Buying a home in Comstock Township

Comstock Township, a charter township in Kalamazoo County, is home to about 15,256 residents in the Census Bureau's 2020 to 2024 American Community Survey (15,231 in the 2020 census) across about 33 square miles of land. Its ZIP codes also reach into Kalamazoo, so the parcel record, not the mailing address, shows which unit's tax rates apply. Downtown Kalamazoo is about 6 miles west in a straight line.

What financing looks like in Comstock Township

Comstock Township has no ZIP code of its own, so ZIP figures are a range, not the township's own number. Zillow's home value index for September 2026 put 49048, the Kalamazoo mailing ZIP that carries about three in four township homes, near $198,500, about 3.7% above a year earlier, and 49053, the Galesburg ZIP for the east end, near $290,700, up about 4.6%. Both mix in homes from neighboring units. The Census Bureau's 2020 to 2024 survey puts the township's own owner median near $241,500, from about $99,000 to $107,000 in the older blocks around Comstock Avenue to near $351,000 in the newer streets north and east of Campbell Lake. Nearly every purchase here sits inside the 2026 FHA limit for Kalamazoo County, $541,287, and the conforming limit of $832,750, so conventional, FHA and VA can each work, and the right one depends on your credit, your savings and how long you plan to stay.

Three local details shape the loan. Public water reaches the western half of the township and the areas around Campbell and Morrow lakes, and public sewer a smaller area, so homes outside those service areas use a private well, a septic system or both, which the appraiser and lender will ask about. The township's master plan notes that homes outside formal plats and site condominiums keep being built along county roads, and it lists new neighborhoods of 42 and 49 home sites, so a new build or a site condominium with its own bylaws is a real possibility here. And the fire department is funded through two special assessments on taxable value, 7.25 mills in 2025, so we build your escrow from the parcel's own summer and winter bills.

MSHDA's MI Home Loan has a price cap of $566,355 and income limits, and the MI 10K second loan adds up to $10,000 toward the down payment, repaid when you sell, refinance or pay off the first loan, or the home stops being your residence. With the township's owner median well under that cap, income is usually the deciding question, not price.

A Kalamazoo mailing address does not make a house part of the City of Kalamazoo. The Comstock Township hall at 5858 King Highway uses one, about 48% of the homes in ZIP 49048 sit in the township, and a Comstock Public Schools homestead on the township side paid 45.23 mills in 2025, against 49.08 for the same district inside the city.

Bedding plants and beer

The township's own site points to its bedding plant growers, who supply bedding plants far beyond the township, and Bell's has brewed at its Krum Avenue plant here since 2003.

Castle Creek Ridge, next to Galesburg

The neighborhood on Castle Creek Circle, Canoe Circle and Whitewater Street at the township's east edge by the City of Galesburg, which the master plan names as recently built out. Only about 108 of the block group's 313 homes are in the township, so its Census value describes mostly Galesburg. Galesburg-Augusta schools, 49053 mailing addresses.

Schools and commute

Schools

Three school districts serve Comstock Township, and the line follows the parcel, not the ZIP code. Our point sample of the Census school district map, weighted by 2020 housing counts, puts about 68% of the township's homes in Comstock Public Schools, most of the western and central township. Gull Lake Community Schools takes about 18%, along the north edge from Gull Road to Campbell Lake, and Galesburg-Augusta Community Schools about 15%, the east end near Morrow Lake and Galesburg, which is more than a third of the township's land. Michigan Treasury's 2025 millage table taxes a homestead at 45.23 mills in the Comstock part, 45.03 in the Gull Lake part and 44.24 in the Galesburg-Augusta part, the township's fire assessments included. Comstock's school taxes come on the summer bill, the other two districts' on the winter bill. The township assessor at 269-381-2360, extension 118, can confirm the district for a parcel.

Commute

King Highway and East Michigan Avenue (M-96) run through Comstock Center, Gull Road (M-43) crosses the north side and I-94 crosses the south. From the township hall at 5858 King Highway, I-94 at Sprinkle Road is about 2.9 miles away (6 minutes), Bell's Comstock brewery on Krum Avenue about 3.4 (7), Bronson Methodist Hospital in downtown Kalamazoo about 3.7 (7), Galesburg about 5 (8), Kalamazoo/Battle Creek International Airport about 6 (12), Western Michigan University about 7 (14) and Pfizer's Portage Road plant about 8 (15). Battle Creek is about 23 miles east (30 minutes) and downtown Grand Rapids about 54 miles north, a little over an hour. The master plan names Landscape Forms among the township's employers, and the township's greenhouse growers are another local industry. Census puts the average commute from here near 22 minutes, with about one worker in seven working from home.

Before you write an offer

Things to settle on a Comstock Township house

  • Check the parcel record, since a Kalamazoo or Galesburg mailing address can belong to another unit.
  • Find the school district on the tax bill, and note whether school taxes land on the summer or winter bill.
  • Ask for the last summer and winter bills and look for the fire operating and fire capital lines.
  • Find out whether the home has public water, public sewer, a well, a septic system or a mix, and order the right inspections.
  • Check FEMA's flood map for the address.
  • For a site condominium or a newer neighborhood, ask for the bylaws and any association dues early.
  • Planning a second unit or an addition? Read the township's accessory dwelling rules and permit packet first.
  • After closing, file your homestead exemption and get a transfer station ID card at the township office.

Michigan property taxes

Comstock Township property taxes after you buy

The year after a Michigan home sells, its taxable value resets to half of the assessor's market value, so the seller's tax bill is not your tax bill.

In Comstock Township, our 2026 Uncapping Study found taxable value typically rises about 37% the year after a sale. On a $250,000 home, near the typical Comstock Township value, the first-year tax goes up roughly $1,490 to $1,520, depending on the school district. Most homes here are in Comstock schools (about $1,520); Galesburg-Augusta schools homes run about $1,490 and Gull Lake schools homes about $1,520. Your address decides which applies. We build your payment on that post-sale number.

Looking at a Comstock Township address? Our Michigan property tax calculator finds that property's published 2025 millage and works out the tax to plan for after you buy.

In Samantha's words

I'd much rather somebody ask me, "Why are your taxes higher than what I'm seeing online?" than have them build a housing budget around the wrong assumption.

Comstock Township mortgage questions

If yours is not here, ask it on the call. There are no dumb questions.

Is a Kalamazoo or Galesburg address in Comstock Township?

Often, but the address alone will not tell you. About 48% of the homes in ZIP 49048 are in the township, with the rest in Kalamazoo Township, the City of Kalamazoo, Pavilion and Richland. In 49053 about 53% are in the township and most of the rest in the City of Galesburg and Charleston Township. The parcel record settles it, and the assessor at 269-381-2360, extension 118, can confirm one.

About two homes in three are in Comstock Public Schools, about one in six in Gull Lake Community Schools along the north edge and about one in seven in Galesburg-Augusta in the east. The 2025 homestead totals were 45.23, 45.03 and 44.24 mills, close enough that the district matters more for which bill carries the school taxes than for the total. Check the district on the tax bill before you count on it.

The township’s own tax sheets show Comstock Public Schools collecting on the summer bill, due July 1 and payable through September 14, while Galesburg-Augusta and Gull Lake collect on the winter bill, due December 1 and payable through February 28. Two houses with similar totals can split their tax differently across the year, which changes how your escrow is funded at closing.

The township funds its fire department, three stations, through two special assessments under Public Act 33 of 1951. For 2026 the board noticed 5 mills for operations and 2.25 mills for equipment and buildings, about $725 a year for every $100,000 of taxable value, along with township levies for general operations, the library, senior services, roads and Sheriff road patrol. They are part of the rate on every parcel.

It depends where. The master plan says City of Kalamazoo water serves the western half of the township, the area north and east of Campbell Lake and the land around Morrow Lake toward Galesburg, with homes near East Michigan Avenue and 35th Street on Galesburg’s system. The township owns the pipes and the city maintains them. Sewer covers a smaller area, so many homes farther out use a well, a septic system or both. Ask the seller for recent utility bills to see which applies.

It depends on the address. Check FEMA’s flood map for the property you are buying. If the home sits in a high-risk zone, the lender requires flood insurance, and we add the premium to your payment before you write an offer.

Census owners’ own estimates, pooled over 2020 to 2024, put the median near $241,500, from about $100,000 in the oldest blocks near Comstock Avenue to about $351,000 around Campbell Lake. Zillow’s September 2026 index put ZIP 49048 near $198,500 and 49053 near $290,700, figures that mix in neighboring towns. We price the house you choose against current sales.

The township allows one accessory dwelling unit on a lot with a single family house, one bedroom and two residents at most, and the owner must live in the house or the unit, recorded as a deed restriction. A detached unit needs Planning Commission approval. Up to six hens are allowed with a permit, and roosters are not. After closing, the transfer station on East Main Street takes recycling and yard waste, and bulk rubbish by the cubic yard, with a resident ID card.
