The part that catches people out is uncapping. In Michigan, a property's taxable value is capped while one owner keeps it, and it uncaps the January after you buy. Your bill is then calculated from roughly half the purchase price, not from whatever the seller was paying. A long time owner may have been paying on a taxable value far below what you will owe.

We quote the post-uncapping number deliberately, even though it makes the payment look higher, because finding out in January is the worse version of that conversation.
