Mortgage Broker in Webster Township, MI

Webster Township homes are mailed as Dexter, Whitmore Lake, Ann Arbor or Pinckney, yet the township taxes every one of them, Dexter Community Schools serves more than nine homes in ten, and outside Loch Alpine and a few lake and edge areas the house runs on its own well and septic system. Samantha takes the facts of that one parcel to multiple wholesale lenders and puts their offers next to each other for you.

Buying a home in Webster Township

Webster Township, in Washtenaw County, is home to about 6,575 residents in the Census Bureau's 2020 to 2024 American Community Survey (6,575 in the 2020 census) across about 35 square miles of land. Its ZIP codes also reach into Ann Arbor, Barton Hills, Dexter and Green Oak Township, so the parcel record, not the mailing address, shows which unit's tax rates apply. Downtown Ann Arbor is about 8 miles southeast in a straight line, and downtown Detroit is about 41 miles east in a straight line.

What financing looks like in Webster Township

Redfin tracks ZIP codes, not townships. For July through September 2026 it reported a median sale near $526,000 for Dexter 48130, with homes going in about 37 days, and near $435,000 for Whitmore Lake 48189, at about 20 days, and both ZIPs stretch well beyond Webster. Owners answering the Census put the township median near $564,000, give or take about $46,600. About 37% of owner homes are valued from $500,000 to $750,000 and about 507, a little over a fifth, at $750,000 and up, against roughly 6% under $300,000. Many purchases here land above the Washtenaw County FHA limit of $541,287. Jumbo financing starts only where the loan itself tops the 2026 conforming limit of $832,750, so for the bigger homes the cash put down often settles which side of that line the loan falls on.

The township runs no water or sewer system of its own. Its master plan limits public sewer and water to the Loch Alpine Sanitary Authority area, land next to the City of Dexter, the Portage and Base Lake authority area and the northeast corner by Northfield Township, and asks every other lot to carry its own well, septic tank and drain field approved by the county. Before any sale, Washtenaw County's Time of Sale program sends a county-certified inspector out to the well and the septic system, and the approval holds for a year, so ask for that report before the appraisal is ordered. Most township roads are gravel, kept up by a 0.8225 mill road levy voters approved in 2024 for ten years and, on some roads, by a special assessment district, so ask the treasurer whether a parcel carries one.

Building is a common path here. The master plan counts about 24 new home permits a year from 2014 to 2019, on a two-acre minimum in the agricultural district and one acre in low density residential zoning, and a house built on bare land is usually financed with a construction-to-permanent loan that closes once. Farms and open land under a conservation easement bought through the township's development rights program, more than 2,340 acres by the master plan's count, can still be sold, but the easement travels with the deed and limits building on it. First-time buyers within MSHDA's income limits may pair its MI Home Loan with the MI 10K. That $10,000 carries no payment until a sale, a refinance, a payoff or a move out of the home, and the program caps the price at $566,355, just above the Census median here.

In 2025 a Webster Township homestead in Dexter Community Schools paid 35.80 mills, against 48.90 inside the City of Dexter, about $1,310 a year apart on $100,000 of taxable value, though both carry Dexter 48130 mail.

The market

The Webster Township housing market

The Census Bureau's American Community Survey counts about 2,277 owner-occupied homes in Webster Township, with a median year built of 1991. The typical home value in Webster Township is near $564,000. Homeowners pay a median of about $7,602 a year in property taxes, an effective rate of about 1.35% of the median value.

Mail and ZIP codes

Webster Township by ZIP code

No ZIP code belongs to Webster alone, and five of them carry its mail. We counted land and homes for each from Census ZIP areas and 2020 Census block totals. Redfin's July to September 2026 medians cover each ZIP in full, far past the township line.

48130: Dexter, most of the homes

About 61% of the township's land and about 64% of its homes, the whole west and middle from Base Line Lake to Quail Ridge, all in Dexter Community Schools. Webster is about a third of this ZIP by land, shared with Dexter, Lima and Scio townships and the City of Dexter. Redfin's median was near $526,000, at about 37 days on market.

48189: Whitmore Lake, the northeast

About 26% of the land and 21% of the homes, around Independence Lake, Pillar Road and Valentine Road. Despite the Whitmore Lake address, all but a couple of these homes are in Dexter Community Schools. Redfin's median was near $435,000, at about 20 days on market.

48103: Ann Arbor, Loch Alpine

Only about 1% of the land, yet about 9% of the homes, almost all on the Loch Alpine streets with their smaller lots and Loch Alpine Sanitary Authority sewer. Almost all of them are in Dexter Community Schools, a few in Ann Arbor Public Schools.

48105: Ann Arbor, the southeast corner

About 11% of the land and about 5% of the homes, along Jennings Road, West Joy Road and Hidden Brook Lane. This is where Ann Arbor Public Schools holds most of its township homes, with Dexter and Whitmore Lake districts sharing the rest. Redfin's median was near $516,000.

48169: Pinckney, by Portage Lake

Under 1% of the land and about 41 homes, off McGregor Road on the Portage Lake side, and the only part of Webster in Pinckney Community Schools, which carried the township's lowest 2025 homestead total at 31.46 mills.

Where to look

Webster Township neighborhoods

Base Line Lake and the Portage Lake edge

The far northwest corner, where Base Lake Drive circles Base Line Lake beside the Baseline Lake Land Preserve and the Newcomb Tract, and a short run of streets off McGregor Road, Huntley Cove and Portage Boulevard reaches the Portage Lake side. About 41 homes in the 2020 count sit in the Pinckney 48169 ZIP area and in Pinckney Community Schools, the one part of the township that district serves. The master plan lists the Portage and Base Lake water and sewer authority among the few public sewer areas in the township, and its zoning keeps a Base Line Lake overlay and limits on shared lake access lots.

Park Lake, Webster Hills and Woodhaven Road

The lake country around Park Lake, with Park Lake Drive, Webster Hills Road, Woodhaven Road, Trail Ridge, Winters Court and Murdock Drive between Strawberry Lake and Walsh roads. In this block group the Census counts 339 homes, every one detached and owner-occupied, with owner values near $679,500 and a typical build year of 2000, the newest in the township. Dexter Community Schools and Dexter 48130 mail.

Huron River Drive and Hudson Mills

The west side where Huron River Drive follows the river north from Dexter toward Hudson Mills Metropark, which lies partly in the township, with Island Lake and Dexter Pinckney roads crossing toward Pinckney. This stretch of the Huron is a state Natural River, so a new building needs a 125-foot setback from the river's ordinary high water mark under the township's overlay district. Wells and septic systems throughout.

Quail Ridge, Hidden Woods and Brass Creek

Subdivision streets on the south side above the City of Dexter: Quail Ridge Drive, Hidden Woods Drive, Brass Creek Drive, North and South Pinefield, Webster Station Drive, Serenity Drive and the bird-named courts off Purple Martin Way, near Daley Pond and Daly and Gregory roads. The Census block group here crosses into the city, and about 3 of its 10 homes in 2020 were city homes, so its owner value near $486,000 and 1998 build year blend township and city houses.

Mast Road, Cedar Hills and Donovan Road

The middle of the township along Mast Road and Zeeb Road, with Cedar Hills Drive, Donovanridge Road, Merkel Road, Hickory Creek Drive, Oak Ridge Trail and Todds Lane on larger wooded lots. The Census owner median in this block group is about $792,400, the highest in Webster, with a wide margin of about $96,900, and the typical home dates from 1991. All 473 homes it counts are detached.

North Zeeb Road and the North Meadows streets

The northeast part of the same block group, along North Zeeb Road with North Meadows Pass, Trail and Way, Granite Court, Valley View and Vista Way, and Hermitage Way, which runs into the Whitmore Lake 48189 ZIP area. About 341 homes stood in this block group in the 2020 count, about 41 of them with Whitmore Lake mail, all in Dexter Community Schools.

Loch Alpine and the Ann Arbor Country Club

The platted Loch Alpine streets in the far southeast, East and West Loch Alpine Drive, Fairway Drive, Saint Andrews Way, Troon and Glen Eagles courts and Aberdeen Drive, around the Ann Arbor Country Club, with the rest of Loch Alpine across the line in Scio Township. About 212 township homes here use Ann Arbor 48103 mail, yet the Census geocoder places 4400 W. Loch Alpine Dr in Webster Township and Dexter Community Schools. The master plan sets 15,000 square feet as the lot minimum, and the Loch Alpine Sanitary Authority treats the wastewater.

Webster Corners, Farrell Road and the township hall

The historic center at Webster Church and Farrell roads, where the township hall stands at 5665 Webster Church Rd beside the Webster United Church of Christ, and the John Williams house from the township's first settlers is on the National Register. Streets such as Lake Vista Drive, Ralaric Drive and Cameron Circle sit off West Joy Road. For this block group the Census puts owner values near $499,700 and the typical home in 1988, with renters in about one home in ten.

Jennings Road, Hidden Brook Lane and the Ann Arbor schools corner

The southeast edge toward Northfield Township, along Jennings Road, West Joy Road, Hidden Brook Lane, Starak Lane, Stein Road and West Northfield Church Road, near the Woodland Preserve. Most of the roughly 95 township homes in Ann Arbor Public Schools sit here in the Ann Arbor 48105 ZIP area, which makes this the corner where the school code on a tax record most often differs from the neighbor's.

Independence Lake and Mud Lake

The east side around Independence Lake County Park, with Blue Heron Drive, Harbor Trail and Pintail Court near the lake, and Arvilla Drive, Court and Lane by the Mud Lake Bog and Gosline preserves. This block group holds about 501 homes in the 2020 count, nearly all with Whitmore Lake 48189 mail and in Dexter Community Schools, and the Census owner median near $467,800 with a typical build year of 1979, the oldest in the township.

Pillar Road, Valentine Road and Eight Mile Road

The northeast along East and West Pillar Road, Valentine Road, Merrill Road, Trotters Lane and Woods Trail up to Eight Mile Road at the Livingston County line, and North Territorial Road West at the east edge. About 19 homes near the eastern line fall in Whitmore Lake Public Schools, the rest in Dexter Community Schools. Every home the Census counts in the block group is detached, and about 96 in 100 are owner-occupied.

Schools and commute

Schools

Four districts reach into Webster Township, but one holds almost all of it. Inside Census district lines Dexter Community Schools covers about 88% of the township's land and about 94% of its homes in the 2020 Census block count, including Loch Alpine homes with Ann Arbor 48103 mail and nearly every home with Whitmore Lake 48189 mail. Ann Arbor Public Schools takes about 9% of the land and about 95 homes in the southeast corner, Pinckney Community Schools about 41 homes on the Portage Lake side, and Whitmore Lake Public Schools about 19 homes along the eastern line. Treasury's 2025 figures give a Webster homestead 35.80 mills with Dexter, 36.58 with Ann Arbor, 36.51 with Whitmore Lake and 31.46 with Pinckney, which leaves the Pinckney corner about $434 a year lighter on each $100,000 of taxable value. The district on the tax record, not the mailing town, is the one that counts.

Commute

No freeway enters the township. The master plan names North Territorial Road as its one road of regional significance, with Mast and Strawberry Lake roads the other route that crosses it, and most smaller roads are gravel. By OSRM routing from the township hall on Webster Church Road, outside rush hour, downtown Dexter is about 5 miles and 8 minutes away, I-94 at Zeeb Road about 10 minutes, US-23 at North Territorial Road about 16, downtown Ann Arbor about 12 miles and 17 minutes, the University of Michigan Hospital about 19, the Village of Pinckney about 21, Brighton about 23, Chelsea about 24, Detroit Metro Airport about 45 and downtown Detroit about 49 miles and 59 minutes. Among Washtenaw County employers, Ann Arbor SPARK's September 2026 list ranks the University of Michigan first with roughly 37,400 jobs, then Trinity Health Michigan near 5,500, and it counts Dexter Fastener Technologies and Medtronic among the larger employers in Dexter. The WAVE bus, the only public transit the master plan names for the area, stops in downtown Dexter. Census commuters from the township average about 27 minutes each way, and over a quarter of its workers do their jobs from home.

Before you close

Things to settle on a Webster Township house

Most of these come up only because the township is rural, so get them answered while the offer can still change.

  • The school code. Four districts tax parcels here. The township's assessor works from the hall at 5665 Webster Church Rd, 734-426-5103, Monday through Thursday, and the assessing page links the property lookup.
  • The well and septic report. Washtenaw County's Time of Sale program needs both inspected by a county-certified inspector, with an approval good for a year. Outside Loch Alpine and a few edge areas, expect both on the house.
  • Who maintains the road. A public gravel road, a private road or a special assessment district each mean something different for upkeep, so ask the seller and the treasurer.
  • A conservation easement. On farm or open land, check the title work for a development rights easement, which stays with the land and limits new building.
  • River and lake rules. Near the Huron River or Arms Creek, the Natural River overlay sets a 125-foot building setback. On Base Line Lake, the township's lake overlay and limits on shared access lots apply.
  • The flood zone. Look the address up on FEMA's Flood Map Service Center, and if the house is in a high-risk zone, price a flood policy before your contingencies run out.
  • Plans to build or split. A two-acre agricultural minimum, the Land Division Ordinance and county building permits from 705 N. Zeeb Rd all shape what a lot can hold. Building permits and septic approvals come from Washtenaw County, not the township.

The block group figures on this page are Census five-year estimates through 2024 with wide margins on a few hundred homes each, so once you choose a house we look at recent sales around that address.

Michigan property taxes

Webster Township property taxes after you buy

The year after a Michigan home sells, its taxable value resets to half of the assessor's market value, so the seller's tax bill is not your tax bill.

In Webster Township, our 2026 Uncapping Study found taxable value typically rises about 32% the year after a sale. On a $550,000 home, near the typical Webster Township value, the first-year tax goes up roughly $2,390 at the Dexter schools rate most homes here pay. We build your payment on that post-sale number.

Looking at a Webster Township address? Our Michigan property tax calculator finds that property's published 2025 millage and works out the tax to plan for after you buy.

In Samantha's words

Don't build your budget around somebody else's tax bill. The seller's tax history tells us something about the property. It does not automatically tell us what your taxes are going to look like as the new owner.

Mills on a 2025 homestead

How Webster Township millage compares nearby

Treasury's 2025 homestead totals for the township's four school districts, set beside neighbors that share its mail. A mill adds a dollar for each $1,000 of taxable value. The rise after a sale, from our 2026 Uncapping Study, is the typical change in the year a buyer takes over.

Webster with Dexter schools: 35.80

About 94% of township homes. Roughly $3,580 for each $100,000 of taxable value, and our study puts the township's typical rise after a sale near 32%.

Webster with Ann Arbor schools: 36.58

About 95 homes in the southeast corner. About $79 a year more per $100,000 than the Dexter district parcel next door.

Webster with Pinckney or Whitmore Lake: 31.46 or 36.51

About 41 homes by Portage Lake and about 19 on the eastern line. The Pinckney total is the lowest in the township.

City of Dexter: 48.90

The same Dexter mail and Dexter schools cost about $1,310 more a year on $100,000 of taxable value here than in Webster, and our study finds a typical rise after a sale near 35%.

Dexter and Northfield townships: 36.89 and 42.26

Both with Dexter Community Schools. Dexter Township's typical rise after a sale ran near 41%, and Northfield's homestead total sits about 6.5 mills above Webster's.

Township levies inside the total

A 0.8225 mill road levy approved in 2024 and a 0.4735 mill farmland and open space levy renewed for 2025 through 2034 are part of the Webster figures.

Webster Township mortgage questions

If yours is not here, ask it on the call. There are no dumb questions.

What do homes in Webster Township sell for?

No sales figure covers the township by itself. Redfin’s ZIP code medians for the three months ending September 2026 were near $526,000 in Dexter 48130 and near $435,000 in Whitmore Lake 48189, and both ZIPs take in other towns. The Census owner median for Webster is about $564,000, and block group estimates run from near $467,800 around Independence Lake to near $792,400 along Mast Road and Cedar Hills. A lakefront or acreage parcel can sit far from any of those numbers, so we price the home you pick from nearby sales.

Often it is, and the mail does not tell you. In the 2020 count about 64% of township homes had a Dexter 48130 ZIP, 21% Whitmore Lake 48189, 9% Ann Arbor 48103 in Loch Alpine, 5% Ann Arbor 48105 and 2% Pinckney 48169. The Census geocoder places 5665 Webster Church Rd, Dexter and 4400 W. Loch Alpine Dr, Ann Arbor in Webster Township, but 8801 N. Territorial Rd, Dexter, the Hudson Mills Metropark address, in Dexter Township. It matters for the bill: inside the City of Dexter the 2025 homestead total was 48.90 mills, about 13 mills above a township parcel in the same school district.

The tax bill or the township’s online property lookup names the school code, and the ZIP does not. Dexter Community Schools serves about 94% of homes, Ann Arbor Public Schools about 95 homes in the southeast corner, Pinckney Community Schools about 41 by Portage Lake and Whitmore Lake Public Schools about 19 on the eastern line. The 2025 homestead totals were 35.80, 36.58, 31.46 and 36.51 mills in that order.

Only in a few places. The township has no system of its own. Loch Alpine’s sewer belongs to the Loch Alpine Sanitary Authority, a joint Scio and Webster body (billing 888-269-1059), and the master plan keeps public sewer and water to that area, the land beside the City of Dexter, the Portage and Base Lake authority area and the northeast corner by Northfield Township. Every other house draws from its own well and drains to its own septic system, and the county’s Time of Sale rules put both in front of a county-certified inspector before a sale closes.

Only the address can answer that, so look it up before writing an offer. FEMA’s Flood Map Service Center shows the zone for any address. When the house itself is in a high-risk zone, the lender will require a flood policy, so price it early. Along the Huron River and Arms Creek, both state Natural Rivers here, the township’s overlay district also sets a 125-foot building setback from the ordinary high water mark, which matters if you plan to add on.

Beyond the school, county and state levies, the township collects a 0.8225 mill road levy approved in 2024 for ten years and a 0.4735 mill farmland and open space preservation levy renewed for 2025 through 2034. Some gravel roads are improved through special assessment districts, and the township held a hearing on one for Scully Road on November 4, 2026, so ask the treasurer at 734-426-5103 whether any assessment is on the parcel. Summer taxes are due September 14 and winter taxes February 14.

A land division has to meet the township’s Land Division Ordinance, its zoning and the state Land Division Act, and the agricultural district’s minimum lot is two acres. Under the master plan an accessory dwelling unit is allowed only in the R-3 multiple family district, so on most parcels a separate apartment for a relative is not an option. Ask the zoning administrator before you count on either, because the answer can change what a property is worth to you.

Independence Lake County Park sits on the east side, Hudson Mills Metropark lies partly in the township on the Huron River, and the Huron River Water Trail runs through its Natural River section. Base Line, Park, Independence and Mud lakes hold most of the shoreline homes, and preserves such as the Baseline Lake Land Preserve, the Gosline Preserve and the Mud Lake Bog are mapped across the north. The township’s development rights program and the Ann Arbor Greenbelt, which takes in about a third of the township, have kept large parts of the township in farmland and open space.
