When savings do the work of a paycheck

Asset-Based Income Loans in Michigan

When savings, retirement accounts or investments do the work a paycheck usually does, some loans can count them as income. Samantha checks which rule fits your accounts before you apply.

The short answer

Asset-Based Income Loans, in short

Some loans turn eligible account balances into monthly qualifying income. Fannie Mae and Freddie Mac each have a rule for it: what is left after the cash you need to close is divided by a set number of months. Non-QM lenders offer their own version, often called asset depletion, on terms that vary by lender. Which of your accounts count is the first question.

Is it a fit?

Who it fits

  • Your accounts, not a paycheck, are what you would show a lender: retirement, brokerage or savings accounts, or a severance or lump-sum payout.
  • You have stopped working, by choice or between jobs, and your balances do the work a paycheck used to.
  • Your tax return shows modest income, but your balances are large.

Who it may not fit

  • Most of your money is in assets the rule excludes, such as inheritance or real estate sale proceeds (Fannie Mae) or virtual currency (both agencies).
  • Most of your balance goes to the down payment, closing costs and reserves, which come off the top.
  • You want a cash-out refinance. Agency rules cover purchases and limited or no cash-out refinances.
  • A pension, Social Security or regular distributions already cover the payment; ordinary income rules may be simpler.

How it works

How it works

Federal ability-to-repay rules let a lender weigh your income or your assets, verified with third-party records (12 CFR 1026.43(c)(2)(i) and (c)(4)).

The agency route. These are each agency's rules, not Align's terms.

  • Fannie Mae counts 401(k), IRA, SEP and Keogh accounts you can withdraw in full, plus severance or lump-sum retirement money. It subtracts any withdrawal penalty and the funds for the down payment, closing costs and required reserves, then divides by the loan's amortization term in months. It applies to purchases and limited cash-out refinances of principal residences and second homes, with a loan-to-value limit and other conditions in the rule (B3-3.4-06).
  • Freddie Mac counts retirement assets, lump-sum distributions, business sale proceeds, and bank and investment accounts, less the cash to close, gift and borrowed funds and pledged assets, spread over a set number of months, with property, loan-to-value and account conditions in the rule (Section 5307.1).
  • Freddie Mac is changing this rule. Bulletin 2026-10 revises the formula and conditions for loans settling from February 3, 2027, and lenders may adopt it sooner, so the lender applies the version in force for your loan.
  • FHA does not turn balances into income. It counts IRA or 401(k) distributions you already receive, if likely to continue three years, and interest and dividends averaged over two years (HUD Handbook 4000.1, II.A.4.c.xii(H) and (J)).

The non-QM route. Asset depletion programs set their own math: which accounts count, how much of each balance they credit, and the divisor. Terms vary by lender.

Agency routeNon-QM asset depletion
Income countedEligible balances, less cash to close, divided by a number of months the agency setsEligible balances divided by a number of months the lender sets, sometimes crediting only part of a balance
DocumentsStatements, proof of full access, Form 1099-R for lump sumsStatements and proof of ownership; varies by lender
Typical tradeoffsPurchase or limited cash-out only; loan-to-value capsCan be priced above agency loans and can need more cash down; more room on property and loan purpose

Before you apply

What to have ready

  • The latest statement for each account you want counted, and a year of history for bank and investment accounts
  • Proof you can withdraw each retirement account in full
  • A distribution letter or Form 1099-R for severance or lump-sum money
  • Closing documents, if the money came from selling your business
  • Award letters or statements for any pension, Social Security or distributions you receive

Know the tradeoffs

Tradeoffs to understand

  • The divisor decides the number. The fewer months a balance is spread over, the more monthly income it counts for, so the same accounts can count differently from one rule to the next.
  • Cash to close comes first, so a larger down payment leaves less to count.
  • Non-QM can cost more. Ask each lender to show its math on your balances.
  • Move money carefully. Withdrawals can carry taxes and penalties, and large moves in the year before you apply can change what counts. Ask your tax or financial professional; this page is not tax or investment advice.

Working with Align

How Samantha helps

"Talk to somebody. That's it. You don't need to apply for a mortgage because you talked to me. You don't have to buy a house. We're just figuring out where you are." Send me your statements and tell me what you're trying to do. I'll check which rule fits your accounts and compare options across multiple wholesale lenders. If waiting, or a different loan, makes more sense, I'll say so.

Questions about this loan

If yours is not here, ask it on the call. There are no dumb questions.

Do I need a job to qualify this way?

Not under these rules. Fannie Mae requires no minimum income history for employment-related assets, and Freddie Mac allows a borrower to qualify on assets alone. You still list any work and income on the application, and a lender can generally count a paycheck or pension alongside your assets.

The lender subtracts what you need for the purchase, then divides. Fannie Mae also subtracts any withdrawal penalty and divides by the loan's amortization term in months. Freddie Mac uses its own set number of months, which changes for loans settling from February 3, 2027. Non-QM lenders choose their own divisor and may credit only part of some balances.

Neither agency rule cited here sets up a withdrawal schedule. The math measures whether the payment fits your resources; how you pay is your decision. Fannie Mae's version applies only when a regular distribution is not already set up or is not enough.

Under the agency rules, only for a purchase or a limited or no cash-out refinance. Fannie Mae's version covers principal residences and second homes, and Freddie Mac allows investment property only under Bulletin 2026-10. Some non-QM programs allow cash-out or rental property, so ask each lender for its rules in writing.

On the agency route it is a Fannie Mae or Freddie Mac loan, priced like one, with the limits above. Non-QM asset depletion loans can be priced above agency loans and can ask for more cash at closing. Align is paid by the lender, not by a fee you pay Align.
