What financing looks like in Tyrone Township

Owners' own estimates in the Census survey for 2020 to 2024 put the median Tyrone Township home near $370,600, with a quarter of owned homes under about $258,700 and a quarter above about $557,800. Redfin's figure is for the whole 48430 ZIP code, where Tyrone holds only about a quarter of the homes: its median sale for the three months ending September 2026 was about $400,000, up about 4% from a year earlier, and homes went under contract in about 25 days. A typical Tyrone house is priced below the 2026 FHA limit of $541,287 and far below the conforming limit of $832,750, so conventional, FHA and VA loans all fit. A jumbo loan comes into play only when the amount borrowed tops the conforming limit, which here means a large lake or acreage property.

The kind of home shapes the loan here. About 820 homes are manufactured homes, most in Cider Mill Crossings off Old US-23 and Tyrone Woods on Hogan Road, where the owner leases the lot. The CFPB notes that financing costs more when the buyer does not own the land, because land ownership decides whether the home is titled as personal property or as real estate. Outside those communities and a few sewer districts, a house typically runs on its own well and septic system, and the Livingston County Health Department runs no inspection when a property sells, so any well or septic check is one you order. If your household income fits MSHDA's limits and this is your first home, its MI 10K puts $10,000 toward the down payment, paired with a MI Home Loan, and you pay it back if you sell, refinance, pay off the first mortgage or stop living there. MSHDA caps the price at $566,355, above what a typical Tyrone house is worth.

Same Fenton address, different school tax: in 2025 a Tyrone Township homestead in Hartland schools carried 25.14 mills, about 3 more than one in Linden schools at 22.14.

The market

One ZIP code, two counties

What a Fenton 48430 address can mean

Every home in Tyrone Township shares the 48430 ZIP code with the City of Fenton and Fenton Township across the Genesee County line, so the post office name says little about the county, the township or the school district. Home counts come from the 2020 Census.

Tyrone Township, Livingston County

About 4,450 homes, roughly a quarter of the ZIP code. Taxes are set by Tyrone, Livingston County and one of three school districts, Fenton, Linden or Hartland. Tax bills come from the township treasurer on Runyan Lake Road, and the township assessor keeps the parcel records.

City of Fenton, Genesee County

About 5,770 homes, the largest share of the ZIP code, with city taxes and Fenton Area Public Schools. A Fenton address north of the county line is a different tax bill and a different assessor from a Tyrone one.

Fenton Township, Genesee County

A separate township across the county line, with its own hall on Mantawauka Drive and, in parts, a different school district such as Lake Fenton. A listing that says only Fenton could be in any of the three, so check the parcel.

Where to look

Tyrone Township neighborhoods

Runyan Lake and Walnut Shores

Runyan Lake in the middle of the township, with Lake Shore Drive, Runyan Lake Pointe, Walnut Shores Drive and Peabody Drive around it. Census tract 7105, one block group, holds about 780 homes, nearly all detached, with a typical home from 1971 and an owner median near $375,500. From the winter 2026 bill, 311 parcels carry a Runyan Lake level assessment. Fenton Area Public Schools.

Laurel Springs, Jayne Hill and the Oakland line

The northeast corner along Hartland, Denton Hill and Tipsico Lake roads up to the Oakland County line, with the Laurel Springs Boulevard subdivision, Lakebrooke Drive and Jayne Hill. About 520 homes, a typical home from 1981 and an owner median near $380,400. Laurel Springs pays for its trash pickup and its road paving through township assessments on the winter bill, and Jayne Hill pays for its streetlights the same way. Fenton Area Public Schools.

White Lake Road, Whispering Pines and Parkin Lane

North of White Lake Road toward the City of Fenton's south edge: Whispering Pines, Hidden Ridge and Chateau Ridge trails, Tyrone Trail and Parkin Lane. All detached houses, with the newest typical home among the township's single-family areas (1995) and its highest block group owner median, near $420,100 with a margin of about $48,000. Parkin Lane residents pay a winter snow removal assessment. Fenton Area Public Schools.

Bennett Lake Road, Lobdell and Apple Orchard

The northwest corner between Old US-23, Linden Road and Bennett Lake Road, with Apple Orchard Drive, Coach Light Drive and the streets off Lobdell. About 510 homes, all detached, a typical home from 1979 and an owner median near $373,600, a figure the Census marks with a wide margin. By 2020 Census counts about four in five homes here are in Linden Community Schools and the rest in Fenton's. Apple Orchard pays for trash pickup through a township assessment.

Tyrone Woods, Hogan Road and Hoisington Lake

West of US-23 along Hogan Road: the Tyrone Woods manufactured home community, which lists about 400 sites, plus Hidden Shores Drive by Hoisington Lake and the Hunters Rill streets. About 410 homes, three in four of them manufactured, with a typical home from 2002. Owners and renters are close to even here, and the Census publishes no owner median for this block group. Linden Community Schools.

Lake Shannon, Tyrone side

The east and north shores of Lake Shannon, with Ledgewood, Surfwood, Parkwood and Shannon Glen drives. About 440 homes by 2020 Census counts, about two thirds in Linden schools and a third in Hartland's. The Lake Shannon Association asked the township to repave its community roads in 2018, and those parcels pay that cost in ten winter installments. The block group owner median of about $312,800 also counts the manufactured homes to the east, so price the street, not the median. Part of the lake lies in Deerfield Township.

Cider Mill Crossings, Old US-23 and Tyrone Hills

The south end along Old US-23 and Faussett Road near the Hartland Township line: Cider Mill Crossings, a land-lease community of 327 sites opened in 2003, the Tyrone Hills golf course and nearby homes. About 650 homes by 2020 Census counts, all in Hartland Consolidated Schools. Lot rent and the community's own rules apply to a home inside Cider Mill Crossings.

Township Hall, Hartland Road and Lake Tyrone's north shore

The south-central part around the Township Hall at 8420 Runyan Lake Road, Center Road and Hartland Road, down to the north shore of Lake Tyrone, most of which lies in Hartland Township. About 410 homes by 2020 counts, all in Hartland Consolidated Schools. Homes here sit in a block group with a typical home from 1975 and an owner median near $387,700. The 67 Tyrone parcels in the Lake Tyrone sewer district pay a 20-year improvement assessment begun in 2015.

Great Oaks, Denton Hill and Tipsico Lake Road

The southeast quarter between Denton Hill, Tipsico Lake and Fenton roads to the Oakland County line: larger lots on Great Oaks Drive, Old Oaks Drive and the roads off Bullard and Germany. About 320 homes on nearly seven square miles, in the same block group as the Township Hall area (owner median near $387,700, typical home 1975). Great Oaks Drive pays for its road upkeep through a township assessment on the winter bill. Fenton Area Public Schools.

Schools and commute

Schools

Counting 2020 Census homes inside Census school district lines, about 48% of Tyrone Township's homes are in Fenton Area Public Schools, across the north, the middle around Runyan Lake and the southeast, about 27% in Hartland Consolidated Schools, along the south from Cider Mill Crossings past the Township Hall, and about 25% in Linden Community Schools, in the west around Tyrone Woods, Bennett Lake Road and most of the Lake Shannon side. Fenton and Linden are Genesee County districts, so a home in either pays Genesee's intermediate school district and Mott Community College millages although the township is in Livingston County. A Hartland home pays the Livingston ESA and the Cromaine library instead. In 2025 a Tyrone homestead paid 22.63 mills with Fenton, 22.14 with Linden and 25.14 with Hartland. The school code on the parcel record settles which one applies.

Commute

US-23 runs north and south through the west half of Tyrone Township, with interchanges inside the township at Center Road and White Lake Road. From the Township Hall on Runyan Lake Road, outside rush hour, the Center Road ramps are about 6 minutes away, downtown Fenton about 10, M-59 at Hartland Road about 10, downtown Brighton about 22, downtown Howell about 25 and downtown Flint about 27. The Novi civic center is about 35 minutes out, downtown Ann Arbor about 39, the Capitol in Lansing and Detroit Metro Airport a little over an hour each, and downtown Detroit about 71 minutes. The Census average for the one-way trip to work is close to 31 minutes, a little under half of commuters spend 30 minutes or more getting there, and about 15 workers in 100 work from home.

Before you close

Six things to settle on a Tyrone Township house

  1. The taxing unit. A Fenton address can be Tyrone, the City of Fenton, Fenton Township or, on Lake Shannon, Deerfield Township. Look the parcel up on the township's assessing page or call the township office at 810-629-8631.
  2. The school district. Fenton, Linden or Hartland, set by the parcel and worth about 3 mills a year between the lowest and highest.
  3. Well and septic. Most homes have both, and Livingston County runs no inspection at sale, so order a well test and a septic inspection during your inspection period.
  4. Sewer, if the home has it. Ask whether it is a gravity or grinder pump connection. The township's sewer page posts the yearly rates.
  5. Winter bill assessments. Check the township's special assessment list for the subdivision, lake or road district, and ask whether any balance is paid off at closing or carried on.
  6. Private road or association. Lake Shannon, Laurel Springs and other subdivisions run their own roads or services, and the township's roads page says private roads are kept up by owners or associations. Get the association's dues and road agreement before the appraisal.

Michigan property taxes

Tyrone Township property taxes after you buy

The year after a Michigan home sells, its taxable value resets to half of the assessor's market value, so the seller's tax bill is not your tax bill.

In Tyrone Township, our 2026 Uncapping Study found taxable value typically rises about 46% the year after a sale. On a $375,000 home, near the typical Tyrone Township value, the first-year tax goes up roughly $1,320 to $1,500, depending on the school district. Most homes here are in Fenton schools (about $1,350); Linden schools homes run about $1,320 and Hartland schools homes about $1,500. Your address decides which applies. We build your payment on that post-sale number.

Township millage sheet, 2025

How the school district sets a Tyrone Township tax bill

The township, county, state education tax and ambulance, parks and veterans lines are the same everywhere in Tyrone. What changes is the school district and the regional units that come with it. Homestead totals are from the township's 2025 millage sheet and match Michigan Treasury's 2025 table.

Fenton Area Public Schools: 22.63 mills

About 48% of homes. School debt 5.00 and sinking fund 0.86 mills, plus Genesee's intermediate school district at 3.65 and Mott Community College at 2.52, both Genesee County units.

Linden Community Schools: 22.14 mills

About 25% of homes, the lowest of the three. School debt 4.19 and sinking fund 1.18 mills, with the same Genesee intermediate district and Mott Community College lines as Fenton, collected partly on the summer bill.

Hartland Consolidated Schools: 25.14 mills

About 27% of homes. School debt 9.49 and sinking fund 0.48 mills, plus the Livingston ESA at 3.16 and the Cromaine library at 1.41 in place of the Genesee lines.

On the winter bill, whatever the district

A $175 police and fire assessment on each parcel with a home, which pays for a dedicated sheriff's deputy and contracted fire service, plus any assessment for the subdivision, lake or sewer district the parcel sits in.

Tyrone Township mortgage questions

If yours is not here, ask it on the call. There are no dumb questions.

What do Tyrone Township homes sell for?

No sale figure covers the township alone, because its ZIP code is shared. Over the three months ending September 2026, Redfin’s median sale in 48430 was about $400,000, up about 4% from a year earlier, but Tyrone holds only about 4,450 of that ZIP code’s 16,784 homes by 2020 Census counts. The Census owner median for the township itself was $370,600 across 2020 to 2024, and its block groups ran from about $312,800 in the block group around Lake Shannon and Cider Mill Crossings to about $420,100 north of White Lake Road. We price the actual house.

Yes, and every Tyrone home has a Fenton 48430 address. The same address is used in the City of Fenton and Fenton Township, both in Genesee County. The Census geocoder places 8420 Runyan Lake Rd and 10380 Laurel Springs Blvd in Tyrone Township, 301 S Leroy St in the City of Fenton and 12060 Mantawauka Dr in Fenton Township, where the district is Lake Fenton Community Schools. Even on Lake Shannon the line matters: 7490 Ledgewood Dr is in Tyrone, while 7346 Driftwood Dr is in Deerfield Township. The parcel record names the unit that taxes the home.

That comes from where the parcel sits. By 2020 Census counts about 48% of homes are in Fenton Area Public Schools, 27% in Hartland Consolidated and 25% in Linden Community Schools. The 2025 homestead totals on the township’s millage sheet were 22.63 mills with Fenton, 22.14 with Linden and 25.14 with Hartland, mostly because Hartland’s debt millage is higher. On $200,000 of taxable value the gap between Linden and Hartland is about $600 a year.

Usually not. The township runs no water department, so most homes draw on a private well, and most outside the sewer districts use a septic system. Parts of the township, including the homes in the Lake Tyrone district, are on sewers run by the Livingston County Drain Commission, which takes sewer emergency calls at 517-546-0040. The township’s 2026 sewer rate sheet lists $138.00 for a gravity connection and $200.00 for a grinder pump connection. The county health department runs no inspection at sale, so order your own well and septic checks.

The winter bill carries special assessments. Every parcel with a home pays $175 a year toward police and fire service under the police and fire assessment adopted in 2023, because the township contracts with the Livingston County Sheriff and the Fenton, Fenton Township and Hartland fire departments. Some areas also pay for trash pickup (Apple Orchard, Silver Lake, Laurel Springs), road paving (Lake Shannon, Laurel Springs, Irish Hills, Parkin Lane), a lake level (Runyan Lake) or a sewer improvement (Lake Tyrone). The township posts each year’s list on its millage and special assessment page.

No. The township has no township-wide trash or yard waste service, so most owners hire a hauler themselves, and some homeowners associations contract one for the subdivision. A few subdivisions pay for pickup through a township assessment on the winter bill. Ask the seller or the association which applies before you budget.

It depends on the address. FEMA’s flood map for Livingston County, in effect since September 2008, sets the zones parcel by parcel. Check the address on FEMA’s flood map service center early. If any part of the home sits in a high-risk zone, the lender requires flood insurance, and that premium goes into your monthly payment.

Often, but it is a different loan. In both communities you buy the home and lease the lot, so the home is usually titled as personal property, and the CFPB notes that financing costs more when the buyer does not own the land. Budget for the monthly lot rent next to the loan payment, and get the community’s rules and approval steps before you write an offer.
