Buying a home in Kalamazoo Township

Kalamazoo Township, a charter township in Kalamazoo County, is home to about 22,649 residents in the Census Bureau's 2020 to 2024 American Community Survey (22,777 in the 2020 census) across about 12 square miles of land. Kalamazoo Township is a separate unit of government from the City of Kalamazoo: the two share ZIP codes, but each has its own assessor and tax rates, so a Kalamazoo mailing address alone does not say which one taxes the home.

What financing looks like in Kalamazoo Township

The township assessor's 2023 sales study, the most recent one the township has posted, used about 550 house sales and about 50 condominium sales from April 2020 through March 2022. The middle house sold near $160,000, the middle half between about $116,000 and $192,000, and only nine of those houses sold above $300,000. Prices have moved since: Zillow's home value index for September 2026 sat near $240,500 for ZIP 49006, about 6% above a year earlier, near $221,600 for 49004 and near $198,500 for 49048. Each of those ZIP codes also takes in the City of Kalamazoo or a neighboring township, so read them as a range, not as the township's own number. At these prices a purchase sits well inside the 2026 FHA limit for Kalamazoo County, $541,287, and the conforming limit of $832,750, so conventional, FHA and VA can each work, and the right one depends on your credit, your savings and how long you plan to stay.

Three local details shape the loan. The Census counts about 830 manufactured homes, most of them in the parks along Douglas Avenue and off Nichols and Ravine roads in the north, and a home on a rented lot in a community is financed differently from one on land you own, so read our manufactured home loan page first. Condominium projects such as The Cloisters off Lake Forest Boulevard, Briarwood on Merriweather Lane, Thistle Mill and Leisure Point mean the association's budget, insurance and owner count get reviewed along with you. And the township pays for much of its police and fire service through special assessments levied on taxable value, so we build your escrow from the parcel's own summer and winter bills, not a countywide average.

MSHDA's MI Home Loan caps the price at $566,355 and sets income limits, and its MI 10K adds up to $10,000 toward the down payment as a second loan that comes due when the home is sold, refinanced or paid off, or stops being your home. That price cap sat above every house and condo sale in the assessor's study, so the program question here is usually income, not price.

Kalamazoo Township has no ZIP code of its own. In 49006, the ZIP for Westwood, about 42% of homes are in the township and the rest in the City of Kalamazoo, and the same Kalamazoo Public Schools homestead paid 54.01 mills on the township side in 2025, police and fire assessments included, against 50.79 in the city.

Shared ZIP codes

Kalamazoo Township ZIP codes and their neighbors

Every ZIP code that reaches the township also serves another unit of government. These shares come from 2020 Census housing counts placed by block inside each ZIP code.

49006: Westwood

About 4,760 township homes, close to half of the township's total. They make up about 42% of the ZIP's homes, and the City of Kalamazoo holds the other 58%.

49048: Eastwood and Lakewood

About 3,320 township homes, about 30% of the ZIP. Comstock Township holds about 48%, and the city and Pavilion Township most of the rest.

49004: Northwood

About 2,100 township homes, about 29% of the ZIP, shared with Cooper Township, the City of Kalamazoo and the City of Parchment.

49007 and 49001: small edges

About 165 township homes use 49007 and about 100 near Lakewood use 49001. Both ZIP codes are almost entirely City of Kalamazoo.

Four neighborhoods, four fire districts

The township names its parts Westwood, Northwood, Eastwood and Lakewood, after the fire districts. The Westwood census area alone holds about 46% of the homes.

One parcel prefix

Township parcel numbers begin 06-. A city parcel carries a different prefix, so the number on the listing is the quickest way to tell the two apart.

Lake Forest Boulevard and Braemar Lane hold houses, and apartment complexes fill much of the rest. Most homes in these two block groups are rented, so Census owner figures carry wide margins. Kalamazoo Public Schools.

Eastwood Heights, Washburn and Homeland

Some addresses use 49001. Census figures here carry wide margins. Kalamazoo Public Schools.

Schools and commute

Schools

Three school districts serve Kalamazoo Township, and the line follows the parcel, not the ZIP code. Our point sample of the Census school district map, weighted by 2020 housing counts, puts about 74% of the township's homes in Kalamazoo Public Schools: all of Westwood, most of Eastwood and Lakewood, and the Ravine Road side of Northwood, including Kalamazoo Central High School on North Drake Road. Comstock Public Schools takes about 14%, the northeast part of Eastwood around Gull and Nazareth roads, and the Parchment School District about 13%, the north end of Northwood toward G Avenue and Valleywood. Michigan Treasury's 2025 millage table taxes a homestead at 50.85 mills in the Parchment part, 52.30 in the Comstock part and 54.01 in the Kalamazoo part, the township's police and fire assessments included. The township assessor at 269-381-8083, extension 118, can confirm the district for a parcel.

Commute

West Main Street runs through Westwood and Gull Road through Eastwood, the US-131 business loop crosses Northwood, and Business Route 94 runs along the south side of Lakewood. From the Township Hall at 1720 Riverview Drive, Beacon Kalamazoo's Gull Road campus is about 1.4 miles away (4 minutes), downtown Kalamazoo and Bronson Methodist Hospital about 3 (6), Western Michigan University's main campus about 5 (12), I-94 at Sprinkle Road about 6 (11), Kalamazoo/Battle Creek International Airport about 8 (14) and Pfizer's Portage Road plant about 10 (17). Because the township comes in separate pieces, the trip depends on which one you buy in: from Nichols Road and West Main in Westwood, WMU is about 1.6 miles and US-131 about 5. Battle Creek is about 27 miles east (33 minutes) and downtown Grand Rapids about 51 miles north, close to an hour. Census puts the average commute from here near 21 minutes, with about one worker in eight working from home.

Before you write an offer

Things to settle on a Kalamazoo Township house

  • Confirm the parcel number begins 06-, so you know the township, not the city, taxes it.
  • Find the school district on the tax bill, since three districts and three rates split the township.
  • Ask for the last summer and winter bills and look for the police, fire, streetlight and recycling lines.
  • Ask the seller for recent water and sewer bills and set up the account transfers.
  • Check FEMA's flood map for the address.
  • For a condo, ask for the association budget, insurance and owner count early.
  • For a manufactured home, find out whether the lot is owned or rented before you pick a loan.
  • Plan to start garbage service with Republic Services and file your homestead exemption after closing.

Michigan property taxes

Kalamazoo Township property taxes after you buy

The year after a Michigan home sells, its taxable value resets to half of the assessor's market value, so the seller's tax bill is not your tax bill.

In Kalamazoo Township, our 2026 Uncapping Study found taxable value typically rises about 55% the year after a sale. On a $175,000 home, near the typical Kalamazoo Township value, the first-year tax goes up roughly $1,570 to $1,670, depending on the school district. Most homes here are in Kalamazoo schools (about $1,670); Parchment schools homes run about $1,570. Your address decides which applies. We build your payment on that post-sale number.

In Michigan, don't just look at the current tax bill. Understand what could happen after ownership changes.

Compare the taxing districts

Kalamazoo Township mortgage questions

If yours is not here, ask it on the call. There are no dumb questions.

Is a Kalamazoo address in Kalamazoo Township or the City of Kalamazoo?

The mailing address will not tell you. Every ZIP that reaches the township is shared: about 42% of 49006 homes are in the township, about 30% of 49048 and about 29% of 49004, with the rest in the City of Kalamazoo, Comstock, Cooper or Parchment. The parcel number settles it. Township parcels begin 06-, and the assessor’s office at 269-381-8083, extension 118, can confirm one.

They are the township’s four neighborhoods, each named for the fire district that serves it, with stations on Nichols Road, East Main Street, North Burdick Street and Lake Street. The township is not one block of land. Its pieces wrap around the City of Kalamazoo on the west, north and east, so neighbors across a street can pay different tax rates.

The assessor’s most recent posted study, sales from April 2020 through March 2022, put the middle house near $160,000 and the middle condo near $143,000. Values have risen since. Census owners’ own estimates, pooled over 2020 to 2024, put the median near $180,200, and Zillow’s September 2026 index for ZIP 49006 sat near $240,500, a figure that mixes in city homes. We price the house you choose against current sales.

About three homes in four are in Kalamazoo Public Schools, about one in seven in Comstock Public Schools in the northeast of Eastwood, and about one in eight in the Parchment School District in the north of Northwood. The 2025 homestead totals were 54.01, 52.30 and 50.85 mills. The district shows on the tax bill and the parcel record, so check it there before you count on it.

Part of the township’s police and fire budget is raised by special assessments charged on taxable value. For 2026 the board set 4.93 mills for police and 1.9 for fire in addition to the 8.7887 mill general levy. In Treasury’s 2025 table those assessments lift a Kalamazoo Public Schools homestead from 47.08 to 54.01 mills, about $320 a year more per $100,000 of taxable value than the 50.79 inside the City of Kalamazoo.

Most of the township is on public water and sanitary sewer, according to its master plan. Sewer customers are billed by the City of Kalamazoo’s utility at its outside city rates, and the city’s 2026 rate schedule adds an 18% sewer surcharge for Kalamazoo Township. Ask the seller for recent water and sewer bills, see who sends them, and confirm the accounts transfer at closing.

It depends on the address. Check FEMA’s flood map for the property you are buying. If the home sits in a high-risk zone, the lender requires flood insurance, and we add the premium to your payment before you write an offer.

File the principal residence exemption with the township assessor so the homestead rate applies, or a rental or second home pays the non-homestead rate, 71.67 mills in the Kalamazoo Public Schools part in 2025. Garbage service is started with Republic Services, the township’s hauler, and the township lists the 65 gallon cart at $128.82 a year. Burning leaves and brush is not allowed in the township.
