Buying a home in Mundy Township

Mundy Township, in Genesee County, is home to about 15,311 residents in the Census Bureau's 2020 to 2024 American Community Survey (15,281 in the 2020 census) across about 36 square miles of land. Its ZIP codes also reach into Fenton, Flint, Grand Blanc and Grand Blanc Township, so the parcel record, not the mailing address, shows which unit's tax rates apply. Downtown Flint is about 8 miles northeast in a straight line, and downtown Detroit is about 54 miles southeast in a straight line.

What financing looks like in Mundy Township

Owners answering the Census survey for 2020 to 2024 put the median Mundy Township home near $214,200, with a quarter of owned homes under about $166,500 and a quarter above about $286,800. No sale figure covers the township by itself. Redfin's median for the three months ending September 2026 was about $251,000 in the Swartz Creek 48473 ZIP code, where homes typically went under contract in about 21 days, and about $299,000 in the Grand Blanc 48439 ZIP code. Half the homes in the Flint 48507 ZIP code are inside the City of Flint, which is why its median of about $115,000 says little about a Mundy house. A typical house here prices below the 2026 FHA limit of $541,287 and far below the conforming limit of $832,750, so conventional, FHA and VA loans all fit, and jumbo financing only matters once the amount borrowed passes the conforming limit.

Know what kind of home it is before you pick a loan. About 880 homes are attached condos or townhomes, with clusters at Lake Park Village and Timber Ridge Village off Fenton Road, Sleepy Hollow Condos near Reid Road and Maple Park Terraces north of Hill Road. Before approving a loan on an attached unit, the lender typically looks at the condo association itself, so request its budget, reserve figures and master insurance policy early. About 170 homes are manufactured homes, most of them north of Hill Road between Linden Road and US-23, and owning the land underneath decides which loans can work. MSHDA's MI 10K adds $10,000 toward the down payment for a qualifying first-time buyer using a MI Home Loan, and it comes due when the home is sold or refinanced, when the first mortgage is paid off, or when the buyer no longer lives there. The program's $566,355 purchase price cap leaves plenty of room above a typical Mundy house.

Ask early how the house gets its water. The township bills public water every quarter, a readiness charge set by meter size plus a charge for each 100 cubic feet used, while a house on a private well that is tied into township sewer pays a flat sewer charge instead. A house with a well and a septic system needs a water test and a septic inspection before the inspection period ends. For flood, enter the address in FEMA's Flood Map Service Center. If the house sits in a high-risk zone, the lender requires flood insurance, so get a quote before the offer is final.

Mundy Township's own hall at 3478 Mundy Avenue has a Swartz Creek mailing address, yet the Census places it in Carman-Ainsworth Community Schools, one of five districts that divide the township, with 2025 homestead totals running from 32.52 to 36.83 mills.

The market

The Mundy Township housing market

The Census Bureau's American Community Survey puts the median owner-occupied home value in Mundy Township near $214,200, across about 5,708 owner-occupied homes, with a median year built of 1979. The typical home value in Mundy Township is near $214,000. Homeowners pay a median of about $2,716 a year in property taxes, an effective rate of about 1.27% of the median value.

Mailing addresses

Four post office towns, one township

A Mundy Township home can carry the name of a city it is not in. Home counts come from 2020 Census blocks inside Census ZIP code lines. Redfin's medians cover each whole ZIP code for the three months ending September 2026.

48473, Swartz Creek: about 44% of homes

About 2,900 township homes, across the whole west side and the middle, from Elms Road to the Township Hall and south past Ray Road. The same ZIP code covers the City of Swartz Creek, which taxes its homes separately. Redfin's ZIP-wide median was about $251,000, with a typical 21 days to a contract.

48507, Flint: about 29%

About 1,950 township homes, mostly north of Grand Blanc Road around Hill Road, Fenton Road and West Maple Avenue. Half this ZIP code's homes are in the City of Flint, so its ZIP-wide median of about $115,000 is not a guide to Mundy houses.

48439, Grand Blanc: about 25%

About 1,650 township homes on the east and south sides, from Windfield and Reid Road down to Creekwood, Case Lake and Lake Park Village. Grand Blanc Township holds about two thirds of this ZIP code. Redfin's ZIP-wide median was about $299,000.

48430 Fenton and 48451 Linden: about 2%

About 150 homes along the township's south line, mostly near Fenton Road and Torrey Road for Fenton and near Linden Road for Linden. Most of the Fenton ZIP code lies in Fenton and its townships, where Redfin's ZIP-wide median ran about $400,000.

Schools and commute

Schools

Counting 2020 Census blocks inside Census school district lines, Mundy Township's roughly 6,700 homes split five ways. Swartz Creek Community Schools takes about 31%, across the northwest quarter. Carman-Ainsworth Community Schools takes about 26%, around the Township Hall and in the northeast. Grand Blanc Community Schools takes about 22% on the east side along Fenton Road, Lake Fenton Community Schools about 18% in the south and southeast, and Linden Community Schools about 4% at the southwest corner. By land the order changes, with Lake Fenton and Swartz Creek each covering about three tenths of the township. Michigan Treasury's 2025 homestead totals in Mundy were 36.83 mills with Grand Blanc, 35.26 with Swartz Creek, 34.94 with Linden, 34.17 with Carman-Ainsworth and 32.52 with Lake Fenton. Neither the street address nor the post office town names the district, so read the school code on the parcel record.

Commute

US-23 runs north and south through the middle of Mundy Township, with exits at Hill Road and Grand Blanc Road, and I-75 crosses the northeast corner to join it just past the township line. Fenton, Torrey and Linden roads carry local traffic north toward Flint and south toward Fenton. From the Township Hall on Mundy Avenue, outside rush hour, Bishop International Airport is about 11 minutes and 6 miles away, downtown Flint about 16 minutes, downtown Fenton and downtown Swartz Creek about 16 each, Brighton about 39, Auburn Hills about 48, downtown Ann Arbor about 55 and the Capitol in Lansing a little over an hour. The City of Flint's 2025 financial report names General Motors and Hurley Medical Center as the two largest employers by W-2s filed with its income tax office. The Census puts the average one-way commute near 29 minutes, with a little over a third of commuters on the road 30 minutes or more and about one worker in seven working from home (Census Reporter).

Before closing

What to settle on a Mundy Township house

None of this is on the listing sheet, and each item is easier to handle before the inspection period runs out.

  • The parcel. Look the address up in the township's free online parcel and tax records for its school code and taxable value. The assessing office answers at 810-655-4631, extension 221. Township offices are open Monday through Thursday, 8 a.m. to 6 p.m., and closed Fridays.
  • Which bill carries the school taxes. Swartz Creek, Carman-Ainsworth and Grand Blanc homes pay them mostly in summer, Lake Fenton homes in winter and Linden homes half and half, as the treasurer's tax page explains. Ask for both of last year's bills so the proration and escrow come out right.
  • Water, sewer or a well. The Building Department page links the public water and sanitary sewer maps. On township water, order the final bill through the Water and Sewer Department. On a private well, test the water, and on a septic system, have it inspected.
  • Flood maps. Enter the address in FEMA's Flood Map Service Center. In a high-risk zone the lender requires flood insurance, so price the policy before you commit.
  • Mosquito spraying. The township contracts a mosquito control program each season, and owners who want spraying shut off at their address can use the forms on its 2026 program notice or call the contractor at 810-766-9423.
  • After closing. File the principal residence exemption affidavit for a home you live in. A value you disagree with goes to the March Board of Review, by appointment.

On weekends the Mundy Miracle Commons on West Hill Road, a barrier-free township park with more than two miles of wide paved paths and a Miracle League ballfield, is a good first stop for a feel of the township. The neighborhood figures above are five-year Census survey estimates for 2020 through 2024, so recent sales on the same street count for more when you price one house.

Michigan property taxes

Mundy Township property taxes after you buy

The year after a Michigan home sells, its taxable value resets to half of the assessor's market value, so the seller's tax bill is not your tax bill.

In Mundy Township, our 2026 Uncapping Study found taxable value typically rises about 43% the year after a sale. On a $225,000 home, near the typical Mundy Township value, the first-year tax goes up roughly $1,100 to $1,250, depending on the school district. The largest share of homes here is in Swartz Creek schools (about $1,190); Grand Blanc schools homes run about $1,250 and Lake Fenton schools homes about $1,100. Your address decides which applies. We build your payment on that post-sale number.

In Samantha's words

County alone does not tell you much. We would never say you are in a particular county so here are your taxes. It does not work like that. We need the actual property.

Linden schools: 34.94

About 240 homes at the southwest corner. Inside the City of Linden the same district totals 45.93.

Carman-Ainsworth schools: 34.17

Mundy Township mortgage questions

If yours is not here, ask it on the call. There are no dumb questions.

What are Mundy Township homes selling for?

No sale figure covers the township alone. Redfin’s median for the three months ending September 2026 was about $251,000 in the Swartz Creek 48473 ZIP code, which holds the largest share of Mundy homes, and about $299,000 in Grand Blanc’s 48439. The Census owner median for the township itself was about $214,200 over 2020 to 2024, and its block groups ran from about $161,800 around Lake Park Village to about $326,900 around Creekwood and Deer Creek. We price the specific house, not the ZIP code.

Usually not. About 2,900 Mundy Township homes, roughly 44%, have Swartz Creek 48473 addresses. The Census geocoder places 3478 Mundy Ave and 5200 Hill Rd, both Swartz Creek 48473, inside Mundy Township, and 8083 Civic Dr, Swartz Creek 48473 inside the City of Swartz Creek. It matters for the bill: with the same Swartz Creek Community Schools, Treasury’s 2025 homestead total was 35.26 mills in Mundy and 47.16 in the city.

Yes. About 1,950 township homes have Flint 48507 addresses, mostly north of Grand Blanc Road on either side of US-23, and about 1,650 have Grand Blanc 48439 addresses on the east and south sides. The geocoder places 3400 Hill Rd, Flint 48507 in Mundy and Swartz Creek Community Schools, and 9000 Torrey Rd, Grand Blanc 48439 in Mundy and Lake Fenton Community Schools. About 150 homes along the south line carry Fenton 48430 or Linden 48451 addresses. All of them pay Mundy Township taxes. The City of Flint’s income tax applies to people who live in the city or work there, so a Flint mailing address alone does not bring it.

Whichever one the parcel sits in, and five share the township: Swartz Creek, Carman-Ainsworth, Grand Blanc, Lake Fenton and Linden. The parcel record lists the school code (25180, 25080, 25030, 25200 or 25250 on the township’s tax page). From the lowest 2025 homestead total, 32.52 mills with Lake Fenton, to the highest, 36.83 with Grand Blanc, is about $431 a year on each $100,000 of taxable value.

Because the school district decides which bill carries the school taxes. The township treasurer’s page says homes in Swartz Creek, Carman-Ainsworth and Grand Blanc pay the State Education Tax and all local and county school mills in summer. Linden homes pay half of those school mills in summer and half in winter. Lake Fenton homes pay only the State Education Tax in summer, and their other school mills come on the winter bill. That timing changes the tax proration at closing and how an escrow account is funded, so we read both bills before we set up the loan.

Ask before you write the offer. Some streets have township water and sewer, some have sewer with a private well, and some have a well and a septic system. The township posts its public water and sanitary sewer maps on its Building Department page. Public water is billed every quarter, a readiness charge set by meter size plus a usage charge for each 100 cubic feet, and a home with sewer only pays a flat quarterly sewer charge. At a sale the account moves to the new owner after a final bill, which the Water and Sewer Department orders at 810-655-4631, extension 222.

That depends on the address, not the township. Enter it in FEMA’s Flood Map Service Center. If the house is in a high-risk zone, the lender requires flood insurance, and a quote belongs in your numbers before the offer is final. Outside one, a policy is optional. Drains and surface water in the township are handled by the Genesee County Drain Commissioner, 810-732-1590.

The tax bill rises, because the principal residence exemption covers only a home you live in. Treasury’s 2025 non-homestead totals in Mundy ran from 49.13 mills with Lake Fenton to 54.83 with Grand Blanc, against 32.52 to 36.83 for a homestead. On a home you do live in, file the principal residence exemption affidavit after closing, and bring any value you disagree with to the March Board of Review, which meets in the first two weeks of March by appointment.
