Most Superior Township homes carry an Ypsilanti 48198 address, yet the township sets its own tax rate, three school districts divide it, and a house north of Geddes Road usually runs on its own well and septic system. Samantha sorts out which of those applies to your address, then shops the loan with multiple wholesale lenders.

Buying a home in Superior Township

Superior Township, a charter township in Washtenaw County, is home to about 14,923 residents in the Census Bureau's 2020 to 2024 American Community Survey (14,832 in the 2020 census) across about 35 square miles of land. Its ZIP codes are shared: 48198 mostly with Ypsilanti Township and the City of Ypsilanti, 48105 mostly with the City of Ann Arbor, and 48170 with Plymouth Township and the City of Plymouth, so the parcel record, not the mailing address, shows which unit's tax rates apply. Downtown Ann Arbor is about 7 miles west in a straight line, and downtown Detroit is about 28 miles east in a straight line.

What financing looks like in Superior Township

Redfin's ZIP figures for July through September 2026 show a median sale near $250,000 in 48198, about 6% above a year earlier, with homes selling in about 30 days. Ypsilanti Township and the City of Ypsilanti hold about three quarters of that ZIP's homes, so it speaks for the south end of Superior more than the north. In 48105, which the township shares mostly with the City of Ann Arbor, Redfin's median was near $516,000 at about 50 days on market. The township's Census owner median sits near $305,800, and the range around it is unusually wide: owners value about 640 homes, most of them manufactured homes, under $100,000 and about 645 at $750,000 or more. A jumbo loan comes into play only when the amount you borrow passes the 2026 conforming limit of $832,750, and the FHA limit here is $541,287.

Which side of Geddes Road the house sits on usually decides its water. The township's 2024 master plan keeps public water and sewer inside an Urban Service Area centered on the neighborhoods south of Geddes Road, where the township Utility Department buys water from the Ypsilanti Community Utilities Authority for most customers and from Ann Arbor Township for Towsley Lane and Valleyview Court and Drive. The same plan says most of the township's land runs on private wells and septic systems, and Washtenaw County's Time of Sale regulation requires those to be inspected and evaluated before the property changes hands unless they were certified within the twelve months before the transfer.

About 813 homes are manufactured homes, nearly all in two block groups off Geddes Road that hold the Arbor Woods and Westridge communities, and a home on a leased site finances differently from one on land the buyer owns, which our manufactured home loans page explains. A first-time buyer who fits MSHDA's income limits may combine its MI Home Loan with the MI 10K, a $10,000 down payment loan that comes due at a sale, a refinance or a payoff, or once the house stops being your residence, for homes up to $566,355.

In 2025 a homestead in Ypsilanti Community Schools paid 38.70 mills in Superior Township, 47.49 in Ypsilanti Township and 63.29 in the City of Ypsilanti, and a house in any of the three can carry an Ypsilanti 48198 address.

The market

The Superior Township housing market

The Census Bureau's American Community Survey puts the median owner-occupied home value in Superior Township near $305,800, across about 4,345 owner-occupied homes, with a median year built of 1994. The typical home value in Superior Township is near $306,000. Homeowners pay a median of about $4,397 a year in property taxes, an effective rate of about 1.44% of the median value.

Mailing addresses

Superior Township by ZIP code

Superior has no ZIP code of its own. Its homes borrow Ypsilanti, Ann Arbor and Plymouth addresses, and each of those ZIP codes reaches well past the township. We counted the shares below from 2020 Census blocks inside Census ZIP areas, and the medians are Redfin's for July through September 2026.

48198: Ypsilanti, the south and center

About 79% of the township's homes and 65% of its land, from the Geddes Road neighborhoods to the Township Hall and the eastern farms. Superior holds only about a quarter of this ZIP's homes, with Ypsilanti Township at about 63% and the City of Ypsilanti at about 12%. Redfin's ZIP median was about $250,000, with homes selling in about 30 days.

48105: Ann Arbor, the northwest

About 15% of the homes and 21% of the land, around Dixboro, Gale Road and the Warren Road edge, nearly all in Ann Arbor Public Schools. The City of Ann Arbor holds about 79% of this ZIP's homes and Superior about 5%. Redfin's ZIP median was about $516,000, at about 50 days on market.

48170: Plymouth, the northeast

About 4% of the homes, roughly 230 in 2020, on about 12% of the land toward Joy and Napier roads. Plymouth Township and the City of Plymouth hold over nine in ten of this ZIP's homes. In Superior these homes split between Ann Arbor and Plymouth-Canton schools.

48197: the hospital corner

Not one of the ZIP codes this page leads with, but about 88 homes near the Trinity Health campus on Huron River Drive use it, about 1.5% of the total, all in Ypsilanti Community Schools. The hospital's own address, 5301 McAuley Dr, Ypsilanti 48197, is in the township.

Where to look

Superior Township neighborhoods

Dixboro village, Tanglewood and Arbor Valley

The settlement at Plymouth and Cherry Hill roads that Captain John Dix platted in 1827, with the 1888 Dixboro School and the 1858 Dixboro United Methodist Church on the village green and the general store across Plymouth Road, plus curving streets such as Tanglewood, Overbrook, Creekside and Arbor Valley drives. All 267 homes in the Census estimate are owner-occupied detached houses, with owner values near $578,700 and a typical build year of 1985. Ann Arbor Public Schools and Ann Arbor 48105 mail. Site plans here go before the township's Dixboro Design Review Board.

Gale Road, Glenborough and the Cherry Hill Nature Preserve

The west side between Dixboro and Geddes Road: the Glenborough, Meadowland and Matthei Farms streets and Hunters Creek, with Matthaei Botanical Gardens, the University of Michigan's Radrick Farms golf course and the township's 160 acre Cherry Hill Nature Preserve. Gale Road, unpaved and lined with trees, is one of the township's designated Natural Beauty Roads. All 594 homes are detached, owner values near $827,500 with a margin of about $145,000, typical home from 2000. Mostly Ann Arbor Public Schools, though in the 2020 count about 360 homes here fell in the Ypsilanti 48198 ZIP area and about 240 in Ann Arbor 48105.

Warren Road, Joy Road and Frains Lake

The northern edge along Warren and Joy roads, from the Frains Lake hamlet, where private homes line the lake and an 1872 schoolhouse still stands, east past Pray Cemetery, with streets such as Old Oak Drive, Fleming Ridge Drive and Walden Drive and the Wing Nature Preserve. All 195 homes in the Census estimate are detached, with owner values near $834,600, the highest of any block group in the township, a margin of about $112,000 and a typical build year of 1985. Ann Arbor Public Schools for most homes and Plymouth-Canton Community Schools toward the east, with Ann Arbor 48105 or Plymouth 48170 mail.

Prospect Road, the Superior Greenway and the eastern farms

The broad center and east, about 14 square miles and two fifths of the township's land. Prospect Road runs past the Township Hall at Cherry Hill Road and through the Superior Greenway of preserved land, with Vreeland, Berry, Gotfredson and Napier roads to the east, Staebler Farm County Park, Plymouth Orchards and Cider Mill and Hickory Creek Golf Course. Only about 288 homes, most of them detached houses on large lots. Owner values near $468,000 with a margin of about $158,000, typical home from 1977. All three school districts reach in here, so check the parcel, and expect most homes to use a private well and septic system.

Geddes Glen, Towsley Farms and Leforge Road

The southwest corner above the Huron River, from Geddes Glen, Burr Oak and Towsley Farms near the Ann Arbor Township line east along Geddes Road to LeForge Road and the Hyundai America Technical Center, with Valleyview Drive, Hickory Run and Indian Hills Drive. About 413 homes, most of them detached. Owner values near $627,700, but the Census margin is about $334,000, so treat that figure as a loose guide. Typical home from 1994. Mostly Ypsilanti Community Schools and Ypsilanti 48198 mail, with about 50 homes at the west end in Ann Arbor Public Schools. Towsley Lane and Valleyview homes get township water bought from Ann Arbor Township.

Arbor Woods and Geddes Ridge off MacArthur Boulevard

North of MacArthur Boulevard toward Geddes Road, with the Arbor Woods manufactured home community, Geddes Ridge, the Knollwood and Woolman Oval streets and the Superior branch of the Ypsilanti District Library. About 487 of the 628 homes the Census counts are manufactured homes, and no owner median is published for this block group. Typical build year 2001. Ypsilanti Community Schools. Ask early whether a home sits on a leased site or its own lot.

Washington Square and the MacArthur Boulevard courts

South of MacArthur Boulevard near the Clark Road line, the Washington Square streets of Nottingham, Buckingham and Heather drives, with short courts such as Dover, Oxford, Stratford and Kingston. Nearly every one of the 271 homes is a detached house. The typical home dates from 1965, the earliest of any block group in the township, and owner values sit near $219,500 with a narrow margin. Ypsilanti Community Schools and township water and sewer.

Fairway Glens, Woodside Village and Harvest Moon Park

The southeast corner between Geddes, Ridge and Clark roads, with Fairway Glens, Woodside Village, Washtenaw Autumn, the Robinhood Circle and King Richard streets, Harvest Moon Park off Harvest Lane, the Westridge manufactured home community and South Pointe Scholars, a K to 8 charter school at Geddes and Ridge where the township added a roundabout in 2013. The Census estimate counts about 465 detached houses and 326 manufactured homes. Its owner median near $112,100 blends the two, so it says little about a detached house on its own. Typical home from 1990. Ypsilanti Community Schools.

Bromley Park, Avondale and Wexford

Off Geddes Road west of Gotfredson Road, the Bromley Park streets of Avondale Circle, Wexford Drive, Ravenshire Drive, High Meadow Drive and Kenwyck Drive. The newest block group in the township by typical build year, 2008, and close to an even split of detached houses and attached units (273 and 256 in the Census estimate), with owner values near $304,000. Ypsilanti Community Schools. Attached units and newer subdivisions usually carry an association, so read its documents and budget before you commit.

Oakbrook, Lakeview Estates and Norfolk Park

Along North Prospect Road above Clark Road: Oakbrook, Lakeview Estates, Autumn Woods and Prospect Park and Woods, on streets such as Sheffield, Berkshire, Manchester and Hamlet, with the township's Norfolk and Oakbrook parks joined by wooded trails. The township Utility Department's office stands at Clark and Prospect. About 666 homes, mostly detached, owner values near $224,300, typical home from 1976. Ypsilanti Community Schools.

Brookside and Prospect Pointe

Between Prospect and Harris roads south of Geddes, Brookside of Superior Township and the Prospect Pointe East condominiums, on streets such as Savannah Lane, Wiltshire Drive and Bridgewater Drive, with Fire Station 2 and Fireman's Park at MacArthur Boulevard and Harris Road. Nearly all of the 621 homes are detached houses. Owner values near $314,700, typical home from 2003. Ypsilanti Community Schools.

Schools and commute

Schools

Three districts serve Superior Township, and the parcel, not the mailing address, decides which one. In the 2020 Census block count Ypsilanti Community Schools held about 77% of the township's homes and 59% of its land, across the Geddes Road neighborhoods and much of the center. Ann Arbor Public Schools covers about 31% of the land but 21% of the homes, on the west and north side from the hospital campus and Gale Road to Dixboro and Warren Road. Plymouth-Canton Community Schools, a Wayne County district, reaches into the northeast with about 10% of the land and about 2% of the homes. In Treasury's 2025 table the township's homestead totals were 38.70 mills with Ypsilanti Community Schools, 39.67 with Ann Arbor and 34.58 with Plymouth-Canton, or 35.65 on Plymouth-Canton parcels that pay Washtenaw Community College's levy rather than Schoolcraft College's, and 41.35 where the former Willow Run district's debt levy still applies. The Census geocoder places 6727 Warren Rd, Ann Arbor 48105 in Ann Arbor Public Schools and 10450 Joy Rd, Plymouth 48170 in Plymouth-Canton, both inside the township, and about 260 homes with Ypsilanti 48198 mail fell in the Ann Arbor district in the 2020 count. The township's own school list notes that the only public school inside its borders is South Pointe Scholars, a charter academy, and Ann Arbor's street directory matches each street to its buildings.

Commute

M-14 crosses the township's northwest corner, Ford Road (M-153) runs east into Canton, and Geddes, Plymouth-Ann Arbor and Prospect roads carry most local trips, with roundabouts at Geddes and Superior roads and at Geddes and Ridge. By OSRM routing from the Township Hall at 3040 N. Prospect Rd, outside rush hour, Dixboro is about 6 minutes away, downtown Ypsilanti and Eastern Michigan University about 10, Trinity Health's Ann Arbor hospital about 12, downtown Ann Arbor about 16, the University of Michigan Hospital and downtown Plymouth about 17, Detroit Metro Airport about 31 and downtown Detroit about 44. Two large employers sit inside the township: the Trinity Health hospital long known as St. Joseph Mercy, which the township describes as a 537 bed teaching hospital on a 340 acre campus off Clark Road and Huron River Drive, and the Hyundai America Technical Center at Geddes and LeForge roads, listed by Ann Arbor SPARK in September 2026 at 300 to 399 jobs. The same list puts the University of Michigan near 37,400 jobs and Trinity Health Michigan near 5,500 across its sites, and TheRide's route 3 serves the hospital area. The Census puts the average one-way commute near 25 minutes, and about one township worker in six works from home.

On the checklist

Before you close on a Superior Township house

Each of these is easier to settle before the purchase terms are final.

  • The taxing unit and school code. An Ypsilanti, Ann Arbor or Plymouth address can belong to Superior or a neighbor. The township's assessing office keeps the parcel record, and the taxes and millage page posts each year's rate cards by district.
  • Water and sewer, or a well and septic system. On township service, the seller schedules a final meter reading with the Utility Department, 734-480-5500, at least a day before closing. On a well and septic system, ask for the county Time of Sale evaluation.
  • Rental plans. A house you will rent out needs registration and a passing inspection under the township's Rental Housing Program, and a certified rental changing hands needs a change of ownership filing.
  • A manufactured home. Ask whether the home sits on a leased site in a community or on its own land, because that decides which loans can finance it.
  • An association. Condominiums and many newer subdivisions south of Geddes Road have one. Read the bylaws and the budget and ask what the dues cover.
  • The flood zone and any special assessment. Enter the address in FEMA's Flood Map Service Center, and ask the title company whether the parcel carries a special assessment.
  • Building or adding on. Permits and inspections go through the township Building Department, and a project in Dixboro also goes before its design review board.

Block group figures here are Census estimates pooled over 2020 to 2024, and small areas carry wide margins, so when you settle on a house we look at what sold nearby instead.

Michigan property taxes

Superior Township property taxes after you buy

The year after a Michigan home sells, its taxable value resets to half of the assessor's market value, so the seller's tax bill is not your tax bill.

In Superior Township, our 2026 Uncapping Study found taxable value typically rises about 30% the year after a sale. On a $300,000 home, near the typical Superior Township value, the first-year tax goes up roughly $1,340 to $1,380, depending on the school district. Most homes here are in Ypsilanti schools (about $1,340); Ann Arbor schools homes run about $1,380. Your address decides which applies. We build your payment on that post-sale number.

Looking at a Superior Township address? Our Michigan property tax calculator finds that property's published 2025 millage and works out the tax to plan for after you buy.

In Samantha's words

County alone does not tell you much. We would never say you are in a particular county so here are your taxes. It does not work like that. We need the actual property.

2025 homestead millage

Superior Township millage beside its neighbors

Treasury's 2025 homestead totals for the township's school districts, set against the two Ypsilanti units next door. Every mill adds a dollar for each $1,000 of taxable value. Our 2026 Uncapping Study supplies the jump at sale, the typical rise in taxable value the year after a sale.

Ypsilanti Community Schools: 38.70

About 77% of township homes. Roughly $3,870 for every $100,000 of taxable value, about 26.46 mills of it on the summer bill.

Ann Arbor Public Schools: 39.67

About 21% of township homes, on the west and north side. Roughly $3,967 per $100,000, with 25.24 mills billed in summer.

Plymouth-Canton: 34.58 or 35.65

About 2% of homes, in the northeast. The lower total pays Schoolcraft College's levy and the higher one Washtenaw Community College's.

Willow Run debt area: 41.35

Some Ypsilanti Community Schools parcels still carry the former Willow Run district's debt levy, so read the school code on the bill rather than the district name.

Ypsilanti Township 47.49, City of Ypsilanti 63.29

The same district's homestead totals next door. The city's rate runs about $2,459 a year above Superior's on $100,000 of taxable value.

Jump at sale: about 30% in Superior

Taxable value typically rises about 30.1% the year after a Superior home sells, against about 57.7% in Ypsilanti Township and 65.9% in the City of Ypsilanti.

Superior Township mortgage questions

If yours is not here, ask it on the call. There are no dumb questions.

What are homes in Superior Township selling for?

Nobody publishes a sales series for Superior by itself. For July through September 2026, Redfin’s ZIP medians were near $250,000 in 48198, which is mostly Ypsilanti Township and City of Ypsilanti homes, and near $516,000 in 48105, which is mostly the City of Ann Arbor. Superior’s Census owner median is about $305,800, while block group medians run from about $112,100 around Fairway Glens, where manufactured homes pull it down, to about $834,600 along Warren and Joy roads. We pull recent sales near the address you choose.

It may be, or it may not. About four Superior homes in five use ZIP 48198, yet in the 2020 count that ZIP held about 11,100 Ypsilanti Township homes and about 2,070 City of Ypsilanti homes against about 4,570 in Superior. The Census geocoder places 2100 MacArthur Blvd, Ypsilanti 48198 in Superior Township, 1015 Holmes Rd, Ypsilanti 48198 in Ypsilanti Township and 500 Holmes Rd, Ypsilanti 48198 in the City of Ypsilanti. The tax record names the unit, and it matters: with the same school district the 2025 homestead rate ran from 38.70 mills in Superior to 63.29 in the city.

The school code printed on the tax bill, or on the assessor’s parcel record, settles it. Ypsilanti Community Schools serves about 77% of township homes, Ann Arbor Public Schools about 21% and Plymouth-Canton Community Schools about 2%. The 2025 homestead totals were 38.70, 39.67 and 34.58 mills, with 35.65 for some Plymouth-Canton parcels and 41.35 where the former Willow Run district’s debt levy applies. The assessing office is open Tuesday and Thursday, and the township appraiser answers at 734-896-3527.

South of Geddes Road it is usually township water and sewer from the Utility Department at 575 E. Clark Rd, 734-480-5500, which buys most of its water from the Ypsilanti Community Utilities Authority. The department asks the seller to call at least 24 hours before closing to schedule a final meter reading. Most land north of Geddes runs on a private well and septic system, and Washtenaw County’s Time of Sale regulation requires both to be inspected before the sale unless they were certified within the past twelve months.

It depends on the address, so check it before you write an offer. Fleming Creek runs from the northeast to the Huron River in the southwest corner, and FEMA’s Flood Map Service Center maps each address. A house in a high-risk zone needs flood insurance before a lender will close, and pricing that policy before you commit keeps it from changing the budget late.

A township certificate. Under the Rental Housing Certification Ordinance (Ordinance 196) every rental is registered and inspected on a two-year cycle. The 2025 fee schedule lists $80 to register a single-family house or attached condominium and $135 for its inspection, and a new owner of a certified rental files a $35 change of ownership, because the certificate transfers only if it is valid at the sale. The tax bill changes too: without the principal residence exemption the 2025 totals were 52.58 to 56.70 mills, depending on the district.

The summer bill is payable July 1 through September 14 without interest, and the winter bill runs from December 1 to February 14. Most of the millage lands in summer. In 2025 a homestead paid 26.46 of its 38.70 mills on the summer bill with Ypsilanti Community Schools, 25.24 of 39.67 with Ann Arbor and 22.34 of 34.58 with Plymouth-Canton, roughly two thirds in each case. If you escrow, the closing month decides how much is collected up front, so we plan it from the parcel’s own bills.

No. Dixboro is an unincorporated community inside Superior Township, founded by Captain John Dix in 1824 around the village green at Plymouth and Cherry Hill roads, and its homes use Ann Arbor 48105 addresses. The township taxes and zones it, and a Dixboro Design Review Board advises the Planning Commission on site plans there under the township’s design guidelines for the historic village, which matters if you plan to build or add on.
