Buying a home in Davison Township

Davison Township, in Genesee County, is home to about 20,434 residents in the Census Bureau's 2020 to 2024 American Community Survey (20,434 in the 2020 census) across about 33 square miles of land. Davison Township is a separate unit of government from the City of Davison: the two share ZIP codes, but each has its own assessor and tax rates, so a Davison mailing address alone does not say which one taxes the home. Downtown Flint is about 9 miles west in a straight line, and downtown Detroit is about 52 miles southeast in a straight line.

What financing looks like in Davison Township

In the Census Bureau's 2020 to 2024 survey, the middle owner-occupied Davison Township home was worth about $231,700. One owned home in four came in below roughly $175,500 and one in four above roughly $304,800. Redfin's median sale for the three months ending September 2026 in the 48423 ZIP code was about $285,000, up about 9% on a year earlier, and the typical listing went under contract in about 24 days. The township holds about six in ten of that ZIP code's homes, Richfield Township about one in five and the City of Davison about one in six, so the ZIP figure is a blend of all three. At these prices most township purchases fit under the 2026 FHA ceiling of $541,287, and far under the $832,750 conforming line, which leaves room for conventional, FHA or VA financing. Jumbo financing applies only to a loan amount above that conforming line.

The kind of home shapes the loan as much as the price. About 1,100 homes are attached condos or townhomes, many of them along Irish Road, Gale Road and the I-69 corridor, For an attached unit the lender looks at the condo association itself, so request the budget, the reserve balance and the master insurance policy as soon as an offer is accepted. A detached site condo is exempt from Fannie Mae's project review. Close to 600 homes are manufactured homes, nearly all in Census tract 117.12 east of the city, and whether the buyer also owns the land under one decides how it can be financed. A first-time buyer under MSHDA's income limits may add the state's MI 10K to a MI Home Loan: $10,000 for the down payment, paid back on a sale, refinance or payoff, or once the house is no longer the buyer's home. A typical township sale is far below its $566,355 price cap.

The utility setup is worth confirming before an offer. The township says its residents get water and sewer from the Genesee County Water and Waste Division, which reads the meters and sends the bills, while the township's own Water and Sewer Department takes payments and changes the account to a new owner's name. A house on a private well and septic system instead has its permit history with the Genesee County Health Department, which searches its well and septic records for $5 an address, so order that search with the well test and septic inspection. Run the address through FEMA's flood map too: with a federally backed loan, a high-risk zone means the lender requires flood insurance.

Same 48423 ZIP code, same Davison Community Schools, very different bill: Michigan Treasury's 2025 homestead total was 33.37 mills in Davison Township and 45.05 mills inside the City of Davison, about $1,168 a year apart on each $100,000 of taxable value.

One ZIP code, three governments

Who shares the 48423 ZIP code

Every Davison Township home except a handful at its southwest corner has a Davison 48423 mailing address, and so do homes in two other places. Home counts come from 2020 Census blocks inside the Census ZIP code boundary.

Davison Township: about 61%

About 9,300 homes on all of the township's 33 square miles, wrapped around the city on every side. Treasury's 2025 homestead total with Davison schools was 33.37 mills.

City of Davison: about 17%

About 2,600 homes in the city at the center of the township, around Flint Street and State Road. Its 2025 homestead total was 45.05 mills, so the same ZIP code can carry a bill about a third higher.

Owner values near $354,100, the highest block group median in the township, but the margin is over $90,000.

Schools and commute

Schools

By 2020 Census block counts within the Census map of school districts, about 97% of Davison Township's homes, on about 95% of its land, are in Davison Community Schools. Kearsley Community Schools takes about 200 homes in the northwest corner near Vassar Road between Davison and Potter roads, and Goodrich Area Schools about 70 homes in the southwest corner near Maple Avenue. Inside the township the district moves the bill only a little. Treasury's 2025 homestead totals were 33.37 mills for a Davison parcel, 33.23 for Kearsley and 35.27 for Goodrich. Davison Community Schools also reaches into the City of Davison, Richfield and Atlas townships and part of Burton, where its homestead totals run from 32.42 to 45.05 mills, so a Davison schools listing can sit in any of five tax settings. Only the parcel record settles which one.

Commute

I-69, the Chevrolet-Buick Freeway, crosses Davison Township from west to east just south of the City of Davison, and State Road (M-15) runs north and south through the middle of it. Lapeer Road, Court Street and Atherton Road all head west toward Burton and Flint. From the Township Hall on North Irish Road, outside rush hour, downtown Flint is about 12 minutes and 8 miles away, downtown Lapeer about 20 minutes, Grand Blanc about 19 and Bishop International Airport about 19. Auburn Hills is about 49 minutes, Troy about an hour, Lansing and Ann Arbor each a little over an hour and downtown Detroit about an hour and 20 minutes. The Census puts the average one-way commute near 25 minutes, with about three in ten commuters on the road 30 minutes or more and about one worker in ten working from home (Census Reporter). The tax bill carries a levy for Flint's Mass Transportation Authority, the county bus system.

Before closing

Five checks on a Davison Township house

A listing sheet rarely answers these. Work through them before the inspection deadline passes.

  • Who taxes it. A Davison 48423 address can be in the township, the city or Richfield Township. Davison Township's assessor answers at 810-653-4156 extension 7300, and the township departments page lists the assessing, treasurer and building contacts at the Township Hall, 1280 N Irish Rd.
  • Water and sewer, or a well. Find out whether county water and sewer reach the house. When they do, the township's Water and Sewer Department moves the account to your name and orders the seller's final bill. When they do not, schedule a well water test and a septic inspection and ask the Genesee County Health Department for its well and septic records on the address.
  • Both tax bills. Summer bills are due by September 14 and winter bills by February 28 without interest, and special assessments print as separate lines. The township's tax bill page has a sample bill that explains each line.
  • The flood map. Look the address up on the FEMA Flood Map Service Center, including any lot near a creek or lake.
  • The kind of home. For a condo or townhome, ask for the association's budget, reserves and insurance certificate early. For a manufactured home, confirm whether the land is sold with it.

Michigan property taxes

Davison Township property taxes after you buy

The year after a Michigan home sells, its taxable value resets to half of the assessor's market value, so the seller's tax bill is not your tax bill.

In Davison Township, our 2026 Uncapping Study found taxable value typically rises about 40% the year after a sale. On a $225,000 home, near the typical Davison Township value, the first-year tax goes up roughly $1,070 at the Davison schools rate most homes here pay. We build your payment on that post-sale number.

Looking at a Davison Township address? Our Michigan property tax calculator finds that property's published 2025 millage and works out the tax to plan for after you buy.

In Samantha's words

I'd much rather somebody ask me, "Why are your taxes higher than what I'm seeing online?" than have them build a housing budget around the wrong assumption.

Davison Township mortgage questions

If yours is not here, ask it on the call. There are no dumb questions.

What are Davison Township homes selling for?

Sale figures are published by ZIP code, not by township. Redfin’s median for the three months ending September 2026 was about $285,000 in the 48423 ZIP code, up about 9% on a year earlier, with a typical 24 days to an accepted offer, and the township holds about six in ten of that ZIP code’s homes. The Census owner median for the township itself was $231,700 over 2020 to 2024. Among its block groups with tighter margins, owner values ran from about $189,000 around Brandywine to about $320,000 around Copper Ridge.

Look at the parcel number, not the envelope. Both use Davison 48423, and so do about 3,100 homes in Richfield Township to the north. The Census geocoder places 1280 N Irish Rd, Davison 48423, the Township Hall, in Davison Township and 200 E Flint St, Davison 48423, Davison City Hall, in the City of Davison. By 2020 Census counts about 9,300 homes in 48423 are in the township, about 3,100 in Richfield Township and about 2,600 in the city. The difference is real money: 33.37 mills in the township against 45.05 in the city in 2025.

It depends on the parcel. About 97% of township homes are in Davison Community Schools, about 200 in the northwest corner near Vassar and Potter roads are in Kearsley Community Schools and about 70 near Maple Avenue in the southwest corner are in Goodrich Area Schools. Treasury’s 2025 homestead totals were 33.37 mills with Davison, 33.23 with Kearsley and 35.27 with Goodrich, a gap of about $190 a year per $100,000 of taxable value between a Goodrich parcel and a Davison one.

The township says Davison Township residents get water and sewer service from the Genesee County Water and Waste Division, which reads the meters and bills monthly or quarterly, with payments due on the 15th. The township’s Water and Sewer Department, at 810-653-4156 extension 7202, changes the account to a new owner’s name and requests the seller’s final bill from the county. A house on a private well and septic system needs a well water test and septic inspection, and the Genesee County Health Department can search its permit records for the address.

Summer taxes are payable July 1 through September 14 without interest, and winter taxes December 1 through February 28. After February 28 an unpaid bill goes to the Genesee County Treasurer. The township mails every owner a paper copy of both bills even when a mortgage escrow account pays them, and any special assessment shows as its own line below the millages, so read both bills on a house before closing.

Only if the house sits in a high-risk zone on FEMA’s map and the loan is federally backed or regulated. Look the address up on the FEMA Flood Map Service Center before an offer, including lots along Black Creek, Kearsley Creek or one of the township’s small lakes. If the map shows a high-risk zone, get an insurance quote during the inspection period so the premium is in the payment from the start.

Usually, with some homework. About 1,100 township homes are attached condos or townhomes, and the lender typically reviews the association’s budget, reserves and insurance for an attached unit. A detached site condo skips Fannie Mae’s project review. Close to 600 homes are manufactured homes, most east of Oak Road, and a home sold with the land under it can use conventional, FHA or VA financing, while one on a rented lot usually needs a different kind of loan. Tell Samantha which one you are looking at before you write an offer.

The tax bill. A home that is not the owner’s principal residence pays the non-homestead rate, 51.13 mills in Davison Community Schools in 2025 against 33.37 with the exemption, about $1,776 more a year on each $100,000 of taxable value. Lenders also price and qualify an investment property differently than a home you live in, so plan for both from the start.
