Buying a home in Hartland Township

Hartland Township, in Livingston County, is home to about 15,563 residents in the Census Bureau's 2020 to 2024 American Community Survey (15,256 in the 2020 census) across about 36 square miles of land. Its ZIP codes also reach into Howell, Fenton, Brighton Township, Genoa Township, Tyrone Township and Oceola Township, so the parcel record, not the mailing address, shows which unit's tax rates apply. Downtown Ann Arbor is about 25 miles south in a straight line, and downtown Detroit is about 42 miles southeast in a straight line.

What financing looks like in Hartland Township

Hartland's own ZIP code gives the cleanest read on prices, because every home in 48353 lies inside the township. Redfin's median sale there for July through September 2026 was about $364,000, and the typical listing found a buyer in about 15 days, against 25 a year before. The Census owner median for the whole township, $378,300 across 2020 to 2024, lands close to it, and owners put one home in four under about $264,600 and one in four above about $480,900. Redfin's Howell 48843 and Fenton 48430 medians, about $418,000 and $400,000, mostly describe sales elsewhere, since Hartland holds only about 9% and 4% of the homes in those ZIP codes. Most houses here sell for less than the 2026 FHA limit of $541,287, and far less than the conforming limit of $832,750, which leaves conventional, FHA and VA financing all on the table. Jumbo financing matters only if the amount you borrow passes the conforming limit.

The kind of house shapes the file here. About 515 homes are manufactured homes, and most of them sit in Hartland Meadows, a community of about 600 sites at 13634 Highland Road. A home sitting on a leased lot there is usually titled apart from the land, and the CFPB finds that kind of financing tends to cost more than a mortgage on a house with its own lot, so read our manufactured home loans page before you shop there. Many subdivisions are condominiums on paper: the assessing office posts master deeds for 37 condominiums, from the five San Marino phases to Fox Ridge, Woodcliff and Cobblestone Preserve, and with only about 240 attached single-family homes in the Census count, many of those homes are detached site condos, which Fannie Mae leaves out of its condo project review. New ones keep arriving: the township approved 32 detached ranch condos at Courtyards of Hartland and 57 site condos at Villas of Hartland on Hacker Road in 2023, and 65 site condos at Highland Reserve near Hartland Glen in 2024, so a builder's purchase agreement is a common starting point. If this is your first home and your household income fits MSHDA's limits, the MI 10K rides alongside a MI Home Loan as a $10,000 down payment loan, repaid when you sell, refinance, pay off the mortgage or stop living in the home, for homes priced up to $566,355.

Utilities and roads reach the closing table too. The township's water system draws on three township wells and serves a little over 830 homes and businesses, so most of Hartland's roughly 6,500 homes run on a private well, and many on a septic system. The Livingston County Health Department does not inspect a well or septic system when a home sells, so any test is one you order, starting from the permits in its online records. Public sewer, where it reaches, belongs to the Livingston County Drain Commission and is billed quarterly by the township. The township owns no roads at all. Each one is a state highway, a county road or a private road, and for a home on a private road the appraisal rules in Fannie Mae's guide call for a legally enforceable maintenance agreement, ideally recorded, unless state law spells out the owners' duties. Trash pickup is the owner's to arrange as well, and road, sewer and lake assessments land only on the parcels inside each district, so we build your escrow from that parcel's actual tax bills.

One school district, seven ZIP codes: every Hartland Township home is in Hartland Consolidated Schools, yet by Census ZIP code areas only about 44% carry a Hartland 48353 address and about 29% carry a Howell 48843 address.

The market

The Hartland Township housing market

The Census Bureau's American Community Survey puts the median owner-occupied home value in Hartland Township near $378,300, across about 5,631 owner-occupied homes, with a median year built of 1993. The typical home value in Hartland Township is near $378,000. Homeowners pay a median of about $3,696 a year in property taxes, an effective rate of about 0.98% of the median value.

Mailing addresses

Seven ZIP codes, one Hartland Township

Census ZIP code areas and 2020 block counts show how the township's 5,813 homes divide among mailing ZIP codes. Only 48353 belongs to Hartland alone. Redfin's medians for July to September 2026 describe each ZIP code as a whole, not just its Hartland part.

48353, Hartland: about 44% of homes

About 2,580 homes on about 35% of the land, and every home in this ZIP code is in the township: the Township Hall and Settlers Park, the village crossroads and its schools, Bullard Lake, Dunham Road, the Handy, Maxfield and Round lakes and Hartland Meadows. Redfin's median sale was about $364,000, with homes under contract in about 15 days.

48843, Howell: about 29% of homes

About 1,700 homes on about 14% of the land, in the southwest quadrant of M-59 and US-23: San Marino, Millpointe, Oakbrooke, Cobblestone Preserve, Autumn Woods and the lakes off Old US-23 to the south. Hartland holds only about 9% of this ZIP code's homes, so Redfin's median of about $418,000, up about 8%, mostly reflects sales in Genoa, Howell, Marion and Oceola.

48430, Fenton: about 11% of homes

About 660 homes on about a quarter of the land, across the north: Parshallville, the Clyde Road exit, the north end of the village and the Hartland side of Lake Tyrone. Hartland is about 4% of this ZIP code, which centers on the City of Fenton and Tyrone and Fenton townships, so Redfin's median of about $400,000 describes that wider area.

48855, Howell: about 6% of homes

About 360 homes west of US-23 and north of M-59, around Lake Walden, Waldenwoods, Hartland Estates and Walnut Ridge Estates. Most of this ZIP code lies in Oceola, Howell and Cohoctah townships, and Hartland holds about 6% of its homes.

48114 and 48380: Brighton and Milford

About 260 homes along the south line, mostly on and near Long Lake, carry a Brighton 48114 address, and about 170 in the southeast corner by the Oakland County line carry a Milford 48380 address. Hartland is about 3% and 6% of those two ZIP codes.

48442, Holly: about 80 homes

The Census ZIP code map puts about 80 homes in the far northeast corner, near Hallers Corners and Tipsico Lake Road, in the Holly 48442 area. Confirm the mailing address with the listing and the parcel record, because Census ZIP areas only approximate postal routes.

Where to look

Hartland Township neighborhoods

Dunham Road, Whalen Lake and Dunham Hills

Its Census block group, shared with the Lake Tyrone card, is almost all detached houses, with owner values near $431,000 and a typical home from 1978, and it covers about a fifth of the township's land.

Lake Tyrone's Hartland side and Hallers Corners

The north edge, along Clyde Road and the upper end of Tipsico Lake Road: the Hartland side of Lake Tyrone, including Lake Tyrone Estates, the Hunters Ridge at Hartland subdivision and the Hallers Corners crossroads. About 270 homes, most with a Fenton 48430 address and about 80 mapped to the Holly 48442 ZIP area. Lake Tyrone homes are on a community sewer system that the Livingston County Drain Commission runs, and the township's Lake Tyrone sewer assessment runs through 2035. Census figures are shared with the Dunham Road card: owner values near $431,000, typical home from 1978.

Bullard Lake, Settlers Park and Clark Road

Around the Township Hall at 2655 Clark Road and Settlers Park, with its veterans memorial and mountain bike skills trails, east to Bullard Lake and its nature preserve. Subdivisions include Heritage Meadows, Woodcliff Village, Woodcliff North and Fawn Ridge, plus the Bullard Lake Woods streets of Erika, Joshua and Pamela, whose road assessment runs through 2028. Of about 700 homes in the Census estimate, roughly 500 are detached and about 190 are attached or in small buildings. Owner values near $330,000, typical home from 1991, all Hartland 48353.

Hartland's village crossroads

The historic center along Hartland Road and Avon, Mill and School streets: Cromaine Library at 3688 N. Hartland Road, the Florence B. Dearing Museum, Hartland High School on Dunham Road, Hartland Middle School at Ore Creek, the Creekside, Round and Village elementary schools and the Hartland Hills condos. North of the center, toward the Clyde Road exit on US-23, addresses switch to Fenton 48430. About 650 homes, nearly all detached. Owners value them near $392,000, a figure with a margin of about $60,000, and the median home went up in 1982.

Parshallville and the northwest corner

The Parshallville crossroads, with the Parshallville Cider Mill at 8507 Parshallville Road and the 38-acre Parshallville Pond, plus the rural roads running west to the Oceola Township line. About 310 homes, every one inside the Fenton 48430 ZIP area on the Census map. The Census tract here also covers the Lake Walden card, with owner values near $422,000 and a typical home from 2001.

Lake Walden, Old US-23 and Hartland Estates

West of US-23 between Crouse Road and M-59: Lake Walden (Brophy Lake on federal maps, about 145 acres), the Majestic at Lake Walden golf course, the Waldenwoods resort at 2975 Old US-23, and Hartland Estates, Walnut Ridge Estates and Fox Ridge. About 500 homes, most with a Howell 48855 address and the rest Howell 48843. The Kroger and Target stores at M-59 and the Hartland Consolidated support center at 9525 E. Highland Road sit here too. Tract figures: about 630 detached homes and 190 apartments in larger buildings, owner values near $422,000, typical home from 2001.

Hartland Meadows and Wilderness Lake Estates

The southeast corner along Highland Road at the Oakland County line. Hartland Meadows, a manufactured home community at 13634 Highland Road that opened in 1996, holds most of the roughly 490 manufactured homes in this block group, and Wilderness Lake Estates and streets such as Sleigh Trail and Windmill Lane hold about 280 detached houses. The Census owner median, near $106,000, reflects the manufactured homes rather than the houses. Typical home from 1995. Mostly Hartland 48353, with about 120 homes in the Milford 48380 ZIP area.

Handy, Maxfield and Round lakes

South of Highland Road and east of US-23, a chain of lakes: Round (about 70 acres), Maxfield (about 68), Handy (about 59), Silver and Dollar, with lake streets such as Maxfield Lake Road, Odette and Sylvan, and Hartland Glen's golf course at 12400 Highland Road. The township has approved Highland Reserve's 65 site condos and, in preliminary form, Sawyer Ridge's 172 detached homes nearby. About 630 homes, all Hartland 48353. Its block group, shared with the Long Lake card, has the oldest typical home in the township, from 1975, and owner values near $377,000 on a wide margin.

Long Lake and Long Lake Pines

Long Lake, about 174 acres, is held at a legal level of 953.0 feet under court orders from 1947 and 2006, kept by the county drain commissioner. Homes along Long Lake Drive and in Long Lake Pines mostly carry a Brighton 48114 address, with a few dozen in the Milford 48380 area, about 280 in all. The county's 2026 assessment list carries a Long Lake lake level note in the first of its five years, and Long Lake Pines carries a county sewer charge. Census figures are shared with the Handy and Maxfield card: owner values near $377,000, typical home from 1975.

Blaine Lake, Foldenauer Farms and Meadow View

The south end along Old US-23 and Cullen Road toward the Brighton Township line: Blaine, Divine and Grubb lakes, Meadow View Estates, Foldenauer Farms and the Mystic Woods and Saddle Club streets. About 220 homes, all single-family detached and none rented in the Census survey. Typical home from 2002, owner values near $413,000 though the margin runs past $100,000. Mostly Howell 48843, with a few dozen Brighton 48114 addresses.

Millpointe, Oakbrooke and Hartland Woods

Southwest of the M-59 and US-23 interchange: Millpointe of Hartland, West Hartland Woods Estates, Cobblestone Preserve, Autumn Woods, Fiddler Grove, the Rockhill duplexes, the Oakbrooke apartments and the homes along Andover Boulevard. A wider mix than anywhere else in the township: of about 940 homes, roughly 580 are detached, 170 are attached or in small buildings and 190 are in apartment buildings. Owner values near $373,000, typical home from 2001. Road assessments run through 2026 in Millpointe and through 2032 in Hartland Woods. All Howell 48843.

San Marino and Bergin Road

West of Old US-23 toward Hacker and Bergin roads: the five San Marino condominium phases (Glens, Hills, Meadows, Park and Woods), Glen Haven and Rolling Hills of Hartland. About 540 homes, every one a single detached house lived in by its owner according to the survey, built around 1998 at the median, with owner values near $457,000, the highest of any block group in the township. Howell 48843 addresses throughout.

Schools and commute

Schools

Census school district lines put every Hartland Township home, all 5,813 counted in 2020, in Hartland Consolidated Schools, which describes itself as a district of about 93 square miles in northeastern Livingston County. The township holds about 53% of the district's homes. The rest are in Brighton, Tyrone, Oceola, Deerfield and Genoa townships, so a listing in Hartland's district is not always a Hartland Township house. Hartland High School on Dunham Road, Hartland Middle School at Ore Creek and the Creekside, Round and Village elementary schools all sit near the old village crossroads. Because one district covers the whole township, the school code never moves the bill here: Treasury's 2025 homestead total was 28.44 mills on every Hartland Township parcel. The same district's homes paid 25.14 mills in Tyrone Township, 26.15 in Deerfield, 27.42 in Genoa, 27.50 in Brighton Township and 27.85 in Oceola, so the township on the parcel record is the detail to confirm.

Commute

US-23 runs north and south through the township with two exits, M-59 at exit 67 and Clyde Road at exit 70, and M-59, Highland Road, crosses it east to west. From the Township Hall on Clark Road, outside rush hour, the M-59 and US-23 interchange is about 4 minutes away and the Clyde Road ramps about 6. Downtown Brighton and the I-96 and US-23 junction take about 18 minutes each, downtown Howell and downtown Milford about 19, downtown Fenton about 20, Bishop International Airport in Flint about 32, downtown Ann Arbor about 33, downtown Flint about 37 and downtown Pontiac, straight east on M-59, about 40. Lansing's Capitol and Detroit Metro Airport each take about an hour, and downtown Detroit about 65 minutes. GM's Milford Proving Ground on General Motors Road, a test site of about 4,000 acres, is about 14 minutes southeast. Census commuting figures for 2020 to 2024 put the average drive to work near 29 minutes, roughly 47 in 100 commuters need 30 minutes or longer, and about 1 worker in 6 works from home (Census Reporter).

Before closing

Parcel checks for a Hartland Township house

Each item below comes from the parcel, not the listing, and each is cheaper to resolve while your offer is still contingent.

  • The parcel record. A Howell, Fenton, Brighton or Milford address can still be Hartland Township, and a Hartland schools listing can sit in a neighboring township. The assessing office at 2655 Clark Road, 810-632-7498, keeps records online and is open Monday through Thursday, 8:30 a.m. to 6 p.m.
  • Well, septic or sewer. Ask Public Works whether the address is on township water or the county sewer. For a well and septic home, pull the permits through the Livingston County Health Department, 517-546-9858, which keeps records from 2018 on in one search and older ones in another.
  • The road. State highway, county road or private road. On a private road, get the recorded maintenance agreement or the association documents to the lender early.
  • Assessments and the master deed. Ask the Treasurer which road, sewer, lake or drain assessments the parcel carries and the payoff. In a condominium subdivision, read the master deed the township posts.
  • Trash. The township lists haulers but runs no pickup of its own, so line up service or confirm the association's contract.
  • Flood map. Search the address on FEMA's Flood Map Service Center, especially for a lake lot.
  • After closing. File the Property Transfer Affidavit within 45 days (a late filing on a home costs $5 a day, up to $200) and the principal residence exemption affidavit. The township takes summer tax payments from July 1 and winter payments from December 1, both through February 28, and from March 1 unpaid taxes go to the Livingston County Treasurer.

The neighborhood figures above are Census five-year survey estimates for 2020 through 2024, and a block group's margin can run past $50,000, so recent sales on the same road say more about a house you plan to bid on.

Michigan property taxes

Hartland Township property taxes after you buy

The year after a Michigan home sells, its taxable value resets to half of the assessor's market value, so the seller's tax bill is not your tax bill.

In Hartland Township, our 2026 Uncapping Study found taxable value typically rises about 37% the year after a sale. On a $375,000 home, near the typical Hartland Township value, the first-year tax goes up roughly $1,440 at the Hartland schools rate. We build your payment on that post-sale number.

Looking at a Hartland Township address? Our Michigan property tax calculator finds that property's published 2025 millage and works out the tax to plan for after you buy.

In Samantha's words

I'd much rather somebody ask me, "Why are your taxes higher than what I'm seeing online?" than have them build a housing budget around the wrong assumption.

Treasury, 2025

One school district, six township tax totals

Hartland Consolidated Schools reaches into six townships, and Treasury's 2025 homestead totals for the same district differ by township because the township, library and fire levies differ. A mill is one dollar of tax for every thousand dollars of taxable value.

Hartland Township: 28.44 mills

The one homestead total for every parcel in the township, about $2,844 a year on $100,000 of taxable value. About 53% of the district's homes are here.

Tyrone and Deerfield: 25.14 and 26.15

The district's homes north and west of Hartland. On $100,000 of taxable value they paid about $330 and $229 a year less than a Hartland Township homestead.

Genoa, Brighton and Oceola: 27.42 to 27.85

The Hartland district's homes in Genoa Township, Brighton Township and Oceola Township, all within about one mill of the Hartland Township total.

Across the Oakland County line

Highland Township, in Huron Valley Schools, carried 32.72 homestead mills in 2025 and Milford Township 34.24, so comparable houses a few miles east start from a larger bill.

A rental or second home: 46.35

Without the principal residence exemption a Hartland Township parcel adds 17.91 mills, the school operating levy the exemption removes, or about $1,791 a year on $100,000 of taxable value.

Where the money goes

The township says it keeps a little over 3% of the property tax it collects. The rest goes to Hartland Consolidated Schools, Cromaine Library, the Hartland Deerfield Fire Authority and Livingston County.

Hartland Township mortgage questions

If yours is not here, ask it on the call. There are no dumb questions.

What are homes in Hartland Township selling for?

Start with 48353, the one ZIP code that lies wholly inside the township. Redfin put its median sale near $364,000 for July through September 2026, and the typical sale there spent about 15 days on the market. The Census owner median for the township was $378,300 across 2020 to 2024. By block group it runs from about $106,000 in the Hartland Meadows area, where most homes are manufactured homes, through about $330,000 around Bullard Lake and the Township Hall, to about $457,000 in the San Marino subdivisions. The Howell and Fenton ZIP code medians run higher, but Hartland is a small share of those ZIP codes. We price the house you choose.

It may be. Only about 44% of the township’s homes have a Hartland 48353 address. By Census ZIP code areas, about 1,700 more have a Howell 48843 address, about 660 Fenton 48430, about 360 Howell 48855, about 260 Brighton 48114 and about 170 Milford 48380. The Census geocoder places 1484 Andover Blvd, Howell 48843, 2975 Old US-23, Howell 48855 and 8507 Parshallville Rd, Fenton 48430 in Hartland Township, while 1577 N Latson Rd, Howell 48843 is in Oceola Township and 10408 Center Rd, Fenton 48430 is in Tyrone Township. Whatever the envelope says, the parcel record names the township that bills the tax.

Hartland Consolidated Schools, everywhere in the township. Treasury’s 2025 table lists a single homestead total for Hartland Township, 28.44 mills, so the bill turns on the home’s taxable value rather than on a district line. A rental or second home without the exemption paid 46.35 mills. The township says it keeps a little over 3% of what it collects, and the rest goes to the schools, Cromaine Library, the Hartland Deerfield Fire Authority and Livingston County.

Ask the township’s Department of Public Works at 810-632-7498 for the address. Township water comes from three township wells through about 24 miles of main and reaches a little over 830 homes and businesses, so most houses run on a private well. Public sewer belongs to the Livingston County Drain Commission, with treatment by Genesee County and quarterly bills from the township, and a house with a grinder pump sends its alarms to the Drain Commission’s 24-hour line, 517-546-0040. Lake Tyrone homes share a community sewer system. Elsewhere, expect a septic system, and because the county does no inspection at sale, plan a well and septic check for your inspection period.

That turns on the address, not the township. Look the address up in FEMA’s Flood Map Service Center. When the building lies inside a high-risk zone, a federally backed loan comes with a flood insurance requirement. On a lake lot, look at where the mapped zone falls compared with the house itself, because a Letter of Map Amendment from FEMA can remove the requirement when the building sits outside it.

Only the ones for districts the parcel sits in, and the Treasurer gives payoff figures. The township’s fiscal 2025 budget carries road districts for Millpointe (through 2026), Bullard Lake Woods (through 2028) and Hartland Woods (through 2032), and sewer districts for Lake Tyrone (through 2035), Forestbrook Hills (through 2032) and district 200 (through 2034). The county drain commissioner’s 2026 list adds the first of five Long Lake lake level installments, the final Lake Tyrone improvement levy, a Long Lake Pines sewer charge and drains such as Heritage Meadows, Hartland No. 2 and Hartland Country Club No. 3. County drain assessments are billed to the owner at the time of the levy.

Not the township. Hartland has no township-wide trash service, so you hire a hauler unless your subdivision association already has a contract. The township owns no roads either: each one is a state highway, a county road or a private road. The township pays for three chloride applications a year on gravel roads, and the Livingston County Road Commission takes road requests at 517-546-4250. For a house on a private road, ask the seller early for the road maintenance agreement, because a conventional lender following Fannie Mae’s rules will look for one.

Yes, and the tax is the main change. Without the principal residence exemption, Treasury’s 2025 total in Hartland Township was 46.35 mills instead of 28.44, about $1,791 more a year on $100,000 of taxable value. In a condominium subdivision, read the master deed and bylaws for leasing limits, since the assessing office posts them online. A loan on a home you will not live in is underwritten as a second home or investment property, so tell us the plan at the start.
