Mortgage Broker in Oceola Township, MI

An Oceola Township house usually carries a Howell mailing address, and about one in seven sits in Hartland Consolidated Schools rather than Howell Public Schools, a split that moves the tax rate. Samantha checks the parcel's school code, its water and sewer and its road before comparing your loan across multiple wholesale lenders.

Buying a home in Oceola Township

Oceola Township, in Livingston County, is home to about 14,740 residents in the Census Bureau's 2020 to 2024 American Community Survey (14,623 in the 2020 census) across about 36 square miles of land. Its ZIP codes also reach into the City of Howell, Howell, Marion, Genoa, Deerfield, Cohoctah, Hartland and Tyrone townships, and Fenton, so the parcel record, not the mailing address, shows which unit's tax rates apply. Downtown Ann Arbor is about 26 miles south in a straight line, and downtown Detroit is about 47 miles southeast in a straight line.

What financing looks like in Oceola Township

Oceola Township has no ZIP code of its own, so recent sales come from two shared ones. Redfin's median sale for July through September 2026 was about $408,000 in Howell 48855, up about 9% from a year earlier, with homes selling in about 35 days, and about $418,000 in Howell 48843, up about 8%, in about 19 days. Oceola holds only about a third of the homes in 48855 and about a sixth of those in 48843, so read both as the wider Howell area. The Census owner median for the township itself was $368,700 across 2020 to 2024, with one home in four under about $294,600 and one in four above about $451,600. Most houses here price below the 2026 FHA limit of $541,287 and well inside the conforming limit of $832,750, so conventional, FHA and VA loans all fit, and jumbo financing only enters the picture when the loan amount itself passes the conforming line.

Two things about the property shape the file. First, the utilities: the township's master plan says public sewer from the Genoa-Oceola authority and public water from the MHOG authority cover less than a quarter of the township's land, mainly the southwest corner east of Latson Road and south of M-59. Outside that area a house runs on a private well and a septic system, a few subdivisions share a community system (the Moorlands uses two community septic tanks and Diamond Glen has its own small wastewater system), and the Livingston County Health Department does no well or septic inspection when a home sells, so any test is one you order during your inspection period. Second, the paperwork: the 2026 assessment roll carries about 600 residential parcels with no acreage of their own, the pattern of condominium units, nearly all in three southwest sections, Mallard Pond among them, and the master plan describes much of the southwest corner's growth as subdivisions and site condominiums. A lender reviews a condominium project differently from a detached site condo, so the master deed and bylaws belong in the file early. If this is your first home and your household income fits MSHDA's limits, the MI 10K pairs with a MI Home Loan as a $10,000 down payment loan for homes priced up to $566,355, repaid when you sell, refinance, pay off the mortgage or stop living in the home.

The public roads belong to the Livingston County Road Commission, and the master plan notes that most roads in the township are gravel, with M-59, Grand River and Latson paved throughout. A house on a private road is maintained by its owners or association, and a conventional lender following Fannie Mae's appraisal rules looks for a legally enforceable maintenance agreement. Lake lots on Thompson Lake also carry county lake board assessments, and a few subdivisions carry their own drain or road charges, so we build your escrow from the parcel's actual tax bills, not from the listing's estimate.

Two Oceola Township houses on the same tax roll can differ by about $436 a year on every $100,000 of taxable value: Michigan Treasury's 2025 homestead total was 23.49 mills in the Howell Public Schools part of the township and 27.85 mills in the Hartland Consolidated part.

The market

The Oceola Township housing market

The Census Bureau's American Community Survey puts the median owner-occupied home value in Oceola Township near $368,700, across about 4,659 owner-occupied homes, with a median year built of 1998. The typical home value in Oceola Township is near $369,000. Homeowners pay a median of about $3,240 a year in property taxes, an effective rate of about 0.88% of the median value.

Mailing addresses

Howell, Howell or Fenton: Oceola's three ZIP codes

Census ZIP code areas and 2020 block counts show how the township's 5,387 homes divide among mailing ZIP codes. None of the three belongs to Oceola alone, and Redfin's medians for July to September 2026 describe each ZIP code as a whole.

48843, Howell: about 59% of homes

About 3,160 homes on about 30% of the land, in the southern tracts: Thompson Lake's east shore, the Township Hall and Chemung Hills, Forest Ridge, Hidden Creek and the Ironwood and Highland Hills corner. Oceola is about 16% of this ZIP code, and Redfin's median of about $418,000, with homes selling in about 19 days, mostly reflects Genoa, the City of Howell and Marion.

48855, Howell: about 39% of homes

About 2,100 homes on about 63% of the land, in the northern tracts: Mallard Pond and Hickory Hills, Bigelow Road and Hutchings Elementary, and the acreage homes off Mack Road. Oceola holds about a third of this ZIP code's homes, the largest share of any unit, and Redfin's median was about $408,000, up about 9%.

48430, Fenton: about 130 homes

A sliver of the northeast corner near Allen Road, about 7% of the land. Fenton 48430 centers on the City of Fenton and Fenton and Tyrone townships, so these homes are under 1% of it, and most of them are in Hartland Consolidated Schools.

Where to look

The east side of Thompson Lake, about 267 acres in all with more than half of it inside the township, plus the subdivisions behind it: Lakeshore Pointe, Highland Meadows, Autumn Creek with its neighborhood park, and Amberly Woods. About 720 homes by the 2020 count, every one a detached house in the Census survey and almost all lived in by their owners. Owner values near $341,000 on a narrow margin, typical home from 1996. Howell 48843 addresses and Howell Public Schools throughout.

Lakeview Village, Ravine Park and Golf Club Road

The far southwest corner where Golf Club Road wraps around Earl Lake, with the Lakeview Village and Ravine Park streets on some of the township's older platted streets. About 470 homes, the oldest stock in the township with a typical build year of 1964, and owner values near $246,000, though the margin runs to about $50,000 either way. Howell 48843, Howell Public Schools.

Township Hall, Chemung Hills and Forest Ridge

The Latson Road center: the Township Hall at 1577 N. Latson Road, the Oceola Community Center next door with its gym and walking track, the 10-acre township park and the Chemung Hills golf course at 3125 Golf Club Road, which the township runs. Around them sit Forest Ridge, the Enclave of Forest Ridge, Pine Ridge and its Commons and Corners, Waverly Woods, Meadowbrook Hills and the Villas of Oceola. About 750 homes, the newest in the township with a typical build year of 2012, owner values near $426,000, and a mix of about 590 detached houses, 100 attached units and some apartments.

Mallard Pond, Hickory Hills and Aralia Drive

A compact pocket next to the City of Howell's east side: the Sanctuary and the Preserve at Mallard Pond, Hickory Hills, Hickory Meadows and streets such as Aralia Drive. About 720 homes on a little over one square kilometer, the densest part of the township, with roughly 340 detached houses, 120 attached units and about 210 homes in buildings of two or more units, and about a third of the homes are rented. Owner values near $311,000, typical home from 1999. Howell 48855 addresses, Howell Public Schools.

Hidden Creek, Orchard Park and Logan Lakes

Ironwood, Highland Hills and the southeast corner

The southeast quarter along M-59 toward the Hartland Township line: the Ironwood golf course, Highland Hills, Golf View Estates, Beckrich Estates, Shadowland and Hardy Church. About 570 homes, all detached and almost all owner-lived, typical home from 1993, owner values near $437,000. Roughly three in four of these homes are in Hartland Consolidated Schools and the rest in Howell, though every one carries a Howell 48843 address, and Highland Hills carries its own county maintenance charge.

Bigelow Road, Hutchings Elementary and Wellington Hills

The west side north of M-59, from Wellington Hills and Ruahmah J. Hutchings Elementary on Bigelow Road, the only Howell Public Schools building in the township, out to farm country toward the Howell Township and Deerfield lines. About 510 homes across roughly a quarter of the township's land, all detached and nearly all owner-lived, typical home from 1983 and owner values near $407,000 on a wide margin. Howell 48855 throughout.

Mack Road, Hidden Hills and Church Lake

The middle of the township north of M-59: acreage homes along Mack and Latson roads, the Hidden Hills streets near the north line, small Church Lake and Hidden Springs Church. About 580 homes on large lots, nearly all detached, typical home from 1997, owner values near $377,000. Howell 48855 addresses, with a few dozen homes on the east edge in Hartland Consolidated.

Neff Lake, Allen Road and the northeast corner

The rural northeast toward Hartland and Tyrone townships: Neff Lake (about 32 acres), Browning Meadow and long-lot homes along Allen Road. About 420 homes, every one detached. The upper end carries a Fenton 48430 address, such as 7550 E. Allen Road, and the rest Howell 48855. Most are in Hartland Consolidated Schools. Owner values near $461,000, the highest of any block group in the township, typical home from 1986.

Schools and commute

Schools

Two districts divide Oceola Township. Census school district lines put about 85% of the 5,387 homes counted in 2020, and about 69% of the land, in Howell Public Schools, whose Ruahmah J. Hutchings Elementary on Bigelow Road is its only building inside the township. The other 15% or so, about 816 homes on the east side, are in Hartland Consolidated Schools, and they make up roughly 7% of that district's homes. The 2026 assessment roll agrees: about 870 improved residential parcels carry Hartland's school code and about 4,400 carry Howell's. The district changes the bill. Michigan Treasury's 2025 homestead total was 23.49 mills on the Howell side and 27.85 on the Hartland side, mostly because the Hartland side pays a larger school debt levy (9.49 mills against 5.50 on the township's 2025 millage sheet) and a different library levy, while only the Howell side pays the Howell Area Parks and Recreation Authority levy. Both sides share the Howell Area Fire Authority. Check the school code on the parcel record, not the mailing address.

Commute

M-59 crosses the township east to west and Latson Road runs north and south, reaching I-96 just south of the township line. From the Township Hall on Latson Road, outside rush hour, downtown Howell and the I-96 interchange at Latson are each about 8 to 9 minutes away, and the M-59 and US-23 interchange about 8. Downtown Brighton takes about 16 minutes, the I-96 and US-23 junction about 17, downtown Fenton about 26, downtown Ann Arbor about 35, downtown Flint about 44, Lansing's Capitol about 48, Detroit Metro Airport about an hour and downtown Detroit about 66 minutes. The township's master plan notes that most residents commute to job centers in Lansing, Ann Arbor, Detroit and Oakland County. Census figures for 2020 to 2024 put the average one-way commute near 31 minutes, about half of commuters need 30 minutes or longer, and roughly 1 worker in 6 works from home (Census Reporter). MDOT plans to rebuild the M-59 and Latson Road intersection as a roundabout, with construction scheduled for about April to November 2027.

Before closing

What to confirm on an Oceola Township house

Each of these comes from the parcel itself, and each is easier to settle while your offer is still contingent.

  • The township and the school code. A Howell or Fenton address does not prove the house is in Oceola, and inside the township the school code sets the tax rate. The assessing office at 1577 N. Latson Road, 517-546-3259, ext. 229, keeps parcel records online. The Township Hall is open Tuesday through Thursday, 9 a.m. to 5 p.m.
  • Water and sewer. Ask whether the address is inside the MHOG water and Genoa-Oceola sewer area. If not, pull the well and septic permits from the Livingston County Health Department and schedule your own checks, since the county does not inspect at sale.
  • The road. Public roads belong to the county Road Commission. On a private road, get the maintenance agreement or association documents to the lender early. The township's roads page links the inventory of public and private road names.
  • Assessments. Ask the Treasurer, ext. 230, for any lake, drain or road balance. On Thompson Lake, the county's lakes page lists the court-ordered levels, 904.5 feet in summer and 901.5 feet in even-year winters.
  • The master deed. For a condominium or site condominium, the master deed and bylaws set leasing rules, fees and who maintains what.
  • Flood map. Search the address on FEMA's Flood Map Service Center, especially near Thompson Lake or a creek.
  • After closing. File the Property Transfer Affidavit with the assessor and the principal residence exemption affidavit. For 2026, summer taxes are due by September 14 and winter taxes by February 15, 2027, per the township's tax page.

The neighborhood figures above are Census five-year estimates for 2020 through 2024, and a block group's margin can run past $50,000, so recent sales on the same street say more about the house you plan to bid on.

Michigan property taxes

Oceola Township property taxes after you buy

The year after a Michigan home sells, its taxable value resets to half of the assessor's market value, so the seller's tax bill is not your tax bill.

In Oceola Township, our 2026 Uncapping Study found taxable value typically rises about 34% the year after a sale. On a $375,000 home, near the typical Oceola Township value, the first-year tax goes up roughly $1,120 to $1,330, depending on the school district. Most homes here are in Howell schools (about $1,120); Hartland schools homes run about $1,330. Your address decides which applies. We build your payment on that post-sale number.

In Samantha's words

I'd much rather somebody ask me, "Why are your taxes higher than what I'm seeing online?" than have them build a housing budget around the wrong assumption.

Treasury, 2025

Oceola's two homestead rates beside its neighbors

A mill is one dollar of tax for every $1,000 of taxable value. Samantha's planning number for a purchase is half the price times the homestead millage, which plans high on purpose. It is her budgeting figure, not what the law sets.

Howell side: 23.49 mills

About 85% of Oceola's homes. On a $369,000 house, near the typical township value, Samantha's planning number comes to about $4,330 a year, against the $3,240 median that current owners, many on capped values, reported to the Census.

Hartland side: 27.85 mills

About 15% of homes, on the east side. The same $369,000 house plans at about $5,140 a year, roughly $800 more than on the Howell side.

Howell schools next door: 21.29 to 23.66

Treasury's 2025 homestead totals for Howell Public Schools homes were 21.29 mills in Deerfield, 22.66 in Marion, 23.06 in Genoa, 23.61 in Cohoctah and 23.66 in Howell Township, so the Howell side of Oceola sits in the middle of the range.

Inside the City of Howell: 37.87

The city adds its own operating levy, so a house a few blocks west of Mallard Pond, in the same school district, started 2025 from about 14 more mills.

Hartland district elsewhere: 27.42 to 28.44

The same Hartland Consolidated homes paid 27.42 mills in Genoa, 27.50 in Brighton Township and 28.44 in Hartland Township, close to Oceola's 27.85.

A rental or second home: 41.49 or 45.77

Without the principal residence exemption the school operating levy returns, adding about 18 mills on either side of the township.

Oceola Township mortgage questions

If yours is not here, ask it on the call. There are no dumb questions.

What are homes in Oceola Township selling for?

The township has no ZIP code of its own, so start with the Census: owners put the median value at $368,700 across 2020 to 2024. By block group it runs from about $246,000 in the older Golf Club Road and Earl Lake streets to about $461,000 in the northeast corner. Redfin’s medians for July through September 2026 were about $408,000 in Howell 48855 and $418,000 in Howell 48843, but Oceola is a minority of the homes in both. We price the house you choose.

Maybe. By Census ZIP areas, about 59% of the township’s homes have a Howell 48843 address, about 39% a Howell 48855 address and about 130 in the northeast a Fenton 48430 address, and each of those ZIP codes also covers neighboring places. The Census geocoder puts 2577 Aralia Dr and 4441 Mack Rd, Howell 48855, in Oceola Township, while 740 Olde English Cir, Howell 48855 is in Howell Township, 1614 Town Commons Dr, Howell 48855 is in the City of Howell and 3141 Faussett Rd, Howell 48855 is in Deerfield Township. The parcel record names the township that taxes the home.

Howell Public Schools for most of the township and Hartland Consolidated Schools for about 1 home in 7 on the east side. Michigan Treasury’s 2025 homestead totals were 23.49 mills in the Howell part and 27.85 mills in the Hartland part, about $436 a year apart on $100,000 of taxable value. The school code is printed on the parcel record and the tax bill.

It depends on where it sits. The MHOG Utility Department runs water for Marion, Howell, Oceola and Genoa townships and sewer for Genoa and Oceola, and in Oceola both reach mainly the southwest corner near Latson Road and M-59, less than a quarter of the township’s land. Elsewhere expect a private well and septic system, or a community system in a few subdivisions such as the Moorlands and Diamond Glen. The county does no inspection at sale, so plan a well and septic check during your inspection period. MHOG’s 24-hour line for a water or sewer emergency is 855-231-6692.

That depends on the address, not the township. Look the house up in FEMA’s Flood Map Service Center. If the building sits inside a high-risk zone, a federally backed loan requires flood insurance. On a Thompson Lake lot, compare where the mapped zone falls with the house itself, since a Letter of Map Amendment from FEMA can remove the requirement when the building lies outside it.

Only those for districts the parcel sits in. The county drain commissioner’s 2026 list bills Oceola and City of Howell parcels around Thompson Lake for the lake level, the first of three lake improvement installments and the second of four dam note installments, and it carries a maintenance charge for Highland Hills and the Taziman drain shared with Deerfield. Road paving, grading or snow removal districts are set up by petition through the township supervisor. Ask the Treasurer for any balance on the parcel before closing.

The Livingston County Road Commission owns and maintains the public roads, at 517-546-4250. A private road is maintained by its owners or homeowners association, and the Road Commission’s access name inventory, linked from the township’s roads page, shows which is which. Most roads in the township are gravel. On a private road, ask the seller early for the maintenance agreement, because a conventional lender following Fannie Mae’s rules will look for one.

Yes, and the tax is the main change. Without the principal residence exemption, Treasury’s 2025 totals were 41.49 mills in the Howell part of the township and 45.77 in the Hartland part, about $1,800 more a year on $100,000 of taxable value than the homestead rate. In a condominium, read the master deed and bylaws for leasing limits. A loan on a home you will not live in is underwritten as a second home or investment property, so tell us the plan at the start.
