What financing looks like in Grosse Ile Township

Redfin puts the median sale in ZIP code 48138, which covers the township, near $350,000 for the three months ending September 2026, about 8% under the same months of 2025, and homes took about 31 days to sell against 25 a year earlier. Its list of sales over the past year runs from small condominium units under $100,000 to a Parke Lane house at $2,000,000, with the middle near $362,500, and the Census Bureau's 2020 to 2024 survey puts the owner median at $355,900. The 2026 conforming limit is $832,750 and Wayne County's FHA limit is $541,287, so most purchases on the island fit conventional, FHA or VA financing, and a loan above the conforming limit comes up mainly on the larger river and Elba Island houses. MSHDA's MI Home Loan applies up to a price of $566,355, and first-time buyers who qualify can add MI 10K, $10,000 of down payment help that is repaid at a sale, refinance or payoff, or when the house is no longer the main home.

What sets a Grosse Ile file apart is the water and the tax calendar. Look up the exact address on FEMA's Flood Map Service Center before you settle on a payment: in a high-risk zone a federally backed mortgage requires flood insurance, and the premium goes into the estimate. A house on a canal or the river may come with a dock, boat well or seawall, so ask for the survey and any permits, and the condominiums on Colony, Mathias and Nancys bring the association's budget, reserves and master policy into the lender's review. About two thirds of a 2025 homestead tax bill was on the winter bill, which shapes how much escrow a lender collects at closing. The township supplies water it buys from the Great Lakes Water Authority and runs its own sewer system and treatment plant.

Grosse Ile Township has owned the toll bridge to Riverview since April 1, 2025, and the 2025 winter tax bill added a toll bridge levy of 1.6745 mills, about $167 a year for each $100,000 of taxable value.

The market

Land values per front foot, 2025

What the water does to a Grosse Ile land value

The township assessor sorts every residential lot into a land category and prices it by the foot of frontage. These are the 2025 rates from the assessor's own table, and they explain much of the price spread on the island.

East side river frontage: $3,655 to $4,480

Lots that run straight to the Detroit River with no road in between carry the highest rate on the island, $4,480 a foot. Where East River Road separates the house from its frontage, the rate is $3,655. Lighthouse Point and the Hervey C. Parkes subdivision are among the platted areas in these groups.

Elba and Swan Island: $4,357

The Elba subdivisions and Swan Island are priced as their own category at $4,357 a foot, close to the east side river rate. Redfin's list of sales over the past year shows Elba Drive and Elba Road houses from $640,000 to $1,675,000.

West side and canals: $1,527 to $2,775

West side waterfront on the Trenton Channel is $2,775 a foot. Canal lots are $2,019 where no bridge crosses the canal and $1,527 where one does, and subdivisions such as Potowatomie Woods and Byromar appear in the canal groups.

Golf view and inland: $706 to $1,315

Lots on the Golf View subdivision are $1,315 a foot, and most inland residential lots are $706, the base rate. A 100 foot inland lot carries about a sixth of the land value of the same frontage on the east side river.

Where to look

Grosse Ile Township neighborhoods

Elba Island, Hickory Island and East River Road south

The southeast corner of the township, where East River Road follows the Detroit River toward Elba Island, Hickory Island and the Gibraltar Bay Nature Area. Redfin's list shows seven sales in the past year from $640,000 on Elba Drive to $1,675,000, with a middle near $885,000, most of them on the water. Census estimates for this block group put owner values near $561,400, the widest margin on the island at about $154,300 either way, with a typical build year of 1946 across about 180 owner homes. The township prices Elba and Swan Island frontage at $4,357 a front foot in 2025.

Swan Island, Elbamar and Southpointe

The south tip around the Ford Yacht Club, with Southpointe, Chatham, Johnson, Reo and Brooke Circle, plus the Swan Island streets. Eight sales on Redfin's list ran from $245,000 on Southpointe Road to $585,000 on Swan Island Drive, middle near $378,750. Census estimates put owner values here near $335,700, give or take about $32,600, with a typical build year of 1966.

Airport streets, Hawthorne Glen and Nancys Boulevard

Around Grosse Ile Municipal Airport, which began as a Naval Reserve air base in 1928 and still shares 9601 Groh Road with Township Hall. Streets such as Intrepid, Hornet, Saratoga, Lexington and Yorktown sit beside the old base, and the assessor still lists a WWII Housing land area. Units on Nancys Boulevard, about 1,220 square feet, sold for $120,000 to $172,500 on Redfin's list, and Hawthorne Glen Drive houses for $205,000 to $375,000. Census owner values here sit near $275,400, plus or minus about $35,200, with a typical build year of 1987.

Old Depot, Dallas Drive and Hidden Lane

East of Meridian Elementary and south of the Parkway, with streets named for the old rail line: Old Depot, Turntable Court, Siding Court, plus the numbered streets, Dallas Drive, Woodside, Manchester Boulevard and Waterbury Way. Twenty sales on Redfin's list ran from $100,000 on 4th Street to $650,000 on Manchester Boulevard, middle near $348,000. Wright Woods, Manchester Woods and the Centennial Farm open space sit inside this block group, where Census estimates put owner values near $335,300, give or take about $24,000, built typically in 1964.

Macomb Street, Grays Drive and Thorntree

The center of the island, from the Macomb Street shops and Macomb Commons to Grosse Ile High School on Grays Drive and the middle school on East River Road. The houses on Sarah Lane, Thorntree Drive, Marquette Drive and Lasalle Court sold for $400,000 to $710,500 on Redfin's list, and two on Grays Drive for $780,000 and $792,001. Census estimates for the block group put owner values near $375,800 with a wide margin of about $76,100, typical build year 1976, across about 730 owner homes, the most of any block group here.

Colony and Mathias Drive condominiums

The same central block group holds most of the island's condominiums. Ten Colony Drive units of about 1,350 to 1,630 square feet sold for $167,000 to $245,000 on Redfin's list, and four on Mathias Drive for $180,000 to $282,000. Smaller units on Grays Drive and Meridian Road sold for $93,000 to $180,000. A condo loan reviews the association as well as the unit, so ask early for the budget, reserve figures and master insurance policy. The Census figure above mixes these units with the houses around them.

Parke Lane, Canal Drive and Lighthouse Pointe

North of Parke Lane Elementary on the east side, around Canal Drive, Jackson Drive, Shurley Drive, Bournemouth and Coventry, with Lighthouse Pointe on the river. Eleven sales on Redfin's list ran from $220,000 on Shurley Drive to $1,750,000 on Lighthouse Pointe, and the middle was near $365,000. Census estimates put owner values near $332,900, give or take about $41,200, with a typical build year of 1958, the oldest typical year north of the Parkway. The Parke Lane open space and Wendell Court park are here.

Sherwood, Burning Bush and Island Boulevard

Around Parke Lane Elementary, Sacred Heart and the St. Anne chapel, with Sherwood, Burning Bush, Ember Court, Canterbury, Stout Avenue, Church Road and Island Boulevard. Redfin's list shows 21 sales from $287,000 on Stout Avenue to $1,550,000 on East River Road, middle near $425,000. Census estimates put owner values near $370,800, plus or minus about $26,700, with a typical build year of 1974. Stout Woods and the Island Avenue woods are kept as open space.

Thorofare, Bridge Road, Highland and Byromar

The north end, where Bridge Road leads to the toll bridge, with Thorofare Road, Highland Drive, Byromar Lane, Whitall Lane, Annette and Voigt avenues near the Hennepin Marsh preserve. Redfin's list shows 22 sales from $202,000 on Meridian Road to $2,000,000 on Parke Lane, middle near $394,000, with Meridian Road houses of $855,000 and $1,300,000 at the north tip. Census estimates put owner values near $338,900, give or take about $48,800, built typically in 1977. Bertha Park, Marion Park and the Wildlife Sanctuary are here.

Westcroft, Stanton and West River Road

The west side between Meridian Road and the Trenton Channel, around West Shore Golf and Country Club and Saint Thomas Church, with Westcroft, Stanton, Marlborough, Lakewood, Country Club Lane, Harlan and Miami drives. Eight sales on Redfin's list ran from $280,000 on Meridian Road to $753,300 on Island Drive, middle near $592,500. Census estimates put owner values near $509,800 with a margin of about $102,200, typical build year 1965. The assessor prices west side waterfront at $2,775 a front foot.

Schools and commute

Schools

Grosse Ile Township Schools is the only public district on the island: on the Census Bureau's district map its land matches the township's land exactly, so every Grosse Ile parcel carries one school millage. Michigan Treasury lists one 2025 homestead total for the township, 44.1934 mills, and 61.5843 for a home that is not the owner's principal residence. The school share a homeowner pays is mostly debt and sinking fund millage, about 2.8 and 0.48 mills, because the 18 mill school operating levy applies only to non-homestead property. The district's buildings are Meridian Elementary on Meridian Road, Parke Lane Elementary on Parke Lane, Grosse Ile Middle School on East River Road and Grosse Ile High School on Grays Drive.

Commute

Two bridges carry traffic off the island. The free Wayne County Parkway Bridge runs from Grosse Ile Parkway across the Trenton Channel to Trenton, and the township's toll bridge runs from Bridge Road to West Jefferson Avenue in Riverview. From Township Hall at 9601 Groh Road, OSRM routing in light traffic puts Trenton City Hall about 4.1 miles and 10 minutes away by the Parkway, Henry Ford Wyandotte Hospital about 7.9 miles and 18 minutes by the toll bridge and West Jefferson, Detroit Metro Airport about 20.7 miles and 39 minutes, and downtown Detroit about 27.5 miles and 41 minutes by Van Horn Road and I-75. Toledo is about 42 miles and 56 minutes south, and Ann Arbor about 42 miles and 64 minutes by I-275 and I-94. The airport's commerce park on Groh Road offers light industrial and office space. The Census Bureau's 2020 to 2024 survey puts the average one-way commute for township workers near 31 minutes, and about one worker in six works from home.

Before closing

Before you close on an island house

Most of these are quick to settle while the purchase agreement can still change.

  • The flood map for the exact address. Look it up on FEMA's Flood Map Service Center and ask for any elevation certificate. In a high-risk zone the lender requires flood insurance.
  • Frontage, docks and seawalls. Get a survey that shows the frontage and any boat well or seawall. Shoreline work runs through the state and federal joint permit application, so ask the seller what was permitted.
  • The winter tax bill. The township assessor's page has the millage chart and the principal residence exemption form. Most of the year's tax is due in December, so check what the seller has paid before closing.
  • Moving day across the toll bridge. A two axle truck over 8 feet tall pays $13.00 cash for a one way crossing, and loads of 12 to 24 tons must be scheduled for an escort. The toll bridge page lists every class, or use the free Parkway bridge.
  • The final water reading. Ask the Department of Public Services for a final reading so the seller's water and sewer balance is paid at closing.
  • A condominium unit. Ask for the association's budget, reserves and master policy early, because the lender reviews the project as well as the unit.

Sale prices on this page come from Redfin's list and the Census figures are survey estimates with wide margins. Samantha pulls the latest sales on the exact street before you name a price.

Michigan property taxes

Grosse Ile Township property taxes after you buy

The year after a Michigan home sells, its taxable value resets to half of the assessor's market value, so the seller's tax bill is not your tax bill.

In Grosse Ile Township, our 2026 Uncapping Study found taxable value typically rises about 24% the year after a sale. On a $350,000 home, near the typical Grosse Ile Township value, the first-year tax goes up roughly $1,470 at the Grosse Ile Township schools rate. We build your payment on that post-sale number.

Looking at a Grosse Ile Township address? Our Michigan property tax calculator finds that property's published 2025 millage and works out the tax to plan for after you buy.

In Samantha's words

Don't build your budget around somebody else's tax bill. The seller's tax history tells us something about the property. It does not automatically tell us what your taxes are going to look like as the new owner.

Homestead mills per $1,000 of taxable value, 2025

How the Grosse Ile tax rate compares across the bridges

Totals from Michigan Treasury's 2025 tables for a principal residence. One mill is $100 a year on $100,000 of taxable value, and with one school district the island has a single total.

Grosse Ile Township: 44.1934 mills

About $4,419 a year on $100,000 of taxable value. The total includes 1.6745 mills for the toll bridge and 0.9457 for the wastewater treatment plant, both new on the 2025 winter bill, and a second home pays 61.5843.

Trenton: 60.7625 mills

Across the Parkway bridge, a Trenton home in Trenton Public Schools paid about 16.6 mills more than a Grosse Ile homestead in 2025, about $1,657 a year on the same $100,000 of taxable value.

Riverview: 51.0145 mills

At the other end of the toll bridge, Riverview's single district total was about 6.8 mills above the island's.

Gibraltar: 50.2453 mills

South across the water, Gibraltar's homestead total was about 6.1 mills above Grosse Ile's. Totals move each year with ballot votes, so the parcel's latest bill is the number to use.

Grosse Ile Township mortgage questions

If yours is not here, ask it on the call. There are no dumb questions.

What are Grosse Ile homes selling for in 2026?

Redfin’s median for ZIP code 48138 was about $350,000 for the three months ending September 2026, down about 8% from a year earlier, with homes taking about 31 days to sell. Its sales over the past year range from condominium units under $100,000 to a $2,000,000 house on Parke Lane, so the island median hides a wide spread. Waterfront on East River Road and Elba Island ran from $640,000 to $1,675,000, while most houses away from the water sold between about $250,000 and $500,000.

Grosse Ile is a township, not a city, and the islands are the whole township. ZIP code 48138 serves it, Grosse Ile Township Schools covers all of its land on the Census Bureau’s map, and the township’s assessor sets the assessments, so a Grosse Ile mailing address does not hide a second taxing unit the way some Downriver ZIP codes do. The parcel record on the township’s BS&A page still confirms the exact tax figures for the house you choose.

Under the township’s fares in effect since April 1, 2025, a car pays $3.00 for a one way crossing with a bridge pass, $3.50 in cash or $4.50 by card. A pass needs at least $50 of prepaid fares and a $28 refundable deposit, and the toll bridge office is at 734-304-0410. Since the township bought the bridge, the winter tax bill carries a toll bridge levy, 1.6745 mills in 2025. The Parkway bridge to Trenton is free.

In 2025 the summer homestead bill was 15.1426 mills and the winter bill 29.0508, so about two thirds of the year’s 44.1934 mills came due in December. The summer bill is mostly Wayne County’s levy and school debt, and the township’s own levies, including police, fire, roads, the toll bridge and the wastewater plant, sit on the winter bill. Your lender sizes the escrow deposit at closing around those due dates, and the taxable value resets the year after the sale, so plan on the new figure rather than the seller’s bill.

Only if the address falls in a FEMA high-risk flood zone. Look up the exact address on FEMA’s Flood Map Service Center: in that zone a federally backed mortgage requires flood coverage and the premium belongs in the payment estimate. Ask the seller for any elevation certificate, and check the map for a canal or river lot even when the house sits back from the water.

The township buys its water from the Great Lakes Water Authority and runs its own sewer system, about 75 miles of sewer and 65 miles of water main, with sewage treated at the township’s own plant. Since 2025 the winter tax bill has carried 0.9457 mills for the wastewater treatment plant. Ask for a final meter reading before closing so the seller’s balance is settled. Utility billing at the Department of Public Services is 734-676-4422 ext. 227.

Frontage drives the land value. The assessor’s 2025 land categories put east side river frontage at $4,480 a front foot with no road between house and water, $3,655 where East River Road runs between them, $2,775 on the west side, $2,019 on a canal with no bridge and $706 for an inland lot. Ask for a survey that shows the frontage, the dock or boat well and any seawall, and before planning work along the shore check the state’s joint permit application through EGLE.

The tax. A home that is not your principal residence pays the 61.5843 mill non-homestead total instead of 44.1934, about $1,739 more a year for each $100,000 of taxable value. If you will live in it, file the principal residence exemption with the township assessor after closing, 734-676-4422 ext. 210. For a rental, ask Community Development, 734-676-4422 ext. 226, which permits and inspections apply before a tenant moves in.
