Buying a home in Redford Township

Redford Township, a charter township in Wayne County, is home to about 48,338 residents in the Census Bureau's 2020 to 2024 American Community Survey (49,504 in the 2020 census) across about 11 square miles of land. Its ZIP codes also reach into Detroit, so the parcel record, not the mailing address, shows which unit's tax rates apply. Downtown Detroit is about 13 miles east in a straight line.

Residential ZIP codes: 48239, 48240

What financing looks like in Redford Township

In Redfin's figures the median sale in ZIP code 48239 was about $200,000 for the three months ending September 2026, about 5% above the same months of 2025, with homes selling in about 22 days, and in 48240 at about $170,000, roughly flat on the year, at about 28 days. Both ZIP figures include a slice of Detroit. The township assessor's 2026 sales study is Redford only: 1,417 sales from April 2023 through March 2025 with a middle sale of $175,000, from about $140,000 between Seven and Eight Mile to about $313,000 for the two-story houses of Shamrock Village. At those prices the 2026 conforming limit of $832,750 and Wayne County's FHA ceiling of $541,287 sit far above almost every sale. MSHDA's MI Home Loan price cap of $566,355 does too. First-time buyers who qualify can pair it with MSHDA's MI 10K, $10,000 toward the down payment that is repaid when the home is sold or refinanced, the loan is paid off, or the owner stops living there. Veterans who qualify can use VA.

What decides a Redford loan is usually the house and the parcel. Close to four in five homes were built before 1960, so roofs, furnaces, electrical panels and sewer laterals deserve a hard look, and a renovation loan can fold repairs into the mortgage when the inspection finds them. Check FEMA's flood map for the address as well, because a federally backed mortgage on a house in a high-risk zone needs flood insurance. The condominium buildings sold for about $30,500 to $87,000 in the study, a size some lenders will not finance and every lender reviews project by project. And the tax total differs by school district, from about 51.70 homestead mills in the Clarenceville corner to 60.64 in South Redford, so we price the payment from the parcel's own district.

About 18 of the roughly 60 homestead mills on a Redford Township tax bill pay for police and fire, a 10.4 mill pension levy plus a 7.45 mill special assessment, and the township's 2025 rate sheet also lists a flat $207 trash charge.

The market

The Redford Township housing market

The Census Bureau's American Community Survey puts the median owner-occupied home value in Redford Township near $155,600, across about 14,683 owner-occupied homes, with a median year built of 1955. The typical home value in Redford Township is near $156,000. Homeowners pay a median of about $2,569 a year in property taxes, an effective rate of about 1.65% of the median value.

Boundaries

Redford Township's ZIP codes, Detroit edges and school lines

Both Redford ZIP codes reach past the township line, and three school districts split the land inside it. Counts come from the 2020 Census blocks and the Census Bureau's address and district files.

48239 covers the south two thirds

About two thirds of the township's land and about 13,480 of its homes carry 48239. The same ZIP code also takes in about 1,970 Detroit homes east of Hazelton Avenue and Telegraph, near Rouge Park, which are addressed to Detroit and pay Detroit's taxes.

48240 and the Five Points Street line

48240 covers the north third, about 7,340 township homes. North of Five Mile the Detroit line follows Five Points Street, and the Census address files put the even-numbered east side in Detroit even though those houses carry a Redford 48240 address, about 184 homes in all.

Redford Union and South Redford split the rest

Redford Union holds about 10,600 homes, the north and the east, and South Redford about 9,900, the south and the west. The line runs between Five Mile and I-96 east of Beech Daly, through the Dixie, Donald and Lyndon blocks.

The Clarenceville corner

About 270 homes by Inkster Road in the northwest corner are in Clarenceville School District. They carry the township's own levies with a lower school total, about 51.70 homestead mills in Treasury's 2025 table.

Where to look

Redford Township neighborhoods

Woodworth, Gaylord and Kinloch, Seven to Eight Mile

West of Beech Daly between Seven Mile and Eight Mile, the assessor's two northern study areas are mostly ranches of about 720 to 1,300 square feet. Their 126 sales from April 2023 to March 2025 had a middle of $139,950, with four two-story houses on Delaware and Lexington near $238,500 and four Redford House condominiums on Seven Mile near $66,450. Census estimates for the block group around Woodworth put owner values near $118,900, give or take about $17,500, with a typical build year of 1955.

Indian, Seminole and Poinciana by Inkster Road

The streets just east of Inkster Road below Eight Mile, with Fox, Gaylord and Denby filling in south toward Six Mile. This is the only part of the township in Clarenceville School District: 13 of the 63 study sales on the Inkster side landed there. Across the two areas, 171 sales had a middle of $155,000, about half ranches and nearly two in five story-and-a-half houses. The Census block group by Inkster shows owner values near $110,900, give or take about $11,900.

Garfield, Brady and Lennane to Five Points Street

East of Beech Daly the grid runs to Five Points Street, where the Detroit line follows the street itself. The assessor's three areas here had 195 sales with a middle of $146,000, a near even mix of ranches, story-and-a-quarter and story-and-a-half houses of about 870 to 1,320 square feet. The Census block group between Six and Seven Mile here shows owner values near $133,900, give or take about $10,400.

Glenhurst and Lola Valley streets

Between Five Mile and Six Mile around the township's 18-hole Glenhurst Golf Course and Lola Valley Park, on Norborne, Centralia, Glenmore and Lola Drive. Mostly ranches, they sold a little higher than the blocks to the north: 77 sales with a middle of $180,000, and four larger ranches on Kinloch and MacArthur near $258,500. Census estimates for the block group that takes in most of the Lola Drive and Centralia sales put owner values near $167,500, give or take about $11,300.

Ryland, Negaunee and Bennett by Bell Creek Park

The west edge along Inkster Road near Bell Creek Park, plus the Kinloch, Wakenden and Student streets just north of Five Mile, which carry 48239 addresses. Houses run larger at the Inkster end: 20 sales on Ryland, Negaunee, Bennett and Westland had a middle near $240,000, while the 59 sales north of Five Mile had a middle of $169,900. The block group covering most of those Five Mile streets has a typical build year of 1949, earlier than any other block group here.

Leona, Pomona and Winston on the Upper Rouge

East of Beech Daly and north of Five Mile, where the Upper Rouge River and Smith Drain cross toward Telegraph. The assessor's study areas here, on streets such as Pomona, Knight, Winston, Fenton and Wormer, had 85 sales with a middle of $142,000. Redford Plaza condominiums on Five Mile sold for $30,500 to $51,550.

Elba, Dow and Graham near Township Hall

South of Five Mile, west of Township Hall at 15145 Beech Daly and near the Western Golf and Country Club, the houses are bigger, about 1,750 square feet at the middle, and the assessor's study shows 30 sales from $180,000 to $410,000 with a middle of $272,450. For this block group the Census Bureau estimates owner values near $242,900, plus or minus about $36,200, more than any other block group in the township. Sumner, Ivanhoe and Elsinore east of Beech Daly ran near $176,100.

Shamrock Village, Berwyn and San Jose

West of Beech Daly between the golf club and I-96, the assessor studies the two-story houses on Breakfast, Brook, Shamrock, Marshall and Pierce drives as Shamrock Village: 22 sales from $255,000 to $345,000, middle $313,000, about 1,700 square feet. Ranches on Berwyn, Rockland and Lucerne ran near $215,000 and San Jose and Seminole near $165,000.

Dixie, Lyndon and Donald across the district line

East of Beech Daly between Schoolcraft and Five Mile, ranches of about 1,100 to 1,900 square feet. The study's 57 sales had a middle of $236,750. The line between Redford Union and South Redford runs through these blocks, and Dixie, Donald and Lyndon each have study sales on both sides of it, so the same street can carry two school tax totals.

Hemingway, Marion and Columbia south of I-96

Between I-96 and Plymouth Road, the assessor's three areas are almost all ranches of about 980 to 1,370 square feet: 127 sales with a middle of $187,500. Census estimates for the two block groups north of Plymouth put owner values near $160,100 and $166,000. Royal Grand, Marion, Farley and Berwyn carry many of the study's sales.

Kinloch, Cathedral and Tecumseh, Plymouth to Joy

The south side between Plymouth Road and Joy Road, west of the Telegraph blocks, is the largest stretch of the assessor's study: 240 sales with a middle of $192,000, mostly ranches, the Dover, Cathedral and Westfield areas near $210,000. Redford Villa condominiums on Joy Road sold for $34,000 to $68,000 for about 650 square feet. Census estimates for these block groups run from about $149,000 to $177,000.

Hazelton, Appleton and Riverdale by Telegraph

Both sides of Telegraph between Plymouth and Joy, including the blocks east of Telegraph out to Hazelton, where Detroit begins. The study's 146 sales here had a middle of $175,000, ranches and story-and-a-half houses of about 940 to 1,500 square feet. Orangelawn, Elmira, Fenton and Sarasota are among its streets. The block group east of Telegraph shows owner values near $137,600.

Schools and commute

Schools

Three public districts tax Redford Township homes. By the Census Bureau's district boundaries, Redford Union covers about half the land, the north and east, and about 10,600 homes in the 2020 Census, and South Redford covers the south and west, about 9,900 homes. Clarenceville takes in a few blocks in the northwest corner by Inkster Road, about 270 homes, and the township notes none of its schools are inside Redford. Michigan Treasury's 2025 homestead totals are 59.48 mills with Redford Union, 60.64 with South Redford and about 51.70 with Clarenceville. The township's schools page lists Redford Union High School and MacGowan Elementary on Kinloch, Beech Elementary on Beech Daly and Hilbert Middle School on Puritan, and Thurston High School on Schoolcraft, Pierce Middle School on Orangelawn and four South Redford elementary schools. Westfield Charter Academy and private schools such as St. Valentine and Concordia Lutheran are also in the township. A mailing address does not settle the district, the parcel record does.

Commute

I-96, the Jeffries Freeway, crosses the township beside Schoolcraft Road, Telegraph Road (US-24) runs along the east side and Grand River Avenue cuts across the north end. From Township Hall at 15145 Beech Daly, OSRM routing in light traffic puts downtown Detroit about 16 miles and 23 minutes away by I-96, Henry Ford Hospital on West Grand Boulevard about 14.5 miles and 19 minutes, Southfield's city hall about 9 miles and 16 minutes up Telegraph, and Detroit Metro Airport about 16 miles and 29 minutes by I-96 and Merriman Road. Ann Arbor's medical campus is about 29 miles and 36 minutes by I-96 and M-14. SMART buses run on Beech Daly and Telegraph, and the township's Dial-A-Ride takes reservations at 313-387-2784. Redford workers average a one-way trip of about 25 minutes in the Census Bureau's 2020 to 2024 survey, with about 2,840 of some 24,060 workers working from home.

On the checklist

What to confirm on a Redford Township house

Six questions worth answering before the inspection period runs out, because each one can change the payment or the closing date.

  • Which unit and district tax the parcel. On Five Points Street and east of Hazelton the answer can be Detroit. The Assessor's page links the township's online parcel and tax records, and the office at Township Hall answers at 313-387-2730.
  • The flood map. Search the exact address in FEMA's Flood Map Service Center. If the house is in a high-risk zone, the lender requires flood insurance, and an elevation certificate from the seller helps price it.
  • The water account and the sewer lateral. Put the water account in your name through the township's Water and Sewer Department, 313-387-2670, and have a sewer camera run on the lateral of an older house during the inspection.
  • Street work through 2026. The township's Central Basin Project page posts road closures on Fox, Graham, Lennane and Meadowbrook through 2026, worth knowing before a move-in date.
  • Filings and tax timing. File the Property Transfer Affidavit within 45 days and the homestead affidavit, and confirm with the Treasurer's Office, 313-387-2611, which bills are paid or prorated at closing.
  • A rental or a vacant house. The township's building department registers rentals and vacant buildings, and its inspection should be part of the plan before a tenant or a renovation starts.

Street figures on this page come from the township assessor's 2026 sales study and Redfin, and block group values from the Census Bureau's 2020 to 2024 survey.

Michigan property taxes

Redford Township property taxes after you buy

The year after a Michigan home sells, its taxable value resets to half of the assessor's market value, so the seller's tax bill is not your tax bill.

In Redford Township, our 2026 Uncapping Study found taxable value typically rises about 84% the year after a sale. On a $150,000 home, near the typical Redford Township value, the first-year tax goes up roughly $2,030 to $2,070, depending on the school district. Most homes here are in South Redford schools (about $2,070); Redford Union schools homes run about $2,030. Your address decides which applies. We build your payment on that post-sale number.

Looking at a Redford Township address? Our Michigan property tax calculator finds that property's published 2025 millage and works out the tax to plan for after you buy.

In Samantha's words

Don't build your budget around somebody else's tax bill. The seller's tax history tells us something about the property. It does not automatically tell us what your taxes are going to look like as the new owner.

2025 homestead totals

Redford Township's tax totals beside its neighbours

Each mill adds $100 a year for every $100,000 of taxable value. The figures below are Michigan Treasury's 2025 table and the township's own rate sheet, and close to 18 of Redford's own mills go to police and fire.

Redford Union 59.48, South Redford 60.64

About $5,950 or $6,060 a year per $100,000 of taxable value. The township's own share includes 5.45 operating mills, 10.4 for police and fire pensions, a 7.45 mill police and fire special assessment, 0.9 for street lights and about 2.78 for the library.

Clarenceville part: about 51.70

Treasury's table lists 51.70 homestead mills for the Clarenceville blocks. The township's 2025 rate sheet shows 54.88 for the same district because it also lists the Wayne County Community College levy, so check the parcel's own bill.

Livonia, across Inkster: 41.24

Livonia with Livonia Public Schools runs about 18 mills below Redford Union, roughly $1,820 less a year per $100,000 of taxable value, which is why similar houses on either side of Inkster Road can carry very different payments.

Detroit 64.18, Dearborn Heights 52.48, Southfield 57.02

Detroit to the east is higher and adds a 2.4% income tax for residents. Dearborn Heights with Crestwood schools, south of Joy Road, and Southfield, north of Eight Mile, are lower. Treasury, 2025.

Redford Township mortgage questions

If yours is not here, ask it on the call. There are no dumb questions.

What do Redford Township houses sell for right now?

Redfin’s three months ending September 2026 put the median near $200,000 in ZIP code 48239, up about 5%, and near $170,000 in 48240, about flat, and both ZIP codes include some Detroit homes. The township assessor’s 2026 study counts only Redford: 1,417 sales over the two years to March 2025, with a middle of $175,000, from about $140,000 near Eight Mile to about $313,000 in Shamrock Village. The Census Bureau’s 2020 to 2024 owner estimate, $155,600, comes from owners’ own guesses of value, not from recorded sales.

Yes, on one street especially. Five Points Street is the boundary north of Five Mile, and in the Census Bureau’s address files the even-numbered houses on its east side are in the City of Detroit while the odd numbers are in the township. The 2020 Census counted about 184 Detroit homes in 48240 and about 1,970 in 48239, east of Hazelton and Telegraph. A Detroit house pays Detroit’s 64.18 homestead mills and the city’s 2.4% resident income tax, which the township does not levy. The tax bill or parcel record settles it, and we check it first.

One of three, set by the parcel. Redford Union covers the north and east, about 10,600 homes, South Redford the south and west, about 9,900, and Clarenceville about 270 homes in the northwest corner. Treasury’s 2025 homestead totals are 59.48, 60.64 and about 51.70 mills. On $100,000 of taxable value that is about $5,950, $6,060 or $5,170 a year. The line between Redford Union and South Redford runs through the Dixie and Donald blocks east of Beech Daly, so neighbours on one street can differ.

Plan on the post-sale number, not the seller’s. Our 2026 Uncapping Study found Redford taxable values sit at about 54% of state equalized value across homes, so the year after a sale they typically rise about 84%. Samantha plans high on purpose: half the price times the parcel’s homestead millage. On a $175,000 house with Redford Union that is about $5,200 a year. The assessing office, 313-387-2730, will estimate the new taxes for a specific parcel.

Search the exact address in FEMA’s Flood Map Service Center before you write the offer. A federally backed mortgage on a house in a high-risk zone needs flood insurance, and that premium belongs in the payment from the start, so an insurance quote comes before the inspection period ends. If the seller has an elevation certificate, it helps the agent price the policy.

The township buys its water from the Great Lakes Water Authority’s Springwells plant, which draws from the Detroit River, and its water system has about 21,000 meters. Rates from July 2026 total $13.94 per unit of 100 cubic feet, about 748 gallons: $4.84 for water, $5.43 for sewer and $3.67 for the basin charge. Call the department at 313-387-2670 to put the account in your name at closing.

A Property Transfer Affidavit within 45 days, or the township charges $5 a day up to $200 on the winter bill, and a Principal Residence Exemption affidavit if you will live there, filed with the assessor at Township Hall. Without the exemption the house pays the non-homestead total, about 17 to 18 mills more. Tax bills go out July 1 and December 1, due September 14 and February 14, and unpaid bills move to the Wayne County Treasurer in March.

It can, once it is registered. The township’s Building Department charges $50 a year to register a rental, $200 for an inspection every three years and $250 to set up a new rental, and a vacant house must be registered too, $300 with its inspection. A rental pays the non-homestead total, 76.65 mills with Redford Union or 78.64 with South Redford in 2025, and an investment loan is priced and underwritten differently from a home you live in. The department’s number is 313-387-2680.
