Buying a home in Huron Township

Huron Township, a charter township in Wayne County, is home to about 16,695 residents in the Census Bureau's 2020 to 2024 American Community Survey (16,944 in the 2020 census) across about 35 square miles of land. Its ZIP codes also reach into Sumpter Township, the City of Romulus, the City of Flat Rock and Brownstown Township, and Belleville's and Carleton's ZIP codes touch its west and south edges, so the parcel record, not the mailing address, shows which unit's tax rates apply. Downtown Detroit is about 21 miles northeast in a straight line.

What financing looks like in Huron Township

Redfin's ZIP code medians for the three months ending September 2026 show how far a Huron Township address can swing: about $402,000 in 48164 (New Boston), $347,000 in 48134 (Flat Rock) and $255,000 in 48174 (Romulus), each covering land well beyond the township. In 48164 homes sold after about 15 days on the market. The township assessor's 2026 sales report lists 277 residential sales from April 2023 to March 2025 with a median near $330,000, and the Census puts the owner median at $276,700 for 2020 to 2024, and a quarter of owned homes valued under about $156,000 and a quarter over about $364,000. Every one of those numbers fits inside Wayne County's 2026 FHA ceiling of $541,287, with the 2026 conforming ceiling of $832,750 far above. Buyers who served can look at VA. A first-time buyer who meets MSHDA's rules can add the MI 10K, $10,000 for the down payment on a MI Home Loan for a home priced up to $566,355, paid back at a sale, refinance or payoff, or once the home stops being the buyer's residence.

The type of home shapes the loan here. The Census counts about 1,420 manufactured homes, more than one home in five, most of them in three communities: Huron Estates off Inkster Road, Country Meadows on Will Carleton Road and Swan Creek on the west side. Sitting on a leased lot in a community, the home counts as personal property and is normally financed as a chattel loan. Titled together with land the buyer owns, it can be real estate with a mortgage. The assessor's neighborhood list also shows about 550 condominium parcels, among them Hawthorne Woods, Trail Creek, Huron Park and Canterbury Gardens, where the association typically has to pass the lender's review. About half of the 5,958 residential parcels sit in the assessor's acreage neighborhoods, so expect the appraiser to look hard at land size, outbuildings and comparable acreage sales.

Two township steps reach the closing table. A resale permit and inspection come before a sale closes, with a carbon monoxide test by a licensed mechanical contractor, and nobody may move in without the resale certificate. Some parcels also carry a Wayne County drain assessment for the North Branch Big Swan Creek Intercounty Drain on the winter tax bill, so we ask whether it has been paid off before we set up escrow.

A Flat Rock mailing address is not a Flat Rock tax bill: a Huron Township home in Huron School District carried 38.37 homestead mills in 2025, against 53.98 with Flat Rock schools inside the City of Flat Rock.

The market

The Huron Township housing market

The Census Bureau's American Community Survey puts the median owner-occupied home value in Huron Township near $276,700, across about 5,648 owner-occupied homes, with a median year built of 1994. Mailing addresses

Huron Township by ZIP code

None of the township's ZIP codes belongs to it alone. Shares of land and homes are from Census ZIP areas and 2020 block counts. Each median is Redfin's figure for July to September 2026 across the entire ZIP code, much of it outside the township.

48164 New Boston: about 54% of homes

Most of the township, from New Boston and Township Hall to Willow, Waltz and the west side. About three quarters of the ZIP's land is in Huron Township, the rest in Sumpter, Ash and Exeter townships. Huron School District nearly throughout. ZIP-wide median about $402,000.

48174 Romulus: about 23%

The northeast quarter, including Huron Estates, the Prescott Street area and the streets north of Sibley Road. Only about 16% of the ZIP's land is in Huron Township, most of the rest being the City of Romulus and Brownstown Township. Woodhaven-Brownstown schools serve part of it. ZIP-wide median about $255,000.

48134 Flat Rock: about 21%

The south side from Huron Park and Oakwoods to Falkirk, Claremont and Country Meadows. About 27% of the ZIP's land is in Huron Township, the rest in the City of Flat Rock, Brownstown, Ash and Berlin townships. Huron schools west, Flat Rock schools in the southeast corner. ZIP-wide median about $347,000.

48111 and 48117 edges: under 3%

Census ZIP areas put about 163 homes along the west line in 48111, Belleville's ZIP code, and about 10 at the south tip in 48117, Carleton's. These homes are still taxed by Huron Township, so the parcel record matters more than the address.

Schools and commute

Schools

By Census district maps, roughly 90% of the township's land and about 82% of its homes (2020 count) in Huron School District, the district with Huron High School, Renton Junior High and the Miller and Brown elementary schools. Flat Rock Community Schools takes the southeast corner along Will Carleton Road, about 10% of homes, and Woodhaven-Brownstown School District takes the northeast corner along Inkster Road and Prescott Street, about 9%. In 2025 a homestead in the township paid 38.37 total mills with Huron schools, 39.35 with Woodhaven-Brownstown and 42.59 with Flat Rock (Michigan Treasury), a gap of about $422 a year per $100,000 of taxable value between the Flat Rock and Huron sides. The mailing town does not decide it: Falkirk and Claremont mail as Flat Rock and sit in Huron School District, while 27770 Prescott St mails as Romulus and sits in Woodhaven-Brownstown.

Commute

I-275 runs north to south through the township, with exits at Will Carleton Road (exit 8), South Huron Road (exit 11) and Sibley Road (exit 13). Willow and Oakwoods Metroparks, with Lower Huron to the north, join nearly 30 miles of connected trail along the Huron River. The Census puts the average commute near 29 minutes, with about one worker in seven working from home.

Your offer checklist

Questions to answer on a Huron Township house

Township rules and local quirks that come up on sales here. Sort them out during the inspection period, not at the closing table.

  • The resale certificate. The seller applies to the building department, books the carbon monoxide test and fixes what the inspection finds. One follow-up visit per inspector is included, and nobody moves in before the certificate.
  • Which school district the parcel is in. Huron, Flat Rock or Woodhaven-Brownstown, up to 4.22 mills apart, whatever the mailing town says.
  • The drain assessment. Ask whether the parcel is in the North Branch Big Swan Creek drain district and whether its share is paid. The treasurer's drain page links the county notice and FAQ.
  • Sewer or septic. Some homes are not on sewer. Ask for the septic system's pumping and repair records and plan an inspection.
  • FEMA's map. Look up the exact address. A lender requires flood insurance for a home in a high-risk zone, and the premium belongs in your monthly budget.
  • A manufactured home's land. Leased lot or owned land changes which loans can be used.
  • Renting it out later. The township requires a rental certificate, $125 per unit with two inspections in the 2024 fee schedule, and the tax moves to the non-homestead rate.
  • The assessor's hours. The assessing office keeps in-office hours on Wednesday and Friday, 734-753-4466 ext. 111, so send homestead exemption and transfer questions early.

Michigan property taxes

Huron Township property taxes after you buy

The year after a Michigan home sells, its taxable value resets to half of the assessor's market value, so the seller's tax bill is not your tax bill.

In Huron Township, our 2026 Uncapping Study found taxable value typically rises about 43% the year after a sale. On a $275,000 home, near the typical Huron Township value, the first-year tax goes up roughly $1,590 at the Huron schools rate most homes here pay. We build your payment on that post-sale number.

Looking at a Huron Township address? Our Michigan property tax calculator finds that property's published 2025 millage and works out the tax to plan for after you buy.

In Samantha's words

In Michigan, don't just look at the current tax bill. Understand what could happen after ownership changes.

Mills by school district

Huron Township mortgage questions

If yours is not here, ask it on the call. There are no dumb questions.

The address reads New Boston, Romulus or Flat Rock. Which community is the home really in?

Check the parcel. New Boston is a community inside the township with no government of its own, and about three quarters of ZIP 48164’s land is in Huron Township, the rest in Sumpter, Ash and Exeter townships. The Census geocoder places 27770 Prescott St, Romulus 48174 and 29691 Reed Dr, Flat Rock 48134 inside Huron Township, yet the same two ZIP codes also cover the City of Romulus, the City of Flat Rock and Brownstown Township. Huron Township parcel numbers in the assessor’s sales report start with 75, and that record, not the envelope, sets the taxes.

It follows the parcel line. Huron School District covers about 82% of homes, Flat Rock Community Schools about 10% in the southeast corner along Will Carleton Road and Woodhaven-Brownstown about 9% in the northeast corner along Inkster Road. Treasury’s 2025 homestead totals were 38.37, 42.59 and 39.35 mills, which works out to roughly $422 a year more per $100,000 of taxable value on the Flat Rock side.

City government adds its own millage, and a Huron Township parcel does not carry it. With Flat Rock Community Schools, Treasury’s 2025 homestead total was 42.59 mills in Huron Township and 53.98 in the City of Flat Rock. With Woodhaven-Brownstown schools it was 39.35 in Huron Township and 47.42 in the City of Romulus. That is roughly $808 to $1,139 a year per $100,000 of taxable value. Keep in mind the taxable value itself resets the year after you buy, so a seller’s bill understates yours.

Yes. The building department issues a residential resale permit after its inspection, and the house is not to be occupied without the resale certificate. The application needs a carbon monoxide test by a licensed mechanical contractor, the 2024 fee schedule lists $200 for the residential resale inspection and certificate, and results can take up to seven business days. The township’s prep sheet lists smoke detectors in every sleeping room and on every level, GFCI outlets in kitchens, baths, garages and unfinished basements, and handrails on stairs of three or more steps. The building department is at 734-753-4466 ext. 144.

The township’s Department of Public Works, 734-753-4466, runs the system and bills quarterly. The water is Great Lakes Water Authority water from the Detroit River, and sewage goes to the South Huron Valley Utility Authority plant in Brownstown Township, which the township owns with six neighbors. The 2026 rate is $20.55 for each 1,000 gallons, water and sewer combined, plus a $61.65 quarterly minimum. Homes without sewer get a separate minimum, so ask whether the house uses a septic system. Unpaid water balances move to the winter tax bill, so settle the final bill at closing.

The Wayne County Drain Commissioner is assessing parcels in the North Branch Big Swan Creek Intercounty Drain district for a maintenance and improvement project its drainage board found necessary in July 2025. Each parcel’s share is set by acreage, land use and other factors, it appears on the winter tax bill, and the county is financing the work with bonds, so an unpaid balance carries interest. Ask the seller whether it was paid off, and call the drain commissioner at 313-536-0355 for a parcel’s figure.

Only if FEMA maps that address in a high-risk zone. The Huron River and Swan Creek both cross the township, so pull up the address on FEMA’s Flood Map Service Center early. When the home is in such a zone, any mortgage from a federally regulated or insured lender comes with required flood coverage, and a quote during the inspection period tells you the yearly cost.

Often, but the land decides how. The Census counts about 1,420 manufactured homes in the township, most in Huron Estates, Country Meadows and Swan Creek. On a rented lot inside a community, the loan is normally chattel financing. Titled with land the buyer owns and set on a permanent foundation that meets program rules, it can go conventional, FHA or VA. Tell us which it is before you pick a loan.
