and 1984 and owner values near $185,900, $223,400 and $276,200. The first is the lowest owner median of any block group in the township, and 1965 is its oldest typical year built.

Stoneybrook, Brookwood and Pine Valley

Between Douglas and Jackman roads from Sterns Road to Dean Road: Stoneybrook and Brookwood lanes, Pine Valley, Fox Hollow and Crystal Water. All about 480 homes are detached and owner-occupied, the typical one from 1978, with owner values near $311,300. The Stoneybrook and Brookwood road assessment runs on the tax bills through 2036.

Jackman Road around the Government Center

The middle of Temperance, between Jackman Road and Lewis Avenue from Sterns Road to Dean Road and from Douglas Road to Lewis above Dean, around the Government Center at 8100 Jackman Road, Indian Creek and Miller parks, Jackman Road Elementary and Temperance Road Elementary. Three block groups: Crosscreek, Bridgeway and Sanctuary Way, from 1998, where renters outnumber owners, Indian Creek Drive and the poet streets from 1974, and Tanglewood and Greystone Manor from 1978. Owner values near $241,700, $203,400 and $209,600.

Temperance Road and Lewis Avenue

The Temperance crossroads, Lewis Avenue at Temperance Road, with Castlebury, Village Meadows and Cedar Ridge north toward Erie Road, Carr Park and Giant Oak Golf Club, and streets such as Mildred Avenue and Hawksbridge Circle east of Lewis. Typical homes from 1983 north of Temperance Road and 1966 south of it, owner values near $271,100 and $193,400, the second with a very wide margin.

Samaria and the farm sections north of Erie Road

Three large block groups of about 4 to 5 square miles each, north of Erie Road and Temperance Road to the Rauch Road line: the Samaria crossroads and Samaria Park, St. Anthony Road and Secor Road north, and Vienna Park east of Lewis. Typical homes from 1966 to 1972 and owner values near $238,800 to $320,900. About 100 homes use Samaria's own 48177 ZIP code, a few dozen along Rauch Road are in Ida Public Schools, and much of this area lies beyond township sewer.

Schools and commute

Schools

By 2020 Census blocks, all but about 55 of Bedford Township's 13,395 homes are in Bedford Public Schools. Ida Public Schools takes about 35 along Rauch Road at the north line, and Mason Consolidated Schools about 20 in the southeast corner by Telegraph Road and the state line. The mailing town does not change that: a Temperance, Lambertville, Samaria or Erie address inside the township is a Bedford Public Schools address everywhere except those two edges. In Treasury's 2025 table a Bedford homestead paid 25.91 mills with Bedford Public Schools, 26.75 with Ida and 24.11 with Mason. The same Bedford district reaches into Erie Township at 27.30 mills and Whiteford Township at 25.16, so a home just over the township line can carry a different bill with the same schools. The school code on the parcel record settles it.

Commute

US-23 runs just west of the township, with interchanges at Sterns, Consear and St. Anthony roads, and I-75 runs just east, with ramps at Sterns, Erie and Samaria roads. Telegraph Road (US-24) and Lewis Avenue run straight south into Toledo. From the Government Center on Jackman Road, outside rush hour, ProMedica Toledo Hospital is about 13 minutes away, the University of Toledo about 17, downtown Toledo about 19, the US-23 ramps at Sterns Road about 11 and I-75 at Erie Road about 14. Downtown Monroe is about 27 minutes north, downtown Ann Arbor about 57, Detroit Metro Airport about an hour and downtown Detroit a little over an hour. The township's master plan names Bedford Public Schools and manufacturing firms among the largest local employers. In the Census survey the average one-way trip to work is about 25 minutes, about a third of commuters take 30 minutes or more, and about 10 workers in 100 work from home (Census Reporter).

On the parcel

Seven Bedford Township checks before closing

None of these shows on a listing sheet, and each is cheaper to settle before the inspection period ends.

  • The taxing unit. Whatever the mailing town, look the parcel up on the township's property and tax records. The Assessing Department at the Government Center, 8100 Jackman Road, answers on 734-224-7353.
  • Water. South County water or a private well. A well needs a water test, and the county issues permits for new and replacement wells only.
  • Sewer or septic. Township sewer mostly stops at Temperance Road, except along Lewis Avenue. North of it, ask for the septic permit and any pumping records, and order an inspection, because no rule requires one at sale.
  • Flood zone. Look the address up on FEMA's Flood Map Service Center. If the building sits in a high-risk zone, the lender requires flood insurance. The township keeps copies of the flood maps, and its flood plain page offers help reading them.
  • Road assessments. The township's special assessment page lists the subdivision paving districts and their schedules, which stay with the parcel after you buy.
  • Where you will work. If the paycheck comes from Ohio, find out what state and city tax your employer withholds, since Toledo's city income tax is not covered by the reciprocal agreement.
  • A manufactured home. In Inverness or Northtowne Meadows, ask whether you are buying the land or leasing the site, because that decides the kind of loan.

The neighborhood values above are five-year Census estimates for 2020 through 2024, and a single block group's margin can run past $100,000, so recent sales on the same street count for more when you price a house.

Michigan property taxes

Bedford Township property taxes after you buy

The year after a Michigan home sells, its taxable value resets to half of the assessor's market value, so the seller's tax bill is not your tax bill.

In Bedford Township, our 2026 Uncapping Study found taxable value typically rises about 28% the year after a sale. On a $250,000 home, near the typical Bedford Township value, the first-year tax goes up roughly $720 at the Bedford schools rate. We build your payment on that post-sale number.

Looking at a Bedford Township address? Our Michigan property tax calculator finds that property's published 2025 millage and works out the tax to plan for after you buy.

In Samantha's words

In Michigan, don't just look at the current tax bill. Understand what could happen after ownership changes.

Treasury, 2025

The same schools, a different bill across the township line

These are Treasury's 2025 total millage figures for each school district and taxing unit. Each mill adds $100 a year to the tax on $100,000 of taxable value. Inside Bedford the school district moves the homestead bill by less than three mills, while losing the principal residence exemption moves it by 18.

Bedford Public Schools in Bedford: 25.91 mills

All but about 55 Bedford homes. About $2,591 in yearly tax for each $100,000 of taxable value on a home you live in. For a buyer, taxable value starts near half of the assessor's market value the year after the sale.

The same district in Erie and Whiteford

Bedford Public Schools also serves parts of Erie Township, at 27.30 mills, and Whiteford Township, at 25.16. A home a few hundred feet over the Erie line pays about $138 more a year for each $100,000 of taxable value than its Bedford neighbor.

Ida and Mason edges: 26.75 and 24.11

About 35 homes along Rauch Road pay Ida Public Schools' rate, about $84 more per $100,000 than Bedford's. About 20 homes in the southeast corner pay Mason Consolidated's, about $180 less.

A rental or second home: 43.91 mills

Without the principal residence exemption, the Bedford Public Schools total rises to 43.91 mills, about $1,800 more a year per $100,000 of taxable value. File the exemption affidavit with the township soon after closing on a home you will live in.

Bedford Township mortgage questions

If yours is not here, ask it on the call. There are no dumb questions.

What do Bedford Township homes sell for?

Over July through September 2026, Redfin’s median sale ran about $287,000 in 48182 (Temperance) and about $345,000 in 48144 (Lambertville), and the township holds about 93% and 99% of the homes in those ZIP codes. The Census owner median for the township was $253,100 across 2020 to 2024, and its block groups ranged from about $186,000 on Lambertville’s older streets to about $321,000 north of Erie Road. We price the actual house.

Temperance and Lambertville are not cities. They are unincorporated communities inside Bedford Township, so a home there is taxed and assessed by the township. By 2020 Census counts about 8,560 township homes use Temperance 48182, about 4,250 Lambertville 48144, about 430 Erie 48133 and about 100 Samaria 48177, with a few dozen on Ottawa Lake and Petersburg ZIP codes. An Erie 48133 address can still be Bedford: the Census geocoder places 6255 Telegraph Road, Northtowne Meadows, in Bedford Township. The parcel record on the township’s property site shows the taxing unit.

Almost always Bedford Public Schools, which covers all but about 55 of the township’s homes by 2020 Census counts. A few dozen homes along Rauch Road are in Ida Public Schools and about 20 in the southeast corner by Telegraph Road are in Mason Consolidated Schools. Treasury’s 2025 homestead totals were 25.91 mills with Bedford, 26.75 with Ida and 24.11 with Mason. On $125,000 of taxable value, 25.91 mills comes to about $3,240 a year.

Most homes are on the South County water system, which has bought its water from the City of Toledo since the 1960s and also serves Erie and LaSalle townships and Luna Pier. Toledo draws it from Lake Erie, the system’s main pumping station sits near Lewis Avenue and Smith Road, and a second Toledo connection at Benore Road and Dixie Highway has been in place since 2006. The township’s master plan counts about 9,790 Bedford households on the system, and roughly one home in four is off it, most of them on a private well. If the listing shows a well, plan a well water test during the inspection period.

Ask before you write the offer. The township owns its own treatment plant in the southeast corner, and its sewer reaches most of the township south of Temperance Road plus a strip along Lewis Avenue north to Samaria Road, so many homes farther north have septic systems. Sewer is billed separately from taxes, through the township’s Utilities office at 734-224-7332. The Monroe County Health Department permits new and replacement septic systems and wells, but we found no rule requiring a check when a home sells, so order a septic inspection and a well water test yourself.

Both. The township’s 2026 master plan describes its southern half as residential and suburban and its northern half as rural and agricultural, and it calls Bedford the most populated municipality in Monroe County, with about 31,900 people in the Census survey on about 39 square miles of land. Maple Grove, Bedford Hills and Giant Oak golf courses and Tamaron Country Club sit among the subdivisions, and parks include Indian Creek, Miller and Carr in Temperance, Parmelee in Lambertville, Hickory Creek near the state line and Samaria and Vienna parks to the north.

Township special assessments for subdivision road paving, which pass to the new owner. The township’s posted schedules include Indian Acres road paving, $6,754 of principal from 2018 billed through 2032, Stoneybrook and Brookwood road improvement, $6,300 billed from 2022 through 2036, and Deer Creek road improvement, an estimated $4,650 billed from 2022 through 2031. Summer taxes are due by September 14 and winter taxes by February 14. Ask the Treasurer at 734-224-7342 what the parcel carries and how many years are left, and the Assessing Department at 734-224-7353 about its taxable value.

Often, but not the way you finance a house on its own lot. The two block groups around those communities hold about 540 manufactured homes, every one the Census counts in the township. When the owner does not own the land under the home, the CFPB notes it is usually titled as personal property, which changes the loan and usually costs more. Under State Tax Commission guidance, an occupied home in a licensed park pays a $3 monthly specific tax through the park instead of the usual property tax. Ask the community what it requires of a buyer before you write an offer.
