What financing looks like in Allendale Township

By Redfin's count, the 49401 ZIP code's median sale for July through September 2026 was about $402,000, about 12.5% below the same months of 2025, while its price per square foot slipped only about 3%, which suggests the mix of homes that sold explains part of the drop. Homes sold after about 15 days on the market, against 11 a year earlier, and closed near 100% of list price. That figure and the Census owner median both sit well under the 2026 conforming ceiling of $832,750 and under Ottawa County's FHA ceiling of $541,287, which leaves conventional, FHA and VA financing open for a typical Allendale Township purchase.

Lenders sort every loan by who will live in the home, and near Grand Valley it is the first thing to settle. A student who buys and lives in the house can finance it as a principal residence, and Fannie Mae lets a parent sign as a non-occupant co-borrower. A parent who buys for a student and does not live there is usually buying an investment property, because Fannie Mae counts a second home only when the owner occupies it for part of the year, and investment loans come with their own down payment and pricing rules. The township's zoning adds a limit of its own: two unrelated people may share a house in any residential district, three in the R-3 and R-4 districts, and an owner who lives there alone or with relatives may add two boarders.

Condos are the other common case. For an attached condo the lender reviews the association's project as well as the unit, while Fannie Mae waives that review for a detached site condo whose owner also owns the land. The Census counts about 554 manufactured homes in the township, and Fannie Mae finances one only when the home and its land are classified together as real property. For a home you will live in, MSHDA's MI 10K puts $10,000 toward the down payment as a deferred second loan, due when the home is sold or refinanced, the first mortgage is paid off or you stop living there. It comes only with a MI Home Loan, whose $566,355 purchase price cap and income caps still apply.

School debt is the largest line on an Allendale Township homestead tax bill: 12 mills in 2025 and 10.06 after Allendale Public Schools refinanced in summer 2026, more than the township's 2.74 mills and the county's 5.37 together.

The market

The Allendale Township housing market

The typical home value in Allendale Township is near $321,300, the median for owner-occupied homes in the Census Bureau's American Community Survey, which counts about 5,100 owner-occupied homes here. With a median year built of 2003, Allendale Township's housing is mostly newer subdivisions and townhomes, along with rentals near campus. Homeowners pay a median of about $3,400 a year in property taxes, an effective property tax rate of about 1.06% of the median value.

The assessor's sales study

What Allendale Township houses and condos sold for

The township's assessing office posts the sales behind its 2026 values, from April 2023 through March 2025, sorted by its own neighborhood names. These are our medians of the arm's-length sales of finished homes in that study. Small groups swing, so treat them as orientation, and new construction pulls a few of them up.

Placid Waters: about $580,000

Newer houses north of M-45 by 84th Avenue, about 2,000 square feet at the median, with about 75 home sales in the study and about 40 sales of what appear to be building lots, typically near $95,000.

Hidden Shores: about $525,000

South of M-45 near 76th Avenue, with about 60 home sales and about 35 apparent lot sales near $110,000. Its condominium section and View Pond Condominium next door sold near $390,000 and $460,000.

Kennedy Lake and Traders View: $480,000 to $580,000

North of Warner Street toward the Grand River, with about two dozen home sales between them and a dozen or so lot sales in Kennedy Lake. Check the flood map on this side of the township.

Dewpointe West and Wood View: about $400,000

About 50 home sales between 64th and 60th avenues north of M-45, behind only Placid Waters and Hidden Shores among the named neighborhoods. Brookland-Dewpointe Acres to the east ran near $340,000.

South of M-45: $330,000 to $395,000

Countryside Estates near $330,000, Traders Creek Landing $350,000, Dewpointe East $375,000, Bittersweet Estates $385,000 and Springfields $395,000, each with about 15 to 35 sales.

Condominiums: about $140,000 to $460,000

Village Condo near $260,000 for units of about 950 square feet, The Dales near $344,000, View Pond near $460,000, and College Condos on 40th Avenue by campus near $140,000 on only four sales.

Where to look

Allendale Township neighborhoods

Bass River and the northwest river land

The northwest corner: north of M-45 west of 84th Avenue, widening north of Warner Street to 68th Avenue, out to the Grand River, on roads such as 88th, 92nd and 96th avenues, Warner and Lincoln streets, River Road and Meadows Pointe. The 1,665-acre Bass River State Recreation Area, much of it old gravel pits around Max Lake, holds about three miles of Grand River frontage. The Census owner median here is about $357,600 and the typical home dates from 1986. About a quarter of its land lies in FEMA's high-risk flood zone along the Grand and Bass rivers.

Kennedy Lake, Traders View and the east river bend

The northeast: north of M-45 from 60th Avenue toward the river, apart from the blocks nearest campus, and north of Warner Street east of 68th Avenue, on streets such as Rosewood Avenue, Prairie Avenue, Molli Drive and Ravines Drive. In the assessor's 2023 to 2025 sales study, houses sold near $480,000 in Kennedy Lake, $580,000 in Traders View and $340,000 in Brookland-Dewpointe Acres. The Census owner median is lower, about $289,500 with a wide margin, nearly every one of its 497 homes is owner-occupied, and about a fifth of the land is Grand River flood zone.

Dewpointe West, the library and Placid Waters

North of M-45 between about 84th and 60th avenues, up to Warner Street, the side of Allendale's center with the township library on Library Lane. Assessor neighborhoods here include the 68th Avenue North plats, Dewpointe West and Wood View, near $400,000 a house in the sales study, the Village Condo and The Dales condominiums, and Placid Waters by 84th Avenue, where houses sold near $580,000 and what appear to be building lots near $95,000. Census owner median about $338,200, typical home from 1998, and our flood sample found none here.

Township hall, Learning Lane and Hidden Shores

South of M-45 between about 78th and 64th avenues, down to Pierce Street: the township offices and the 40-acre Community Park at 6676 Lake Michigan Drive, and Evergreen Elementary and Oakwood Intermediate on Learning Lane. Hidden Shores and View Pond Condominium were still selling lots in the study, while Bittersweet Estates and Oakview-Brookside sold almost only finished homes. Houses sold near $525,000 in Hidden Shores and $385,000 in Bittersweet in the sales study. Census owner median about $322,300, typical home from 1998.

Pierce Street farms, Arcadia Woods and Little Bass Creek

The southwest: south of M-45 west of about 78th Avenue and south of Pierce Street west of 64th Avenue, down to Fillmore Street and out to 96th Avenue, with farm parcels along Pierce Street and newer streets such as Dakota Drive, Jane Drive, Chinook Drive and Little Bass Lane. Its Census owner median, about $414,900, is the highest among the township's block groups, the typical home is from 2009, and the Census counts all 645 occupied homes as owner-occupied. In 2024, lots of about an acre and a half split from a Pierce Street farm near 88th Avenue sold for about $134,000 to $149,000.

Traders Creek Landing to the Fillmore Street line

South of Pierce Street from 64th to 48th Avenue, down to Fillmore Street, plus a strip between 64th and 60th avenues up to M-45 that holds Traders Creek Landing on Timber Drive. Groen Court, Alger and Winans streets and apartment buildings near Pierce Street and 48th Avenue fill out the rest. Houses in Traders Creek Landing sold near $350,000 in the sales study. Census owner median about $287,700, typical home from 2003, with renters in about 43% of occupied homes. A township sewer lift station at Pierce Street and 56th Avenue, due in 2027, extends utilities and paves a gravel stretch of road.

Pearline and the plats off 56th Avenue

Between M-45 and Pierce Street from about 60th to 52nd Avenue, around Pearline, the M-45 crossroads also called East Allendale that had its own post office from 1891 to 1908. Assessor neighborhoods here include Countryside Estates, Dewpointe East, Springfields, Winding Creek and the newer Pearline Estates, with house sales from about $330,000 in Countryside to about $395,000 in Springfields. Census owner median about $318,800, typical home from 2002, and about 110 homes in five-plus-unit buildings.

Ski-resort streets north of M-45 by 48th Avenue

North of M-45 between 56th and 48th avenues and east of 48th above the campus-edge blocks, on streets named for ski hills such as Boyne Boulevard, Caberfae Avenue and Sugar Loaf Avenue, plus Commerce Drive, Chateau Circle and Sundrop Circle. The Census counts about 298 manufactured homes among its 689 homes and about 220 in five-plus-unit buildings, so the owner median, about $80,700 with a wide margin, says little about a typical house. The typical home dates from 2008, and owners and renters split the occupied homes about evenly.

48th Avenue and the campus edge

The land wrapped around Grand Valley's west and north sides: apartment complexes along 48th Avenue between Pierce Street and M-45, Grand Valley Estates on Radcliff Drive, and north of M-45 the streets off Kistler Avenue and Knollwood Drive out to College Condos on 40th Avenue. About 1,420 of its 2,274 homes stand in complexes of five units or more and renters hold nearly nine in ten occupied homes. Its 233 manufactured homes likely explain a Census owner median near $51,900. Houses in Grand Valley Estates sold near $330,000.

Grand Valley's Valley Campus

Grand Valley State University's main campus, which the university calls its Valley Campus, fills the land south of M-45 between 48th Avenue, Pierce Street and the ravines above the Grand River. The university counts 6,012 beds on campus, the Laker Line to downtown Grand Rapids starts here, and a 200,000-gallon township water tank stands on the grounds. Campus housing is not for sale, and the 2020 Census counted only about 470 housing units in the township's part of the block groups that cover it, one of which runs into Georgetown Township.

Schools and commute

Schools

All but a sliver of the township belongs to Allendale Public Schools, about 99.8% of its land in our sample of Census school district boundaries. Federal data counted about 2,600 students in its six schools for 2023 to 2024: the early childhood center on Timberline Drive, Evergreen Elementary and Oakwood Intermediate on Learning Lane, the middle school, the high school and a virtual academy. Hudsonville Public Schools takes a strip along Fillmore Street near 48th Avenue that carried only about $238,000 of the township's 2026 taxable value. The district on the parcel moves the bill: a 2025 homestead paid 32.43 mills with Allendale schools and 28.42 with Hudsonville, and the whole 4.01-mill gap is school debt. Allendale's board cut its debt levy from 12 mills to 10.06 in summer 2026 after refinancing, and its two bond proposals on the November 3, 2026 ballot would keep 10.06 mills in place longer rather than raise it. The levy is now scheduled to start falling in 2033. Proposal One would hold it until 2038, Proposal Two until 2035, and both together through 2041.

Commute

M-45, Lake Michigan Drive, runs east and west through the middle of the township as a four-lane divided boulevard, passes Grand Valley's campus and crosses the Grand River toward Walker and Grand Rapids. From the township offices at 6676 Lake Michigan Drive, free-flow routing puts the Allendale campus about 4.4 miles away (7 minutes), GVSU's Pew campus in downtown Grand Rapids about 14 miles (24) and downtown Grand Rapids at Michigan Street about 15 miles (24) by M-45 and I-196. Westbound, M-45 meets US-31 at Agnew and downtown Grand Haven is about 18.6 miles (27). North, 68th Avenue crosses the Grand River to Coopersville in about 7.5 miles (12), and south, 68th and 72nd avenues reach Gentex in Zeeland in about 13.5 miles (20), with Hudsonville about 11.7 (18). In the county's own 2025 table of principal employers, Grand Valley State University comes second only to Gentex. The Laker Line, a 13.3-mile limited-stop bus The Rapid runs along Lake Michigan Drive from the Allendale campus to GVSU's downtown campuses, takes anyone who pays the regular fare. The Census puts the average commute near 22 minutes, with about 7% of workers walking and about 9% who work from home.

Michigan property taxes

Allendale Township property taxes after you buy

The year after a Michigan home sells, its taxable value resets to half of the assessor's market value, so the seller's tax bill is not your tax bill.

In Allendale Township, our 2026 Uncapping Study found taxable value typically rises about 47% the year after a sale. On a $325,000 home, near the typical Allendale Township value, that is roughly $1,590 more in first-year tax at the local median homestead millage. We build your payment on that post-sale number.

Looking at an Allendale Township address? Our Michigan property tax calculator finds that property's published 2025 millage and works out the tax to plan for after you buy.

Before you commit

What to confirm on an Allendale Township parcel

Most of these take a phone call or a records search, and every one is cheaper to learn before closing than after.

  • Who taxes the parcel. An Allendale address can sit in Georgetown or Blendon township and in Hudsonville Public Schools. The township's assessing page links Ottawa County's parcel map and the sales study behind this year's values.
  • Who may live there. Section 3.15 of the township's zoning ordinance allows one person, a household related by blood, marriage, adoption or guardianship, or two unrelated people in any residential district, and three unrelated people in R-3 and R-4. Group housing, up to two people per bedroom, needs R-4 zoning, a special land use approval and a spot in the group housing overlay, which covers the land from about 56th Avenue east through campus, between Pierce Street and about half a mile north of M-45.
  • Rental paperwork. The rental housing office registers every rental by March 31, and the 2026 fee schedule lists $10 a unit to register and $125 for a single-family home's first inspection, $75 a unit for a duplex. If you are buying a rental, ask when its next inspection is due.
  • Utilities. The township's public utilities department on 40th Avenue handles service and billing, and by its own figures sewage flow averages near 1.3 million gallons a day while Grand Valley is in session and 1.0 million when it is out. Where a house has a well or septic tank, the Ottawa County transfer evaluation report reaches you at closing, and the county's groundwater initiative explains why a water test belongs in the inspection plan.
  • Work coming on Pierce Street. A sewer lift station at Pierce Street and 56th Avenue is due in 2027, and the board's October 12, 2026 resolution would finance water, sewer and stormwater extensions along Pierce Street with about $3.5 million in county bonds once a 45-day petition period passes. Ask whether service, a connection charge or road work is coming to the lot.
  • Flood maps. Enter the address at FEMA's Flood Map Service Center. If it is in the zone, FloodSmart explains the insurance, and new building or a substantial improvement there needs the township's separate floodplain permit.
  • After closing. File the principal residence exemption with the township assessor. You must own and occupy the home by June 1 for it to count that year, and it takes up to 18 mills of school operating tax off the bill.

Allendale Township mortgage questions

If yours is not here, ask it on the call. There are no dumb questions.

How much are Allendale Township homes going for in 2026?

Redfin’s median sale in the 49401 ZIP code was about $402,000 for July through September 2026, about 12.5% lower than a year earlier, with homes on the market about 15 days and about 44% selling above list price. The township assessor’s 2026 sales study, which covers April 2023 through March 2025, shows a median near $390,000 across roughly 600 arm’s-length house sales. The Census median of $321,300 is a different kind of number, the value owners themselves reported in the 2020 to 2024 American Community Survey.

Usually, but check. Allendale is not a separate city or village, so inside the township the township is the local government. Census ZIP boundaries put about 97% of the 49401 ZIP code’s land in the township, with small pieces in Georgetown and Blendon townships along the south edge. The Census geocoder places 4500 Pierce Street, Allendale, in Georgetown Township and 5300 Fillmore Street, Allendale, in Blendon Township, both in Hudsonville Public Schools. Those parcels pay another township’s levies, so pull the parcel record before you budget taxes.

Almost always Allendale Public Schools, which covers about 99.8% of the township’s land. A strip along Fillmore Street near 48th Avenue is in Hudsonville Public Schools. In 2025 a homestead paid 32.43 mills in total with Allendale schools and 28.42 with Hudsonville, and the 4.01-mill gap is all school debt. Allendale’s debt levy fell from 12 mills to 10.06 in summer 2026, and Ottawa County’s uncertified 2026 summer rates list 26.25 mills for an Allendale schools homestead against 28.22 in 2025.

Yes, and who lives there decides the loan type. If the student is the buyer and lives in the home, it can be a principal residence, with a parent added as a non-occupant co-borrower under Fannie Mae’s rules. If the parent buys and lives elsewhere, it is usually an investment property, since Fannie Mae counts a second home only when the owner lives in it part of the year. Township zoning also limits who can share the house: two unrelated people in any residential district, three in R-3 and R-4, plus two boarders when the owner lives there alone or with relatives. Tell us the plan first so we price the right loan.

Registration and inspections. Every residential rental, long-term or short-term, registers with the township by March 31 each year at $10 a unit, and a certificate of compliance follows once the registration is in and any required inspection by the township’s fire inspector is passed. After that a rental is inspected every four years, or every two if the last inspection found five or more violations, it failed its first re-inspection or a valid complaint was filed. The 2026 fee schedule lists $125 for the first inspection of a single-family rental. A short-term rental also needs a responsible agent living within 35 miles, and the rental office wants to hear when a registered rental sells.

Inside the township’s utility areas, yes. The township runs about 69.5 miles of water main and about 50 miles of sewer, buys its water from the City of Grand Rapids, which draws it from Lake Michigan, and opened a wastewater plant in 2026 that doubled its treatment capacity. Its master plan does not expect public water and sewer to reach the whole township, so rural parcels use private wells and septic systems, and a county health code rule from 1984 has the seller get both evaluated before ownership changes. On a well, test the water: the county’s groundwater studies found falling levels and rising salt in parts of its deep aquifer.

Mostly those north of M-45. Our sample of FEMA’s maps, effective since December 2011 with some panels revised in 2013, puts about 9.6% of the township’s land in the high-risk zone: roughly a sixth of the land north of M-45 and almost none south of it. The Grand River accounts for about four fifths of that mapped land and the Bass River for the rest. Any federally backed mortgage on a house inside that zone comes with mandatory flood insurance, and new building there needs a separate township permit with the lowest floor at or above the flood elevation.

Not for county drains in 2025: Ottawa County’s drain assessment table shows nothing billed to Allendale property owners, with the township paying its $59,270 share at large. The township’s 2025 audit does carry special assessments still owed for road improvement projects, and on October 12, 2026 the board approved a contract for about $3.5 million in county bonds to extend water, sewer and stormwater lines along Pierce Street. Ask the township’s finance office and your title company whether the parcel carries an assessment balance.
