What financing looks like in Texas Township

The township assessor's 2026 study used about 410 arm's-length home sales from April 2023 through March 2025, and the middle one sold near $476,000, with the middle half running from about $367,000 to $618,000. That middle price sits under the 2026 FHA limit for Kalamazoo County, $541,287, but about a third of those sales closed above it, mostly in the newer subdivisions and on the lakes, where a conventional loan is the usual fit. The 2026 conforming limit of $832,750 covers all but about one sale in fifteen. Waterfront sales on Crooked and Eagle lakes reached about $1,675,000 and $1,465,000, and even there a jumbo loan depends on the loan amount after your down payment, not the price.

New construction runs through this market. On the assessor's two-year sales list, about one home sale in six was a house built in 2020 or later, much of it in the Applegate Pointe site condominiums and on newer streets in Turning Stone and Belle Meade. Put a builder's preferred-lender credit next to an outside quote taken the same day before you choose. In a site condo you own the detached house and the land under it, and Fannie Mae's Selling Guide treats that as a detached condo that skips the full project review on a conventional loan, though basic eligibility rules still apply.

MSHDA's MI Home Loan carries a $566,355 price limit and income limits, and the MI 10K adds a $10,000 second loan toward the down payment, due back on a sale, a refinance, a payoff or a move-out. Here that price limit covers the typical sale in Rudgate, Texas Heights, the Woodsong Valley condos and the older homes north of I-94, but not most lake or Mystics sales. Whatever the program, we build the payment from the parcel's own summer and winter bills, special assessment lines included.

The FHA limit lands just above the middle sale in Texas Township, so the subdivision you choose can decide the loan program before your credit does.

The market

The Texas Township housing market

The typical home value in Texas Township is near $415,100, the median for owner-occupied homes in the Census Bureau's American Community Survey, which counts about 5,700 owner-occupied homes here. With a median year built of 1998, Texas Township is mostly newer subdivisions and larger homes, with lakefront property on its lakes. Homeowners pay a median of about $5,440 a year in property taxes, an effective property tax rate of about 1.31% of the median value.

Addresses and prices

Three ZIP codes, one township

Census land figures split Texas Township among three ZIP codes, each named for a neighboring city and each reaching well past the township line, so ZIP-wide figures from Redfin and Zillow describe a bigger area. The last card is the township's own sales list.

ZIP 49009, a Kalamazoo address

About 54% of the township's land: the north and east, Texas Corners, Crooked Lake, Rudgate, Applegate and Colony Woods. Only about 18% of the ZIP lies in the township, most of the rest in Oshtemo, Alamo and Cooper townships. Redfin's ZIP-wide median sale was near $423,000 for the three months ending September 2026, down about 2% from a year earlier, and Zillow's typical value near $370,000.

ZIP 49071, a Mattawan address

About 20% of the land, on the west side: Pine Island, Duck and Pretty lakes, Barrington Shores and the Paw Paw Lake shore, with the Eagle Lake area split between this ZIP and 49009. About 24% of the ZIP is in the township, and the rest is in Van Buren County. Redfin's ZIP-wide median was near $367,000 over the same three months, up about 2%.

ZIP 49087, a Schoolcraft address

About 26% of the land, across the rural south and the Weeds Lake corner. Only about 14% of this ZIP lies in the township. It recorded 17 sales in September 2026, and its Redfin median was up by about half from a year earlier, a sign of how far a small sample can swing. Treat any ZIP-wide price here as a rough guide.

The township's own sales list

The assessor's two-year residential sales list, April 2023 to March 2025, counts about 600 sales of homes. The typical sold house was built in 2002 with about 2,300 square feet, and about one in six was built in 2020 or later.

Where to look

Texas Township neighborhoods

Crooked Lake

About 146 acres of water just west of Texas Corners, with homes on North, East, South and West Crooked Lake Drive. The assessor's 2026 study counted 14 waterfront sales from April 2023 to March 2025, from about $500,000 to $1,675,000, middle near $780,000. One of the two lakes in the county's lake level assessment district. FEMA maps no high-risk zone on this shore, though the 2018 high water reached homes here. Mattawan schools.

Eagle Lake

About 217 acres of water northwest of Crooked Lake and the other lake in the lake level district, with township maintenance districts of its own and one for North Eagle Lake Drive. The assessor's study counted 15 waterfront sales from about $305,000 to $1,465,000, middle near $805,000. FEMA maps a high-risk zone along parts of the shore. Its ZIP codes split between Kalamazoo 49009 and Mattawan 49071. Mattawan schools.

Pine Island, Duck and Pretty lakes

The smaller lakes south and west of Eagle Lake, with Barrington Shores and the new Turning Stone streets close by. Seven Pine Island Lake sales ran about $415,000 to $635,000, Barrington Shores 15 sales about $545,000 to $1,225,000, middle near $670,000, and Turning Stone four sales of new homes near $667,000 to $754,000. FEMA maps a high-risk zone around Duck Lake. Census puts the block group near $465,000, with a wide margin. Mattawan schools and mailing addresses.

Texas Corners

The township's commercial center at West Q Avenue and 8th Street, the Corners Business District, overseen by a Downtown Development Authority since 2000, with Township Hall, shops, restaurants and the farmers' market. Homes off Bentwood Trail and Vail Drive sold from about $490,000 to $1,020,000 in the assessor's study, middle near $674,000. Census puts the block group north of Q Avenue near $519,000, typical home from 1995, with a wide margin. Mattawan schools.

KVCC, Misty Creek and Woodsong Valley

The north-central area around Kalamazoo Valley Community College's 185-acre Texas Township Campus on West O Avenue, in Kalamazoo Public Schools. Misty Creek, Autumn and the Glades sold from about $300,000 to $670,000, middle near $535,000, the typical one built around 2013, while the Oak Shadows and Woodsong Valley condos ran about $233,000 to $287,000. Census puts the KVCC block group near $159,000 with a wide margin, and it also counts about 230 manufactured homes.

North of I-94 and Maple Wood

The strip between I-94 and the Oshtemo line along N and ON avenues, Stadium Drive and the numbered streets: older houses, most of the recent sales on an acre or more. The assessor's study counted 16 sales from about $203,000 to $515,000, middle near $248,000, the typical sold home from 1976, and the addresses checked fall in Kalamazoo Public Schools. Maple Wood Plat in the northwest corner, a Mattawan schools area, sold from about $434,000 to $665,000.

The Mystics and Whispering Pines

Subdivisions in the northwest quarter on trails named Gila Bend, Maricopa, Sierra Madre and Weeping Pine. The assessor's study counted 25 sales from about $350,000 to $1,200,000, middle near $640,000, the typical sold home from 2002. Mattawan schools. Census puts the block group near $315,000 with a wide margin, and it also counts about 144 manufactured homes.

Rudgate and Applegate

East-side subdivisions near the Portage line, in Portage Public Schools. Rudgate Woods, Meadows and Ridge had 40 sales in the assessor's study from about $253,000 to $660,000, middle near $410,000, typical home from 1986. The Applegate site condos ran near $478,000 at the middle, Rudgate Ridge site condos near $307,000, and new Applegate Pointe homes from around 2023 about $429,000 to $735,000. Census puts these block groups near $414,000 to $441,000.

Colony Woods and Colony Point

The southeast neighborhoods between West Q and West R avenues near 10th and 12th Streets, in Portage Public Schools. Colony Park and Woods sold from about $255,000 to $520,000 in the assessor's study, middle near $430,000, homes typically from the mid-1970s, and Colony Point West and Woods ran about $500,000 to $953,000. The township says the May 7, 2024 tornado hit Colony Woods hardest. Census puts the block group near $436,000.

Texas Heights and Belle Meade

South of Texas Corners off Texas Heights Avenue and Boyne Street, in Mattawan schools. Texas Heights had 33 sales in the assessor's study from about $345,000 to $630,000, middle near $449,000, typical home from 2003. Belle Meade, condos built around 2023, sold from about $590,000 to $700,000 on four sales. Census puts the block group near $405,000, typical home from 1989.

The assessor's study counted 20 rural sales in the south from about $335,000 to $950,600, middle near $481,000, and one Paw Paw Lake waterfront sale at $900,000. Mattawan schools in the west, with Mattawan or Schoolcraft mailing addresses. Census puts the southwest block group near $388,000, typical home from 1984.

Weeds Lake and the Schoolcraft corner

The southeast corner around Weeds Lake, in Schoolcraft Community Schools, with Schoolcraft mailing addresses. FEMA maps a high-risk zone with a base flood elevation around the lake. Windfall Acres, older homes from about 1961 along West R Avenue, sold from about $98,000 to $259,000 in the assessor's study, middle near $217,000.

Schools and commute

Schools

Four school districts split Texas Township, and the line between them moves the tax rate. Our point sample of the Census school district map puts about 65% of the township's land in Mattawan Consolidated School District, the west and center, Texas Corners and the Crooked, Eagle, Pine Island and Paw Paw lake shores included. Kalamazoo Public Schools holds about 14% in the north-central part around Kalamazoo Valley Community College, Portage Public Schools about 12% along the east side by Rudgate, Applegate and Colony Woods, and Schoolcraft Community Schools about 8% in the southeast corner by Weeds Lake. Michigan Treasury's 2025 millage table taxes each part at its own rate, from 32.64 mills for a homestead in the Mattawan part to 37.90 in the Kalamazoo part. The district also sets library access: the Kalamazoo and Portage parts levy a library millage, the Mattawan and Schoolcraft parts do not, and the township buys basic Kalamazoo Public Library service for those homes through 2028. The township office at 269-375-1591 can confirm the district for an address.

Commute

I-94 crosses the north end of the township with an interchange at 9th Street (exit 72), its US-131 interchange (exit 74) sits just past the east line in Portage, and exit 66 serves Mattawan to the west. From Township Hall on West Q Avenue, Kalamazoo Valley Community College's Texas Township Campus is about 2 miles by road (6 minutes), downtown Mattawan about 6 (14), Pfizer's Portage Road plant about 8 (15), Stryker's headquarters on Stryker Way about 8 (18), Western Michigan University's main campus about 11 (20), and downtown Kalamazoo and Bronson Methodist Hospital about 11 to 12 (21). Downtown Grand Rapids is about 56 miles, a little over an hour, and the Chicago Loop about 141 miles west on I-94, close to three hours without traffic. The Census puts the average commute from here near 21 minutes, and about one worker in five works from home (Census Reporter).

Michigan property taxes

Texas Township property taxes after you buy

The year after a Michigan home sells, its taxable value resets to half of the assessor's market value, so the seller's tax bill is not your tax bill.

In Texas Township, our 2026 Uncapping Study found taxable value typically rises about 28% the year after a sale. On a $425,000 home, near the typical Texas Township value, that is roughly $1,570 more in first-year tax at the local median homestead millage. We build your payment on that post-sale number.

Looking at a Texas Township address? Our Michigan property tax calculator finds that property's published 2025 millage and works out the tax to plan for after you buy.

In Samantha's words

In Michigan, don't just look at the current tax bill. Understand what could happen after ownership changes.

Know the taxing district

Which district, which rate

Michigan Treasury's 2025 homestead totals for the four school district parts of the township, with the township's own levies. Each mill is $100 a year on every $100,000 of taxable value, and the new 2026 fire millage is not in these totals yet.

Mattawan part: 32.64 mills

About 65% of the land, the center and west, Texas Corners and most of the lakes. A rental or second home here is taxed at 50.64 mills, about $1,800 more a year per $100,000 of taxable value.

Schoolcraft part: 32.83 mills

About 8% of the land, the southeast corner. Within about $18 a year per $100,000 of the Mattawan part, and like it, no library millage.

Portage part: 35.17 mills

About 12% of the land, the east side, including the Portage district library millage. The same district inside the City of Portage was 44.90 mills, about $973 more a year per $100,000.

Kalamazoo part: 37.90 mills

About 14% of the land, the north-central area around KVCC. About $526 a year more per $100,000 than the Mattawan part, part of it the Kalamazoo Public Library millage.

Township levies: 0.83 and 0.97 mills

General operating at 0.8266 mills, rolled back by law from a 1.0-mill charter rate, and fire at 0.9741 mills in 2025. The new 1.7009-mill fire millage starts on the December 2026 bill and runs through 2034.

Special assessment lines

Beyond millage, a parcel can carry assessments on its winter bill. The township's 2026 budget lists districts for Eagle Lake and Crooked Lake maintenance, North Eagle Lake Drive and Treasure Island Road maintenance, street lighting and the Texas Corners corridor and pathway, apart from the county's lake level district.

Settle these early

Texas Township questions to answer before you offer

Most of these come down to one parcel record and a few phone calls.

  • The lake level district. On Crooked and Eagle lakes, ask the county Drain Commissioner for the parcel's remaining lake level assessment, and write into the purchase agreement who covers it. The court-set levels are 895.12 feet for Crooked Lake and 899.26 feet for Eagle Lake.
  • The 2018 water. By May 2018 high water had flooded basements around both lakes, and eight homes were demolished. On any lake or low lot, ask about past water, sump pumps and repairs, then look up the address in FEMA's Flood Map Service Center, knowing that most of the damaged homes sat outside the mapped floodplain.
  • Sewer and water. The township's sewer and water page sets out the $8,600 parcel charge, the $1,800 connection fee, the 200-foot connection rule and the wellhead protection area. Service and billing come from the City of Kalamazoo, which also moves an existing account to a new owner.
  • Tornado repairs. The May 7, 2024 tornado hit Colony Woods and the streets between West Q and West R avenues from 10th to 12th Street hardest. FEMA denied federal disaster aid, and the township, the county and the state funded the cleanup and a relief program instead. On a house in that area, get the permits for any storm repairs and the roof's install date. The township's tornado recovery page maps the zone.
  • The December bill. The new fire millage, any lake or road assessment and any sewer installments land on the winter tax bill, mailed December 1, 2026 and due February 16, 2027. Ask the seller for the latest winter bill as well as the summer one, so the escrow estimate starts from both.

Texas Township mortgage questions

If yours is not here, ask it on the call. There are no dumb questions.

What do Texas Township homes sell for?

The township assessor’s 2026 study of about 410 arm’s-length home sales from April 2023 through March 2025 put the middle sale near $476,000, from about $367,000 at the lower quarter to $618,000 at the upper. Waterfront sales centered near $780,000 on Crooked Lake and $805,000 on Eagle Lake. Newer Redfin figures cover ZIP codes, not the township: 49009, most of which lies outside it, had a median near $423,000 over the three months ending September 2026. The Census figure of $415,100 is owners’ own estimate of value, pooled over 2020 to 2024.

It can be any of the four. By Census land area, about 54% of the township carries Kalamazoo’s 49009 ZIP code, about 26% Schoolcraft’s 49087 and about 20% Mattawan’s 49071, and a Census geocoder lookup of 8000 S 12th Street, which carries a Portage 49024 mailing address, lands inside the township. The mailing city does not set the tax bill or the school district. The township’s parcel record does, and that record is what we build your payment from.

Enough to notice. Michigan Treasury’s 2025 homestead totals in the township run 32.64 mills in the Mattawan part, 32.83 in the Schoolcraft part, 35.17 in the Portage part and 37.90 in the Kalamazoo part. On $100,000 of taxable value that is about $526 a year between the Mattawan and Kalamazoo parts, and part of the gap is the library millage the Kalamazoo and Portage districts levy. The same Portage Public Schools homestead rate inside the City of Portage was 44.90 mills, about $973 a year more on that $100,000.

Voters approved it on August 4, 2026: 1.7009 mills for 2026 through 2034, or $170 for each $100,000 of taxable value per year, first billed on the December 2026 winter tax bill. Added to the existing 0.9741-mill fire levy it brings the fire total near 2.68 mills, and the township estimates the countywide child care and transit measures add about $55 more per $100,000 from 2027. The 2025 Treasury rates quoted on this page include none of it. In 2025 the township had floated a township-wide fire and police special assessment instead, then took the question to voters.

A Kalamazoo County circuit court order set legal levels for both lakes on May 28, 2021, and on June 20, 2023 the county board approved an assessment district on the lakefront parcels to build permanent level-control works after the 2018 flooding. The 2023 cost sheet spread about $4.1 million over about 465 benefit units, near $8,900 for a fully benefited lot, before a state grant lowered every assessment. Owners who did not prepay see an installment with interest on the winter tax bill for 10 years. Ask the Drain Commissioner’s office at 269-290-1363 for the parcel’s remaining balance and settle in the purchase agreement who covers it.

It depends on the lake, and the map is only part of the story. FEMA’s current map draws a high-risk zone around Eagle Lake, Duck Lake and Weeds Lake, our sample found none along Crooked Lake, and the township says most homes damaged in the 2018 high water sat outside the 100-year floodplain. A lender requires flood insurance only inside the mapped zone, but the township takes part in the National Flood Insurance Program, so a policy is available outside it too. Bought with the mortgage at closing, a federal flood policy can start the day you close, while one bought later usually waits 30 days.

Either is common. The City of Kalamazoo supplies water and sewer to the township’s developed areas, while many rural homes run on a private well and septic system. A township ordinance required improved parcels within 200 feet of a sewer line to connect by October 1, 2023, at a parcel charge of $8,600 plus a $1,800 connection fee that can be spread over 15 winter tax bills. Ask whether the house is connected, whether installments remain, and whether it sits inside the city’s wellhead protection area, where a city water connection is required.

It can make it simpler. The assessor’s study names site condominium areas such as Applegate, Applegate Pointe and Rudgate Ridge. In a site condo you own the detached house and the land under it, and Fannie Mae’s Selling Guide treats that as a detached condo, which skips the full project review for a conventional loan, though basic eligibility still applies. A unit that shares walls with its neighbors still goes through the project review. FHA and VA have their own condo rules, so tell us the project name before you choose the loan.
