Buying a home in Fenton Township

Fenton Township, a charter township in Genesee County, is home to about 17,067 residents in the Census Bureau's 2020 to 2024 American Community Survey (16,843 in the 2020 census) across about 24 square miles of land. Fenton Township is a separate unit of government from the City of Fenton: the two share ZIP code 48430, but each has its own assessor and tax rates, so a Fenton mailing address alone does not say which one taxes the home. Downtown Flint is about 13 miles north in a straight line, and downtown Detroit is about 50 miles southeast in a straight line.

What financing looks like in Fenton Township

Redfin's figures for the three months ending September 2026 put the median sale near $400,000 in the Fenton 48430 ZIP code, about 4% above a year earlier, with homes selling in about 25 days, and near $391,000 in the Linden 48451 ZIP code, at about 30 days. Neither ZIP code belongs to the township alone: by our count from Census maps the township is only about a seventh of 48430's land and about two fifths of 48451's. Census owners put the township's median near $354,800, and about one owner in eight values the home at $750,000 or more. A typical house sits under the 2026 FHA limit of $541,287 and the conforming limit of $832,750, so conventional, FHA and VA all fit, and a jumbo loan applies only when the amount borrowed passes the conforming limit.

Water and sewer decide more here than price. The township says its Southern Lakes Water Extension is the first time municipal water has come to Fenton Township, and its phases along Torrey, Lahring, Jennings and Ripley roads went live in 2025. Connecting costs a $7,750 fee to the county and township plus the plumber who runs the line to the house, so a home on a new main may or may not be hooked up yet. Away from those mains the house runs on a private well, and a lender usually wants a water test. The township sewer system serves more than 4,300 homes and businesses, and a house within 250 feet of a sewer line must connect, though an existing house may keep its septic system until it fails. A direct sewer connection permit costs $7,600, which matters if the septic report comes back weak.

Lake living brings its own paperwork. Lake Fenton and Crane Lake have both paid for weed treatment through special assessment districts on the lake's property owners, set for five years at a time, and owners around Chateaux du Lac petitioned for a water main special assessment district that the township board created in April 2025. About 440 homes are attached units and the assessor keeps a separate set of site condominium maps, so ask for the master deed, bylaws and dues before you count on a loan program. Check the FEMA flood map for any address near the water: in a high-risk zone the lender requires flood insurance. First-time buyers within MSHDA's income limits can pair a MI Home Loan with the MI 10K, $10,000 repaid when the home is sold or refinanced, the first mortgage is paid off or you stop living there, on homes priced up to $566,355.

In 2025 a Fenton Township homestead in Fenton Area Public Schools paid 32.08 mills, while a homestead inside the City of Fenton with the same district paid 44.67, about $1,259 a year apart on each $100,000 of taxable value.

The market

The Fenton Township housing market

The Census Bureau's American Community Survey puts the median owner-occupied home value in Fenton Township near $354,800, across about 6,300 owner-occupied homes, with a median year built of 1992. The typical home value in Fenton Township is near $355,000. Homeowners pay a median of about $4,383 a year in property taxes, an effective rate of about 1.24% of the median value.

Mailing addresses

Fenton Township by ZIP code

The township has no ZIP code of its own, so its homes borrow Fenton and Linden addresses. The home counts are our own from 2020 Census blocks, the land shares from Census ZIP areas, and the medians are Redfin's for July through September 2026, which describe whole ZIP codes that reach well past the township.

48430: Fenton, the lake side

About 62% of township homes, around Lake Fenton, Lake Ponemah and along the south and east edges, nearly all in Lake Fenton or Fenton Area schools. The township is only about a seventh of this ZIP's land, which runs south into Tyrone and Deerfield townships in Livingston County and takes in the City of Fenton. Redfin's median was about $400,000, at about 25 days on market.

48451: Linden, the west side

About 37% of township homes, from Crane and Loon lakes to Linden County Park and Silver Lake, mostly in Linden Community Schools but with Lake Fenton and Fenton Area pockets. The township holds about two fifths of this ZIP's land, alongside Argentine Township, Deerfield Township and the City of Linden. Redfin's median was about $391,000, at about 30 days.

The edges: 48436, 48439 and 48442

Fewer than 100 township homes, about 1%, fall in the Census ZIP areas for Gaines, Grand Blanc and Holly along the north and east edges. A parcel there still pays Fenton Township's millage and sits in Linden or Lake Fenton schools, so the tax record, not the ZIP code, tells you where it belongs.

Where to look

Fenton Township neighborhoods

Lake Fenton: Lake Shore Drive, Golden Shores and Case Island

The west and south shores of Lake Fenton, with Lake Shore Drive, Golden Shores, Swanee Beach, Venetian Court, Case Island, the marina and the shops at Fenton Lake Square. With about 1,460 homes it is the largest block group in the township, nearly all owner-occupied, about one in eight an attached unit, and the typical home dates from 1991. The Census owner median is near $479,000, but its margin runs past $260,000, so price the house, not the block group. Fenton 48430 mail and Lake Fenton Community Schools throughout.

Lakeside, Mantawauka Park and the Township Hall

The east side of Lake Fenton around the Township Hall on Mantawauka Drive, Mantawauka Park and its beach, the Lakeside and Bayport Park areas, and the smaller Dollar, McCully and Little Long lakes, with Eden Gardens and Fenton Orchards among the subdivisions. The newest block group in the township, with a typical home from 2003 and owner values near $465,800. About one home in seven is attached. Lake Fenton Community Schools and a Fenton 48430 address.

Thompson Road, Barnum Lake and Audubon Meadows

The northeast corner along Thompson, Torrey and Fenton roads, with Barnum Lake, Audubon Meadows, Clover Knoll, Springfield Hills, Lake Fenton Middle School and the Thompson Road Regional Dog Park. The new water tower for the township's first public water system stands at Fenton and Thompson roads. North Towne Commons, Crystal Pointe and Petts Lake

The east edge near Fenton Road and the City of Fenton line, with Crystal Pointe, Lake Valley, Petts and Crooked lakes and the Pheasant Run Apartments. More than half of its homes are in buildings of five or more units and renters outnumber owners here, the only block group in the township where they do. Owner values near $328,700 with a wide margin, typical home from 1988. Lake Fenton Community Schools.

The US-23 corridor, Fenton Farms and The Landings

A narrow strip along US-23 west of Lake Fenton, with Fenton Farms Golf Club, Harbor Pointe, The Landings, Saint Andrews Way, West Shore Elementary and Torrey Hill Intermediate. Only about 250 homes, about as many attached units as detached houses plus about 60 in apartment buildings, typical home from 1999. The owner median near $246,900 carries a margin of more than $130,000, so treat it as a rough guide. Lake Fenton Community Schools.

Lake Ponemah, Tupper Lake and Four Lakes Avenue

The middle of the township on both sides of US-23, around Lake Ponemah and its public access site, Tupper Lake, Four Lakes Avenue, Shiawassee Shores and Torrey Beach Drive. Typical home from 1976 and owner values near $389,800 with a wide margin, and about 80 manufactured homes among some 640. This is where mail and schools cross most: about seven homes in ten read Fenton 48430 and the rest Linden 48451, and the land splits between Lake Fenton, Fenton Area and Linden schools.

Crane Lake, Loon Lake and The Fairways

Northeast of the City of Linden along Horrell and Jennings roads, with Crane Lake, Loon Lake, Loon Harbor Preserve, Lakeside Acres and The Fairways on Country Club and Championship drives. Typical home from 2001, owner values near $313,000, almost all detached houses with about 40 manufactured homes. Mostly Linden 48451 mail, with the homes split about five to three between Lake Fenton and Linden schools.

Linden Road north, River Oaks and Stony Brook

The far west of the township along Linden, Hogan and Lahring roads north of the City of Linden, with River Oaks Hollow, Stony Brook and Hidden Valley. About 490 homes, almost all detached and owner-occupied, typical home from 1992, owner values near $311,700. Linden Community Schools throughout, with Linden 48451 mail and a few dozen homes on the north edge in the Gaines 48436 ZIP area.

Jennings, Fairbanks and Odell roads

The rural north edge along Jennings, Fairbanks, Odell and Ray roads. Every one of its roughly 320 homes is a detached house, the typical one from 1968, the oldest in the township, and owner values sit near $273,700 with a wide margin. Mostly Linden 48451 mail, with about six homes in ten in Lake Fenton Community Schools and the rest in Linden's district.

Linden County Park, Byram Lake and Lobdell Road

The southwest corner off Lobdell and Linden roads around Linden County Park and Byram and Buckbee lakes, with Byram Ridge, Cider Creek, Fox Chase Farms, Linden Meadows, Orchard View Estates and the Paddock Club streets. All of its roughly 720 homes are detached and nearly all owner-occupied, with a typical home from 1998 and owner values near $316,800, one of the tightest margins in the township. Linden Community Schools and Linden 48451 mail.

Silver Lake, Pine Lake and Owen Road

West Silver Lake Road and Owen Road around Silver Lake and Pine Lake, with Pine Lake Forest, Silver Ridge, Crescent Sail Beach Estates and the Chateau du Lac streets. Typical home from 1990 and owner values near $412,300 with a wide margin. Mail is split, a little more Linden 48451 than Fenton 48430, and so are schools: nearly two thirds of homes are in Fenton Area Public Schools and the rest in Linden's district.

Bennett Lake Road, Marl Lake and Silver Landings

The township's south edge along Bennett Lake Road, with Marl Lake, Silver Landings, Silver Chase, Wyndham Estates and Vicinia Gardens. About 380 homes, almost all detached, with a typical home from 1996 and owner values near $426,500. Mostly Fenton 48430 mail, with Fenton Area Public Schools holding a little more than half the homes and Linden the rest.

Schools and commute

Schools

Three districts serve the township, and the line between them follows the parcel, not the post office. By our count from 2020 Census blocks, Lake Fenton Community Schools holds about 57% of township homes, everything around Lake Fenton and the northeast plus much of the middle, on about 47% of the township's area. Linden Community Schools holds about 29% of homes on about 43% of the area, the west side around the City of Linden, and Fenton Area Public Schools holds about 14% of homes, mostly around Silver Lake, Lake Ponemah and the south edge. Treasury's 2025 homestead totals in the township were 29.17 mills with Lake Fenton, 31.59 with Linden and 32.08 with Fenton Area, so the same house can carry about $291 a year more tax on each $100,000 of taxable value in one district than another. A Linden address does not mean Linden schools: the Census geocoder places 3542 Four Lakes Ave, Linden 48451, in Fenton Township and Lake Fenton Community Schools.

Commute

US-23 runs north and south through the middle of the township, west of Lake Fenton, while Fenton Road runs north toward Flint and Torrey, Thompson, Lahring and Owen roads carry local traffic. By OSRM routing from the Township Hall at 12060 Mantawauka Drive, outside rush hour, downtown Fenton is about 5 miles and 12 minutes away, Ascension Genesys Hospital in Grand Blanc about 15 minutes, Bishop International Airport about 20, GM's Flint truck assembly plant about 21 and Hurley Medical Center in downtown Flint about 24. Brighton is about 37 minutes south, GM's Milford Proving Ground about 42, downtown Ann Arbor about 54, the Capitol in Lansing about 74 and downtown Detroit about 80. The City of Flint's 2025 financial report, counting W-2 forms filed with its income tax office, puts General Motors first among employers in the city at about 7,500 jobs, followed by Hurley Medical Center and McLaren at about 2,800 and 2,500. In Census figures the average trip to work runs about 30 minutes, about one township worker in six works from home, and about one commuter in eight drives an hour or more.

On the checklist

Fenton Township details to settle before closing

Settle each of these while the purchase terms are still open.

  • The unit and the school code on the tax record. A Fenton or Linden address can belong to the township or to either city, and the school code sets the millage. The township assessor's office answers at 810-629-3445.
  • Well or county water. Ask whether the house is connected to the Southern Lakes water main, available but not connected, or on a private well, and order a water test for a well. The township building department, 810-629-6711, starts a residential water connection.
  • Septic or sewer. If the house is on septic within 250 feet of a sewer line, a failed system means connecting, and the township lists a direct connection permit at $7,600. Sewer questions go to 810-629-1537.
  • Lake and water special assessments. Ask for every special assessment district the parcel sits in, such as a lake weed program or a water main district, with its yearly charge and end date.
  • Site condo or association papers. For a site condo or an attached unit, read the master deed, bylaws and budget, because they set dues, what you maintain and what a lender reviews.
  • The flood zone. Look the address up on FEMA's Flood Map Service Center. In a high-risk zone the lender requires flood insurance, so price the policy before you commit.
  • The homestead exemption. File it with the township assessor after closing. The township lists June 1 as the deadline for the summer tax bill.

Michigan property taxes

Fenton Township property taxes after you buy

The year after a Michigan home sells, its taxable value resets to half of the assessor's market value, so the seller's tax bill is not your tax bill.

In Fenton Township, our 2026 Uncapping Study found taxable value typically rises about 38% the year after a sale. On a $350,000 home, near the typical Fenton Township value, the first-year tax goes up roughly $1,390 to $1,530, depending on the school district. Most homes here are in Lake Fenton schools (about $1,390); Linden schools homes run about $1,510 and Fenton schools homes about $1,530. Your address decides which applies. We build your payment on that post-sale number.

In Samantha's words

I'd much rather somebody ask me, "Why are your taxes higher than what I'm seeing online?" than have them build a housing budget around the wrong assumption.

2025 homestead millage

What sets a Fenton Township tax bill

Treasury's 2025 homestead totals for the township's three school districts, beside the two cities whose ZIP codes the township shares. Each mill adds $1 of tax on every $1,000 of taxable value.

Lake Fenton schools: 29.17 mills

The lowest total in the township and the district with the most homes, about 57%. On $175,000 of taxable value that comes to about $5,105 a year. The non-homestead total was 45.78 mills.

Linden schools: 31.59 mills

About 29% of township homes, on the west side. The same $175,000 of taxable value comes to about $5,528. Inside the City of Linden, with the same district, the 2025 homestead total was 45.93 mills.

Fenton Area schools: 32.08 mills

About 14% of township homes, mostly around Silver Lake, Lake Ponemah and the south edge, about $5,615 on $175,000 of taxable value. Inside the City of Fenton the same district's homestead total was 44.67 mills, about $2,203 more on that taxable value.

Fenton Township mortgage questions

If yours is not here, ask it on the call. There are no dumb questions.

What are homes in Fenton Township selling for?

No sales series covers the township alone. Redfin’s figures for the three months ending September 2026 put the median sale near $400,000 in the Fenton 48430 ZIP code and $391,000 in Linden 48451, and both ZIP codes reach well past the township. The Census owner median for the township is about $354,800. Block group estimates run from about $246,900 along US-23 to about $479,000 on Lake Fenton, both with wide margins, and owners put about 530 township homes at $1 million or more, so frontage, lake and street matter more than any average.

Often it is, but the mailing town does not settle it. About 62% of township homes in the 2020 count carry a Fenton 48430 address and about 37% a Linden 48451 address, while both ZIP codes also cover the City of Fenton, the City of Linden and neighbouring townships. The Census geocoder places 2338 Golden Pond Ct, Fenton 48430 in the township but 852 Oakwood Cir, Fenton 48430 inside the City of Fenton. That difference shows up on the bill: in 2025 the City of Fenton’s homestead total ran about 12.6 mills above the township’s with the same school district.

Read the school district code on the tax bill or the assessor’s record: 25200 is Lake Fenton, 25250 Linden and 25100 Fenton Area. Lake Fenton Community Schools covers about 57% of township homes, Linden about 29% and Fenton Area about 14%. Treasury’s 2025 homestead totals were 29.17, 31.59 and 32.08 mills, and the township’s own 2026 chart puts them at 29.14, 31.54 and 32.05. The township assessor’s office answers at 810-629-3445.

Sewer is common and public water is new. The township sewer system serves more than 4,300 homes and businesses, and a house within 250 feet of a line must connect, though an existing home may keep its septic system until it fails. The Southern Lakes Water Extension brought the first municipal water to the township, with its phases along Torrey, Lahring, Jennings and Ripley roads live since 2025 and a $7,750 connection fee before the plumber’s work. Everywhere else the house draws from its own well, so ask the seller which applies and plan a water test.

Some do. Lake Fenton and Crane Lake have both paid for weed treatment through special assessment districts on the lake’s property owners, set up by the township board for five years at a time, and a neighbourhood can also petition for a water main district, as Chateaux du Lac did in 2025. Ask the seller and the township office, 810-629-1537, for every special assessment on the parcel and when each one ends.

Only when the house sits in a FEMA high-risk flood zone and the loan is federally backed, but with this many lakes it is worth checking every address near the water. Look the address up on FEMA’s Flood Map Service Center before you write the offer, and if it is in a high-risk zone, get an insurance quote early so the full payment is known.

Ask the township before you count on rental income. Its planning commission began studying short-term rentals in January 2023 and mailed a survey to 6,739 residents that spring, with 1,079 returned, to gather input on them. For a long-term rental or a second home, tell us at the start, because the loan and the homestead exemption both change when you will not live in the house.

File the principal residence exemption with the township assessor once you own and live in the home. The township lists June 1 as the deadline to have it count on the summer tax bill, and without it a house is taxed at the non-homestead millage, about 16.6 to 18 mills higher in Treasury’s 2025 table. The assessor’s office is at the Township Hall, 12060 Mantawauka Drive, 810-629-3445.
