Buying a home in Green Oak Township

Green Oak Township, in Livingston County, is home to about 19,777 residents in the Census Bureau's 2020 to 2024 American Community Survey (19,539 in the 2020 census) across about 34 square miles of land. Its ZIP codes also reach into Brighton and South Lyon, so the parcel record, not the mailing address, shows which unit's tax rates apply. Downtown Ann Arbor is about 13 miles south in a straight line, and downtown Detroit is about 36 miles east in a straight line.

What financing looks like in Green Oak Township

Redfin reports Green Oak's market only through its three ZIP codes, and each one reaches well past the township. For the three months ending September 2026 it put the median sale near $551,000 in 48178, down about 2% on a year earlier, near $453,000 in 48116, up about 10%, and near $435,000 in 48189, up about 5%. Owners inside the township put their homes at a median of $390,800 in the Census estimates for 2020 to 2024, a quarter of them under about $241,600 and a quarter over about $498,000. Set against the 2026 conforming limit of $832,750 and Livingston County's 2026 FHA limit of $541,287, the house seldom picks the loan here. What decides it is your savings, your credit history and how long you expect to keep the house, and eligible veterans can add VA to the comparison.

What comes with the address shapes the file more than the price does. The township's 2014 master plan says most of Green Oak's land and residents rely on private wells and that sanitary sewer reaches mainly the western half, so many purchases here involve a well, a septic field or a grinder pump, and the appraiser and inspector will note each one. Livingston County's health department does no well or septic inspection when a home sells, so the inspection and any water test you order are the check. About 600 homes are manufactured homes, and one on a rented site is usually financed as personal property rather than as real estate, which CFPB research ties to more denials and higher costs for borrowers. The Census estimates 376 attached single-family homes in the township. A condo or townhome among them needs its association to clear the lender's review, while Fannie Mae skips that review for a detached site condo.

Two local details move the money at closing. About a tenth of the township's land is in FEMA's high-risk flood zone, mostly along the Huron River, its creeks and several lake shores, and a federally regulated lender has to require flood coverage on a house there. The school district also changes the escrow timing: a homestead in South Lyon Community Schools pays about two thirds of its 2025 millage on the summer bill, which was due September 15 in 2025, while one in Whitmore Lake Public Schools pays about three quarters on the winter bill. If you are a first-time buyer under MSHDA's income limits, the state's MI Home Loan can be combined with the MI 10K, $10,000 toward the down payment, due back once the home is sold or refinanced, the first mortgage is paid off, or you move out. The MI Home Loan's $566,355 price cap sits above Green Oak's Census owner median.

Same township, three tax rates: in 2025 a Green Oak homestead carried 25.30 mills in Brighton Area Schools, 30.83 in South Lyon Community Schools and 34.99 in Whitmore Lake Public Schools.

The market

The Green Oak Township housing market

The Census Bureau's American Community Survey puts the median owner-occupied home value in Green Oak Township near $390,800, across about 6,977 owner-occupied homes, with a median year built of 1991. The typical home value in Green Oak Township is near $391,000. Homeowners pay a median of about $4,022 a year in property taxes, an effective rate of about 1.03% of the median value.

Sub-markets

Green Oak Township by ZIP code

Every Green Oak address carries a Brighton, South Lyon or Whitmore Lake ZIP code, and in each of them the township is a minority of the homes. Shares of homes and land come from 2020 Census blocks inside the township, Redfin's medians cover July through September 2026 across each entire ZIP code, and school districts come from Census boundaries.

48178: South Lyon addresses, about 54% of homes

The east and south of the township, on about 41% of its land. Green Oak holds about 29% of the ZIP's homes, and the City of South Lyon (37%) and Lyon Township in Oakland County (28%) most of the rest, with slivers of Salem and Northfield townships in Washtenaw County. Inside Green Oak about four in five 48178 homes are in South Lyon Community Schools and one in five in Brighton Area Schools, such as 10700 Sparkling Waters Court by Hidden Lake. Redfin's ZIP-wide median was about $551,000, down about 2%, with homes taking about 32 days to sell against 21 a year before.

48116: Brighton addresses, about 34% of homes

The north and west, from the Lee Road interchange and Huron Meadows up to Fonda and Island lakes. Green Oak has about 44% of this ZIP's land but under a quarter of its homes, fewer than the City of Brighton (34%), with Genoa and Hamburg townships close behind. Nearly every Green Oak home here is in Brighton Area Schools, and the township hall at 10001 Silver Lake Road carries a Brighton address. Redfin's ZIP-wide median ran about $453,000, up about 10%, with homes going under contract in about 21 days.

48189: Whitmore Lake addresses, about 12% of homes

The southwest corner around the lake's north shore. Green Oak is only about 15% of this ZIP's homes: Northfield Township in Washtenaw County has about 46%, Hamburg Township about 30% and Webster Township about 9%. 11541 North Shore Drive and 9000 Main Street both read Whitmore Lake 48189 and both sit in Whitmore Lake Public Schools, but the first is Green Oak in Livingston County and the second Northfield in Washtenaw. Redfin's ZIP-wide median was about $435,000, up about 5%, with homes selling in about 20 days.

Where to look

Green Oak Township neighborhoods

Fonda, Island and Briggs lakes

The north edge of the township between Grand River Avenue and Silver Lake Road, around Fonda, Island and Briggs lakes and older lake plats such as Island Lake Colony, Lake View Park and Victoria Park, with Island Lake State Recreation Area filling the east. One of the township's oldest areas: the typical home dates from 1967, about nine in ten are detached, and owner values sit near $320,700 with a wide margin. The master plan says runoff from a state highway salt storage site along US-23 turned many private wells here salty, which is why the western part has its own Fonda, Island and Briggs water system, and township sewer was extended around the lakes. Briggs Lake allows no motors.

Hidden Lake and the township hall

Off Silver Lake Road around Hidden Lake, which the master plan describes as a lake left by past mining and later built up with waterfront homes, plus Silver Fox Lake, Colman Park and the township hall at 10001 Silver Lake Road. One of the newest areas, with a typical home from 2005, and the largest owner median in Green Oak, near $705,300, though its margin is about $146,000. Hidden Lake has its own private water system, and the township's sewage treatment plant sits inside the development. All of it is in Brighton Area Schools, yet about seven in ten homes carry South Lyon 48178 addresses.

Mallard Lake, Academy Hills and the Huron River

The open middle of the township along Silver Lake, Rushton and Doane roads, from Academy Hills and Rolling Green near the Huron River east past Mallard Lake, Spring Mill Pond and Moose Ridge Golf Course to the old Green Oak crossroads. Lots run large: about a sixth of the township's land holds about 6% of its homes. Owner values near $376,800 with a wide margin, typical home from 1982, nearly all detached. Spring Mill and Davis creeks put about 15% of the land in FEMA's high-risk zone. Mostly Brighton Area Schools, with South Lyon on the east side.

Maltby Road near Hawkins and Scranton

The northwest corner off Maltby and Rickett roads, where Brighton Area Schools runs Hawkins Elementary and Scranton Middle School, with subdivisions such as Chadwick Farms, McColl Farms, Goldwin Estates and High Pointe Farms. Every home in the block group is a detached house and all but a handful are owner-occupied. Typical home from 1986, owner values near $368,800 with one of the tighter margins in the township. Our flood map sample found no high-risk zone here.

Saxony and Willmor off Lee Road

West of US-23 by the Lee Road interchange and the Green Oak Village Place shopping center: the Saxony and Willmor subdivisions with Cheddar Valley, Mapleview and The Meadows. The oldest housing in Green Oak by typical build year, 1964, with owner values near $211,800, every home detached. The master plan says these subdivisions were tied into the water authority's mains after their private wells gave too little water or water of poor quality, so many homes here are on public water. Confirm it for the address. Brighton Area Schools and Brighton addresses.

Huron Meadows and Winans Lake Road

The west side beyond US-23, which takes in about 21% of the township's land, more than any other block group, from Winans Lake Road north past Huron Meadows Metropark on Hammel Road and Maltby Lake, with subdivisions such as Horizon Hills, Fisher's Glen, Hodge's Green and Arbor Meadows. Typical home from 1996, owner values near $413,400, nearly all detached. The water authority draws from a wellhead west of Rickett Road near Winans Lake Road, and Fire Station 81 is on Whitmore Lake Road. The Huron River puts about a tenth of the land in the high-risk flood zone. Brighton Area Schools, except a Whitmore Lake corner to the south.

Frog, Viking and Monahan lakes

Between the north end of Whitmore Lake and Silver Lake Road, around Frog, Viking and Monahan lakes and plats such as Whitmore Acres, Forest Ridge on the Lake and Fairlane Meadows. Detached houses only, no renter households in the Census estimate, typical home from 1982. The owner median, near $310,200, carries a margin of about $166,500, the widest in the township, so lean on recent sales. Three mailing towns meet here: 10400 Viking Court reads South Lyon and sits in Brighton Area Schools, while 10793 West Charring Cross Circle reads Whitmore Lake and is in Whitmore Lake Public Schools, both inside Green Oak.

Silver Lake, Limekiln Lake and Centennial Farms

South of Silver Lake Road around Silver Lake, about 150 acres, and the smaller Limekiln, Fish, Sandy Bottom and Ten Mile lakes, out to the old Rushton crossroads, with Centennial Farms on its own two-well water system off Cambridge Court. About a third of homes are attached, more than anywhere else in the township, and almost all are owner-occupied. Typical home from 1982, owner values near $331,600. Lake edges put about 28% of the land in FEMA's high-risk zone, the largest share of any block group here. South Lyon Community Schools for nearly every home.

Ten Mile and Rushton roads

The east side toward the City of South Lyon along Ten Mile and Rushton roads, with Brummer Elementary at 9775 Rushton Road, Fire Station 83 and Lyon Lake, and subdivisions such as Ann Lynn Meadows, Country Lane Estates, Hooper's Creek and West Wind Farms. Every home is detached, the typical home dates from 1995, and owner values sit near $438,400 with the tightest margin in Green Oak. Only about 4% of the land is in the high-risk flood zone, along Davis Creek. South Lyon Community Schools and South Lyon addresses, as at 9513 Daleview Drive.

Nichwagh Lake and Post Lane

The southeast corner off Nine Mile and Ten Mile roads around Nichwagh Lake, about 117 acres, with Lakeside Estates, Pembrooke Crossing, Eagle Cove and Greenock Hills, plus Post Lane and the Evergreen Pond development, which the master plan lists among the township's private water systems. Two block groups: around the lake, owner values near $464,000 and a typical home from 1995, toward Post Lane near $411,200 with a wide margin and 1990. The lake shore, Walker Creek and the Yerkes Drain put about 14% of the combined land in the high-risk flood zone. South Lyon Community Schools.

Woodland Ridge off Nine Mile Road

Along Nine Mile Road west of Rushton Road, most of this block group is the Woodland Ridge manufactured home community around Nearbrook Court: the Census counts 398 of its 538 homes as manufactured homes, with a typical build year of 2007. That is why the owner median reads near $105,700, far under the township's, and why the financing works differently here, as the manufactured home question below explains. South Lyon Community Schools, South Lyon addresses, and no high-risk flood zone in our sample.

Whitmore Lake's north shore

Green Oak's share of Whitmore Lake, about 236 of its 677 acres by the master plan's count, along North Shore and East Shore drives near the public boating access site, part of the Whitmore Lake census place that continues south into Washtenaw County. The most mixed housing in the township: about six in ten homes detached, about one in five in buildings of five or more units and about 160 manufactured homes, with about a third of households renting. Owner values near $433,200, typical home from 1988. Mostly Whitmore Lake Public Schools, with South Lyon and Brighton on the edges, and sewer through Northfield Township's system. Only about 2% of the land is mapped high-risk.

Schools and commute

Schools

Three districts split Green Oak, and none of them follows the ZIP lines. By Census boundaries Brighton Area Schools covers about 57% of the township's land and about 45% of its 2020 homes, the north and west, including Hawkins Elementary and Scranton Middle School on Maltby Road. South Lyon Community Schools has about 31% of the land but about 43% of the homes, the east and southeast, with Brummer Elementary on Rushton Road. Whitmore Lake Public Schools serves the southwest corner around the lake, about 12% of both. The district is the biggest tax variable inside the township: Michigan Treasury's 2025 homestead totals were 25.30 mills on the Brighton side, 30.83 on the South Lyon side and 34.99 on the Whitmore Lake side. About one Green Oak home in five with a South Lyon 48178 address is in Brighton Area Schools, so the district has to come from the parcel record, not the envelope.

Commute

US-23 runs the length of the township's west side, with interchanges at Eight Mile and Whitmore Lake roads, at Nine Mile Road (M-36), at Silver Lake Road and at Lee Road, and it meets I-96 just past the north line. Grand River Avenue crosses the north edge. The 2014 master plan notes that hills, lakes and wetlands kept a mile-road grid from forming here, so many trips start on winding roads such as Rushton, Silver Lake and Winans Lake. From the township hall at 10001 Silver Lake Road, OSRM routing outside rush hour puts downtown Brighton about 9 minutes away, downtown South Lyon about 12, downtown Ann Arbor about 17 and the University of Michigan's hospital campus about 19. The university counted about 33,300 faculty and staff on its Ann Arbor campus and about 23,000 at its hospitals in fall 2025. Twelve Oaks Mall in Novi is about 25 minutes east, the county courthouse in Howell about 21, Detroit Metro Airport about 48 and downtown Detroit just under an hour. The Census puts the average one-way commute near 32 minutes, and a little more than one worker in five works from home (Census Reporter).

Ahead of an offer

Green Oak details that turn on the parcel

All of these are tied to the parcel, and all are cheaper to sort out before your inspection period ends.

  • Which water system, if any. The township's Water Department page lists four: the Livingston Community Water Authority, which Green Oak shares with Brighton and Hamburg townships, the Fonda, Island and Briggs system, the Hidden Lake system run by Green Oak Water Company and the Centennial Farms wells. Most other homes have a private well, apart from a few small community systems such as Evergreen Pond's. The treasurer's utility clerk at 810-231-1333 ext. 134 can say whether a parcel has public water, and the seller or title company should ask for a final water reading before closing.
  • Sewer, septic or a grinder pump. Much of the township's sewer runs on low pressure lines, with an Environment One grinder pump at the house that needs power to work, and the township's grinder pump page explains its care. A 2004 township notice says hooking your own generator to the pump is against township policy and ordinance. Elsewhere, search Livingston County's well and septic records by address or parcel number, since the county inspects nothing at sale.
  • Plans for an addition. On a lot with a well or septic system, the county health department requires a site review before an addition, a three-season room, an enclosed deck or a pole barn, so build that step into any renovation plan.
  • A private road. The 2014 master plan counts a significant number of private roads, mostly cul-de-sacs into subdivisions and condo developments, and says some older ones have not been kept up. Ask who plows and repairs the road and how that is paid for, and check that the title work shows recorded access.
  • The tax bill lines. The township's 2025 millage table shows the summer and winter split for each school district, and the Treasurer's Office handles special assessment districts such as lake weed control.
  • The flood map. Look the address up on FEMA's Flood Map Service Center. Lots along the Huron River, Spring Mill and Davis creeks and the low lake shores are the ones to check first.
  • Paperwork with the assessor. After closing you file two affidavits, the property transfer one and the principal residence one, with the Assessing Department, 810-231-1333 option 5, open Monday to Thursday, 7:30 a.m. to 5:30 p.m. A Green Oak parcel number starts with 4716.

Block group figures on this page are Census survey estimates for 2020 to 2024 and can be far off for an area this small, which is why Samantha pulls the recent sales near a house before you offer.

Michigan property taxes

Green Oak Township property taxes after you buy

The year after a Michigan home sells, its taxable value resets to half of the assessor's market value, so the seller's tax bill is not your tax bill.

In Green Oak Township, our 2026 Uncapping Study found taxable value typically rises about 36% the year after a sale. On a $400,000 home, near the typical Green Oak Township value, that is roughly $1,620 more in first-year tax at the local median homestead millage. We build your payment on that post-sale number.

Looking at a Green Oak Township address? Our Michigan property tax calculator finds that property's published 2025 millage and works out the tax to plan for after you buy.

In Samantha's words

County alone does not tell you much. We would never say you are in a particular county so here are your taxes. It does not work like that. We need the actual property.

Treasury's 2025 rates

Three school districts, three Green Oak tax rates

Michigan Treasury's 2025 total millage for a Green Oak homestead, with the township's own split between the summer and winter bills. Each mill adds a dollar per thousand dollars of taxable value. The same school district costs more or less depending on which township or city levies the rest of the bill.

Brighton Area Schools: 25.30 mills

About 57% of the land and 45% of homes, the north and west. Roughly $2,530 a year per $100,000 of taxable value, close to half of it on the summer bill. The district's debt levy fell from 6.19 to 2.92 mills between 2024 and 2025.

South Lyon Community Schools: 30.83 mills

About 31% of the land and 43% of homes, the east and southeast. About $553 more a year than the Brighton side per $100,000. About two thirds is billed in summer, and it includes Oakland Community College (1.47 mills) and Oakland Schools (3.13), though the home is in Livingston County.

Whitmore Lake Public Schools: 34.99 mills

The southwest corner around the lake, about 12% of land and homes. About $968 more a year than the Brighton side per $100,000, with the Washtenaw intermediate district (5.47 mills) and 8.39 mills of school debt. About three quarters of it is billed in winter.

Green Oak's own levies: about 8.65 mills

On every bill in the township: police 3.36, fire 2.96, roads 1.54 and general operations 0.80, from the township's 2025 millage table. Every bill also carries 0.81 mills for the Brighton District Library, whichever school district the home is in.

Across the lake: 42.97 mills

Whitmore Lake Public Schools in Northfield Township, Washtenaw County, the far side of the same lake, runs about $799 more a year per $100,000 than in Green Oak. Our 2026 Uncapping Study found a jump at sale of about 48% there against about 36% here.

Rental or second home: 43.30 to 52.99

Without the principal residence exemption the 18-mill school operating levy applies: 43.30 mills in Brighton Area Schools, 48.83 in South Lyon and 52.99 in Whitmore Lake, about $1,800 more a year per $100,000 than a homestead.

Green Oak Township mortgage questions

If yours is not here, ask it on the call. There are no dumb questions.

My listing says Brighton, South Lyon or Whitmore Lake. How do I know it is in Green Oak Township?

Check the parcel, not the town in the address. Green Oak has no ZIP code of its own: about 54% of its homes carry South Lyon 48178 addresses, 34% Brighton 48116 and 12% Whitmore Lake 48189, and in each of those ZIP codes Green Oak holds a minority of the homes, about 29%, 23% and 15%. The township hall itself, 10001 Silver Lake Road, has a Brighton address. A Green Oak parcel number starts with 4716, and the Census geocoder names the township for any address: 11541 North Shore Drive, Whitmore Lake comes back as Green Oak in Livingston County, while 9000 Main Street, Whitmore Lake is Northfield Township in Washtenaw County, with a different county, township and tax rate.

Redfin publishes no township figure, only ZIP medians that reach well beyond Green Oak. For the three months ending September 2026 they ran near $551,000 in 48178, $453,000 in 48116 and $435,000 in 48189. The Census estimate for 2020 to 2024 puts Green Oak’s owner median at $390,800, with a quarter of owners under about $241,600 and a quarter over about $498,000. The spread inside the township is wide, from about $105,700 in the block group where most homes are manufactured homes to about $705,300 around Hidden Lake, so we price the house you pick, not the average.

By up to about $968 a year on each $100,000 of taxable value. By Census boundaries Brighton Area Schools covers about 57% of the township’s land, South Lyon Community Schools about 31% and Whitmore Lake Public Schools about 12%. Treasury’s 2025 homestead totals were 25.30, 30.83 and 34.99 mills, so the South Lyon side costs about $553 more a year per $100,000 than the Brighton side and the Whitmore Lake side about $968 more. A South Lyon address does not settle it: about one Green Oak home in five with a 48178 address is in Brighton Area Schools.

Ask before you offer, because it changes from one subdivision to the next. The township’s 2014 master plan says most of its land and residents rely on private wells and that sewer reaches mainly the western half. The township’s water page lists four systems: the Livingston Community Water Authority, the Fonda, Island and Briggs system, the Hidden Lake system and the Centennial Farms wells. Many sewered homes have a grinder pump on a low pressure line, and around Whitmore Lake the sewer runs through Northfield Township’s system. The treasurer’s office at 810-231-1333 ext. 134 can confirm public water for a parcel, and Livingston County’s health department keeps searchable well and septic records but does no inspection at sale.

Fewer than you might expect around so many lakes. Sampling FEMA’s flood layer across the township, we found about a tenth of the land in the high-risk zone, mostly along the Huron River and Spring Mill and Davis creeks and on the low ground around Sandy Bottom, Frog and Nichwagh lakes. The Whitmore Lake end has very little, about 2% of the land in its 48189 part. The Livingston County map panels in effect date from September 17, 2008. A federally regulated lender has to require flood coverage on a home inside that zone, so look up the address and price the policy before your inspection period ends.

Some lakes carry them, so ask for the parcel’s assessments along with its tax history. The township board set a weed and plant control special assessment district on Briggs Lake for 2021 to 2025: shoreline owners were set to pay $187 the first year and $105 in each of the next four, and 24 owners without frontage $40 a year, WHMI reported. Whitmore Lake’s weed control has been charged to nearby parcels too, through a five-year Washtenaw County project approved in 2012 and spread over more than 800 parcels. The township treasurer administers special assessment districts and can tell you what is on a parcel now.

Only the home you live in gets the principal residence exemption, so a rental or second home also pays the 18-mill school operating levy: 2025 totals of 43.30 mills in Brighton Area Schools, 48.83 in South Lyon and 52.99 in Whitmore Lake, about $1,800 more a year per $100,000 of taxable value than a homestead. If you will live in the house, file the principal residence affidavit with the township assessing department after closing. The Census counts about 650 renter households in Green Oak, about one in twelve.

Whether you own the lot decides most of it. The Census counts about 600 manufactured homes in the township, about two thirds of them in the block group around Woodland Ridge off Nine Mile Road, where the typical home was built in 2007. A manufactured home on land you own can often be titled and financed as real estate. One on a rented site is usually titled as personal property and financed with a chattel loan, and CFPB research found those borrowers are turned down more often and pay more than mortgage borrowers. Ask the community for its approval steps and site rent before you offer.
