What financing looks like in Bath Township

Zillow's home value index for September 2026 put Bath's own 48808 ZIP near $328,000, up about 4% on a year earlier, East Lansing's 48823 near $321,000, Haslett's 48840 near $307,000 and Laingsburg's 48848 near $304,000. Only 48808 is mostly the township: by the 2020 Census about five of every six homes in that ZIP are in Bath Township, against about 12% of 48823's homes, about 7% of 48840's and about 2% of 48848's, so the other three figures mostly describe East Lansing, Meridian Township and the Laingsburg area. Owners' own estimates in the Census survey for 2020 to 2024 put the township median at $293,400, which is the figure this page uses, and half of owned homes fall between about $172,000 and $432,000.

Clinton County's 2026 conforming limit is $832,750 and its FHA limit is $541,287, far above most Bath Township prices, so credit history, cash on hand and the property decide the loan more than the price does. MSHDA's MI Home Loan covers first-time buyers within its income limits on homes priced at or below $566,355, with MI 10K adding $10,000 for the down payment, due back at a sale, refinance or payoff, or once the buyer no longer lives there. About 480 manufactured homes are counted in the township, mostly in Oak Island Village on Park Lake Road and Dutch Hills on Upton Road. When the home sits on a leased lot in a community like those, lenders usually finance only the home, and when the buyer owns the land under a home set on a permanent foundation, a regular mortgage can work. Read how we finance manufactured homes for the details. Attached homes and condominiums, about 380 by the Census count, also need the association's documents reviewed before the lender signs off.

Plan for the sewer bill as well as the mortgage. Many homes are connected to public sewer run by the Southern Clinton County Municipal Utilities Authority (SCCMUA), and the township bills it at a flat $120 a quarter for each residential unit as of July 1, 2025. Public water, where the lines reach, is supplied by the Lansing Board of Water and Light, and homes beyond the lines use private wells and septic systems permitted by the Mid-Michigan District Health Department. Ask the seller which of these the house has before you write the offer.

A Haslett schools home in Bath Township, often mailed to East Lansing 48823, paid a 2025 homestead total of 41.72 mills. Cross the Ingham County line into Meridian Township and that district's homes paid 53.90, about $1,218 more each year on $100,000 of taxable value.

By mailing address

Bath Township by ZIP code

Four ZIP codes reach into the township, and only one of them is mostly township. Home counts are 2020 Census blocks inside the township, land shares come from the same blocks, and values are each whole ZIP's Zillow index for September 2026.

Bath 48808, near $328,000

About 58% of the land and about 42% of the homes: the old village, the north, Hawk Hollow and the Park Lake east shore. Nearly all of these homes are in Bath Community Schools. About five in six of the ZIP's homes are in the township, so its value is the closest to a township figure.

East Lansing 48823, near $321,000

About 21% of the land but about 49% of the homes, from the Chandler Road apartments to Timber Ridge, Oak Island Village and Dutch Hills. These homes split among East Lansing schools (about 1,085), Haslett (about 1,033) and Bath (about 719). The township holds only about 12% of the ZIP's homes.

Haslett 48840, near $307,000

About 11% of the land and about 442 homes in the southeast, mostly in Haslett Public Schools. Most of this ZIP lies in Meridian Township in Ingham County, which levies a much higher total for the same district.

Laingsburg 48848, near $304,000

About 10% of the land in the northeast corner but only about 73 homes, split between Bath and Laingsburg schools. The township is about 2% of this ZIP's homes, so the value mostly reflects the Laingsburg area in Shiawassee County.

Where to look

Bath Township neighborhoods

Chandler Crossings and the Coleman Road apartments

The township's southwest corner on Chandler and Coleman roads, just north of Michigan State's campus, where large apartment complexes, among them Chandler Crossings, held about 968 homes in the 2020 Census on well under 1% of the township's land. All of it is East Lansing Public Schools with an East Lansing 48823 address. The Census counts about 518 renter households and no owners in the block group, with most homes in buildings of five or more units and a typical build year of 2005, so there is no owner value to quote. A short stretch of Coleman Road to the west adds about 129 more homes.

Hawk Hollow and Chandler Road north of State Road

Golf-named streets such as Hawk Hollow Drive, Club Course Drive, Mulligan Drive, Springer Way and Hamlet Cove, plus Gary Lane by the township's soccer park, between State, Drumheller and Chandler roads. About 550 homes in 2020, all in Bath Community Schools, with mail split between Bath and East Lansing. A mix of houses, about 173 attached homes and about 191 homes in larger buildings, typical build year 2004. The owner median near $383,000 carries a margin of about $171,000, so look at street sales instead.

The old village on Main Street and Webster Road

The center of the Bath census place, with Main, Chestnut, Walnut, Vine, High and Oak streets near James Couzens Memorial Park at 13751 Main Street and the township offices at 14480 Webster Road, then out along Clark Road, Mead Creek Road and subdivisions such as Hidden Valley Drive and Muirwood Drive. About 655 homes in 2020, Bath schools throughout, nearly all detached houses and a typical build year of 1971. The block group's owner median of $200,000 has a wide margin of about $66,000, and the Census puts the whole Bath census place near $205,800.

Somerset Drive, Hawks Ridge and the north side of Park Lake

From the apartments off Somerset Drive near the township offices and I-69 south through Hawks Ridge Drive, Red Tail Drive, Pinebluff Drive, Abbey Lane and Rosemont Drive to Wiswasser Park on the east side of Park Lake, across from the Rickard boat launch. About 740 homes in 2020, almost all Bath schools with a Bath address. The block group is mostly rentals, about 729 renter households to 31 owners, typical build year 2007, so the Census owner value is not usable and recent house sales on the Park Lake streets are the better guide.

Oak Island Village and the Canterbury streets south of Park Lake

Oak Island Village, a manufactured home community at 16430 Park Lake Road, sits beside two sets of themed street names: French ones such as Chartres Way, Troyes Road, Picardie Way and Printemp Drive, and Chaucer ones such as Wife of Bath Lane, Tabard Trail, Chaucer Court, Canterbury Trail and Knights Crossing. About 680 homes in 2020, about 435 in Bath schools and about 245 in Haslett's, most with an East Lansing address. The owner median near $117,700 (margin about $49,000) blends about 223 manufactured homes with the houses, and the typical home dates to 1988.

Dutch Hills and the Saginaw Highway corner

The southeast corner along Saginaw Highway, M-78, and Coleman, Center and Stoll roads. Dutch Hills, a manufactured home community at 16400 Upton Road, has streets named for the Netherlands, among them Amsterdam, Rotterdam, Zuiderzee, Delft and Leiden, and Ashbrook, Cedarbrook and Forestview drives hold houses nearby. About 537 homes in 2020, nearly all in Haslett Public Schools, with East Lansing or Haslett addresses. Owner median near $337,200 with a margin near $94,000, about 239 manufactured homes and a typical build year of 1998.

Timber Ridge, Highland Ridge and Brassie Shot Road

Southeast of Park Lake toward State Road, subdivisions on English Oak Drive, Heathfield Drive, White Clover Drive, Timber Ridge Trail, Highland Ridge Drive, Brassie Shot Road, Sanctuary Circle and Pastoral Path. About 599 homes in 2020, all with an East Lansing 48823 address, about 480 of them in Haslett schools and the rest in Bath's. The Census counts about 574 owner households and no renters, about 107 attached homes, an owner median near $413,800 (margin about $65,000) and a typical build year of 1994.

Rose Lake and the rural east

More than a third of the township's land, along Peacock, Upton, Hunter, Britton, Shore and Stoll roads and Old M-78, with the state's Rose Lake Wildlife Area, about 4,071 acres across Clinton and Shiawassee counties, and its office on East Stoll Road. About 500 homes in 2020, all detached: about 294 in Bath schools, about 177 in Haslett's and about 29 in Laingsburg's, with Haslett, Bath, Laingsburg or East Lansing addresses. Owner median near $335,500 (margin about $48,000), typical build year 1980.

Cutler, Howe and Clise roads in the north

The township's farm and acreage tier above the village, along Cutler, Howe, Clise, Angle, Babcock and Watson roads, with side streets such as Dunmaglas Drive, Deerpath Drive and Fawn Valley. About 480 homes in 2020 on more than a quarter of the township's land, Bath schools and a Bath address throughout, and all but a handful detached houses with no renters in the Census count. Owner median near $311,200 (margin about $48,000), typical build year 1975.

Schools and commute

Schools

The township is split among four school districts, and its own schools page lays them out by corner. Bath Community Schools covers about 81% of the land and about 56% of the homes in the 2020 Census count, the north, center and west. Haslett Public Schools serves the southeast, about 14% of the land and about 24% of the homes. East Lansing Public Schools serves the southwest corner near Michigan State, under 1% of the land but about 19% of the homes because of the Chandler Road apartments. Laingsburg Community Schools covers about 5% of the land in the northeast with only a few dozen homes. For a 2025 homestead, Treasury's published totals ran 36.95 mills with Bath schools, 37.93 with Laingsburg, 38.76 with East Lansing and 41.72 with Haslett, and the township treasurer collects for all four.

Commute

I-69 crosses the middle of the township, and the township offices sit about half a mile north of its exit 92 at Webster Road, and Saginaw Highway, M-78, cutting across the southeast corner. From the offices, free-flow driving puts Haslett's center about 6 miles away (11 minutes), downtown DeWitt about 9 (13), Michigan State's campus about 9 (15), UM Health-Sparrow Lansing about 11 (18), Capital Region International Airport and the State Capitol about 12 to 13 (19 to 20), Owosso about 26 (35) and Flint about 45 (49). The State of Michigan, Michigan State University and UM Health-Sparrow head the region's employer list from the Lansing Economic Area Partnership. Workers here average about 22 minutes each way by the Census count, about 76% drive alone, and close to 16% work from home. Chandler Road is closed to through traffic between State and Coleman roads for resurfacing and sewer work through November 2027, with a posted detour by way of Wood Road, according to the township's project page.

Before you sign

Six things to settle on a Bath Township house

The township offices at 14480 Webster Road answer most of these at 517-641-6728.

  • The taxing unit. A Bath, East Lansing, Haslett or Laingsburg address can sit in the township, the City of East Lansing or a neighboring township. The assessing department has the parcel record and its online lookup.
  • The school district. It sets the millage, from 36.95 to 41.72 in 2025. The township's property tax page lists the four districts and the bill due dates.
  • Sewer or septic, water or well. The sewer page explains the quarterly bill and who to call for a problem with the line from the house.
  • Balances and assessments. Ask the treasurer for any unpaid sewer charge and any drain or street light assessment on the parcel.
  • Condo or association papers. For an attached home or a site condominium, get the master deed, bylaws and the current association dues before the lender orders the appraisal.
  • Permits on recent work. The township requires permits for roofs, siding, windows and pools, and its building department notes that more lenders ask for a certificate of occupancy when a house sells.

Michigan property taxes

Bath Township property taxes after you buy

The year after a Michigan home sells, its taxable value resets to half of the assessor's market value, so the seller's tax bill is not your tax bill.

In Bath Township, our 2026 Uncapping Study found taxable value typically rises about 30% the year after a sale. On a $300,000 home, near the typical Bath Township value, the first-year tax goes up roughly $1,290 to $1,450, depending on the school district. Most homes here are in Bath schools (about $1,290); Haslett schools homes run about $1,450. Your address decides which applies. We build your payment on that post-sale number.

Bath Township mortgage questions

If yours is not here, ask it on the call. There are no dumb questions.

What do homes in Bath Township sell for?

Zillow’s September 2026 index put Bath’s 48808 ZIP near $328,000, the one ZIP that is mostly township, with 48823 near $321,000, 48840 near $307,000 and 48848 near $304,000, each up about 3% to 5% on a year earlier. The Census owner median for the township is $293,400, from owners’ own estimates for 2020 to 2024. Block groups with enough owners to measure run from about $200,000 around the old village to about $414,000 in the Timber Ridge area.

It can be, so check the parcel. The township itself says its residents may have a Bath, Laingsburg, Haslett or East Lansing address. The Census geocoder places 16800 Chandler Road, East Lansing, and 16400 Upton Road, East Lansing, in Bath Township, the first with East Lansing schools and the second with Haslett schools. It also works the other way: it puts 15500 Chandler Road, Bath, inside the City of East Lansing, which has its own tax rates and a city income tax.

The parcel decides, not the address. About 56% of homes are in Bath Community Schools, about 24% in Haslett, about 19% in East Lansing and a few dozen in Laingsburg. On $100,000 of taxable value, a Haslett schools home paid about $477 more in 2025 than a Bath schools home, and an East Lansing schools home about $180 more. Every 2020 home in the Timber Ridge area southeast of Park Lake has an East Lansing address, yet about four in five pay Haslett’s rate.

Ask, because both public and private systems are in use. Sewer service comes through SCCMUA, phone 517-669-8311, and is billed quarterly by the township at $120 per residential unit. Where water mains reach, the Lansing Board of Water and Light is the supplier, customer service 517-702-6006. Wells and septic systems are permitted by the Mid-Michigan District Health Department’s Clinton branch in St. Johns, 989-224-2195.

Yes, so get a payoff from the township treasurer (517-641-6728) before closing. The township moves sewer charges unpaid from September 15 of the prior year through June 15 onto the winter tax bill. The treasurer also collects special assessments for drains and street lights, so ask whether the parcel carries one.

Summer bills are mailed July 1 and due September 14, and winter bills are mailed December 1 and due February 14, per the township’s 2026 schedule. Your lender sets the escrow deposit at closing from those dates and the post-sale taxable value, not the seller’s bill.

It depends on the lot, so enter the address on FEMA’s map service before your inspection period ends, especially near Park Lake or a county drain. Most mortgages require flood insurance when FEMA maps the house inside a special flood hazard area, and the premium belongs in the monthly payment from the start.

Your tax bill goes up once it stops being your residence. The principal residence exemption ends, and the township explains that the exemption covers up to 18 mills of school operating tax. With Bath schools the 2025 non-homestead total was 54.95 mills against 36.95, roughly $1,800 extra each year on $100,000 of taxable value. A home bought as a rental from day one is financed as an investment property.
