Most Scio Township homes carry an Ann Arbor 48103 address, yet the township taxes them, two school districts split the land, and the water may come from the township system, Loch Alpine's authority or a private well. Samantha takes that parcel's own facts to multiple wholesale lenders and lines their offers up side by side.

Buying a home in Scio Township

Scio Township, in Washtenaw County, is home to about 17,725 residents in the Census Bureau's 2020 to 2024 American Community Survey (17,552 in the 2020 census) across about 32 square miles of land. What financing looks like in Scio Township

Redfin's ZIP code figures for the three months ending September 2026 put the median sale near $535,000 in 48103, with homes selling in about 38 days, and near $526,000 in 48130, in about 37 days. Neither ZIP belongs to the township alone, so read them as the setting rather than the measure. The Census puts the township's owner median near $519,100, with a margin of about $43,500, and owners value about 1,280 homes, more than one in five, at $750,000 or more. A jumbo loan turns on the loan amount, so it applies only when what you borrow is above the 2026 conforming limit of $832,750, and the FHA limit for Washtenaw County is $541,287. The township's fire department counts more than 1,200 housing units in development or approved, so a new home or condo here often starts with a builder's contract.

Water is the local detail that can change a loan file. The township's Utilities Department buys its water from the City of Ann Arbor, but many homes are not on that system. Loch Alpine has its own sanitary authority shared with Webster Township, and a home outside both is typically on its own private well and septic system. Washtenaw County requires a residential well and septic system to be inspected by a certified inspector before the home is sold, and the approval is good for one year, so ask for the report before you write the offer.

About 730 homes, one in ten, are manufactured homes, almost all around Scio Farms Estates off Jackson Road, and whether the home stands on a leased lot or on land the buyer owns decides which loans can finance it, which our manufactured home loans page walks through. First-time buyers within MSHDA's income limits can pair a MI Home Loan with the MI 10K, $10,000 repaid when the home is sold or refinanced, the first mortgage is paid off, or you no longer live there, on homes priced up to $566,355.

In 2025 a Scio Township homestead in Ann Arbor Public Schools paid 35.11 mills, against 52.67 inside the City of Ann Arbor, even though about nine township homes in ten sit in the Ann Arbor 48103 ZIP area.

The market

The Scio Township housing market

The Census Bureau's American Community Survey puts the median owner-occupied home value in Scio Township near $519,100, across about 5,680 owner-occupied homes, with a median year built of 1994. The typical home value in Scio Township is near $519,000. Homeowners pay a median of about $7,283 a year in property taxes, an effective rate of about 1.40% of the median value.

Mailing addresses

Scio Township by ZIP code

The township has no ZIP code of its own, so its homes borrow Ann Arbor and Dexter addresses. The land and home shares below are our own counts from Census ZIP areas and 2020 Census blocks. The ZIP medians, Redfin's for July through September 2026, describe whole ZIP codes that reach well past the township.

48103: Ann Arbor, most of the homes

About 72% of the township's land and about 89% of its homes, from Jackson Road and Polo Fields to Scio Church Road and the east side. Only about a third of the whole ZIP is township, with Lodi Township about 30%, Freedom Township about 17% and the City of Ann Arbor about 13%. About 780 township homes in 48103 are in Dexter Community Schools. Redfin's ZIP median was about $535,000, at about 38 days on market.

48130: Dexter, the northwest

About a quarter of the land but about 9% of the homes, around Marshall Road, Bent Tree and Dexter-Huron Metropark, nearly all in Dexter Community Schools. Scio holds about 12% of this ZIP, behind Webster, Dexter and Lima townships, and the City of Dexter about 3%. Census ZIP areas are approximations: 705 N. Zeeb Rd uses Ann Arbor 48103 inside the tract they assign to 48130. Redfin's ZIP median was about $526,000, at about 37 days on market.

48105: the northeast corner

Not one of the city file's ZIP codes, but about 140 township homes along West Huron River Drive in the far northeast fall in it, about 2% of the total, all in Ann Arbor Public Schools. The ZIP is mostly Ann Arbor Charter, Northfield and Superior townships and the City of Ann Arbor, and it is the one that reaches Barton Hills. Redfin's ZIP median was about $516,000.

All 620 homes the Census counts here are detached houses. Owner values near $753,700, typical home from 1981, both with a wide margin. This is Ann Arbor Public Schools, and about 140 homes in the far northeast corner fall in the Census ZIP area for 48105.

Dexter-Ann Arbor Road, Miller Road and Wagner Road

The older east side north of Jackson Road, along Dexter-Ann Arbor, Miller and North Wagner roads, with Coventry Square, Bradford Square and Honey Creek Drive and the Botsford Preserve. Typical build year 1971, the oldest in the township, and owner values near $486,400. The Census counts 837 detached houses among its 854 homes. Ann Arbor Public Schools throughout.

Census owner values near $545,900, typical home from 1977, about 450 homes and almost all of them detached. Dexter Community Schools covers nearly all of it, and Census ZIP areas place it in 48130, though some addresses here, 705 N. Zeeb Rd among them, use Ann Arbor 48103.

Scio Farms Estates off Jackson Road

Two block groups on Jackson Road near Staebler and Baker roads, with fruit-named streets such as Orange Blossom, Cherry and Apricot lanes. About 710 of the roughly 840 homes the Census counts here are manufactured homes, the core of the township's 730. The Census owner median in the western block group is near $25,000 and none is published for the eastern one. Typical build years 1992 and 2001. Ann Arbor Public Schools. Financing turns on whether the home is on a leased lot or its own land.

Trailwoods, Cambridge Club and Gallery Park

South of Jackson Road at Zeeb Road, the Trailwoods streets, Cambridge Club Circle, Cedar Ridge Drive and Gallery Park Drive. A mix of about 370 detached houses, 180 attached units and some small apartment buildings, with renters in about three homes in ten. Owner values near $489,800, typical home from 2005, among the newest in the township. Ann Arbor Public Schools and Ann Arbor 48103 addresses.

Country French Estates and South Zeeb Road

South Zeeb Road toward Liberty Road, where Country French Estates lays out Villa France Avenue, Versailles Avenue and Lafayette Lane beside the Country French Estates Sanctuary and the DeVine Preserve. Nearly all detached houses, owner values near $463,300 with a narrow Census margin, typical home from 2002. Ann Arbor Public Schools.

Polo Fields, the cohousing communities and the Wagner Road corridor

Between Jackson and Liberty roads east of Zeeb, around The Polo Fields golf course, Saginaw Greens, Touchstone, Great Oak and Sunward cohousing, Saginaw Forest and Third Sister Lake. About 1,000 homes, a little over half detached, with renters in about one in four. Owner values near $497,100 carry a wide margin, typical home from 1998. Ann Arbor Public Schools. The township's fire department names Polo Fields among the developments in its count of homes in or approved for development.

Scio Church Road and the Scio Woods Preserve

The south side along Scio Church, Liberty and South Wagner roads, with the Kidder-McKeachie Scio Woods Preserve on Scio Church Road and streets such as High Hollow Drive, Hawk Crest Road and Bandera Drive. All 518 homes the Census counts are detached houses. Owner values near $794,200, the highest in the township, with a wide margin, typical home from 1990. Ann Arbor Public Schools.

Kensington Woods and Scio Ridge Road

The southeast edge near Maple Road, with Kensington Woods, Liberty Pointe Drive, Reserve Way and the Scio Ridge Land Conservancy. About 820 homes, fewer than half detached and close to half in buildings of two or more units, with renters in close to half. Owner values near $518,300, typical home from 2000. Ann Arbor Public Schools and Ann Arbor 48103 addresses.

Uplands of Scio Ridge and Snowberry Ridge

South of Liberty Road off Scio Ridge Road and Upland Drive, the Uplands of Scio Ridge and Snowberry Ridge streets, near Honey Creek Community School. About 270 homes in a mix of detached houses, townhomes and apartments. The Census owner median near $389,700 carries a margin of about $248,000, so treat it as a rough marker. Typical home from 2001. Ann Arbor Public Schools.

Liberty Road, Parker Road and the southwest farmland

The largest block group, about a fifth of the township's land, from Jackson Road south past West Liberty Road to Scio Church Road between Parker and Zeeb, with the West Scio Preserve and the Liberty Pond Nature Area. Only about 190 homes, nearly all detached. Owner values near $476,200 with a margin of about $186,000, typical home from 1987. Most homes here are in Dexter Community Schools despite Ann Arbor 48103 mail, so check the district and ask early whether the house is on township water or its own well.

Schools and commute

Schools

Two districts split Scio Township almost evenly by land and very unevenly by homes. Inside Census district lines Ann Arbor Public Schools holds about 51% of the township's land, and in the 2020 Census block count about 80% of its homes: the Jackson Road corridor, the east side along Wagner and Miller roads, Polo Fields, Scio Ridge and Country French Estates. Dexter Community Schools covers the other 49% of the land but only about 20% of the homes, in the north and west from Delhi Mills and Loch Alpine to Dexter-Huron Metropark, and much of the farmland south of I-94. Treasury's 2025 homestead totals in the township were 35.11 mills with Ann Arbor and 34.32 with Dexter, about $79 a year apart on $100,000 of taxable value. An Ann Arbor mailing address settles nothing here: the Census geocoder places 705 N. Zeeb Rd and 3902 E. Delhi Rd, both Ann Arbor 48103, in Dexter Community Schools. Within the Ann Arbor district, its attendance area directory matches each street to its buildings.

Commute

I-94 crosses the middle of the township from east to west, and M-14 begins at I-94 on the east side near Wagner and Maple roads. Jackson Road runs beside I-94 as the township's main commercial street, the subject of a township corridor study from December 2024 to June 2025, while Huron River Drive and Dexter-Ann Arbor Road follow the river in the north. By OSRM routing from the township hall at 827 N. Zeeb Rd, outside rush hour, downtown Dexter is about 4 miles and 9 minutes away, downtown Ann Arbor about 6 miles and 11 minutes, the University of Michigan Hospital about 14 minutes, downtown Chelsea about 16, Trinity Health's Ann Arbor hospital about 20, Detroit Metro Airport about 37 and downtown Detroit about 47 miles and 56 minutes. Ann Arbor SPARK's September 2026 list puts the University of Michigan first among Washtenaw County employers at roughly 37,400 jobs, followed by Trinity Health Michigan near 5,500, and names Dexter Fastener Technologies and Medtronic among employers in Dexter. In Census figures the average trip to work runs about 22 minutes, and more than one township worker in four works from home.

On the checklist

Scio Township details to settle before closing

Settle each of these while the purchase terms are still open.

  • The school code on the tax record. It sets the millage and how the bill splits between summer and winter. The township assessor's office answers at 734-369-9400, and parcel maps are published through the county's MapWashtenaw service.
  • Where the water comes from. Township water, the Loch Alpine Sanitary Authority or a private well. For township water the seller requests a final read from the Utilities Department, 734-369-9350.
  • The well and septic report. Washtenaw County's Time of Sale program requires a county-certified inspector to check both before the home is sold, and the approval holds for a year.
  • Tap fees on a new build. The township lists single family tap fees for a new connection to the combined Scio and Ann Arbor systems at $6,897 for water and $12,937 for sewer, so ask whether a builder's price includes them.
  • The flood zone. Look the address up on FEMA's Flood Map Service Center. In a high-risk zone the lender requires flood insurance, so get a quote for the policy before you commit.
  • A manufactured home. Ask whether the lot is leased or owned before you choose a loan, because the answer decides which programs can finance it.
  • Plans to add on. A deck, shed, pool or addition needs a township zoning compliance permit before the county building permit.

The neighborhood figures here are Census five-year estimates through 2024 for small block groups, and their margins run wide, so once you settle on a house we pull the recent sales near that address.

Michigan property taxes

Scio Township property taxes after you buy

The year after a Michigan home sells, its taxable value resets to half of the assessor's market value, so the seller's tax bill is not your tax bill.

In Scio Township, our 2026 Uncapping Study found taxable value typically rises about 30% the year after a sale. On a $500,000 home, near the typical Scio Township value, the first-year tax goes up roughly $2,010 to $2,050, depending on the school district. Most homes here are in Ann Arbor schools (about $2,050); Dexter schools homes run about $2,010. Your address decides which applies. We build your payment on that post-sale number.

Looking at a Scio Township address? Our Michigan property tax calculator finds that property's published 2025 millage and works out the tax to plan for after you buy.

In Samantha's words

County alone does not tell you much. We would never say you are in a particular county so here are your taxes. It does not work like that. We need the actual property.

2025 homestead millage

What sets a Scio Township tax bill

Treasury's 2025 homestead totals for the township's two school districts, set beside the cities of Ann Arbor and Dexter. Each mill adds $1 of tax on every $1,000 of taxable value. The jump at sale figures come from our 2026 Uncapping Study and describe the year after a sale.

Ann Arbor Public Schools: 35.11

About 80% of township homes. Roughly $3,511 for every $100,000 of taxable value, about seven tenths of it on the summer bill.

Dexter Community Schools: 34.32

About 20% of township homes. Roughly $3,432 per $100,000, with only about two fifths on the summer bill because the Dexter school levies sit on the winter bill.

City of Ann Arbor: 52.67

Same school district, yet about $1,756 more a year per $100,000 of taxable value than a township homestead pays, and the jump at sale runs about 39% there against about 30% in Scio.

City of Dexter: 48.90

Against 34.32 with the same Dexter district in the township, about $1,458 more on $100,000 of taxable value. The jump at sale in the city ran about 35%.

Fire services: 2.7 mills

Voters raised the township's fire millage to 2.7 mills in 2024 to pay for a second fire station at 900 S. Wagner Road and more staff.

Rentals and second homes: 51.07 to 52.32

Without the principal residence exemption, depending on the district, roughly $1,600 to $1,800 more a year per $100,000 of taxable value than a homestead.

Scio Township mortgage questions

If yours is not here, ask it on the call. There are no dumb questions.

What are homes in Scio Township selling for?

No sales series covers the township alone. Redfin’s ZIP code figures for the three months ending September 2026 put the median sale near $535,000 in 48103 and $526,000 in 48130, and both ZIP codes reach well past the township. The Census owner median for the township is about $519,100, and block group estimates run from near $463,300 in Country French Estates to near $794,200 along Scio Church Road. About 730 manufactured homes, mostly around Scio Farms Estates, sit far below those figures, so a township average says little about a given street.

Often it is. About 89% of township homes in the 2020 count sit in ZIP 48103, but only about a third of that ZIP is township land, with Lodi and Freedom townships and the City of Ann Arbor holding most of the rest. ZIP 48130 is only about 12% Scio, mostly Webster, Dexter and Lima townships. The Census geocoder places 4450 Jackson Rd, Ann Arbor 48103 and 6535 Huron River Dr, Dexter 48130 in the township, but 7880 Huron River Dr, Dexter 48130 in Webster Township. It matters: the 2025 homestead rate inside the City of Ann Arbor ran about 17.6 mills above the township’s with the same school district.

Read the school code on the tax bill or the assessor’s record, not the ZIP code. Ann Arbor Public Schools serves about 80% of township homes and Dexter Community Schools about 20%, though each covers about half the land. The 2025 homestead totals were 35.11 mills with Ann Arbor and 34.32 with Dexter. A Dexter Community Schools parcel can carry an Ann Arbor 48103 address, as 705 N. Zeeb Rd and 3902 E. Delhi Rd do.

Two Huron River metroparks sit in the north, Delhi Metropark by the old Delhi Mills settlement and Dexter-Huron Metropark in the northwest. Across the rest of the township the map shows a run of preserves and nature areas: the Fox Science Preserve off Peters Road, the Osborne Mill Preserve and the Brokaw and Tubbs nature areas along West Huron River Drive, the Botsford Preserve on the east side, the Sloan and Douglas David Marshall preserves near Marshall Road, the Kidder-McKeachie Scio Woods Preserve on Scio Church Road, and the West Scio Preserve and Liberty Pond Nature Area in the southwest farmland. Saginaw Forest and Third Sister Lake sit near The Polo Fields, and the Country French Estates Sanctuary and DeVine Preserve sit beside Country French Estates off South Zeeb Road.

The township’s Utilities Department, at the township hall, 734-369-9350, which buys water from the City of Ann Arbor. From July 1, 2026 water costs $13.73 and sewer $14.18 per 1,000 gallons, and a final meter read is requested through the township before closing. Loch Alpine is served by the Loch Alpine Sanitary Authority, run jointly with Webster Township, billing 888-269-1059. Homes outside both rely on a private well and septic system, which Washtenaw County’s Time of Sale program requires to be inspected before the sale.

It depends on the address, so look it up before you make an offer. FEMA’s Flood Map Service Center shows the flood zone for any address. If the house sits in a high-risk zone, the lender requires flood insurance, which FEMA makes mandatory for a mortgage from a government-backed lender.

Because the districts levy on different bills. In 2025 a homestead in Ann Arbor Public Schools paid about 25.24 of its 35.11 mills on the summer bill, about seven tenths, while a Dexter Community Schools homestead paid only about 13.68 of its 34.32 mills in summer, with the school levies on the winter bill. If you escrow, the month you close and the district decide how much is collected at closing, so we plan the escrow from the parcel’s own bills.

The tax bill, first. Without the principal residence exemption, the 2025 total was 51.07 mills in Ann Arbor Public Schools and 52.32 in Dexter Community Schools, roughly $1,600 to $1,800 more a year for every $100,000 of taxable value. A buyer who will live in the home files the exemption affidavit, usually at closing, and a Property Transfer Affidavit with the township assessor within 45 days. Additions, decks, sheds and pools need a township zoning compliance permit before the county building permit.
