A Harrison Township purchase often turns on things a listing barely mentions: a canal lot's seawall and dock, a condo association's master policy, whether a manufactured home's site is owned or leased, and a summer tax bill that carries every school mill. Samantha settles those first, then shops your loan across multiple wholesale lenders.

What financing looks like in Harrison Township

Redfin counted a median sale near $297,000 in ZIP 48045 for the three months ending September 2026, about 16% higher than a year earlier, with 96 sales in September and a typical 20 days on the market. The $262,400 Census median is an owner estimate gathered from 2020 to 2024, so it trails those sales. At these prices most purchases fit inside the 2026 conforming limit of $832,750, FHA's 2026 limit of $541,287 sits above three in four owner estimates in the township, and VA fits eligible veterans and service members. A lakefront or canal house can still pass the conforming limit, and jumbo guidelines start only once the loan amount itself does.

Check the FEMA flood map for the address early. In a high-risk zone the lender requires flood insurance on a federally backed loan, and that premium goes into the payment you qualify on, so we price it before you write an offer. Condos cluster along the shore and the north side of Metropolitan Parkway, and on a condo the lender also reviews the association's master policy and budget. In Willow Point or another manufactured home community, a home on a leased site is usually financed with a chattel loan rather than a mortgage.

Township water is Great Lakes Water Authority water from its Lake Huron and Northeast plants, delivered by the township's water and sewer department over 117 miles of water main to about 9,700 customers, with 89 miles of sewer. About 80 customers get City of Mount Clemens water instead. The treasurer bills special assessment districts for water and sewer, paving, drains and street lighting, so we confirm which system serves the house and what the parcel owes before closing.

A buyer who has not owned a home in three years counts as first-time for MSHDA's MI Home Loan, with a sales price cap of $566,355, and it pairs with the $10,000 MI 10K down payment assistance loan, repaid when you sell, refinance, pay off the first mortgage or stop living in the home. Both programs cap household income, which is the first number we confirm.

Every school mill in Harrison Township lands on the summer bill. In 2025 that bill carried 23.40 of the township's 34.38 homestead mills, about two thirds of the year's tax, due September 14, and the winter bill due February 14 carried the other 10.98, including fire, police, SMART, the library and the Metroparks.

The market

The Harrison Township housing market

The Census Bureau's American Community Survey puts the median owner-occupied home value in Harrison Township near $262,400, across about 8,506 owner-occupied homes, with a median year built of 1980. The typical home value in Harrison Township is near $262,000. Homeowners pay a median of about $3,536 a year in property taxes, an effective rate of about 1.35% of the median value.

How the land is used

Where Harrison Township's land goes

The township's 2024 master plan counts 9,331 acres, water and rights of way included, and the Census Bureau counts 14.25 square miles of land. A third of it is an air base, and a quarter is single-family housing, much of it on the water.

Selfridge, 2,927 acres

About 31% of the township, north of the Clinton River. The base's Census block group counts no homes, so the township's housing sits along the river, the lake and I-94.

Single-family, 2,276 acres

About 24% of the township. Many lakeshore subdivisions are laid out along canals that lead to Lake St. Clair, so a house can come with a dock and a seawall to maintain.

Marinas and the Metropark

298 acres of marinas, including ten private marinas on more than 230 acres, plus the 770-acre Lake St. Clair Metropark on Jefferson at Metropolitan Parkway, where the township treasurer sells discounted park permits.

Condos and manufactured homes

422 acres of multiple-family housing, mostly along Metropolitan Parkway and the shore, and 88 acres of manufactured housing, led by Willow Point in the northwest, with Blue Sky Mobile Park and smaller communities along the shoreline.

Where to look

Harrison Township neighborhoods

Willow Point, by I-94 north of the river

The northwest corner along I-94 and North River Road holds Willow Point, which the township master plan calls its largest manufactured home community at 88 acres. About 369 of the block group's 420 homes are manufactured homes, median year built 2003, and the Census owner median of about $22,900, give or take about $8,000, reflects mostly manufactured homes. Whether the land comes with the home decides how one is financed.

North and South River Roads, the west reach

North and South River Roads on both sides of the Clinton River, from the I-94 end east to about Bridgeview Street, with South River Elementary on South River Road. The block group has about 655 homes, median year built 1978, and owners put the median near $310,800, with a margin of about $70,700 either way. North River Road meets I-94 at exit 237.

South River Road toward the river mouth

Farther east, South River Road runs past Bridgeview Street and Venetian Pointe Drive, with a pocket of 1970s houses on Emerick and Helzer streets. About 577 homes in the main block group, median year built 1983, owner median near $288,200 but with a wide margin of about $132,600.

Old Belvidere, North River Road at the mouth

Where the Clinton River meets Lake St. Clair, David and James Conger platted Belvidere in 1835. Today North River Road, Clairpointe Street and Conger Bay Drive hold about 445 detached homes, all owner-occupied, median year built 1972, with owners putting the median near $454,300 and the middle half at about $245,700 to $616,700.

Saint Clair Haven and Lakeshore Drive

The east shore around Lakeshore Drive and Venetian Pointe, facing Lake St. Clair. About 876 homes, nearly all detached, median year built 1971, and owners put the middle half at about $332,900 to $600,200.

Venetian Drive and Jefferson, north of the Metropark

Between Jefferson Avenue and the river, from Macomber Street east to Venetian Drive, where newer building raises the median year built to 1997. About 873 homes, owner median near $343,500 with a margin of about $60,300.

Seaway Court and Cherry Lane, by Lake St. Clair Metropark

Streets just west of the 770-acre Lake St. Clair Metropark, off Metropolitan Parkway. About 360 homes, median year built 1968, with owners putting the middle half at about $344,800 to $585,700.

Prentiss Street and Shoreline Drive

Between Jefferson Avenue and Metropolitan Parkway around Prentiss Street, home to Lobbestael Elementary at 38495 Prentiss Street, with the Freedom Trail along the parkway. About 366 homes, median year built 1965, owner median near $336,200 with a margin of about $28,500.

Lakeside on L'Anse Creuse Bay

The southern shore along Jefferson around Moran Street, L'Anse Creuse Street and Hickler Lane, the community Pittsburgh investors started around 1900. It has the township's oldest blocks, median year built 1959 in the larger block group, where about 435 homes carry an owner median near $264,200. Next door, around Pier Place, about 236 homes include 77 manufactured homes.

Crocker Boulevard and the township hall

Inland streets around L'Anse Creuse Street, Reimold Street and Coleridge Street, near the township hall, L'Anse Creuse High School, the Central middle school and Graham Elementary on Crocker. Two block groups hold about 1,354 homes, almost all detached, built mostly around 1970, with owner medians near $329,000 and $271,500.

Metropolitan Parkway and Park Terrace condos

Apartments and condos on the north side of Metropolitan Parkway around Metro Villa Drive, by I-94 on Park Terrace Drive, and just north of the Spillway on Campau Lane. These three block groups hold about 2,626 homes, roughly 1,450 of them in buildings of five or more units, with owner medians from about $134,200 to $186,600. This is where condo financing rules matter most.

South of the Spillway, Shook Road to the St. Clair Shores line

South of the Clinton River Spillway, near the corner of Shook Road and Jefferson where Edward Shook platted Liverpool in 1856, about 1,095 homes are mostly attached, median year built 2000, owner median near $195,800. Along Jefferson and Union Lake Road to the St. Clair Shores line, by Yacks Elementary and the South middle school, two more block groups add about 1,652 homes, including 92 manufactured homes, with owner medians near $223,400 and $181,300, the second with a wide margin.

Schools and commute

Schools

L'Anse Creuse Public Schools is the only school district in Harrison Township. On the Census Bureau's school district map it covers all of the township's land, and Michigan Treasury's 2025 millage table lists no other district for the township. Its buildings here include L'Anse Creuse High School on L'Anse Creuse Road, the Central middle school on Reimold and the South middle school on Jefferson Avenue, and Graham, Lobbestael, South River and Yacks elementary schools. The district sets which building serves an address, so check that with it. With one district, the township's 2025 homestead total is one number, 34.38 mills, and 51.80 for a non-homestead parcel such as a rental or second home. The 2025 summer homestead levy includes the 6-mill State Education Tax, 7 mills of L'Anse Creuse debt, 4.74 mills for the intermediate school district and 1.39 for Macomb Community College, while the district's 17.42 operating mills are charged only on non-homestead parcels.

Commute

I-94 runs along the township's west side with four exits: Shook Road (235, westbound exit and eastbound entrance only), Metropolitan Parkway (236), North River Road (237) and M-59 at the Chesterfield line (240). OSRM routing from the township hall on L'Anse Creuse Street puts downtown Mount Clemens about 3 miles and 7 minutes away, Stellantis's Sterling Heights Assembly Plant about 11 miles and 17 minutes, the Detroit Arsenal in Warren about 15 miles and 19 minutes, the GM Technical Center about 15 miles and 20 minutes, the Chrysler Technology Center in Auburn Hills about 24 miles and 37 minutes, and downtown Detroit about 25 miles and 34 minutes in light traffic. Inside the township, Selfridge Air National Guard Base takes up 2,927 acres north of the Clinton River, and a 2023 state House resolution puts its local economic benefit at more than $700 million. Workers who live here average about 28 minutes to work by the Census count, and the Freedom Trail follows Metropolitan Parkway to Lake St. Clair Metropark.

Before you close

Things to settle on a Harrison Township house

  • The flood map for the address. Search the address on FEMA's Flood Map Service Center. If it sits in a high-risk zone, the lender requires flood insurance, so ask the seller for an elevation certificate and get a quote inside your inspection window. The township's building forms include a backfill certificate for flood zones.
  • Canal, seawall and dock. Ask about the seawall's condition and any canal dredging district in progress.
  • The condo documents. On a lakeshore or Metropolitan Parkway condo, get the master deed, bylaws, budget and the association's insurance early, since the lender reviews them too.
  • Plans for a garage or an addition. Ask the planning department, 586-466-1461, about the parcel's zoning first. On a lake, river or canal lot, waterfront setbacks are measured from the ordinary high water mark or the seawall, and a detached accessory building must sit at least 30 feet from the ordinary high water mark.
  • Which water system. Confirm which system serves the house, since about 80 customers are on City of Mount Clemens water. The township's water and sewer department is at 586-466-1426.
  • A Metropark permit. The township treasurer sells discounted permits for Lake St. Clair Metropark, the 770-acre park on Jefferson Avenue at Metropolitan Parkway.
  • Manufactured homes. In Willow Point or a shoreline park, find out whether the site is owned or leased before you choose a loan.
  • The forms after closing. File the Principal Residence Exemption and the property transfer affidavit with the assessing department, 586-466-1410. The exemption removes about 17.42 mills of school operating levy.

Michigan property taxes

Harrison Township property taxes after you buy

The year after a Michigan home sells, its taxable value resets to half of the assessor's market value, so the seller's tax bill is not your tax bill.

In Harrison Township, our 2026 Uncapping Study found taxable value typically rises about 35% the year after a sale. On a $250,000 home, near the typical Harrison Township value, the first-year tax goes up roughly $1,120 at the L'Anse Creuse schools rate. We build your payment on that post-sale number.

Looking at a Harrison Township address? Our Michigan property tax calculator finds that property's published 2025 millage and works out the tax to plan for after you buy.

In Samantha's words

In Michigan, don't just look at the current tax bill. Understand what could happen after ownership changes.

Same schools, different totals

L'Anse Creuse homestead totals across the border

L'Anse Creuse Public Schools reaches into six Macomb County communities, and Michigan Treasury's 2025 homestead total for a parcel in that district still depends on the city or township. Macomb Township was lowest at 30.81 mills and St. Clair Shores carried 48.46. Each mill is a dollar per thousand dollars of taxable value.

Harrison Township, 34.38 mills

23.40 on the summer bill, every school levy included, and 10.98 on the winter bill, including 6.35 for fire and 2.35 for police, plus smaller levies for SMART buses, the library, the Huron-Clinton Metroparks, the Detroit Zoo and the DIA.

Chesterfield Township, 34.19 mills

Its L'Anse Creuse part, the closest total to Harrison's. Chesterfield's Anchor Bay and New Haven parts carry their own totals.

Clinton Township, 40.37 mills

About 6 mills more than Harrison for the same district, which on $150,000 of taxable value is roughly $900 a year.

City of Mount Clemens, 49.12 mills

The L'Anse Creuse part of the city. On $150,000 of taxable value, about $2,210 a year more than the same value in Harrison Township.

Harrison Township mortgage questions

If yours is not here, ask it on the call. There are no dumb questions.

Is a Harrison Township, MI 48045 address inside the township?

Yes. On the Census Bureau’s ZIP map, 48045 lies entirely inside the township, and mail goes to Harrison Township or Harrison Twp. A Mount Clemens address with ZIP 48043 is in the City of Mount Clemens, a separate taxing unit: its 2025 homestead total was 49.12 mills in the L’Anse Creuse part of the city against 34.38 in the township. We confirm the taxing unit from the parcel number before any payment estimate.

L’Anse Creuse Public Schools, for every parcel. The Census school district map puts all of the township’s land in that district, so the 2025 homestead total is 34.38 mills everywhere in the township. Which L’Anse Creuse building serves an address is the district’s call, so ask it.

Redfin put the median near $297,000 in ZIP 48045 for July through September 2026, on 96 September sales and a typical 20 days on the market. The Census median of about $262,400 rests on owner estimates collected from 2020 to 2024, which run behind current sales, and put the middle half of owner-occupied homes between about $174,800 and $413,600. Lake and canal frontage, and condo versus house, move a price more than the neighborhood name does.

Look up the address on FEMA’s Flood Map Service Center. If the house sits in a high-risk zone, a federally backed loan requires flood insurance, and the premium counts in the payment you qualify on, so get a quote inside your inspection window. Ask the seller for an elevation certificate too, which can lower the quote.

Summer taxes are due from July 1 to September 14 and winter taxes from December 1 to February 14, with a 3% penalty after February 14, and unpaid taxes go to the Macomb County Treasurer, 586-469-5190, on March 1. The summer bill carries every school mill, 23.40 of the 34.38 homestead mills in 2025, and the treasurer lists the 2026 summer homestead rate at 23.29 mills. Call the treasurer’s office, 586-466-1440, for a parcel’s bill.

Yes. The 770-acre Huron-Clinton Metropark sits on Jefferson Avenue at Metropolitan Parkway, and the Freedom Trail follows Metropolitan Parkway to it. The township treasurer sells discounted Metropark permits, and the 2025 winter bill carries 0.205 mills for the Huron-Clinton Metroparks.

The treasurer bills special assessment districts for water and sewer, paving, drains and street lighting, and canal dredging can be one too. In April 2026, C&G News reported a proposed district for the Archer, Lakeshore and Pardee canals at about $10,180 per lot, roughly $1,318 a year, across 131 lots. Ask the treasurer’s office, 586-466-1440, what a parcel owes and for how many years.

Plan the taxes first. A rental or second home loses the Principal Residence Exemption, which raised a 2025 township bill from 34.38 to 51.80 mills, about 17.42 more per thousand dollars of taxable value. All of that difference is L’Anse Creuse’s operating levy, which lands on the summer bill and lifts its non-homestead rate to 40.82 mills. The 2024 master plan lists new short-term rental rules as a near-term action, so check with the planning department before you count on that income.
