Buying a home in Frenchtown Township

Frenchtown Township, in Monroe County, is home to about 21,665 residents in the Census Bureau's 2020 to 2024 American Community Survey (21,609 in the 2020 census) across about 42 square miles of land. Its ZIP codes also reach into Carleton, Estral Beach and Monroe, so the parcel record, not the mailing address, shows which unit's tax rates apply. Downtown Toledo is about 23 miles southwest in a straight line, and downtown Detroit is about 30 miles northeast in a straight line.

What financing looks like in Frenchtown Township

In the Census survey for 2020 to 2024, Frenchtown owners valued the middle home near $208,000. One owned home in four was worth less than about $125,800, and one in four more than about $331,900. That spread is wide because about 1,750 of the township's 9,925 homes are manufactured homes, most of them on leased sites, while the farm sections and golf course streets run well above the median. Zillow's home value index for September 2026 put the Monroe 48162 ZIP code near $238,700, up about 5% from a year earlier, and the Newport 48166 ZIP code near $212,300, up about 2%. Counting 2020 Census blocks, the township has about 51% of the homes in 48162, with most of the rest in the City of Monroe, and about 53% of those in 48166, with the rest in Berlin Township, so those figures describe Frenchtown only in part. With 2026 limits of $541,287 for FHA and $832,750 for a conforming loan, most Frenchtown houses leave plenty of room, and conventional, FHA and VA financing can all work. MSHDA's MI 10K adds $10,000 for a first-time buyer under its income limits who takes a MI Home Loan. It is paid back when the home is sold, refinanced or paid off, or once it is no longer your residence, and the program's $566,355 purchase price ceiling sits well above Frenchtown's usual sales.

The manufactured homes change the loan more than the price does. Frenchtown Villa and Elizabeth Woods off Telegraph Road and Kimberly Estates off Newport Road hold most of them, and in their two Census block groups the owner medians, about $48,900 and $31,900, are values for homes on leased sites. Without the land, the CFPB explains, a manufactured home is generally titled like a vehicle, as personal property, and that means a different loan, often at a higher cost. A home sitting in a licensed park also skips the regular property tax: the State Tax Commission sets a $3 a month specific tax, paid through the park, so this page's tax figures do not fit it. Get the community's resale rules in writing early.

The house itself raises a few local questions. The township runs its own water treatment plant and bills water and sewer quarterly to more than 6,300 accounts, so ask the Treasurer for the account history along with the tax bill. A home off the mains relies on a well or septic system, which the Monroe County Health Department permits when one is new or replaced. The county code we read sets no check at the time of sale, so the buyer arranges it. Near the lake or the creeks, pull the address up on FEMA's flood maps, which for Frenchtown date from June 19, 2020. A house in a high-risk zone needs flood insurance before a lender will close. A few lakeshore parcels in the Jefferson Schools district also carry the township resort district's extra 3 mills.

About half the homes with a Monroe 48162 address and half with a Newport 48166 address are in Frenchtown Township, where the 2025 homestead total runs about 12.6 mills under the City of Monroe's and about 5.4 mills over Berlin Township's for the same school district.

The market

The Frenchtown Township housing market

The Census Bureau's American Community Survey counts about 6,712 owner-occupied homes in Frenchtown Township, with a median year built of 1977. Mailing towns

Three post offices, one township

No city or village sits inside Frenchtown, so the township assesses every home here, whichever post office delivers the mail. Counts are 2020 Census housing units by block, placed in Census ZIP code areas.

48162, Monroe: about 70% of homes

About 6,618 township homes, from Woodland Beach and Detroit Beach west across Telegraph Road to the farm sections. The township holds about 51% of this ZIP code's homes, the City of Monroe about 40% and Raisinville Township about 7%.

48166, Newport: about 29%

About 2,757 homes in the north and east, from Stony Point and Stony Creek to Frenchtown Villa, Elizabeth Woods and Kimberly Estates. The township holds about 53% of this ZIP code's homes, and Berlin Township, Estral Beach included, nearly all the rest.

48117, Carleton: about 148 homes

A strip of the northwest corner along the Steiner and Toben road farm sections. Nearly all of this ZIP code lies in Ash and Exeter townships and the village of Carleton, so figures for the whole ZIP code describe other places.

Three beach communities

Woodland Beach, Detroit Beach and Stony Point are Census places of about 870, 860 and 780 homes, not villages. No village millage is added to the township's, and the township assessor values every parcel in them.

Where to look

Frenchtown Township neighborhoods

Woodland Beach, Lakeshore Drive and Erie Shore Drive

A Census place of about 867 homes inside the township, from Woodland Boulevard, Grandview Drive and Larchmont Street around Woodland Park to the Erie Shore Drive and Baycrest streets named for tribes, Chippewa, Iroquois and Seminole among them. Its two block groups have typical homes from 1952 and 1992 and owner medians near $177,600 and $234,600, the second with a margin of about $71,000. All of it is in Jefferson Schools.

Detroit Beach, Navarre and Grand boulevards

One block group has a typical home from 1953 and an owner median near $163,400 with one of the tightest margins in the township, the other a typical home from 1974 and about $190,100. It is not a village, so the township assesses and taxes every parcel.

Stony Point and Pointe aux Peaux

The point at the township's east end, with numbered streets, Venice Road, Superior Avenue and Pointe Aux Peaux Road out to the Pointe Aux Peaux State Wildlife Area. The French port of Brest, settled as early as 1810, stood here. About 573 homes in the block group, the oldest typical year built in the township, 1948, and an owner median near $128,100 with a margin of about $47,000. William C. Sterling State Park, the only Michigan state park on Lake Erie, sits at the south edge of the township. About 381 homes, nearly all detached houses, a typical one from 1954, and an owner median near $175,600. Jefferson Schools serves all of it.

Around the Township Hall on Vivian Road

East Hurd, Vivian, Mentel, Fix and Santure roads around the Township Hall and Township Hall Park at 2744 Vivian Road, between I-75 and North Monroe Street. About 489 homes, a third of them in multi-unit buildings, a typical home from 1972 and an owner median near $397,100, though the Census margin is close to $98,000. This is where the school lines meet: by 2020 Census blocks about 282 homes are in Jefferson, 256 in Monroe Public Schools and 36 in Airport.

Golfcrest and Monroe Golf and Country Club

North Monroe Street and Cole Road around Monroe Golf and Country Club, built in 1919: Hollywood Drive, Country Club Circle, Fairway and High Ridge streets, Park Place Drive and the Sterling Pointe Apartments. About 880 homes, about two thirds of them in multi-unit buildings, and about two in three occupied homes are rented. The houses date from a typical 1972 with an owner median near $188,800. Mostly Monroe Public Schools, with about 100 homes on the Jefferson side.

Telegraph and Stewart roads, Park West to Winding Meadows

The commercial side of the township along Telegraph Road and Mall Road: Central Park Boulevard, Foxton and Holiday Boulevard, the Park West, Arbor Creek and Cedar Creek streets near Stewart Road, and Winding Meadows by North Monroe Street. Three block groups where apartments and townhomes outnumber houses. Owner medians run near $239,900, $236,700 and $187,500, the last with a margin above $100,000, and the Park West group's typical home dates from 2003. Monroe Public Schools.

Bluebush Road and North Custer Road

West of Telegraph Road: Kathleen, Glenda, Linda and Deborah drives, Ashling, Cardston and Tahoe near Bluebush Road, the Blue Bush Library at 2210 Blue Bush Road and Park 3 at 2277 Stewart Road, then Pinnacle Boulevard, Pebble Beach and Callaway drives and Golfview Way off North Custer Road. Two block groups of mostly detached, owner-occupied houses with typical homes from 1977 and 1974 and owner medians near $283,300 and $271,500, the second with a margin above $100,000. Monroe Public Schools.

Steiner Road and the northwest farm sections

About a fifth of the township's land, from Steiner, Doederline, Toben and Reinhardt roads to West Hurd Road and the Country Lane streets, with Sandy Creek Golf Course. About 796 homes, all but a handful detached houses, a typical one from 1980 and an owner median near $343,600. About 118 carry Carleton 48117 mail. Most are in Monroe Public Schools and about 127 in Airport Community Schools, so check the school code on the parcel.

Old Town Golf Course, War Road and La Prad Road

Between Telegraph Road and North Stony Creek Road on War, La Prad and Post roads: Milton, Ralph, Carl and George drives, Old Town Golf Course and the small Pleasantville manufactured home community. About 238 homes in the block group, a typical one from 1991, and the highest owner median in the township, near $428,700, with a margin of about $76,000. About 237 homes have Monroe mail and 75 Newport, split between Jefferson and Airport schools.

Frenchtown Villa, Elizabeth Woods and Kimberly Estates

The manufactured home communities in the north end, with Newport 48166 mail and Airport Community Schools: Frenchtown Villa and Elizabeth Woods at 1250 Paree, with its French street names, Pierre, Chanel and Gigi among them, and Kimberly Estates at 7769 Kimberly Drive near Nike Park, beside the Canterbury, Kensington and Kingsbrooke streets. Their two block groups hold about 1,620 manufactured homes. Owner medians near $48,900 and $31,900 value the homes, not the leased sites.

Schools and commute

Schools

Three districts split the township, and the mailing town does not decide which. By 2020 Census blocks, Jefferson Schools takes about 3,994 of its 9,523 homes and about 48% of its land, including all of Woodland Beach, Detroit Beach, Stony Point and the Sterling State Park streets, and its middle and high schools sit in the township. Monroe Public Schools takes about 3,706 homes across the west side and the Telegraph Road corridor, and Airport Community Schools about 1,823 in the north end, most with Newport mail. In Treasury's 2025 table a Frenchtown homestead paid 30.07 mills with Jefferson, 31.12 with Monroe Public Schools and 32.09 with Airport, so the district moves the bill by about $100 to $200 a year for each $100,000 of taxable value. Read the school code on the parcel record to be sure.

Commute

I-75 runs north and south through the township. Telegraph Road and North Dixie Highway run south into Monroe and north toward Wayne County, and North Monroe Street leads into downtown Monroe. From the Township Hall on Vivian Road, outside rush hour, downtown Monroe and ProMedica Monroe Regional Hospital are each about 7 minutes away, Monroe County Community College about 14, downtown Toledo and Detroit Metro Airport each a little over half an hour, downtown Detroit about 43 minutes and downtown Ann Arbor about 55. The City of Monroe names ProMedica Monroe Regional Hospital, DTE Energy, Monroe Public Schools and La-Z-Boy's world headquarters among its major employers. Census commute figures show a typical trip of about 25 minutes each way, 43% of commuters on the road 30 minutes or longer, and roughly 6% of workers at home (Census Reporter).

On the parcel

Seven Frenchtown Township checks before closing

A listing sheet rarely answers these. Settle them while the inspection window is open.

  • The taxing unit and school code. Search the parcel in Frenchtown's property and tax records. The Assessing Department at the Township Hall, 2744 Vivian Road, answers on 734-242-8588.
  • The resort district. On the Jefferson side near the lake, ask the Treasurer at 734-242-5902 whether the parcel pays the extra 3 mills.
  • Water and sewer. Ask whether the home is on township water and sewer and for the account history. The Water Department is on 734-289-1015.
  • Well or septic. Off the mains, request the county permit and pumping records, then book your own inspection and water test.
  • Flood zone. Check the address on FEMA's flood maps. A high-risk zone means flood insurance at closing.
  • A manufactured home. Find out whether the land comes with the home or the site is leased. The answer sets the loan type.
  • The principal residence exemption. Without the affidavit on file, a home you live in is billed 18 extra mills, so send it to the township right after closing.

Neighborhood figures on this page average five survey years, 2020 to 2024, and some block group margins pass $100,000. Price a house from recent sales on its own street.

Michigan property taxes

Frenchtown Township property taxes after you buy

The year after a Michigan home sells, its taxable value resets to half of the assessor's market value, so the seller's tax bill is not your tax bill.

In Frenchtown Township, our 2026 Uncapping Study found taxable value typically rises about 32% the year after a sale. On a $200,000 home, near the typical Frenchtown Township value, the first-year tax goes up roughly $730 to $810, depending on the school district. The largest share of homes here is in Monroe schools (about $760); Jefferson schools homes run about $730 and Jefferson schools homes about $810. Your address decides which applies. We build your payment on that post-sale number.

Looking at a Frenchtown Township address? Our Michigan property tax calculator finds that property's published 2025 millage and works out the tax to plan for after you buy.

In Samantha's words

County alone does not tell you much. We would never say you are in a particular county so here are your taxes. It does not work like that. We need the actual property.

Treasury, 2025

Four homestead rates inside one township

Treasury's 2025 total millage for each Frenchtown school district and the resort district. Each mill is $100 a year on $100,000 of taxable value. For the same school districts, the City of Monroe's totals run about 12.6 mills higher and Berlin Township's about 5.4 mills lower, and losing the principal residence exemption adds 18 mills.

Jefferson Schools: 30.07 mills

About 42% of homes, including every beach community and the Sterling State Park streets. On a home you live in, about $3,007 a year per $100,000 of taxable value.

Monroe Public Schools: 31.12

About 39% of homes, the west side and the Telegraph Road corridor. About $105 more a year per $100,000 than the Jefferson side.

Airport Community Schools: 32.09

About 19% of homes, mostly in the north end with Newport mail. The highest of the three district rates.

Jefferson resort district: 33.07

Lakeshore parcels inside the township's resort district pay up to 3 voted mills for public improvements there. A state legislative analysis describes it as the only resort district a Michigan township has formed. Ask the Treasurer whether a parcel is inside it.

Frenchtown Township mortgage questions

If yours is not here, ask it on the call. There are no dumb questions.

My listing says Monroe, Newport or Carleton. Is it in Frenchtown Township?

It can be. Frenchtown has no city or village inside it, and its homes use three post offices. By 2020 Census counts about 6,618 township homes have Monroe 48162 mail, about 2,757 Newport 48166 and about 148 Carleton 48117. The same ZIP codes also cover the City of Monroe, Raisinville, Berlin and Ash townships and the villages of Estral Beach and Carleton, so a Monroe or Newport address alone does not tell you who taxes the home. Look the parcel up in the township’s property and tax records or call the Assessor at 734-242-8588.

About $208,000 was the middle owner value in the Census survey for 2020 to 2024. Its block groups, leaving out the manufactured home communities, ranged from about $128,000 in Stony Point to about $429,000 around Old Town Golf Course. Zillow’s home value index for September 2026 was near $238,700 in 48162 and $212,300 in 48166, but the township holds only about half of each ZIP code’s homes. We price the actual house.

One of three. By 2020 Census blocks Jefferson Schools covers about 42% of homes, Monroe Public Schools about 39% and Airport Community Schools about 19%. Treasury’s 2025 homestead totals were 30.07 mills with Jefferson, 31.12 with Monroe and 32.09 with Airport, about $3,007, $3,112 and $3,209 a year on $100,000 of taxable value. Without the principal residence exemption the total climbs 18 mills, so file the affidavit with the township right after closing.

A state legislative analysis describes Frenchtown as the only township to form a resort district under Michigan’s Resort District Rehabilitation Act. It covers part of its Lake Erie shoreline and lets voters approve up to 3 mills for public improvements there. Treasury’s 2025 table lists that area at 33.07 mills, 3 mills above the rest of the Jefferson Schools side. The winter bill shows it where it applies, and the Treasurer at 734-242-5902 can tell you whether a parcel is inside the district.

Find out first, because it changes the monthly bills. The township runs its own water treatment plant, opened in 1994 and expanded with a membrane plant in 2006, and bills water and sewer quarterly to more than 6,300 accounts, with the Water Department on 734-289-1015. A home off the mains uses a well or septic system. The Monroe County Health Department permits new and replacement wells and septic systems, and the county code we read sets no check at sale, so the buyer books the septic inspection and well water test.

Pull the address up on FEMA’s Flood Map Service Center while the inspection window is open. Frenchtown Charter Township has taken part in the National Flood Insurance Program since January 1978, and its current flood maps took effect June 19, 2020. A house in a high-risk zone needs flood insurance before a lender will close, so price a policy early when a home is near the lake, Swan Creek, Stony Creek or Sandy Creek.

Often, but not as a house on its own lot. The Census counts about 1,750 manufactured homes in the township, about 1,620 of them in the two block groups around those communities. On a leased site, the CFPB explains, the home is generally titled as personal property, which means a different and often costlier loan. The State Tax Commission sets a $3 a month specific tax for an occupied home in a licensed park, collected by the park. Ask the community for its buyer approval rules before you sign.

Summer bills go out by July 1 and are due September 14, and winter bills go out by December 1 and are due February 14. The summer bill carries the State Education Tax and county operating millage, and the winter bill carries the library, community college, intermediate schools, seniors, Lake Erie Transportation, voted school, township and resort district millages. The Treasurer, at 734-242-5902, prepares nearly 9,000 tax bills each season and can give you the parcel’s history.
