What financing looks like in Delhi Township

Redfin's figures for Holt put the median sale near $261,000 across July through September 2026, about 1.4% below a year earlier, with homes taking about 37 days to sell against 34 the year before and 107 sales in September. Zillow's home value index for Holt was close to $265,000 in September. Either number leaves wide room under Ingham County's 2026 FHA limit of $541,287 and the $832,750 conforming limit, so the loan here usually comes down to your down payment, your credit and the type of home rather than the price. MI 10K puts $10,000 into the down payment for buyers who use a MI Home Loan and fall under MSHDA's income limits. It is a deferred loan, repaid only when you sell, refinance, pay the mortgage off or move out, and the MI Home Loan's $566,355 price limit sits far above what most Holt homes sell for.

The type of home matters more in Delhi than the price. The Census counts about 800 manufactured homes in the township, roughly one home in fifteen. Fannie Mae will back a loan on one only if the house and its lot are tied together as real estate, which leaves out most homes on rented sites in land-lease communities, while a manufactured house sold with its own titled land can qualify for a regular mortgage. Roughly one Delhi home in six sits in a building with five or more units, and a condo unit brings a second review, of the association itself. South of Harper Road, the township's 2023 master plan keeps public water and sewer from being extended, so homes there generally run on a private well and septic system, and a water test and septic inspection belong in the offer. Near the Grand River, Sycamore Creek and the county drains, check FEMA's map before you commit: a home in the high-risk zone needs flood insurance when the mortgage is government-backed.

Same Holt Public Schools, about 12 mills apart: Treasury's 2025 homestead total was 50.56 mills in Delhi and 38.38 across the county line in Windsor Township.

The market

The Delhi Township housing market

The typical home value in Delhi Township is near $233,800, the median for owner-occupied homes in the Census Bureau's American Community Survey, which counts about 7,800 owner-occupied homes here. The median year built is 1989, and Delhi Township is mostly subdivisions of ranches and colonials. Homeowners pay a median of about $4,580 a year in property taxes, an effective property tax rate of about 1.96% of the median value, so taxes are a large part of the payment here.

Delhi Township ZIP codes and what they cover

Holt's ZIP code is nearly all Delhi, but the township's other ZIP codes mostly lie elsewhere, so a ZIP-wide price can describe a different market. Shares of land and homes are from Census boundaries and the 2020 block counts, sale prices are Redfin medians for July through September 2026, and owner medians are the Census Bureau's survey estimates for 2020 through 2024.

Holt 48842: most of the township

About 56% of Delhi's land and about 79% of its homes, from the Cedar Street center out to Waverly and Harper roads. Delhi holds about 94% of this ZIP's land, so its figures are close to Delhi's own. Redfin's median sale was about $258,000, down 2.5% on a year earlier, on 90 September closings, against a Census owner median of $225,900 for the ZIP.

Lansing 48911: the northwest and the north edge

About 16% of the land and 16% of homes, along Bishop, Gilbert and Washington roads in the northwest and around Dell Road in the northeast. Delhi accounts for roughly a quarter of this ZIP's land and the City of Lansing about 60%, so its Redfin median, about $180,000, and Census owner median, $146,600, mostly describe Lansing's south side.

Mason 48854: the rural south

About 23% of Delhi's land but only about 4% of its homes, south toward Nichols and Howell roads and mostly in Mason Public Schools. Delhi is under 6% of this large ZIP, which runs through Alaiedon, Vevay and Aurelius townships and the City of Mason, so its Redfin median of about $305,000, up 9.9%, reflects that wider area.

Dimondale 48821 and a sliver of 48910

About 3% of the land, in the southwest corner by the Grand River, uses Dimondale 48821, with about 1% of homes, and Delhi is only about 4% of that ZIP, which is mostly Windsor Township in Eaton County. A strip near the I-96 and US-127 interchange in the northeast lies in Lansing 48910 and holds almost no homes.

Where to look

Delhi Township neighborhoods

Holt's center and the tree-named streets

The triangle of Cedar Street, Holt Road and North Aurelius Road that the township's 2023 master plan calls its urban center: the Community Services Center at 2074 Aurelius, with the township offices, a fire station and the CADL library branch, plus Veterans Memorial Gardens and the sheriff's Delhi Division on Cedar. South of Holt Road the short grid of Chestnut, Walnut, Elm and Maple streets runs toward Kiwanis Park. Both Census block groups here have a typical build year of 1958, the earliest in the township, with about half to six in ten homes detached and the rest duplexes, small multiplexes and apartments. Owner medians run about $122,000 to $144,000, the lower figure on a wide margin.

Elliott Elementary, Keller Road and Park Lane

North of Holt Road and east of Aurelius up to Willoughby Road, around Elliott Elementary, Park Lane and Keller Road. Multi-unit communities such as Cricket Ridge, Pheasant Hollow and Sugar Pine sit beside 1960s houses, so only about a third of homes are detached and renters outnumber owners about three to two. Typical home from 1967, Census owner median near $131,000 with a fairly wide margin.

Jaycee Park and Tolland Avenue, west of Cedar

Between Cedar Street and Eifert Road from Holt Road north to Willoughby, with Jaycee Park at the end of Wemple Street, Tolland and Dean avenues, Cedar Park Boulevard and the South Square apartments near Cedar. Just under half the homes are detached, about one in five attached and about a quarter in larger buildings. Typical home from 1977, owner median near $183,000. The Alton Drain puts a small share of the land, about 6%, in the high-risk flood zone.

Wilcox Road and Pageant Way, south of Holt Road

South of Holt Road between Eifert and Aurelius roads, along Wilcox Road, Pageant Way, Sycamore Drive and Dogwood Drive. Mostly detached houses, about four in five in the eastern block group and more than nine in ten in the western one, built around 1970 and 1971. Census owner medians run about $193,000 to $199,000, and FEMA's map, as we sampled it, shows no high-risk flood zone here.

Horizon Elementary and Washington Road

West of Holt's center, around Horizon Elementary and along Washington and Horstmeyer roads, where the township assessor lists subdivisions such as Houghton Hollow Estates, Loch Woode Estates and Moorwood Farms. Every home the Census counts here is a detached house, typically from 1997, with an owner median near $305,000. Mailing addresses split roughly evenly between Holt 48842 and Lansing 48911, and the Gilbert Drain floodplain covers about a sixth of the land.

Bishop and Gilbert roads on the Waverly Road side

The northwest corner, east of Waverly Road along Gilbert and Bishop roads, where Delhi's second fire station stands at 6139 Bishop Road. Homes here carry Lansing 48911 addresses but sit in Delhi and in Holt Public Schools. About two thirds are detached houses and the Census counts about 190 manufactured homes. The Census owner median, about $214,000, has a wide margin of error, and its median build year is 1991. The Gilbert Drain and West Town Drain put about a third of the land in FEMA's high-risk zone, more than anywhere else in Delhi.

Sycamore Creek, River Pointe and Dell Road

The northeast corner north of Willoughby Road and east of Aurelius, toward College Road and the I-96 corridor, with Sycamore Creek winding through and Holt and Lansing addresses mixed together. The north half, around Sandhill Road and River Pointe Drive, is all detached houses with an owner median near $332,000, the highest figure among Delhi's block groups, give or take about $52,000. The south half, along Dell and Pine Tree roads and streets such as Laureate Drive and Scholar Lane, typically dates from 2001, and about four in ten of its homes are in larger buildings. Tract-wide the owner median is about $318,000, and the creek's floodplain covers about a fifth of the north half.

Valhalla Park, Esker Landing and the east side

The east side between Aurelius and College roads, from Willoughby Road south toward Harper Road: Valhalla Park, the township's largest at 45 acres, Esker Landing's kayak launch on Cedar Lake, John Taylor Memorial Park, Holt Junior High and Sycamore Elementary. It holds more homes than any other block group in Delhi, about 2,200: a little over four in ten detached, about three in ten in larger buildings and about 250 manufactured homes, with renters outnumbering owners. Typical home from 2002, owner median near $236,000.

Holt Road between Washington and Eifert roads

Between Washington and Eifert roads from Willoughby Road south to McCue Road, along Holt and Gunn roads, with Willoughby Park, the West Holt Road trailhead and newer streets such as Witherspoon Way, Runnymede Drive and Royal Crescent. Typically built around 2000, with a mix: just under half detached, about a fifth attached and about a fifth in larger buildings. Owner median near $245,000. The Alton Drain floodplain covers about a seventh of the land.

Grovenburg Road, Burchfield Park and the Grand River

The rural southwest, about a fifth of the township's land, from Holt Road south to Nichols Road and from Waverly Road east to Washington and Onondaga roads. The Grand River runs through Burchfield Park, Ingham County's largest park at 540 acres, and Delhi's wastewater treatment plant sits at McCue and Grovenburg roads. Nearly all homes are detached and owner-occupied, typically from 1993, with an owner median near $304,000. FEMA maps about a sixth of the land as high-risk, mostly beside the river. Holt schools serve most homes, Eaton Rapids the western edge and Mason the far south, and addresses can read Holt, Dimondale or Mason.

Harper Road from Onondaga to Aurelius

South of McCue Road along Harper Road, from North Onondaga Road east to Aurelius Road, near Wilcox Elementary and the Iron Links golf course, with subdivisions off Applecroft Lane and Glenberry Drive and streets such as Amsterdam Avenue and Windmill Boulevard just west of Eifert. The eastern block group, between Eifert and Aurelius, is about 83% detached, with a typical home from 1980 and an owner median near $213,000 on a wide margin. The western one, between Onondaga and Eifert, counts about 280 manufactured homes among roughly 450, and the Census publishes no owner median for it. Harper Road is the township's urban service boundary, and Mason Public Schools covers most of the land here, though most homes are in Holt's district.

Centennial Farms and the Mason-schools southeast

The southeast between Aurelius and College roads down to Howell Road: Centennial Farms and its 10-acre park on Aurelius Road at Garden Gate Drive, Catalina Drive, Edgar and Harper roads and the El Dorado golf course near Howell Road. About 96% of homes are detached and nearly all owner-occupied, typically from 1993, with an owner median near $265,000. Mason Public Schools covers about nine tenths of the land, and homes split about evenly between the Holt and Mason districts. Most of the land carries Mason 48854 addresses, though about seven in ten homes still use Holt 48842.

Schools and commute

Schools

Census school district maps put about 93% of Delhi's homes, and about two thirds of its land, in Holt Public Schools, and about four of every five homes in that district are in the township, the rest mostly across the line in Windsor Township, Dimondale included, and the City of Lansing. Mason Public Schools covers most of the rural south, about 28% of the land but only about 6% of homes, Eaton Rapids Public Schools a strip along Waverly Road in the southwest, about 3% of the land and under 1% of homes, and the township counts only a handful of properties on its north end in the Lansing School District. The district moves the bill: Michigan Treasury's 2025 homestead totals in Delhi were 50.56 mills with Holt, 49.00 with Mason, 48.10 with Lansing and 44.94 with Eaton Rapids. A Holt mailing address does not settle it either, since the Census geocoder places the township's maintenance yard at 1492 N Aurelius Rd, Holt, inside Mason's district.

Commute

I-96 crosses the north end of the township, with its exit 104 at Cedar Street signed for Holt and its interchange with US-127 in Delhi's northeast corner, and US-127 runs south toward Mason and Jackson just east of the township line. From the township offices at 2074 Aurelius Road, free-flow driving puts the State Capitol about 7 miles away (14 minutes), McLaren Greater Lansing's hospital on Collins Road about 5 (11), Michigan State's campus about 8 (17), the county seat in Mason about 8 (12), and Capital Region International Airport and GM's Delta Township assembly plant about 12 each (23). Jackson is about 39 minutes south, Grand Rapids about an hour and 25 minutes west and downtown Detroit about an hour and 45 minutes east. The township lists Holt Public Schools, Granger Construction, Orchid Orthopedic and Regional Steel Distribution Center as the largest employers located in Delhi. CATA's route 8 serves South Cedar Street and the Holt, Eifert and Aurelius roads corridor and route 7 the south side of Jolly Road, and the tax bill carries CATA's 2.99-mill levy. Delhi's average commute in Census figures is about 22 minutes, and roughly one worker in six works from home (Census Reporter).

Michigan property taxes

Delhi Township property taxes after you buy

The year after a Michigan home sells, its taxable value resets to half of the assessor's market value, so the seller's tax bill is not your tax bill.

In Delhi Township, our 2026 Uncapping Study found taxable value typically rises about 34% the year after a sale. On a $225,000 home, near the typical Delhi Township value, that is roughly $1,410 more in first-year tax at the local median homestead millage. We build your payment on that post-sale number.

Looking at a Delhi Township address? Our Michigan property tax calculator finds that property's published 2025 millage and works out the tax to plan for after you buy.

In Samantha's words

I'd much rather somebody ask me, "Why are your taxes higher than what I'm seeing online?" than have them build a housing budget around the wrong assumption.

2025 homestead millage

How Delhi's tax rate compares next door

Homestead totals for 2025 from Michigan Treasury, in mills. Each mill adds a dollar for every thousand dollars of taxable value. The jumps at sale come from our 2026 Uncapping Study, and Delhi's own millage sheet adds a 1% administration fee to the bill.

Delhi with Holt schools: 50.56 mills

About 93% of the township's homes. Roughly $5,060 per $100,000 of taxable value each year, before the 1% fee. The Study puts Delhi's typical jump in taxable value at sale at 34.5%.

Delhi with Mason or Eaton Rapids schools: 49.00 and 44.94

The rural south and the southwest edge. Mason comes in about $157 a year below Holt per $100,000 of taxable value, Eaton Rapids about $563 below.

Windsor Township with Holt schools: 38.38 mills

Across the county line in Eaton County, the same Holt district carries about $1,219 less a year per $100,000 of taxable value, and 48.38 inside the Village of Dimondale. The Study's jump at sale there is about 38%.

City of Lansing with Holt schools: 65.11 mills

The south-side city streets that share Holt's district and the 48911 ZIP. About $1,454 more a year per $100,000 than Delhi, plus Lansing's 1% income tax on residents, and a jump at sale near 45%.

Aurelius and Alaiedon with Mason schools: 38.67 and 38.18

Delhi's neighbors to the south and east. About $1,033 and $1,081 less a year per $100,000 than Delhi's own Mason-schools rate, with jumps at sale near 37% and 29%. The City of Mason, farther southeast, is 53.59.

What makes up Delhi's 50.56

From the township's 2025 sheet: Delhi's own levies 8.66 (operating, fire and EMS, police, fire equipment and parks), Ingham County 17.69, Ingham ISD 6.23, Holt's school debt 8.23, Lansing Community College 3.76 and the State Education Tax 6. A rental or second home pays 68.56.

Before you write an offer

What to confirm on a Delhi Township house before you offer

Most of these come down to where the parcel sits, and all of them are cheaper to answer before an offer than after one.

  • Which unit and district tax it. Delhi, the City of Lansing, Windsor Township and Alaiedon Township all have homes on Holt or Lansing addresses, and the district can be Holt, Mason, Eaton Rapids or Lansing. The township's Assessing office can confirm the parcel's school code and taxable value.
  • North or south of Harper Road. North of it, BWL water and township sewer are the rule. South of it, plan on a private well and septic system under the Ingham County Health Department's well and septic program.
  • The flood map and the drains. Enter the address in FEMA's Flood Map Service Center. Lots along the Grand River, Sycamore Creek and the Gilbert Drain are the likeliest to sit in the high-risk zone, and the Ingham County Drain Commissioner handles drainage questions.
  • Road and drain assessments. Ask the Ingham County Road Department whether a subdivision road special assessment is in place or planned, and read the special assessment lines on the seller's last two bills.
  • A manufactured home's land. Owned land or a leased lot decides whether a mortgage is possible at all, so settle it before you pay for an inspection.
  • Forms after closing. The Property Transfer Affidavit is due at the township assessor's office no later than 45 days after the transfer, and the Principal Residence Exemption affidavit should go in with it. Both are on the assessing forms page, and a home you will rent out also needs rental registration.

The block group figures above come from the Census Bureau's five-year survey ending 2024, and a small area can carry a large error, so we pull recent sales before you settle on a price.

Delhi Township mortgage questions

If yours is not here, ask it on the call. There are no dumb questions.

My listing says Lansing, Mason or Dimondale. Can the home still be in Delhi Township?

Yes. Holt’s 48842 is almost entirely Delhi, about 94% of its land, but Delhi homes also use Lansing 48911 in the northwest and northeast, Mason 48854 in the south and Dimondale 48821 in the southwest corner. The Census geocoder places 6139 Bishop Rd, Lansing 48911, 3750 W Howell Rd, Mason 48854 and 6387 Timberland Dr, Dimondale 48821 all inside the township. It works the other way too: most of 48911 is the City of Lansing, which taxes its residents’ income at 1%, so the parcel record, not the envelope, tells you which government taxes the home.

Holt Public Schools covers about 93% of the township’s homes, Mason Public Schools most of the rural south (about 6% of homes), Eaton Rapids a strip in the southwest and Lansing a handful of parcels in the north. In 2025 a Delhi homestead paid 50.56 mills with Holt, 49.00 with Mason, 48.10 with Lansing and 44.94 with Eaton Rapids, a spread worth about $563 annually per $100,000 of taxable value. Check the district on the parcel record, because a Holt address can still be in Mason’s district.

The Lansing Board of Water and Light supplies public water, so you open that account with BWL. Sewer is the township’s own: Delhi owns the sanitary sewer system and its treatment plant at McCue and Grovenburg roads, the township Treasurer bills it, and unpaid sewer charges can land on the tax bill as a special assessment. The township’s 2023 master plan draws an urban service boundary along Harper Road, and development south of it must use a private well and septic system under Ingham County Health Department rules. Electricity comes from Consumers Energy or BWL depending on the street, and Consumers supplies gas.

Only if the house is in FEMA’s high-risk zone. Sampling FEMA’s flood map, we found about a tenth of the township’s land in that zone. About a fifth of that follows the Grand River through the southwest corner by Burchfield Park and about a tenth follows Sycamore Creek in the northeast, but most of it lines county drains, the Gilbert Drain on the northwest side the largest among them. FEMA says federally backed and federally regulated mortgages on a building in that zone require flood coverage. The drains belong to the Ingham County Drain Commissioner, whose drain work can also appear on the tax bill.

The township itemizes them at the end of the bill: streetlights, delinquent sewer charges, road improvements and county drain work. Neighborhood streets are the one to ask about. The Ingham County Road Department maintains public roads, and repairs to subdivision streets are generally paid by the owners through a special assessment district, so ask the seller and the township whether one is in place or proposed before you set a budget.

Summer bills are mailed by July 1 and due September 14, winter bills by December 1 and due February 14, both by 5 p.m. with postmarks not accepted. The winter bill is the large one: the township’s 2025 millage sheet puts only the State Education Tax and Ingham County’s operating levy, 12.78 mills, on the summer bill, leaving about 37.78 of a Holt homestead’s 50.56 mills for winter. Delhi also adds a 1% administration fee, so how much escrow you fund at closing turns on which bill is due next.

Often, if the home and its land are sold together. The Census counts about 800 manufactured homes in the township, most of them in three block groups near Waverly, Eifert and College roads. Fannie Mae’s rule is that the house and the ground beneath it must both count as real property under state law, and it takes a home on leased land only inside a condo or PUD project it has approved, so a home on a rented lot in a land-lease community usually needs a personal-property loan instead. Tell us early which kind it is, and we will check the title and the lot before you make an offer.

Yes, once it is registered. Township Ordinance 102.7 requires every rented dwelling to be registered, with inspections every two years. Registration costs $110 per parcel plus $33 per unit, $143 for a single-family house, and the first registration of a home that has never been rented adds a one-time $550 charge. The tax changes as well: without the principal residence exemption, a home in Holt Public Schools was billed 68.56 mills in 2025 against 50.56, which on $100,000 of taxable value comes to about $1,800 more each year.
