Buying a home in Shelby Township

Shelby Township, officially the Charter Township of Shelby, sits in western Macomb County on the Clinton River, bordered by Rochester and Rochester Hills to the west and Utica and Sterling Heights to the south. It is home to about 80,400 residents in the Census Bureau's 2024 estimate, up from about 73,800 in 2010, and Shelby Township is one of the faster-growing communities in Metro Detroit. Organized in 1827, Shelby Township once included the land that is now Sterling Heights. Mount Clemens is about 11 miles southeast, and the median household income in Shelby Township is near $91,000.

What financing looks like in Shelby Township

Recent sales put the middle of the Shelby Township market at about $302,000 in ZIP 48317, $385,000 in 48316 and $495,000 in 48315, per Redfin for the three months to September 2026, so most purchases here are conventional or FHA loans well inside the 2026 conforming limit of $832,750. FHA's 2026 one-unit limit in Macomb County is $541,287, and eligible veterans and service members can use VA. Jumbo financing comes in only when the loan itself is above the conforming limit, which in this township happens only on homes priced well above that limit.

First-time buyers should look at MSHDA's MI Home Loan: its $566,355 sales price limit sits above the recent median in all three ZIP codes, and it can be paired with the $10,000 MI 10K down payment assistance loan. Household income limits apply, so we check those before anything else.

What people underestimate here is usually not the loan. It is the association dues, a special assessment on the tax bill, or flood insurance on a lot near the Clinton River, and each of those goes into the monthly number we build with you.

Most Shelby Township buyers fit easily inside the loan limits. The surprises come from the parcel: which school district taxes it, which association governs it, and whether it sits on a flood map.

The market

The Shelby Township housing market

The typical home value in Shelby Township is near $354,500, the median for owner-occupied homes in the Census Bureau's American Community Survey, which counts about 24,200 owner-occupied homes here. The median year built is 1989, and the township mixes established subdivisions of colonials and ranches with newer construction and condos. Homeowners pay a median of about $3,790 a year in property taxes, an effective property tax rate of about 1.07% of the median value.

By ZIP code

Three Shelby Township ZIP codes, one mailing city

The Postal Service lists Utica as the default city for all three, with Shelby Township accepted, so a Utica address on a listing says little about where the home is. Land shares come from the Census Bureau's 2020 ZIP and township files. Median sale prices are Redfin's for the three months to September 2026 and include the City of Utica's homes in 48315 and 48317.

ZIP 48315, east side, near $495,000

Roughly Jewell Road east to Hayes, from Hall Road north to 26 Mile: about 36% of the township's land, plus a sliver of the City of Utica. It runs from 1990s subdivisions off 23 and 24 Mile to the township's manufactured home communities, about one home in ten in this ZIP. 113 sales in September 2026.

ZIP 48316, north and northwest, near $385,000

Dequindre Road east to about Van Dyke, from roughly 23 Mile to 26 Mile: about a third of the land, and all of it inside the township. The township hall, the library and Eisenhower High School are here. 125 sales in September 2026.

ZIP 48317, south and southwest, near $302,000

Hall Road and Auburn Road north to about 23 Mile, wrapped around the City of Utica, which takes about a tenth of this ZIP's land. Older streets near Auburn and Ryan, River Bends Park along the Clinton River, and more rentals: about four in ten households here rent, Utica included. 78 sales in September 2026.

Where to look

Shelby Township neighborhoods

Disco

The crossroads village at 24 Mile Road and Van Dyke, settled in the 1830s and platted in 1849, where the township hall and the library now share one campus. In its Census tract, owners value the middle half of homes at roughly $219,000 to $412,000, and the median home was built in 1989.

Shelby Village

Where Auburn and Ryan roads meet, first built up with housing in the 1940s; the township's historians record mastodon bones discovered on a farm at this corner in the 1800s. The surrounding tract has the township's earliest median build year, 1956, with most owner estimates between about $171,000 and $247,000.

Stonewyck and View of the Park

Subdivisions between Dequindre and Ryan roads just south of 26 Mile, in the northwest corner. Homes in this tract date mostly to the 1990s, median 1996, and owners put the middle half between about $411,000 and $696,000.

Chime Lake

A subdivision off Dequindre Road between 23 and 24 Mile, near the Rochester Hills line. Its tract leans older than the township as a whole, median build year 1978, with owner estimates of about $262,000 to $466,000 for the middle half.

Lake Pointe Woods

Between 24 and 25 Mile, just west of Schoenherr Road. Owners here put the median home near $558,000, more than in any other tract in the township, with the middle half from about $347,000 to $716,000 and a median build year of 1994.

Preston Corners to Hayes Road

Preston Corners, the old crossroads at 25 Mile and Schoenherr, anchors a run of subdivisions, among them Covington Woods and Hunters Grove, reaching east to Hayes, in a tract whose median home dates to 1996. Nearly every home there is owner-occupied, valued by owners between about $369,000 and $625,000 for the middle half.

Middlebury Meadows

East of Schoenherr between 23 and 24 Mile, in a tract built mostly in the late 1990s, median 1997. Owner estimates for the middle half run about $427,000 to $657,000, and Redfin shows recent sales in the tract above $800,000.

Cedar Lake and Lakeview Manor

Between Hall Road and 21 Mile, west of Schoenherr, at the township's south end. The tract mixes owner homes, valued mostly between $315,000 and $460,000, with apartment buildings: about four in ten of its households rent.

Otter Creek

South of 23 Mile between Van Dyke and Jewell Road, near the Packard Proving Grounds historic site. An older tract, median build year 1975, where owner estimates run about $233,000 to $404,000 for the middle half.

Manufactured home communities

Between 22 and 23 Mile from about Jewell Road east to Hayes, more than half the homes in one Census tract are manufactured homes, most of the township's total. How one is financed depends on whether the home and the land under it are titled together, so ask early.

Associations, site condos and private roads

The township supervisor's office keeps a registry of homeowner and condominium associations, 48 of them in October 2026, from Aberdeen Village to Windmill Pond II. Only associations that register are listed, so a subdivision missing from it may still have one. Ask for the budget, the reserve balance and any planned special assessment before you write an offer, because the lender counts the dues in your monthly housing cost.

Every public road in the township is under the Macomb County Department of Roads, and the township has no authority to repair or maintain it. In a development with private roads, the association pays for repairs, so whether your street is public, and what has been set aside for it if not, belongs on your list of questions.

Some subdivisions were recorded as site condominiums under a master deed, which is why a detached house can carry a unit number. Fannie Mae waives its condo project review for a fully detached unit, site condos included, and FHA applies its own definition of a site condominium. We confirm how the project was recorded before the appraisal is ordered.

In a Shelby Township subdivision, the association's budget can matter as much as the house.

Schools and commute

Schools

Utica Community Schools covers nearly all of Shelby Township, about 97% of its land on the Census Bureau's school district map, and two of the district's four high schools stand inside the township: Eisenhower, opened in 1972 on 25 Mile Road, and Utica High on Shelby Road. A strip along 26 Mile between about Mound and Jewell roads belongs to Romeo Community Schools, and a pocket by Dequindre Road between 22 and 23 Mile to Rochester Community Schools. Each district carries its own homestead millage, so we read the district off the parcel record for the exact address.

Commute

From the township campus at Van Dyke and 24 Mile, Stellantis's Sterling Heights Assembly Plant is about 9 miles south, the GM Technical Center in Warren about 13, the Chrysler Technology Center in Auburn Hills about 15 and the Detroit Arsenal in Warren about 16, roughly 12 to 25 minutes each in light traffic. Downtown Detroit is about 31 miles, around 45 minutes. M-53 runs north through the township and meets M-59 at its south edge, and residents average about a 25 minute commute by the Census count (Census Reporter).

Michigan property taxes

Shelby Township property taxes after you buy

The year after a Michigan home sells, its taxable value resets to half of the assessor's market value, so the seller's tax bill is not your tax bill.

In Shelby Township, our 2026 Uncapping Study found taxable value typically rises about 37% the year after a sale. On a $350,000 home, near the typical Shelby Township value, that is roughly $1,460 more in first-year tax at the local median homestead millage. We build your payment on that post-sale number.

Looking at a Shelby Township address? Our Michigan property tax calculator finds that property's published 2025 millage and works out the tax to plan for after you buy.

In Samantha's words

I'd much rather somebody ask me, "Why are your taxes higher than what I'm seeing online?" than have them build a housing budget around the wrong assumption.

By school district, and next door

What a Shelby Township homestead pays, district by district

Michigan Treasury's 2025 total homestead millage, of which the township's own operating levy is 9.2999 mills by the township's count. A mill is $1 of tax per $1,000 of taxable value. Rises after a sale come from our 2026 Uncapping Study.

Utica schools: 30.70 mills

About 97% of the township's land. Taxed as a second home or a rental, without the homestead exemption, the same parcel pays 48.70 mills.

Romeo schools: 32.29 mills

A strip along 26 Mile between about Mound and Jewell roads, roughly 2% of the land.

Rochester schools: 28.55 mills

A pocket by Dequindre Road between 22 and 23 Mile, well under 1% of the land.

City of Utica: 40.65 mills

A separate city inside the 48315 and 48317 mail area. Taxable value there typically climbs about 44% after a sale, against about 37% in the township.

Sterling Heights, Utica schools: 38.93 mills

South across Hall Road, where the typical climb after a sale is about 48%.

Macomb Township, Utica schools: 27.31 mills

East across Hayes Road, where the typical climb after a sale is about 34%.

Worth checking early

Before an offer in Shelby Township: six things to look up

These come up on Shelby Township purchases and are easy to check before you are under contract.

  • The flood map. About 3% of the township's area is in FEMA's high-risk flood zone, mostly along the Clinton River, its Middle Branch and county drains such as the Lawson, Kingsbury and Yates drains; in ZIP 48317 the share is closer to 6%. Flood insurance is required for most loans on a home in that zone, so look the address up on FEMA's Flood Map Service Center.
  • A well or septic system. Township water comes from Lake Huron through the Great Lakes Water Authority, but if a home uses a private well or septic system, the Macomb County Health Department requires an evaluation filed at least five days before closing. A failed evaluation can be handled with a repair plan and money held in escrow.
  • Special assessments. The township treasurer bills special assessments for water, sewer, paving, sidewalks, drains and street lighting, and they sit on the parcel's record beside the taxes.
  • The homestead exemption. After closing, file the Principal Residence Exemption affidavit with the township's assessing department. It removes up to 18 mills of school operating tax, the gap between 48.70 and 30.70 mills in the Utica schools part of the township.
  • The escrow record. If your mortgage company pays the taxes, the treasurer's office needs its name and address in writing, and after a refinance it may still have the old company on file.
  • Service lines. The township's water system inventory found no lead service lines, one less thing to chase on an older house.

Shelby Township mortgage questions

If yours is not here, ask it on the call. There are no dumb questions.

Is a Utica, MI address in Shelby Township?

Often, yes. The Postal Service lists Utica as the default city for all three Shelby Township ZIP codes, 48315, 48316 and 48317, and accepts Shelby Township too. The City of Utica is a separate city covering only a small part of 48315 and 48317, with its own millage: about 40.65 mills for a homestead in 2025, against 30.70 in most of the township. We confirm the taxing unit on the parcel before we build your payment.

Almost always Utica Community Schools, which covers about 97% of the township’s land. The exceptions are a strip along 26 Mile between about Mound and Jewell roads, in Romeo Community Schools, and a pocket by Dequindre Road between 22 and 23 Mile, in Rochester Community Schools. Each district carries a different homestead millage, so the parcel record settles it.

It depends a lot on the ZIP code. Redfin’s median sale price for the three months to September 2026 was about $495,000 in 48315, $385,000 in 48316 and $302,000 in 48317, and those figures include the City of Utica’s share of 48315 and 48317. The Census median of about $354,500 comes from what owners told the American Community Survey between 2020 and 2024, which is why it runs behind current sale prices.

Because some subdivisions here were recorded as site condominiums under a master deed, even where every home stands on its own. Fannie Mae waives its condo project review for a fully detached unit, FHA has its own definition of a site condominium, and the association’s dues still count in your monthly housing cost. We check how the project was recorded before the appraisal is ordered.

Public roads belong to the Macomb County Department of Roads, and the township has no authority to repair or maintain them. Where a development has private roads, the association pays for repairs. Ask whether the street is public or private, and if it is private, what the association has set aside for it.

Only if the home is in a high-risk zone or your lender asks for it. About 3% of the township’s area is in FEMA’s high-risk flood zone, mostly along the Clinton River, its Middle Branch and county drains such as the Lawson, Kingsbury and Yates drains. Flood insurance is required for most loans on a home in that zone, so look the address up on FEMA’s map before you write an offer.

Sometimes. About one home in twenty in the township is a manufactured home, most of them in communities between 22 and 23 Mile east of Jewell Road. Whether you own the land under it decides most of the answer: a manufactured home on leased land is usually titled as personal property and financed with a chattel loan, while one on land you own, on a permanent foundation and titled as real property, can be financed with a mortgage. Tell us early which kind it is.

The Principal Residence Exemption affidavit, with the township’s assessing department. It exempts your home from up to 18 mills of school operating tax: without it, a home in the Utica schools part of the township is taxed at 48.70 mills instead of 30.70. If your mortgage company pays the taxes, make sure the treasurer’s office has its name, especially after a refinance.
